Always expect the unexpected when relocating

It wasn’t that many years ago when most of my clients who were selling their homes in El Dorado County purchased another one right here. Their new purchase was likely newer, bigger and nicer but located within a 15-mile radius of where they currently lived. I had clients that moved from Sacramento or the Bay Area to El Dorado County but never from here to there. Selling here and relocating out of state was rare.

That has changed. Over the last three years nearly every seller I have represented has sold their home and purchased another but not in El Dorado County or anywhere else in the state. Their new homes are in Austin, Gig Harbor, Boise, Tampa, Grants Pass and Reno. They have relocated as far north as Sequim, Wash., and as far south as Port St. Lucie, Fla. They were all longtime California

residents, nancially secure and had family and close friends here.

Initially I thought this was an unusual coincidence that so many of my clients were moving so far away but a er talking with other agents and reviewing the tax assessor information, there’s evidence a large majority of county sellers are moving to another state.

Selling a home and moving long distances is unusual. According to a study by the National Association of Realtors, the average distance folks move when they sell their home and buy another is 10 to 15 miles. Californians must be setting relocation distance records. Last year 350,000 Californians le the state.

There are a plethora of reasons to sell and leave California. However, there are also many reasons to stay. No place

is perfect. I pretty much knew the di erent reasons my clients were leaving California. They loved living in El Dorado County but were disappointed with state policies, regulations and politics that have led to high taxes, high cost of living and a burdensome regulatory environment for business. What I didn’t know was how my friends and past clients were adjusting in their new states. Did they miss California? Did they have any regrets? What unexpected issues did they encounter?

My research assistant Vicki and I traveled more than 2,000 miles this summer in our RV visiting with past clients who had relocated to di erent states. I wanted to know if they had found the paradise they were expecting and what unexpected issues they encountered. Their opinions may be of interest to anyone considering moving out of California.

“The people and their politics are much more progressive than I expected. My

Carol moved from El Dorado County to Portland. She had been active in the Republican Party and a Donald Trump supporter. She missed her conservative network and told us she was considering moving again to Roseburg, Ore., where 70% of the small town’s population are registered Republicans.

“Damn property taxes are too high.” Jim and Betty le their home in El Dorado Hills three years ago and moved to Salem, Ore. They miss their Proposition 13 property tax protection. Property taxes in most other states will be higher. Property assessments are based upon yearly market valuations. There is no Prop. 13 protection holding value in place.

“It took us longer to nd a home that we could a ord. We had sticker shock at the high home prices here.”

And the 2024 Color of the Year is …

It’s a gimmick. Yet I always fall for it. Every year at this time paint companies announce their (cue the drumroll) Color of the Year, or COTY, as insiders call it. They roll out the paint color they most want you to roll on your walls — or ceilings or cabinets. Though I have never actually painted anything a COTY, I eagerly await these announcements, which are like the Oscars for color.

Except, unlike the Oscars, COTYs are not chosen in retrospect. Rather, color judges look at what is going on in the world — socially, artistically, politically — to divine what will be the next mostcoveted color, the one consumers will feel like living with or in. Whether COTYs accurately predict trends is hard to say.

However, what’s clear, and more interesting to me than any single paint company’s COTY, is what all the collective COTYs in a given year say

about future (and past) color trends.

Two years ago, for instance, while the world was in the throes of COVID, most paint companies selected a shade of healing green, ranging from teal to olive, as their 2022 COTY.

Last year prominent COTY picks for 2023 were invariably intense saturated tones of teal, brick and charcoal. Nothing wimpy, these colors re ected determination.

This year the 2024 COTY picks touch all four compass points. We have one light, one dark, one warm and one cool. Equally telling is what’s absent: Gray has had its day.

Although a couple paint companies have yet to announce their 2024 COTYs, here’s a sampling of the picks in so far, along with a little paint speak from their spokespeople.

I had helped Mark and Roma buy their first home in Loomis and 25 years later sell their last one in Placerville. They moved to Gig Harbor, Wash., where they rented for a year before finding something suitable.

Back in the day, Californians selling their home could easily find another one in a nearby state for half the price. Those days are gone. Relocating Californians have driven up home prices in many popular destinations. The median selling price for a home in the state of Washington is $575,000 and $500,000 in Oregon.

“Our biggest regret is leaving our 3% mortgage behind.”

Bob was a FedEx driver who relocated from Diamond Springs to Reno. The home he purchased was less than

the one he sold but his house payment remained the same with the higher mortgage interest rate. Unless paying cash for another home, mortgage rates are now in the 7% range. Last August they were 5%.

“We miss our family.”

Bob and Becky have a lovely home in Boise but are already thinking they made a mistake in leaving their family and friends in Shingle Springs. Moving to a new community may seem like an exciting new adventure but often friends and family left behind feel deserted. A severed close relationship may not heal easily.

“We didn’t expect so much rain.”

Don and Susan sold their home in Somerset after the Caldor Fire in south county and moved to Newport,

Ore. Newport is a pleasant coastal village but 70 inches of rain each year isn’t unusual.

“We didn’t expect all the tourists and lake traffic.”

Dick and Jane moved to Coeur d’Alene, Idaho, where they purchased a small home on the lake expecting a tranquil retirement. Often when moving to a desirable recreational destination, weekends and holidays are congested with tourists.

Nearly everyone agreed the move was costlier than they anticipated, they should have done more research before buying and they missed family and close friends.

PPG announced Limitless (PPG1091-3) “a fresh, warm hue” that is “anything but yellow.” Color stylists reacting to the COTY pick used the words “pancake,” and “bougie beige” to describe the honey-butter hue.

“This modern neutral is as adaptable as its name implies and is taking the place of cool neutral tones that are so last year,” said Ashley McCollum, PPG’s color expert for Glidden. “With the selection of Limitless, gray is o cially canceled.”

That’s not a bad thing.

On the dark side, in striking contrast to Limitless, Behr Paint Company anointed Cracked Pepper (PPU18-01) as its 2024 COTY. Described as a “so black,” Cracked Pepper “is a modern color that brings sophistication into any room,” states its press release.

“Cracked Pepper is a color that empowers and elevates your senses, and the way we feel in a space,” said Erika Woelfel, the brand’s vice president of color. “From heightening the aromas of a dining room or the feeling of so ness in a living area, Cracked Pepper enhances the natural expression in any space.”

This would take some courage.

On the warm side, HGTV Home by Sherwin-Williams declared Persimmon (HGSW6339) as its 2024 COTY. “A warm, earthy and energetic terracotta shade that combines the elevated energy of tangerine with grounded neutral undertones,” Persimmon pairs well with neutrals or can stand on its own, say its promoters.

“We have seen these tangerine tones emerging in consumer trends and decor and they are having a larger presence in the home,” said Ashley Banbury, the brand’s color marketing manager. Maybe in small doses.

On the cool side, Valspar deemed Renew Blue (8003-37D), “a tranquil light blue shade with touches of grayed sea green,” as the color for 2024. Renew Blue emphasizes “control, consistency and equilibrium,” said Sue Kim, Valspar’s director of color marketing. “Our home is a space where we are creating a sense of comfort and slowing down. Renew Blue sets a restful and meditative mood.

Maybe in a nursery.

However, if you ask me (and no one did) they all missed it. Fancy forecasting

formulas aside, the COTY is … Barbie Pink.

Whatever you think about the colors, the fact is you’re thinking about color, which is exactly what the paint companies want. They also want to encourage you to look beyond your four walls and use paint to color your home creatively.

Here are six outside-the-box ways to do that:

1. Take it outside. If a new color feels too daring indoors, try painting your patio or porch with the exterior version of the shade.

2. Paint the ceiling. Most rooms have color on the walls and white or cream ceilings. Try ipping that by putting color on the ceiling and leaving walls neutral.

3. Color the cabinets. We expect white or wood cabinets. However, cabinets painted a de nite shade of blue, green, coral or black provide an unexpected and updated change.

4. Go halfway. Think oor-toceiling color will be too much? Paint the lower half of a room in a color and leave the upper half neutral.

5. Go all in. Color drenching is the term for painting everything in a room — baseboards, trim, wainscoting, walls, doors and ceiling — the same color.

6. Create a pairing. Just as certain wine-and-food pairings bring out the best of both, the same is true of colors. Paint companies have palettes of colors curated to go together. Use them as a guide.
