Occasionally, I get a call for help from a reader whose situation has all the markings of a class action lawsuit, that is, one person acting on behalf of many (maybe you). Maureen Rabazinski’s email was such a case. Two weeks ago, the 62-year-old nurse practitioner from Winter Park, Fla., wrote for advice.

Dear Marni, “HELP!” I want my house back! I want a house that re ects me and my husband while still occasionally welcoming our family and friends — not a home that has a revolving door. Eight years ago, when our two sons ew the nest, my husband and I downsized to a single-story, fourbedroom, two-bath home on a beautiful pond. The 2,200-square-foot home was our private oasis. Soon a er, our younger son came home from college and lived in the guestroom for over a year
as he gured out his next life steps. We reclaimed the space when he moved to Denver for a job and a girlfriend. Soon a er his older brother moved in with his wife and their three children while they waited for a new home they’d bought to be ready for them. For nearly two months, they took over the guest room plus another bedroom for their two daughters, which we out tted with twin beds. This room also became a toy- lled playroom. Somehow the baby’s crib landed in my home o ce. A er they moved out, the twin beds, the crib and many toys stayed. When the Denver job and girlfriend didn’t work out, our younger son boomeranged back, this time for 18 months. I am happy to say, he moved out this weekend, which prompted this email. I now want to make our home just ours again and

Survey results explain why Californians are leaving
As expected, I had some push-back from readers regarding my column supporting State Farm’s request for a 30% rate increase from the Department of Insurance. A week a er that was published, Allstate requested a 34% increase. Other insurance companies are likely to follow. I suspect the department will grant all requested premium increases. If not, the insurance companies have given the department notice: grant their requested rate increases or the companies are leaving California. Since private insurance companies fund the California FAIR Plan, their absence would jeopardize the nancial integrity of the only insurance available for an increasing number of rural homeowners. Price controls by the Department of Insurance may seem appealing to policyholders but price controls rarely work and are partially responsible for many insurance companies leaving the state or refusing to accept new applications. Nationally, homeowners insurance companies reported $16 billion in underwriting losses last year, according to AB Best, and in the last ve years State Farm has accumulated $2 billion in underwriting losses in California. Few private companies can sustain those losses and remain in business.

As the costs and risks of wild res continue to increase, hwome values will move in the opposite direction. There will always be people who will want to live on rural acreage. They will, however, be cautious of the price they pay.
Out-of-state migration includes more than rural homeowners. Looking back, the state’s population peaked in 2000 at 39.5 million. Demographic experts were predicting the state’s population would reach 45 million by 2020 and 60 million by 2040. So much for “expert” opinions. According to the U.S. Census data, between 2000 and 2023 California lost about 3.8 million people in net domestic migration. The Department of Finance’s most optimistic population projections going forward shows almost no population growth through 2060.
The expense of homeowners insurance, primarily for rural property owners, is another reason many Californians are selling and relocating to another state. The number of current listings in El Dorado County are the highest in three years with a disproportionate number of rural properties. Homes on acreage account for 45% of current residential listings but only 35% of county sales. Since the rst of the year, the county’s median selling price is $673,000 and $327 per square foot while the median selling price for homes on acreage has been $600,000 and $311 per square foot. There was a time that homes on acreage were selling for a premium. Folks moved to the rural foothills to be close to nature. That’s changed. With the threat of wild re, the cost
In an e ort to understand why an increasing number of Californians are relocating to other states, the Urban Institute conducted a housing survey last month. Not surprisingly, the survey found 75% of renters and those younger than 35 have considered relocating due to rising housing costs. Another 87% of survey participants felt that housing a ordability was a serious problem. They are right; housing in California is 97% higher than the national average.
While folks who didn’t own a home thought a ordable housing was the primary reason for relocating, homeowners had other concerns. The cost of living topped their list. Not including housing, it cost about 38% more to live in California than most other states. The second most disturbing factor to California homeowners is the rising crime rate. Dear Maureen, I have two words of advice: boundaries and purpose. Let’s start with boundaries. You need some. How lovely that you have created the kind of family and home that can be a port in the storm for your grown children. However, even those we love dearly can overstay. You and your husband made a conscious decision to downsize when you became empty nesters. Lock the revolving door, stick to the three-day rule for visits and become familiar with the Airbnbs
in your area. As for purpose, each room should have one — not more. Eliminate the bleed over and make sure each room has a clearly de ned purpose. You can do this.

Over the next few days, Maureen and I talked and exchanged emails. These were my recommendations followed by her feedback: The master — You say you want this room to be relaxing and serene, so ditch the elliptical. If you used it, that would be di erent. I don’t like exercise equipment in the master. Don’t move it to the guest room. One piece of not-used exercise equipment does not make a home gym. Sell it and use the money for a gym membership you will use. I loved your advice on the elliptical. It was like when a counselor tells you something you know but need to hear. I’m putting it on Facebook Marketplace today and putting the money toward a gym membership. The guilt is li ing already.
Your o ce — This should be reserved for only your work and every part of it should make you look and feel like the professional you are. The crib goes.
Agreed. When I started working from home during COVID, I didn’t know I would be launching a homebased telehealth business.
Once the crib is gone, I want to turn what was a makeshi space into a pretty o ce that re ects me.
Grandkids’ room — The twin beds stay, along with the crib and — a er a major toy purge — a well-organized toy-storage system, perhaps one that slides under the beds. I always want to have a grandkids’ room, but it doesn’t have to take over the house. I plan to purge half the toys. Maybe I can put a box of toys in the guest room closet.
Guest room — Uhh, nope. That’s how creep starts. Boundaries and purpose, remember?
Reserve the guest room for brief visits from adult children and guests. It is not a way station.
Got it. I’m taking back the guest room and making it welcoming again. I’m also taking to heart your advice to not let rooms bleed into others. I’m always trying to gure out how to make a room do two or three things, when I really need dedicated spaces.

“Have had enough of dodging gangs, of violent drug addicts just to get in and out of the building,” said Elon Musk announcing that he would move Space X headquarters from Hawthorne to Brownsville, Texas, and relocate social media platform X, formerly Twitter, from San Francisco to Austin. The Hawthorne facility, Starbase, directly employs 1,800 people and X in San Francisco employs 950.
A er cost of living and crime, survey respondents listed “politics” as a reason for leaving. Results showed those who identi ed as conservatives were three times more likely to consider leaving the state than those who identi ed as liberals.
More residents are losing con dence in the state’s political direction. Only 40% approved of the activities of the state Legislature and 62% of respondents said the state was headed in the wrong
direction, up from 37% in 2020. Despite general dissatisfaction with California’s lawmakers, three- hs of Californians plan to vote for Democrats in the November election.
Housing has been more expensive in California because California was where everyone wanted to live. From 1900 to 1950 California’s population rose from 2 million to 10 million and then tripled in the last half of the century reaching 34 million by 2000. The growth rate was nearly twice the national average.
The population has been in decline since 2000. Losing a few hundred thousand people isn’t likely to have an e ect on real estate values but a few million less residents will certainly take the edge o housing demand and price increases.
