WASHINGTON, D.C. — Almost 90% of metro markets (201 out of 226, or 89%) experienced home price increases in the fourth quarter of 2024, as the 30-year xed mortgage rate ranged from 6.12% to 6.85%, according to the National Association of Realtors’ latest quarterly report. Fourteen percent of the 226 tracked metro areas posted double-digit price gains over the same period, up from 7% in the third quarter.

“Record-high home prices and the accompanying housing wealth gains are de nitely good news for property owners,” said NAR Chief Economist Lawrence Yun. “However, renters who are looking to transition into homeownership face signi cant hurdles.”

national median single-family existinghome price elevated 4.8% to $410,100. In the previous quarter, the year-overyear national median price increased 3.2%. In the past ve years, from 2019 to 2024, the median home price rose by 49.9%.

Among the major U.S. regions, the South registered the largest share of single-family existing-home sales (45.1%) in the fourth quarter, with year-over-year price appreciation of 2.1%. Prices also increased 10.6% in the Northeast, 8% in the Midwest and 4% in the West.

The top 10 metro areas with the largest year-over-year median price increases, which can be in uenced by the types of homes sold during the quarter, all experienced gains of at least 14.9%. Six of the markets were in the Midwest. Overall, those markets were Jackson, Miss. (28.7%); Peoria,

Ill. (19.6%); Chattanooga, Tenn.-Ga. (18.2%); Elmira, N.Y. (17.6%); Fond du Lac, Wis. (17.6%); ClevelandElyria, Ohio (16.4%); Bismarck, N.D. (15.8%); Akron, Ohio (15.5%); Blacksburg-Christiansburg, Va. (15.0%); and Canton-Massillon, Ohio (14.9%).

Eight of the top 10 most expensive markets in the U.S. were in California. Overall, those markets were San JoseSunnyvale-Santa Clara ($1,920,000; 9.7%); Anaheim-Santa Ana-Irvine ($1,360,000; 4.7%); San FranciscoOakland-Hayward ($1,315,600; 5.2%); Urban Honolulu, Hawaii ($1,103,100; 3.2%); San Diego-Carlsbad ($985,000; 5.7%); Salinas ($943,900; -5.0%);

Los Angeles-Long Beach-Glendale ($939,700; 6.3%); San Luis ObispoPaso Robles ($927,200; 1.7%); OxnardThousand Oaks-Ventura ($920,000; 0.3%); and Boulder, Colo. ($840,700;

-1.0%).

Almost 11% of markets (24 of 226) experienced home price declines in the fourth quarter, down from 13% in the third quarter.

“While recognizing many workers may not have the option to relocate, those who can or are willing to move may nd more a ordable conditions, especially given the wide variance in home prices nationwide,” Yun said. Housing a ordability marginally improved in the fourth quarter. The monthly mortgage payment on a typical existing single-family home with a 20% down payment was $2,124, down 0.8% from the third quarter ($2,141) and 1.7% — or $37 — from one year ago. Families typically spent 24.8% of their income on mortgage payments, down from 25.2% in the previous quarter and

Easy steps to create your homebuying budget

One of the most important steps to take while house hunting is to create an intentional budget that accounts for both upfront costs and recurring expenses. Doing so will help you nd a home that meets both your lifestyle needs and nancial situation.

Here’s how:

1. Assess what you can afford:

A common way to generally estimate the price range of a home you can a ord is to multiply your annual gross income (what you earn before taxes) by three to ve, according to Fidelity. Understand that mortgage rates will have a big impact too. Lower rates can substantially increase your purchasing power. Lenders set an interest rate for each person based on several factors, such as credit score. A higher credit score could mean a lower interest rate or better loan term.

2. Account for upfront costs:

When budgeting, account for these one-time upfront costs you’ll pay a er your o er is accepted:

The downpayment: This is typically between 5% and 20% of the home’s purchase price. However, quali ed borrowers can put down as little as 3% with options such as Freddie Mac’s Home Possible or HomeOne mortgages. Both require private mortgage insurance, which is an additional expense to consider.

Earnest money deposit: Earnest money, also known as a good faith deposit, amounts to approximately 1%-2% of the purchase price of the home and is a sum you submit with your o er to show the seller you’re serious. During closing, the amount you pay in earnest money can be applied toward your down payment or closing costs.

Home inspection: The home

inspection, which will be your responsibility, typically costs between $300 and $450, according to recent estimates from Rocket Mortgage, and will tell you about the home and its potential issues. Your realtor should be able to recommend several wellquali ed inspectors.

Closing costs: Closing costs are what you will pay to the people representing your purchase, such as your lender and real estate agent. Also known as settlement fees, closing costs typically amount to 2% to 5% of the purchase price, and you may be able to roll them into your loan. Work with your lender to nd the approach that best ts your nancial situation.

Moving expenses: Whether you hire professional movers or DIY your move, online resources such as Realtor.com’s moving cost calculator can help you estimate potential costs. When hiring movers, get quotes to ensure you are getting a fair price and to avoid moving fraud.

3. Plan for ongoing expenses:

Once you’re in the home, you’ll be responsible for making monthly payments. These may include your mortgage principal, interest, property taxes, homeowners insurance, private mortgage insurance, escrow payments and homeowners association fees. Most lenders agree that you should spend no more than 30% of your gross monthly income on these expenses, though this number will depend on your nancial situation. You’ll also need to save for regular maintenance expenses, such as appliance upkeep.

4. Leave room for flexibility:

Be sure to factor in savings for repairs or replacements of big-ticket items, such as your roof or HVAC system. Such exibility in your budget can also

help you weather nancial emergencies, such as job loss, illness and other unexpected circumstances.

5. Use tools to guide your decision:

As you hunt for the home of your dreams, stay prepared and informed. One essential aspect of doing so is to set a realistic budget that accounts for the true costs of homeownership.

For a typical starter home valued at $348,600 with a 10% down payment loan, the monthly mortgage payment declined to $2,083, down 0.9% from the previous quarter ($2,101). of their family income on mortgage payments, down from 38.1% in the prior quarter.

A family needed a qualifying income of at least $100,000 to a ord a 10% down payment mortgage in 43.8% of markets, up from 42.5% in the previous quarter. Yet, a family needed a qualifying income of less than $50,000 to a ord a home in 2.2% of markets, identical to the prior quarter.
