Get richer living with less: Tips to lighten up

As I was winding up a downsizing talk to a group of retirees in Baltimore last week, a woman asked a question that made me want to reach for the smelling salts.

The woman, who appeared to be in her 70s, was wondering what she should do with her parents’ bedroom furniture, which she was keeping in a storage facility. This ipped at least three of my switches:

1. Parents, please don’t leave a burden for your kids.

This poor woman is saddled with not only with her parents’ furniture, but also with the guilt trip of letting it go.

2. Your kids don’t want your stu , especially not your old brown furniture. Used furniture markets are ooded with old furniture no one wants. This woman should sell or donate the bedroom set like yesterday.

3. Don’t get a storage unit! Unless

you plan to use it for a very short transition period, say for a couple months while you’re between houses, please, please don’t pay to store your stu . Liquidate what you have and spare the expense. Chances are what you pay for storage (on average $2,400 a year) will soon exceed the cash value of the contents.

Once I’d recovered from her question, a gentleman from the audience wanted to know not where to start decluttering and downsizing, but how to start. Questions like these remind me of how profoundly big, deep and wide this problem of too much stu really is.

Advantage goes to spring sellers

We o en don’t have a choice as to the timing of signi cant events like buying or selling a home. Stu simply happens to us along life’s path. Surveys have discovered about half of sellers choose the time to sell their home and the other half experience a signi cant event that requires them to sell. One family decides to sell sometime in the future to be closer to the grandkids and another experiences a sudden job transfer and needs to be in Seattle next month. Sellers who have the option of when to sell and those who need to sell will discover April is a rather good month.

sales in 2022, the median selling price was $675,000. Homes that sold during the summer closed at $607,000. There are physiological reasons buyers pay more for homes in the spring than any other season. All creatures are more active in the spring. Homebuyers are like the honey bees buzzing around my wife’s rosemary plants. They have been hibernating all winter, sheltering from the chill and rain and have been anxious to feel the warm sunshine and explore the new spring owers. Everything looks better in the spring. Lawns are green, owers are blooming and trees have new growth. Every home looks better in the sunshine.

Thousands of potential homebuyers have been waiting on the sidelines for interest rates to come down before making a buying commitment. They were assured that in ation and interest rate hikes were only temporary. The expectation was that mortgage rates would be lower this spring and summer. Surprise, the latest consumer price index data, released last week, renewed concerns about in ation.

The report showed that in ation rose 3.5% in March, the highest level since September 2023, amid a resurgence in gasoline and rent increases. It was the third straight month that in ation came in hotter than expected. Buyers who continue to sit on the sidelines waiting for interest rates to come down may be in for an unpleasant surprise.

For the past few years Realtor. com has poured over annual data, looking at home prices and inventory to determine the so-called best week to list your home. Mid-April is it. Historically, median sales prices for homes sold in April and May are higher than any other time of the year.

“The third week of April brings the best combination of housing market factors for sellers,” said Hannah Jones, Realtor.com senior economic research analyst. “The best week o ers higher buyer demand, lower competition from other sellers and fewer price reductions than at any other time of the year.” A seller who is able to take advantage of the best week to list could collect about $7,400 more at the closing table than if they put their home on the market during a typical week. Plus, listings generally receive 18.4% more views during the best week to list than in the rest of the year.

El Dorado County sales during April and May of last year closed with a median price of $650,000.

Homes sold between June and July had a median selling price of $615,000. Going back to spring

Many potential homebuyers have postponed getting serious about buying a home. They went into hibernation last November and are now anxious to discover new listings. They feel revitalized and optimistic about nding a home.

When mortgage rates hit 7% last fall, Jim and Mary decided to renew their apartment lease for another six months hoping mortgage rates would get better in 2024. A er the holidays Mary began looking at homes online. They wanted to be in El Dorado Hills, but the homes were out of their price range. Their second choice was Cameron Park but the selection of three-bedrooms homes priced less than $550,000 was still slim. By March they decided mortgage rates weren’t going down and were concerned that they might go up. Jim received a promotion and the extra income allowed them to step up in their home price. Mary began diligently searching new listings hoping the family could get out of their apartment by summer. One morning a new listing appeared on Zillow and Mary immediately called her agent. She was determined not to let this one slip by.

JPMorgan Chase Chief Executive Jamie Dimon warned mortgage rates could hit 8% or more soon. “Hugh scal spending, the trillions needed each year for the green economy and the remilitarization of the world are in ationary.” Tired of waiting for interest rates to come down and facing potentially higher rates in the near future, spring buyers will be searching new listings and calling their agents.

Another advantage for sellers this spring is the new construction cycle. The new models are still under construction. Winter rains typically slow new home starts during the winter months and new homes won’t be nished until June. Summer and early fall are the most active months for new home sales. Until then existing homes have an advantage.

More Californians will leave the state this year than last. Listing inventory will reach its peak in June and July and home prices could experience a so landing. That’s why spring sellers have an advantage.

and indeed their bank accounts would bene t if they lightened up. They know that if they cleared away all the underbrush, the dormant doo-dads and bulky stashes, their house would feel, look and function better. They would feel and function better, too.

So, what’s stopping them?

Well, they also know that going through a houseful of stu is physically and emotionally trying. Simply put, the process forces us to face our mortality, the passage of time, successes and regrets, where we’ve been, where we are, what we thought mattered once but doesn’t. Letting go of all that’s accumulated over the years, the decades, can make us feel as if we are erasing our memories, our identities, our history.

We look at those mystery boxes in the garage or attic and know that if we crack open the lid we will fall down the rabbit hole into a terrible case of the feels. We will come face to face with photos of that beach vacation with our ex, paperwork from the house that bled our bank account dry, letters our parents wrote us while we were in college, the halfnished needlepoint, all of which makes at least me want to lie on the oor and drink gin straight from an old shoe.

And so good folks do nothing. And the monsters in the boxes, in the attic and in the storage unit get bigger.

If this reminds you of someone you know (ahem!), perhaps you can pass along this shortened version my pep talk.

Don’t call it downsizing. Call it rightsizing. The secret to a successful house edit, which everyone should do regularly, lies in reframing the task. Rather than focusing on the downside of sorting out and letting go, focus on the upside. You’re not downsizing; you’re tailoring to t your life now and going forward. At every stage and age of life, your aim should be to create a home that has everything you need and nothing you don’t. This takes consistent, thoughtful editing. In other words, if you’re 70, sir, and you still have your high-school letterman jacket, you have issues.

Accept that humans (that’s you) evolve. The beauty of life is its stages: youth, teens, twenties, the years of growing a career and family, retirement, enjoying the golden years. At every stage, just as in nature, we must shed to grow. Embrace

where you are because living in the past robs you of the present.

Find your motivation. Most people get serious about decluttering and rightsizing when they hit a tipping point. Say, for instance:

• You want to move to a place that’s a better t.

• You want to sell your home and free up its equity.

• You want to park at least one if not two cars in your two-car garage.

•You want to have friends over, but you’re embarrassed.

•You don’t want to leave a mess to your kids.

•You’re getting married or moving in with your partner, or in with your kids or they with you.

•You’re sick of looking at your crammed cupboards and closets, and want order, simplicity and space.

•You’ve gured out that stu drags you down. What you do not have, you do not have to clean, sort, store, maintain, worry about, insure, organize or pay for the real estate it takes up.

Picture success. Whatever your motivation, keep a vision in mind of what success looks like. Envision an empty storage unit and no longer paying for it monthly, a garage you can park in, a tidy linen closet with room to spare, a streamlined clothes closet where everything ts and atters. Then let that picture be the torch that lights your way.

Start in a big place that’s not too emotional. This could be the garage, your laundry room or your pantry. Once you conquer these large impersonal spaces and see big results, keep the momentum going until you hit those mystery boxes.

Discover the richness of less. As you go, put everything you could possibly sell in a pile. Create a donation pile, too, and get the tax deduction. Whether you list items on Facebook Marketplace, Craigslist or eBay, or you have a yard sale, turning your trash into cash will leave you feeling richer with less, while also enriching your life with more freedom and less to take care of. That’s motivating.
