County real estate market holding up

There were 170 homes that closed escrow this July in El Dorado County. The median selling price was $610,000. A year ago there were 200 sales for the same month with a median sales price of $634,000. Year to date there have been 1,085 county home sales with a median selling price of $639,000. Last year through July there were 1,650 sales with a median price of $676,000. Yearto-date sales are down by 34% and the median price has declined by 5.5%.

The county’s real estate market is holding up well considering what’s happened to mortgage

rates over the past year. Last July the rates for a 30-year xed rate mortgage was slightly below 5% and today the rates are pushing 7%. Based upon declining in ationary numbers, the Federal Reserve will likely pause increasing interest rates for the balance of this

summer but don’t expect the Fed to start lowering rates. That ship has sailed. If in ation stays under 3% we will be in a holding pattern on interest rates through fall.

One reason we have fewer sales this year is because there are fewer listings. Currently there are 500 homes listed with a median listing price of $735,00. That’s about half the number that would normally be on the market during July and 25% less than last year. One of every four county listings is priced over $1,000,000 while one in ve is priced under $500,000.

The least expensive

home sale last month in the county closed at $177,000. It was an allcash sale for a 1950s xer with 784 square feet of space in Pollock Pines. The most expensive sale was $2.6 million for a 3,000-square-foot home above Folsom Lake with a 2,800-square-foot garage. It also was an all-cash sale and was on the market for only two days. There have been 162 sales of homes this year in excess of $1 million and 24 sales in excess of $2 million.

the highest in ation rate in 40 years and mortgage rates that climbed at warp speed. The real estate reset for our county is likely over. We have reached the bottom and should see a gradual increase in property values and a gradual increase in inventory.

Homebuyers are nally accepting a higher mortgage rate environment. They were in shock and awe for a year and in denial for another but have nally accepted that the only thing worse than paying above 6% for a mortgage is paying above 7% or not having a home and watching prices continue to creep up.

According to California Association of Realtors President Jennifer Branchini, “California’s housing market has improved since winter and appears to have found its footing as sales declined at the slowest pace in over a year.”

Last week Zillow released its housing economic forecast predicting national home prices will rise 6.3% over

the next 12 months and 48 of the nation’s 200 largest housing markets will see increases of 7% or greater.

Zillow, however, is usually more optimistic than other housing economists on future pricing predictions.

Moody’s and Morgan Stanley think U.S. home prices have a little more to give up and CoreLogic thinks prices have bottomed out but will not see any signi cant gains during the slower fall and winter

California is di erent. Despite high housing prices and mortgage rates, there will most always be more demand than inventory. We will experience short-term setbacks as we did during the Great Recession but in the long-term, California home prices will continue to outperform the rest of the country.

The biggest change in the future will be an increase in inventory. It will not exceed the demand but there is going to be a lot more of it. Homeowners who have been thinking about selling but haven’t because

they have a mortgage rate below 4.5% will nally decide moving out of state is more attractive than staying married to a low mortgage rate. Seniors and retirees will be the rst wave to leave. Their children and grandchildren have already moved to states with more a ordable housing. The California exodus will accelerate.

July will likely be the most active sales month this year. Sellers who have been thinking about selling should call their agent before fall when fewer buyers are looking to buy. Buyers may nd more opportunities this fall and winter but should not expect lower mortgage rates or home prices. There is a greater chance that interest rates will increase again in the next six months than the Fed lowering them.

homeowners weighing one set of unknowns against another all in the e ort to answer one question: Will it be worth it?

They ask themselves, would I rather endure months of inconvenience, dust, noise, strangers in my house, dozens of decisions, nancial surprises and life with no kitchen or put everything I own into boxes, then on a truck, pay a bunch of moving costs and set up house all over again in a new neighborhood with new problems yet to be discovered?

My daughter and I bat around the pros and cons of remodeling or buying a house that has the kitchen she wants. Whatever side I take, she takes the other one, which is how we roll. Like a dog chasing its tail, we go round, get nowhere, get tired and give up.

Just as I was about to throw in the kitchen towel, I got an email featuring a kitchen makeover by interior designer Sara Malek Barney, founder of BandD/Design, in Austin, Texas. Another young couple wanted a bigger, better kitchen and got it. The transformation was impressive. This gave me hope. I called Barney to ask how homeowners can know whether their kitchens can be saved or whether they should put out the for-sale sign.

“Almost anything is possible,” Barney said. “The question is at what cost?” Cost, of course, includes not just money, but time, inconvenience and fried decision

banks. Though the answer isn’t black and white, Barney o ered the following dos and don’ts to consider before you bring in the sledgehammer.

• Don’t do it if you won’t love it. If you won’t get what you want in the end, don’t do it, she said. “You might get a nicer kitchen, but you don’t want to just put lipstick on it and not be fully happy.”

• Don’t do it if it’s going to be too costly. “O en, giving clients what they’re dreaming of requires taking a wall down,” Barney said. If it’s a load-bearing wall, removing it could add several thousand dollars to the project. If making room for barstools means moving plumbing and gas lines, that, too, gets expensive. You have to weigh the cost against your budget and the value of the home, then decide whether it will be worth it.

• Don’t focus only on looks. Don’t remodel your kitchen to make it look better if it’s not going to also function better. In addition to improving ow, a good designer can help you make small, inexpensive moves that make a huge improvement in how your kitchen functions. These include adding pull-out shelves, pantry drawers, lazy Susans, power strips inside drawers to charge devices, so -close cabinet drawers and doors and angled drawer organizers.

• Don’t do it if your tolerance for chaos is low. “Consider the sanity factor,” she said. Though remodels are not as scary as people think, construction is still

messy, intrusive, loud, inconvenient, unpredictable and expensive.

• Do factor in your lifestyle. If you’re a big cook and you want an open kitchen and plan to live in the home for a long time, go for it.

• Do consider your neighborhood. Bringing your kitchen up to the quality level of the homes around you is probably smart. Over-improving is probably not.

• Do consider what buyers want. Even if you plan to stay in your home, you should still factor in resale. According to Kiplinger, a consumer resource focused on personal nance, 90% of buyers want energy-e cient appliances and 82% want an eat-in kitchen.

• Do consider the context. “The biggest mistake I see is when homeowners remodel a kitchen and then it no longer goes with the rest of the house,” Barney said. “You need to make sure it looks like it belongs.” The kitchen remodel she did for the young couple in Austin was in a 70-year-old home. She uni ed new and old spaces with paint color, furniture choices and uniform ooring.
