Jerry White, owner of JW Painting, in Casselberry, Fla., who’s been in the painting business 25 years. The trick is to paint so it won’t look like you did it yourself.

Here’s how: • Know what you’re painting over. If your wood piece is stained or painted, and the paint is adhering well, lightly sand the surface to prepare it for painting.

If it has varnish, use a deglosser to remove the coating, then sand. scrape the paint off and sand the surface down to bare wood. “It’s a lot of work, but you should not paint over paint that is lifting and peeling,” White said. If you want to re-stain the wood, not repaint, you will also have to sand it down to bare wood.

• Sand well. One of the most common mistakes DIYers make when painting furniture is not sanding enough or at all.Once you’ve deglossed or stripped the paint, “profile the surface,” White said.

That’s the term pros use to mean lightly sand the wood to give the new paint “something to bite on.” An electric palm sander will help.

• Wipe it down. To create a clean, dust-free surface, wipe the piece all over with a tack rag dampened with mineral spirits. A regular rag moistened with water also works.

• Prime it. Next coat the piece with a good oilbased primer. That will seal the surface and create

The best paint to use on wood furniture is urethane or oil-based, not latex.Urethane is White’s favorite because it dries harder, faster and doesn’t scratch.

• Roll, don’t brush.

White likes to use a small, 4-inch roller of either foam, microfiber or mohair to apply paint. He then uses a bristle brush on edges and crevices.

• Know when to call a pro. Although repainting furniture is a job most of us can handle, some jobs, like painting cabinets, are better left to the pros. They can use commercial-grade sprayers that create better, longer-lasting coverage.

protocol for closed files is to destroy them within a reasonable timeframe after the three years requirement.

My attorney explained that the time limit for a buyer to bring a lawsuit was three to four years, depending upon the circumstances, following the date of the discovery of the alleged concealment. The property owner was claiming he didn’t make the discovery of the alleged concealment of material facts until 14 years after his purchase when he decided to develop the property.

He discovered that a portion of the land was the site of an ancient Native American village.

Several acres were covered with a plant listed on the endangered species list and a seasonal stream would require a permit from the U.S. Environmental Protection Agency. Based upon the newly discovered development obstacles, the owner decided to sue the seller and, of course, the agents for their failure to disclose these issues.

When a sale involves vacant land, agents have the responsibility of pointing out

known or “visible” issues that they believe may affect a property’s value. They do not conduct a comprehensive environmental analysis or feasibility study regarding the property’s future development.

Pointing out an abandoned vehicle, evidence of mining activity or an excessive number of dead trees would normally be listed on an agent’s property inspection report. There are also a number of property and agency disclosures that a buyer signs, explaining both the agent’s and buyer’s responsibilities for

investigating the property’s condition and future use. If I only had my file.

A trial judge would likely dismiss the complaint based upon the unreasonable amount of time that had elapsed.

However, that could take months of costly judicial discovery and processes.

The agent representing the buyer didn’t have a file copy, but fortunately her office did and located a document specifically addressed the buyer’s responsibility to investigate the property. The property owner

dropped his lawsuit.

According to the FBI’s cybercrime statistics, 422 million individuals were impacted last year costing $8 trillion. Think about that next time your agent asks you to email over a copy of your credit report or proof of funds.

protocol for closed files is to destroy them within a reasonable timeframe after the three years requirement.

My attorney explained that the time limit for a buyer to bring a lawsuit was three to four years, depending upon the circumstances, following the date of the discovery of the alleged concealment. The property owner was claiming he didn’t make the discovery of the alleged concealment of material facts until 14 years after his purchase when he decided to develop the property.

He discovered that a portion of the land was the site of an ancient Native American village.

Several acres were covered with a plant listed on the endangered species list and a seasonal stream would require a permit from the U.S. Environmental Protection Agency. Based upon the newly discovered development obstacles, the owner decided to sue the seller and, of course, the agents for their failure to disclose these issues.

When a sale involves vacant land, agents have the responsibility of pointing out

known or “visible” issues that they believe may affect a property’s value. They do not conduct a comprehensive environmental analysis or feasibility study regarding the property’s future development.

Pointing out an abandoned vehicle, evidence of mining activity or an excessive number of dead trees would normally be listed on an agent’s property inspection report. There are also a number of property and agency disclosures that a buyer signs, explaining both the agent’s and buyer’s responsibilities for

investigating the property’s condition and future use. If I only had my file.

A trial judge would likely dismiss the complaint based upon the unreasonable amount of time that had elapsed.

However, that could take months of costly judicial discovery and processes.

The agent representing the buyer didn’t have a file copy, but fortunately her office did and located a document specifically addressed the buyer’s responsibility to investigate the property. The property owner

dropped his lawsuit.

Here’s how: • Know what you’re painting over. If your wood piece is stained or painted, and the paint is adhering well, lightly sand the surface to prepare it for painting.

If it has varnish, use a deglosser to remove the coating, then sand. scrape the paint off and sand the surface down to bare wood. “It’s a lot of work, but you should not paint over paint that is lifting and peeling,” White said. If you want to re-stain the wood, not repaint, you will also have to sand it down to bare wood.

• Sand well. One of the most common mistakes DIYers make when painting furniture is not sanding enough or at all.Once you’ve deglossed or stripped the paint, “profile the surface,” White said.

That’s the term pros use to mean lightly sand the wood to give the new paint “something to bite on.” An electric palm sander will help.

• Wipe it down. To create a clean, dust-free surface, wipe the piece all over with a tack rag dampened with mineral spirits. A regular rag moistened with water also works.

• Prime it. Next coat the piece with a good oilbased primer. That will seal the surface and create

• Use the right paint.

The best paint to use on wood furniture is urethane or oil-based, not latex.Urethane is White’s favorite because it dries harder, faster and doesn’t scratch.

• Roll, don’t brush.

White likes to use a small, 4-inch roller of either foam, microfiber or mohair to apply paint. He then uses a bristle brush on edges and crevices.

• Know when to call a pro. Although repainting furniture is a job most of us can handle, some jobs, like painting cabinets, are better left to the pros. They can use commercial-grade sprayers that create better, longer-lasting coverage.
