When selling a home, pricing it correctly is the most important factor in determining how quickly it will sell and often the number of obstacles encountered during escrow. Everything else is secondary. Our current low-inventory market offers sellers good opportunities to maximize their profit from a sale. However, homebuyers are well educated. worthy photos, has turned storing items in baskets and bins into an art form and now helps others do the same. “The secret to storage that both looks good and functions is to make sure the organizing system you choose matches your needs, not someone else’s.” Dorn said. “You can’t just lift looks off Instagram or Pinterest. The system may look pretty, but it won’t address your spaces and needs.” When you decide it’s time to calm your chaos, she said, start in a place that bugs you most. “Ask, where am I always digging to find what I want? What are the pain points?” Then clean out the area, purge, assess and find a system that fits. As she talked, I instantly thought of the space under my bathroom sink, where I have a dozen or so bottles of lotion, hair products and other toiletries that topple over like bowling pins when I reach for an item in the back. Dorn suggested I put the items on a Lazy Susan. Problem solved. Here are some other storage solutions she offered for common problem areas: • Think it through. Nowadays, a specialty storage container exists for just about every household item, from cookie sheets to Christmas ornaments. Before you go crazy buying stuff for your stuff, make sure a) you really need it, b) you don’t already have a container that will do the job and c) the container saves you more space than it takes up. • Unify your space. If your pantry is just a series of shelves, bins will instantly

inject order into this hightraffic area. Choose bins you can see into, such as wire or acrylic, and stick to one type to create a uniform look. The containers can vary in width, but aim to have them the same height because it looks better, Dorn said. Put overflow items and refills on higher shelves. In closets, she likes to use fabric baskets, or other containers you can’t see into, because it makes the closet look neater. • Add labels. Labeling every bin, whether for food or clothing, helps when putting away groceries or laundry, and also when you have others working in your home. In the pantry, for example, you might have labeled bins for condiments,

canned goods, snacks, starches and dog treats. • Lift it up. Large cabinets are often cavernous sinkholes with a lot of wasted space on top. Risers or stacking shelves can help fill the dead space. When creating a storage system for a cabinet under a sink, which has plumbing, find containers, such as plastic drawers or risers that work around the pipes. Affixing or hanging storage containers to the inside of the cabinet door is also a good use of space. • Remove packaging. To save space and boost appearances, remove and recycle product packaging when possible and practical. Kitchen canisters are not only for coffee, sugar and
flour, but you can also have dedicated containers for pasta (clip the cooking instructions and tuck inside), cereal, nuts and more. In bathrooms, have dedicated containers for cotton balls, cotton swabs, tissues and liquid soap. • Toss in a Lazy Susan. Although square or rectangular containers typically make the most efficient use of space, Lazy Susans prove the exception. Dorn calls these swirling circles “the Holy Grail of organizing” because they keep items from getting lost and forgotten in a cabinet’s back corner. Dorn even has one in her refrigerator, a move her husband called “life changing.” Indeed, I put one under
my bathroom sink. Now instead of toppling bottles, I just spin. • Keep it up. price per square foot would be determined by dividing the median selling price of $635,000 by the median size, 2,050 square feet, to give us $307 as the county’s median square-foot selling price. A mistake would be applying a median price generalization to a specific property and its actual square footage. “Median” and “average” calculations rarely work for specific properties. About one third of all county home sales are in El Dorado Hills, where the median selling price last year was $872,000 which purchased a 2,675-square-foot mediansize home. It would be a mistake to apply the $326 per-square-foot price to all homes in the ZIP code. Pool homes were smaller in size but had a median selling price of $362 per square foot. Single-level homes went to $381 and homes costing more than $1 million sold for $384 per square foot. The median price paid for a square-foot of house in Cameron Park last year was $320. That’s because the median purchase price was $649,000 and the median size was 2,023 square feet. If the home was built in the last 20 years the price was $311 per square foot. Why would newer homes be less than the neighborhood average? Answer: They were 500 square feet larger. Smaller homes usually sell for a higher per-square-foot price Homes below 1,600 square feet sold for $329 per square foot and homes larger sold for $321. Many folks move to El Dorado County because it’s “rural.” However, buyers will not pay a premium for living in rural areas on acreage. One-third of county
homes sold last year were on land size of 1 acre or larger. Their median selling price of $595,0000 was below the county’s average and the median size of 2,173 square feet was slightly larger. The median price per square foot therefore was $273. Homes located on 5 acres did much better at $318 per square foot and homes on 10 acres or more, slightly less at $305. During 2023 the most expensive house in the county sold for $824 per square foot and least expensive home sold for $74 per square foot. According to a study by Rocket Mortgage, the national price per square foot last year was about $222. The most expensive place in the country was San Francisco’s South of Market where the cost ran $5,415 per square foot. North Allegheny County, Penn., had the least expensive homes at $29 per square foot. If thinking about relocating, here are some national square foot numbers: The median square-foot price for a home in Shelby County, Tenn., is $33. In Hinds County Missouri $32 and Lake County Indiana Michigan $33. If looking to stay in the west, King County Washington is $3,619 per square foot, Santa Barbara County $4,416 and Stinson Beach, Marin County, $2,988 per square foot. worthy photos, has turned storing items in baskets and bins into an art form and now helps others do the same. “The secret to storage that both looks good and functions is to make sure the organizing system you choose matches your needs, not someone else’s.” Dorn said. “You can’t just lift looks off Instagram or Pinterest. The system may look pretty, but it won’t address your spaces and needs.” When you decide it’s time to calm your chaos, she said, start in a place that bugs you most. “Ask, where am I always digging to find what I want? What are the pain points?” Then clean out the area, purge, assess and find a system that fits. As she talked, I instantly thought of the space under my bathroom sink, where I have a dozen or so bottles of lotion, hair products and other toiletries that topple over like bowling pins when I reach for an item in the back. Dorn suggested I put the items on a Lazy Susan. Problem solved. Here are some other storage solutions she offered for common problem areas: • Think it through. Nowadays, a specialty storage container exists for just about every household item, from cookie sheets to Christmas ornaments. Before you go crazy buying stuff for your stuff, make sure a) you really need it, b) you don’t already have a container that will do the job and c) the container saves you more space than it takes up. • Unify your space. If your pantry is just a series of shelves, bins will instantly

inject order into this hightraffic area. Choose bins you can see into, such as wire or acrylic, and stick to one type to create a uniform look. The containers can vary in width, but aim to have them the same height because it looks better, Dorn said. Put overflow items and refills on higher shelves. In closets, she likes to use fabric baskets, or other containers you can’t see into, because it makes the closet look neater. • Add labels. Labeling every bin, whether for food or clothing, helps when putting away groceries or laundry, and also when you have others working in your home. In the pantry, for example, you might have labeled bins for condiments,

canned goods, snacks, starches and dog treats. • Lift it up. Large cabinets are often cavernous sinkholes with a lot of wasted space on top. Risers or stacking shelves can help fill the dead space. When creating a storage system for a cabinet under a sink, which has plumbing, find containers, such as plastic drawers or risers that work around the pipes. Affixing or hanging storage containers to the inside of the cabinet door is also a good use of space. • Remove packaging. To save space and boost appearances, remove and recycle product packaging when possible and practical. Kitchen canisters are not only for coffee, sugar and
flour, but you can also have dedicated containers for pasta (clip the cooking instructions and tuck inside), cereal, nuts and more. In bathrooms, have dedicated containers for cotton balls, cotton swabs, tissues and liquid soap. • Toss in a Lazy Susan. Although square or rectangular containers typically make the most efficient use of space, Lazy Susans prove the exception. Dorn calls these swirling circles “the Holy Grail of organizing” because they keep items from getting lost and forgotten in a cabinet’s back corner. Dorn even has one in her refrigerator, a move her husband called “life changing.” Indeed, I put one under
my bathroom sink. Now instead of toppling bottles, I just spin. • Keep it up. price per square foot would be determined by dividing the median selling price of $635,000 by the median size, 2,050 square feet, to give us $307 as the county’s median square-foot selling price. A mistake would be applying a median price generalization to a specific property and its actual square footage. “Median” and “average” calculations rarely work for specific properties. About one third of all county home sales are in El Dorado Hills, where the median selling price last year was $872,000 which purchased a 2,675-square-foot mediansize home. It would be a mistake to apply the $326 per-square-foot price to all homes in the ZIP code. Pool homes were smaller in size but had a median selling price of $362 per square foot. Single-level homes went to $381 and homes costing more than $1 million sold for $384 per square foot. The median price paid for a square-foot of house in Cameron Park last year was $320. That’s because the median purchase price was $649,000 and the median size was 2,023 square feet. If the home was built in the last 20 years the price was $311 per square foot. Why would newer homes be less than the neighborhood average? Answer: They were 500 square feet larger. Smaller homes usually sell for a higher per-square-foot price Homes below 1,600 square feet sold for $329 per square foot and homes larger sold for $321. Many folks move to El Dorado County because it’s “rural.” However, buyers will not pay a premium for living in rural areas on acreage. One-third of county
homes sold last year were on land size of 1 acre or larger. Their median selling price of $595,0000 was below the county’s average and the median size of 2,173 square feet was slightly larger. The median price per square foot therefore was $273. Homes located on 5 acres did much better at $318 per square foot and homes on 10 acres or more, slightly less at $305. During 2023 the most expensive house in the county sold for $824 per square foot and least expensive home sold for $74 per square foot. According to a study by Rocket Mortgage, the national price per square foot last year was about $222. The most expensive place in the country was San Francisco’s South of Market where the cost ran $5,415 per square foot. North Allegheny County, Penn., had the least expensive homes at $29 per square foot. If thinking about relocating, here are some national square foot numbers: The median square-foot price for a home in Shelby County, Tenn., is $33. In Hinds County Missouri $32 and Lake County Indiana Michigan $33. If looking to stay in the west, King County Washington is $3,619 per square foot, Santa Barbara County $4,416 and Stinson Beach, Marin County, $2,988 per square foot. Homebuyers, appraisers and lenders relied on agents for listing and sales information. When it was time to sell, an agent’s opinion as to a home’s value was unquestioned. When selling a home, pricing it correctly is the most important factor in determining how quickly it will sell and often the number of obstacles encountered during escrow. Everything else is secondary. Our current low-inventory market offers sellers good opportunities to maximize their profit from a sale. However, homebuyers are well educated. The best-looking homes and the best marketing plans will do little to sell an
