Some things I will never understand. One of them is minimal bedding. I see these modern and contemporary homes that parade their restraint like a badge of pride. Why, oh, why would anyone want a spare, streamlined minimalist bed, with their lean lines, trim pillows and stingy covers? Whenever I see beds like these in homes that are o en otherwise lovely, I think: “This must be what a prison bed looks like.”
7 steps to styling your bed like a pro
Me, I want opulent layers and sumptuous maximalism. I want a bed that feels like a giant marshmallow when I fall into it at night, and I want it to look gorgeous, too. So, those of you pursuing the monastic model of bedding, you can turn to the crossword puzzle now. The rest of us are going to indulge in the guilty pleasure of talking about how to style a bountiful bed that’s both pretty and plush.

Because in past columns I’ve covered how to select a mattress, sleep pillows and sheets, all I will say about that here is that building a beautiful bed on anything less than a fabulous foundation defeats the purpose.
Once you create a great base, follow these seven steps to build a bed like a pro:
Passing up luxurious, decorative bedding isn’t like skipping dessert or putting o a vacation to put more money in savings. In those instances, temporary deprivation brings reward. But why shun extra comfort and style? In bedding, less is less.
“As the star of the bedroom, beds warrant serious attention,” said interior designer Elaine Gri n of Coastal Georgia. “Beds occupy the largest amount of visual real estate in a home, so how they look is really important. It’s a place I encourage clients to splurge.”

1. Detail those sheets. When choosing those perfect sheets, don’t neglect the edges. Interesting stitching and trim details, including monograms, on top sheets and pillowcases separate everyday sheets from their classier counterparts. Be sure to put top sheets on the bed right side facing down, so when you turn the top sheet over the blanket (which you will do, right?) the pretty side shows. Gri n gives extra credit

LOS ANGELES — California home sales rebounded in October, reversing two straight months of sales declines and registering the fastest year-over-year sales pace in 40 months, the California Association of Realtors recently reported. Closed escrow sales of existing, singlefamily detached homes in California totaled a seasonally adjusted annualized rate of 264,870 in October, according to information collected by CAR from more than 90 local Realtor associations and MLSs statewide. maintained the October pace throughout the year. It is adjusted to account for seasonal factors that typically in uence home sales.
October’s sales pace climbed 4.7% from the 253,010 homes sold in September and was up 9.5% from a year ago, when a revised 241,910 homes were sold on an annualized basis. The year-over-year sales pace reached its highest level in 40 months, partly because of a low sales base in 2023, when sales dropped nearly 12% compared to the previous year.

2. Lay on the layers. The key to a sumptuous bed lies in its layers. Don’t skimp. A er your mattress, mattress pad, tted and at sheets, add a quilt or blanket of pure cotton or wool for weight and warmth. Over that, lay a duvet with a down (or down alternative) insert or a downlled comforter. This is the lo y layer that says, “Sink in.”
3. Create a cu . Once layers are in place, turn the duvet or comforter back 8 to 10 inches to create a band or cu that lets the underlayers show.
4. Mix pattern and color. If lo and layers add luxury, the interplay of color, pattern and texture adds style. “Color and texture are the two most important tools in our arsenal,” Gri n said. “Unless you’re decorating a college dorm, don’t rely on bed-in-a-bag type products, where all the pieces match.” Break up sets where sheets, shams and duvet covers are all the same print by introducing other colors or patterns. If the main fabric is a botanical print, add a solid-color blanket or shams with a coordinating stripe. If the main fabric is a thin stripe, add a large-scale pattern, plus a solid. Pull your accent color from the bedding or from the room’s walls, rug or table lamps.
5. Play with pillows. Using your headboard as a backstop, rst place your sleep pillows. These can be stacked at or forward facing. In front of these, prop your decorative pillows. These not only look pretty and nish the bed but also protect the sleep pillows (which you put your face on) from dust and dander. To add height, I like to start with two or three 26-inch square euro shams. In front of those, I like to put two rectangular shams, standard size for full and queen beds, king shams for king-size beds. In front of those, place a smaller, but not too small, single accent pillow. This can match other bed linens, or, because it sits front and center on the bed, the accent pillow can

The statewide median price climbed in October from both the previous month and year. The October median price rose 2.4% from $868,150 in September to $888,740 in October and 5.8% from a revised $839,990 in October 2023. The September-to-October price gain was the largest in 45 years, while the yearover-year price gain was the biggest pace recorded in the past three months, marking the 16th consecutive month of annual price increases. 6. Fill with feather or foam. Depending on your personal preferences, sleep pillows should have high-quality ll, such as a down-feather blend or, if allergies are an issue, down alternative. To ll decorative pillows, however, opt for polyester inserts. They hold their shape better and cost less. Also, buy inserts 2 inches larger than the pillow casing. This is something else I will never understand.

“With the elections behind us and the Federal Reserve cutting rates again earlier this month, some buyers will take advantage of the seasonal lull and purchase before the end of the year,” said CAR Senior Vice President and Chief Economist Jordan Levine. “However, rates are also expected to decline only gradually, creating headwinds for consumers. Fortunately, pending sales rose by double digits in October, which bodes well for closed sales next month.”
Other key points from CAR’s October 2024 resale housing report include:

• At the regional level, home sales in all major regions, except one, bettered their year-ago levels in October. Four out of ve regions in the state experienced an annual increase, with the San Francisco Bay Area (16.2%) increasing the most, followed by the Central Valley (13.7%), Central Coast (13%) and Southern California (11.9%). The only region where sales fell behind last year’s level was the Far North (-6.7%).
• Thirty-eight of the 53 counties tracked by CAR experienced an increase in sales from a year ago, with sales in 30 counties jumping more than 10% year over year.
Del Norte (80%) posted the largest yearly sales gain, followed by Madera (41.2%) and Mendocino (35.9%). Twelve counties registered sales decreases, with sales in nine counties falling more than 10%, ve counties dropping more than 20% and three counties dropping more than 30%.
Trinity (-66.7%) posted the biggest annual sales decline, followed by Lassen (-45.5%) and Kings (-38.6%).
• All major regions except one increased recorded median price gains from a year ago in October. The Central Valley registered the biggest jump on a yearover-year basis, increasing 5.7% from a year ago. Southern California (5.5%) was a close second, followed by the Far North (3.7%) and the San Francisco Bay Area (3.6%). The only region with an annual price decline in October was the Central Coast, with a 5.7% drop. Home prices continued to grow on a year-over-year basis throughout the state, with median sales prices in 33 counties rising from a year ago in October. Del Norte (29.9%) recorded the biggest price increase, followed by Mendocino (20%) and Lassen (14.1%).

• The statewide Unsold Inventory Index, which measures the number of months needed to sell the supply of homes on the market at the current sales rate, decreased month-over-month but increased from a year ago. The index was 3.1 months in October, down from 3.6 months in September but up from 2.7 months in October 2023. Total active listings at the state level rose 31.5% on a year-over-year basis, the slowest growth rate since April of this year. Nevertheless, it was the ninth consecutive annual sales gain and the eighth straight double-digit increase.
At the county level, the number of properties on the market increased from a year ago in all but four counties in October. Calaveras (76.8%) had the biggest yearover-year jump in supply, followed by Contra Costa (63.7%) and San Joaquin (54.3%). Of the four counties that did not record an increase in total active listings on a year-over-year basis, San Benito was the only county that remained unchanged. Housing inventory dipped from a year ago in the remaining three counties, with San Francisco (-18.4%) dropping the most, followed by San Mateo (-12.2%) and Madera (-3.5%).
• New active listings at the state level improved from a year ago for the 10th straight month in October. The pace of new listings was not only the highest since July of this year, but it was the ninth time in the last 10 months that new listings increased by double-digits. Forty-two of the 52 counties tracked by CAR experienced an annual increase in new active listings. Sutter increased the most on a year-over-year basis with a 57.8% increase, followed closely by Yuba (57.6%) and Calaveras (54.2%). Two counties were unchanged, and eight counties saw a decline in new active listings from a year ago. Trinity (-28.6%) had the biggest drop, followed by Plumas (-21.4%) and Lassen (-13%).
The median number of days it took to sell a California single-family home was 25 days in October, up from 20 days in October 2023.
CAR’s statewide sales-price-to-list-price ratio was 99.9% in October 2024 and 100% in October 2023.
