Are price or interest rates a deal breaker?

“What difference does $25,000 really make? I have the money and I want the house.”

Typically, homebuyers have already formed a positive decision about a home before they preview it. They likely have been comparing homes online and in person for weeks, looking for the right one.

When a new listing appears meeting their search criteria, homebuyers review the home’s information and preview its pictures.

Perhaps they drive around the neighborhood and search Zillow for its estimated value.

When they call their agent asking to preview the home, it’s usually to confirm the positive impressions they already have.

When Martha called and asked to see a new listing in Shingle Springs, I suspected it would be the home she had been looking for. Martha recently sold

her home in the Bay Area and was living with a friend until she found a place of her own.

That proved to be a challenge. She was an artist. A home would need to accommodate her studio and she was very particular about the amount of natural sunlight entering certain rooms.

She also wanted a view of the mountains.

When a client lingers in the home they are previewing, they are often visualizing themselves living there. When they sit down and relax, they have already moved in.

After a brief tour of the home, Martha walked out the glass slider to the covered deck and sat down on a deck chair gazing at the majestic Sierra view. She sat there in silence while I stood by not interrupting the moment. Then she said, “Oh look.”

She was pointing to a doe and her two fawns that stepped out of the trees to graze on a patch of green grass. It was a magical moment for Martha and a satisfying one for me knowing we would be making an offer on the home.

An hour later I was on the phone with the listing agent, who said she already had one offer and was expecting another the next day when she would meet with the sellers and present all offers.

Most of my buyer clients are prepared to pay the listed price for a home.

Occasionally, offers have been $5,000 and $10,000 over the seller’s asking price. When Martha volunteered to pay $25,000 above the listed price, I was caught off guard.

I had reviewed previous sales of similar homes in the area and could justify the listing price but Martha was prepared to pay far more than that. “Are you sure?” I asked.

“Get over it Ken and write the offer. I want that home.” I did and our offer was accepted.

The experience with Martha reminded me that the role of agents representing buyers continues to evolve.

Historically, buyer agents have been advocates for their clients attempting to negotiate the lowest price possible. Today’s buyers are less concerned about the price of a home as they are having a home. An agent’s focus is no longer obtaining the best price for their buyer but to get their client’s offer accepted at whatever price.

“Date the rate but marry the home.”

That’s what I told Jim when he balked at a higher mortgage rate. Jim was a procrastinator. We were in escrow on a home last year when mortgage rates went from 4% to 4.5% and he canceled the deal.

Six months later we were making an offer on another home and he changed his mind because the Federal Reserve announced another interest rate hike.

Last week he called asking about a

4045 sq ft. commercially zoned Historical Building. Construction has started and permitted with the city to convert the shop to retail and access upgrades. The upstairs addition shares the 721 Main Street address, and this part of the building has current remodel plans and a permit that can be assumed by new owners. Rough framed, plumbing and electric are finished, but insulation is not completed. Heat and air system also in. Main building could be anything you want with residential at the second floor with a deck and stairs leading down to a fully fenced 40x49’ private parking lot and year round creek.

The chicken kebabs were ready to grill. The salad was made. The patio table was set. My work was done. Now it was DC’s turn.

My husband dutifully fires up our outdoor gas grill. Just as I’m putting my feet up, he delivers the bad news. “The grill won’t start.”

“What do you mean it won’t start?”

“I push the ignitor button, and nothing happens.”

I go and push the button. I listen for the clicks. Nothing.

“I replaced the propane tank,” he says, “so that’s not it.”

“So, what is it?” I ask, like he’s supposed to know.

He shrugs. We are out of ideas. We would not have survived long in the Stone Age.

The Weber cart grill is less than two years old. We don’t use it that much, so how could it be broken? A look under

the hood offers a clue. It looks like a tarpit.

“Eyew,” I say.

“Looks like some critter got in,” DC says. He reaches past the petrified pitch and pulls out a handful of frayed and chewed wires. I bring the food inside, start the broiler and sigh.

You've probably heard it said that what goes up, must come down. When it comes to the summer season, higher temperatures can prompt homeowners to turn down the setting on their home's thermostat. While lowering the thermostat may help take the heat o inside a home, this action may not get to the bottom of a comfort issue, especially if the problem resides in the attic. Issues in a home's attic can lead to warmer temperatures in other parts of the home, potentially leading

to another source of discomfort - higher energy bills.

Why insulation matters in the summer season

In both summer and winter, adequate levels of attic insulation are necessary to help regulate the temperature inside a home. As temperatures rise inside the attic, warm air will seek to escape into cooler air-conditioned parts of the home. Installing an adequate level of attic insulation can help defend against heat transferring from the attic into conditioned parts of the home. Attic insulation works to reduce heat transfer and helps keep the air-conditioned part of a home cool. How much of a di erence can attic insulation make when it comes to managing heat transfer? Every home is di erent and variables

An attic inspection conducted by an Owens Corning AirCare Certi ed Professional will measure a home's insulation level and provide a recommendation on the appropriate amount of insulation to install. An AirCare Certi ed Professional will take measurements and snap photos of insulation levels in the attic and then calculate the amount of insulation needed to achieve U.S. Department of Energy recommended insulation levels.

Comfort and costs

Inadequate insulation is just one attic issue that can reduce comfort. The

ducts inside the attic that transport air to each room of a home can also present problems. Holes and leaks in attic ductwork or poor connections can allow cooled air to escape into the attic before it ever reaches the intended room. When air exits ducts in the attic, the result is diminished comfort and wasted energy as the system works harder to replace the lost air. The additional workload can potentially shorten the life of the air conditioning equipment or result in service calls to inspect a properly operating cooling unit.

Inconsistent temperatures in di erent parts of the home may be a sign of a problem with leaky attic ducts. As the ow of air throughout a home is interrupted due to leaks or improperly sized ducts, the conditioned air may not travel to the air registers in each room. Thus, one room may consistently

be chilly while another room feels too warm. An Owens Corning Certi ed AirCare Professional can evaluate a home's attic ductwork to uncover leaks and suggest strategies for properly sizing and sealing the ducts.

Dust levels and ductwork issues

Beyond reducing thermal comfort, improperly sized or faulty ductwork can also allow particulates in attic air to be blown into a home's living space. "Any noticeable increase in dust levels may be a sign of a problem with attic ductwork," says Tom Casey, chief visionary o cer of Gri n Service and an Owens Corning AirCare Professional.

Of course, proper maintenance of a home's HVAC equipment is essential to supporting its optimal performance and longevity. Air lters should be cleaned or changed regularly and equipment should be serviced as directed by the manufacturer.

As temperatures soar, utility bills can rise as well. Before simply turning down the thermostat and potentially increasing your energy bill, think about the "whole home" and how addressing issues in the attic can bring a more holistic approach to energy e ciency and comfort.

the repairman who comes to my house because chances are I will ambush him. “Do you mind if I ask a few questions?” I ask.

He surveys the grill and lets out a long slow whistle.

“Bad?” I ask.

“I’ve seen worse,” he says. This is somehow comforting.

DiGioia, who has been installing, repairing and cleaning outdoor grills for more than 15 years, shes out the frayed wires. “We need to x these and the grill needs a good cleaning.”

“Agreed!”

He gets to work. He replaces the AA battery. (It has a battery?) He repairs the frazzled wires then covers them with protective casing. Next, he turns the grill on, which mercifully clicks and roars back to life. He checks the burners. Flames shoot up. I jump. “That shouldn’t happen,” he says. “If you see ames, you’re overdue for a cleaning.”

“Should I be disgusted?” I ask.

“If you want to be,” he says, then adds reassuringly, “This happens all the time because people don’t care for their

grills properly. People will pay a pool guy to clean their pool every week but completely ignore the equipment they use to feed their family.”

Ouch.

“If homeowners gave their outdoor grills the same level of cleaning, they would prevent 90 percent of problems, keep rodents away and extend the life of their grill,” he says.

“We keep the cover on,” I say feebly.

“That makes critters like it even more,” he says. “Outdoor grills are like fullservice hotels for rodents. They’re warm,

safe, and o er a nice bed and food.”

“So, our grill has been moonlighting as a squirrel B&B with an all-night bu et?” “Basically.”

While he cleaned and repaired the grill, DiGioia o ered this advice to keep the rodents and repairmen away: Check the battery. If a grill isn’t lighting, check the battery before paying for a service call. Most people (including me) don’t know that the whole ignition system gets powered by a single AA

“That’s great,” I said. “But mortgage rates are now 6.5%, are you prepared to accept whatever prevailing rates are available?”

“Well, not if they go above 6.5%,” he said. Both the mortgage rate and the purchase price are primary factors when considering buying a home.

However, once a home is purchased, it’s yours forever and the price you paid doesn’t change. Mortgages and their interest rates can change as fast as speed dating.

Interest rate shock has kept potential homebuyers out of the market. Many mistakenly believe their 30-year, xed-rate mortgage will be with them for 30 years.

It may but more likely the initial mortgage and interest rate will change multiple times.

Mortgages are o en re nanced to a lower interest rate, adjustable-rate mortgages are converted to a xed rate and 30-year mortgages are traded for a shorter repayment term.

Homeowners love the price they paid

for their home but frequently dump their existing mortgage for another one more attractive. The average mortgage rate in 1990 was 10.3%. By 1998 mortgage rates were under 7%. Along the way, millions of homeowners re nanced, lowering their 30-year, xed-rate mortgage.

Mortgage rates in 2000 were in the 8% range but declined over the next three years to the 5% range.

At the beginning of 2010, mortgage rates were 4.69% and two years later rates were in the 3% range. According to the Federal Reserve, 16 million mortgages were re nanced during the last two years.

The current re nancing boom has temporarily ended but the nancial needs of millions of homeowners will change and with it their mortgage. The price a buyer pays for their home is forever locked while the opportunities to improve their mortgage or better their nancial position will be many.

Check the fuel. If your grill runs on propane, check to see if the tank is empty. Keep one or two full tanks on hand; rotate and re ll them when empty.

Check for critters. Droppings and chewed wires are signs your grill is a rodent condo. Keeping the grill clean is your best defense. You can also set traps around the unit, including boxes that are pet and child safe.

Clean a er every use. Once food is o the grill, DiGioia recommends leaving the grill on high for 10 or more minutes to burn o residue. “You want whatever was le on the grates to be powdery and

charred,” he said. Turn the grill o and remove ashes with a wire brush. You can also use a grill stone, a handheld block o en made of pumice.

Deep clean. Most experts recommend you deep clean your grill twice a year, before and a er grilling season. You can do the job yourself or pay a professional. (DiGioia charges $200 and was worth every penny.) To tackle the job yourself, rst turn the grill on to burn o residual grease. If ames get high, close the lid and let the re burn out. Never put water on the re. With the grill o but warm, remove grates and ame tamers (or burner covers) using oven mitts. Clean with soapy water. Spray grease-

caked areas with a commercial degreaser. (DiGioia uses Super Clean.) Let it sit for several minutes, then pressure hose freestanding grills, and wash down built in grills with a sponge and a bucket of water. Clean the grill’s exterior with soapy water. Brighten stainless steel by polishing the surface with a lubricant like WD-40.

Check the burners. Burners go bad every one to ve years and need replacing. To tell if a burner is failing, light the grill. The ames should come out of each burner evenly. Burners putting out less ame are starting to shut down.

Keep the cover o . If you live in places

that have snow, covers are protective but in hot climates they keep moisture in and do not keep vermin out.

Find a good grill guy. Some grill experts will repair your grill but not clean it. Some will clean but not repair. Try to nd someone who does both — ideally before the next holiday barbecue.
