The high cost of housing and increased mortgage rates have created a new phenomenon. Families are losing faith in obtaining the American Dream,
believing anyone, regardless of where they were born or what class they were born into, can attain their own version of success. Historically that has included a rewarding career, a beautiful family and up until recently owning a home. A recent Wall Street Journal poll found only 36% of respondents said the American Dream still holds true. Half said life was worse in America today than it was 50 years ago. Young adults were the most negative age group. Americans aren’t feeling particularly good about buying a home. According to the University of Michigan’s Consumer Sentiment Survey, the number of Americans who think it’s a good time to buy a home is at the lowest level since 1982. When home values are increasing, folks often believe it’s a good time to buy. What’s different this time is mortgage rates have been increasing faster than home values. ■ See CALHOON, page 14

According to the S&P Case-Shiller national home price index, home values have increased 29% since January 2021. Mortgage rates have tripled. Buyers today have a principal and interest payment $2,200 higher than it was in early 2021. The average new mortgage payment is now 52% above the average rental payment. Postponing buying a home a few years while accumulating a downpayment and working the way up the income ladder has been the path to homeownership for generations. That’s changing. The unaffordability of homes is leading people to readjust their definition of success. For many, owning a home has been crossed off their list.
What is on their list is taking their money out of savings and spending it. It’s consumer spending fueling the economy and confounding economists who had been predicting a recession. Despite weak home sales, the annual third-quarter growth rate was a healthy 4.9%. “People are taking their frustration out by using that money on vacations and enjoying life,” said Jamie Battmer, a chief investment officer. “That money is gone and never coming back.” According to research and consulting firm John Burns Research, “It will take a combination of falling prices, lower mortgage rates and rising incomes for affordability to improve. Absent a recession, that will

take years.” In addition to spending savings, consumers are taking on more credit card debt. According to the New York Federal Reserve, household third-quarter credit debt reached $1.079 trillion. That’s the highest level since the Fed began tracking that information. Total household debt also set a record this year at $17 trillion. Folks are spending their savings and then running up their credit cards. Future homebuyers will need more savings and less debt. The current spending and debt level is not sustainable. Newer to use within the U.S. air conditioning sector, A2L is a group of refrigerants with a lower toxicity and fl ammability rating compared to A2 or A3 refrigerants. A2Ls have emerged as a replacement for older, high-impact refrigerants. It is anticipated that A2L refrigerants will be required in 2025. 2. Air handler: An air handler is the part of an HVAC system that circulates conditioned air throughout the home. 3. Furnace: A furnace heats the inside of a home. It uses natural or liquified petroleum gas, instead of refrigerant, to heat the air inside the home. 4. BTU: British thermal unit. The amount of heat required to raise or lower the temperature of one pound of water by one degree Fahrenheit. Understanding BTU allows homeowners to determine the heating or cooling capacity required to maintain a comfortable indoor temperature, ensuring the HVAC system is adequately sized for the living space. 5. Condensing Unit: Condensing units are found outside of the home.
The unit is connected to the indoor unit, either an air conditioner or heat pump, with tubing to carry refrigerant, which is used to transfer heat. To cool your home, a condenser removes heat from indoor air. To heat your home, it brings natural warmth from outdoor air inside your home. A heat pump can also heat your home. 6. Ratings: The higher the following ratings, the more efficient the unit. * EER2: The updated metric for energy efficiency ratio, formerly known as EER. The ratio of the cooling capacity of the air conditioner or heat pump in BTUs per hour to the total electrical input in watts. This measure is determined by comparing test units to Air Conditioning and Refrigeration Institute specifications. * HSPF2: The updated metric for heating seasonal performance factor, formerly known as HSPF. It measures the efficiency of the heating portion of a heat pump. * SEER2: The updated metric for seasonal energy efficiency rating, formerly known as SEER. It is used to express the efficiency of an air conditioner or a heat pump in cooling mode. Similar to miles per gallon in a car, a higher SEER2 number indicates a
more efficient unit. 7. Residential packaged unit: Equipment in which all heating and cooling components are located in one cabinet. Installed either beside or on top of a home or business. 8. Split system: A home comfort system that uses an indoor and an outdoor component to deliver comfortable air to a living environment. This may involve a combination of elements such as the following: a condensing unit located outside, air handler or furnace positioned indoors. In the case of a system incorporating a gas furnace, an evaporator coil inside the home is also utilized. 9. Stage systems: HVAC systems designed with various operational stages, including single-stage (on/ off), two-stage (two levels of heating or cooling capacity) or multi-stage (variable speed) configurations, enabling them to adjust heating or cooling output to meet comfort preferences while maximizing energy efficiency in diverse conditions. 10. Zone/zoning: A home may be divided into several different areas, or zones, to better control the temperature. The process of dividing a home into different zones is called
zoning. With basic terminology top of mind, homeowners can seek better optimization of HVAC system performance. Ask questions and gain clarity from trusted contractors. his eyebrows and matter-of-factly said words I loathe. “We’ll have to look at the budget.” Like a good lawyer, DC is an expert at directing me to his conclusions in a way that makes me feel like they’re mine. This time, however, I was ready. I had concocted a Marni-math scheme that showed how we could not quite break even if we bought a modest place that generated exceptional rental income through Airbnb. The plan also had as part of the calculus that I would never ever in my whole life stop working. DC stayed quiet, which I took as the door opening a crack. Then came a stroke straight from heaven. In July our condo-owning friends Chris and Cindy, whom I just might have told about my pipe dream, invited DC and me to spend a weekend at their condo to see how we liked beach life. “We have selfish motives,” Cindy confessed. “We want you to get a place.” “Let’s go,” I said to DC. “Maybe we’ll hate it.” We accepted the offer and lined up a local broker to show us a few properties. Enter Bob, soon to be known as Saint Bob. Little did Saint Bob know. DC liked the getaway more than he wanted to. (YES!) We spent the next two months talking each other into and out of the idea by turns, while seeing properties with Saint Bob. We wanted a two-bedroom, two-bath condo with a straight-on ocean view (not one where you can only glimpse the ocean if you look out the bathroom window and crane your neck while on tiptoes) that was also popular with renters and in our price range. Our first day out proved this would be impossible. Over the next few months, we saw dozens of condos in person and online. We almost but not quite bought two and kept searching. Here’s what we learned along the way. Run the numbers. Before we went condo hunting, we researched what expenses we would have to pay beyond the price of the property. Cindy and Chris kindly shared what they paid annually for insurance, property taxes, HOA fees and utilities, as well as rental income less property management and cleaning fees.
Talk to your accountant. Level-headed and conservative, my accountant is a great sounding board, who has talked me out of many cockamamie ideas over the decades. When I ran this one by him, his answer surprised me: “Go for it,” he said. “It’s a lifestyle. You will love it.” He added this caveat: “But make a pact. One year from the day you close the deal, if either one of you wants to sell it, for whatever reason, sell it. It only takes one vote.” Agreed. Look under the hood. Liking a property for its view, location and amenities is not enough. We liked a condo enough to want to buy it, but a review of the association minutes revealed that owners needed to pay a large assessment to retrofit oceanside balconies, which would entail a twoyear construction project that would shut down rentals much of that time. The minutes also revealed that many of the condos in the complex, including the one we were considering, had popcorn ceilings containing asbestos. Hard pass. Read HOA documents. A complex’s bylaws and covenants will contain important details like rental rules, what HOA dues cover and pet restrictions. Talk to other owners. We seriously considered another condo until we talked to the listing agent, who also owned a unit in the complex. He made clear that most owners in the building frowned on renters. A well-established property manager confirmed that the complex was not renter friendly. If you can afford the luxury of a second home that you don’t have to rent out to defray costs, this type of place is for you. We, on the other hand, kept looking. his eyebrows and matter-of-factly said words I loathe. “We’ll have to look at the budget.” Like a good lawyer, DC is an expert at directing me to his conclusions in a way that makes me feel like they’re mine. This time, however, I was ready. I had concocted a Marni-math scheme that showed how we could not quite break even if we bought a modest place that generated exceptional rental income through Airbnb. The plan also had as part of the calculus that I would never ever in my whole life stop working. DC stayed quiet, which I took as the door opening a crack. Then came a stroke straight from heaven. In July our condo-owning friends Chris and Cindy, whom I just might have told about my pipe dream, invited DC and me to spend a weekend at their condo to see how we liked beach life. “We have selfish motives,” Cindy confessed. “We want you to get a place.” “Let’s go,” I said to DC. “Maybe we’ll hate it.” We accepted the offer and lined up a local broker to show us a few properties. Enter Bob, soon to be known as Saint Bob. Little did Saint Bob know. DC liked the getaway more than he wanted to. (YES!) We spent the next two months talking each other into and out of the idea by turns, while seeing properties with Saint Bob. We wanted a two-bedroom, two-bath condo with a straight-on ocean view (not one where you can only glimpse the ocean if you look out the bathroom window and crane your neck while on tiptoes) that was also popular with renters and in our price range. Our first day out proved this would be impossible. Over the next few months, we saw dozens of condos in person and online. We almost but not quite bought two and kept searching. Here’s what we learned along the way. Run the numbers. Before we went condo hunting, we researched what expenses we would have to pay beyond the price of the property. Cindy and Chris kindly shared what they paid annually for insurance, property taxes, HOA fees and utilities, as well as rental income less property management and cleaning fees.
Talk to your accountant. Level-headed and conservative, my accountant is a great sounding board, who has talked me out of many cockamamie ideas over the decades. When I ran this one by him, his answer surprised me: “Go for it,” he said. “It’s a lifestyle. You will love it.” He added this caveat: “But make a pact. One year from the day you close the deal, if either one of you wants to sell it, for whatever reason, sell it. It only takes one vote.” Agreed. Look under the hood. Liking a property for its view, location and amenities is not enough. We liked a condo enough to want to buy it, but a review of the association minutes revealed that owners needed to pay a large assessment to retrofit oceanside balconies, which would entail a twoyear construction project that would shut down rentals much of that time. The minutes also revealed that many of the condos in the complex, including the one we were considering, had popcorn ceilings containing asbestos. Hard pass. Read HOA documents. A complex’s bylaws and covenants will contain important details like rental rules, what HOA dues cover and pet restrictions. Talk to other owners. We seriously considered another condo until we talked to the listing agent, who also owned a unit in the complex. He made clear that most owners in the building frowned on renters. A well-established property manager confirmed that the complex was not renter friendly. If you can afford the luxury of a second home that you don’t have to rent out to defray costs, this type of place is for you. We, on the other hand, kept looking. home comfort system to another. It’s important that refrigerant levels be properly maintained — neither too high nor too low. Newer to use within the U.S. air conditioning sector, A2L is a group of refrigerants with a lower toxicity and fl ammability rating compared to A2 or A3 refrigerants. A2Ls have emerged as a replacement for older, high-impact refrigerants. It is anticipated that A2L refrigerants will be required in 2025. 2. Air handler: An air handler is the part of an HVAC system that circulates conditioned air throughout the home. 3. Furnace: A furnace heats the inside of a home. It uses natural or liquified petroleum gas, instead of refrigerant, to heat the air inside the home. 4. BTU: British thermal unit. The amount of heat required to raise or lower the temperature of one pound of water by one degree Fahrenheit. Understanding BTU allows homeowners to determine the heating or cooling capacity required to maintain a comfortable indoor temperature, ensuring the HVAC system is adequately sized for the living space. 5. Condensing Unit: Condensing units are found outside of the home.
The unit is connected to the indoor unit, either an air conditioner or heat pump, with tubing to carry refrigerant, which is used to transfer heat. To cool your home, a condenser removes heat from indoor air. To heat your home, it brings natural warmth from outdoor air inside your home. A heat pump can also heat your home. 6. Ratings: The higher the following ratings, the more efficient the unit. * EER2: The updated metric for energy efficiency ratio, formerly known as EER. The ratio of the cooling capacity of the air conditioner or heat pump in BTUs per hour to the total electrical input in watts. This measure is determined by comparing test units to Air Conditioning and Refrigeration Institute specifications. * HSPF2: The updated metric for heating seasonal performance factor, formerly known as HSPF. It measures the efficiency of the heating portion of a heat pump. * SEER2: The updated metric for seasonal energy efficiency rating, formerly known as SEER. It is used to express the efficiency of an air conditioner or a heat pump in cooling mode. Similar to miles per gallon in a car, a higher SEER2 number indicates a
more efficient unit. 7. Residential packaged unit: Equipment in which all heating and cooling components are located in one cabinet. Installed either beside or on top of a home or business. 8. Split system: A home comfort system that uses an indoor and an outdoor component to deliver comfortable air to a living environment. This may involve a combination of elements such as the following: a condensing unit located outside, air handler or furnace positioned indoors. In the case of a system incorporating a gas furnace, an evaporator coil inside the home is also utilized. 9. Stage systems: HVAC systems designed with various operational stages, including single-stage (on/ off), two-stage (two levels of heating or cooling capacity) or multi-stage (variable speed) configurations, enabling them to adjust heating or cooling output to meet comfort preferences while maximizing energy efficiency in diverse conditions. 10. Zone/zoning: A home may be divided into several different areas, or zones, to better control the temperature. The process of dividing a home into different zones is called
zoning. With basic terminology top of mind, homeowners can seek better optimization of HVAC system performance. Ask questions and gain clarity from trusted contractors. According to the S&P Case-Shiller national home price index, home values have increased 29% since January 2021. Mortgage rates have tripled. Buyers today have a principal and interest payment $2,200 higher than it was in early 2021. The average new mortgage payment is now 52% above the average rental payment. Postponing buying a home a few years while accumulating a downpayment and working the way up the income ladder has been the path to homeownership for generations. That’s changing. The unaffordability of homes is leading people to readjust their definition of success. For many, owning a home has been crossed off their list.
What is on their list is taking their money out of savings and spending it. It’s consumer spending fueling the economy and confounding economists who had been predicting a recession. Despite weak home sales, the annual third-quarter growth rate was a healthy 4.9%. “People are taking their frustration out by using that money on vacations and enjoying life,” said Jamie Battmer, a chief investment officer. “That money is gone and never coming back.” According to research and consulting firm John Burns Research, “It will take a combination of falling prices, lower mortgage rates and rising incomes for affordability to improve. Absent a recession, that will

take years.” In addition to spending savings, consumers are taking on more credit card debt. According to the New York Federal Reserve, household third-quarter credit debt reached $1.079 trillion. That’s the highest level since the Fed began tracking that information. Total household debt also set a record this year at $17 trillion. Folks are spending their savings and then running up their credit cards. Future homebuyers will need more savings and less debt. The current spending and debt level is not sustainable. County home prices are statistically high, having appreciated 26% since January 2021, but statistically low and affordable in comparison to the state’s average. According to recent data from the California Association of Realtors, the median statewide selling price is a record high at $843,600. Buyers would need to earn $221,000 in household income to qualify for an 8% mortgage at today’s interest rates. Only 15% of California households would qualify. The high cost of housing and increased mortgage rates have created a new phenomenon. Families are losing faith in obtaining the American Dream,
believing anyone, regardless of where they were born or what class they were born into, can attain their own version of success. Historically that has included a rewarding career, a beautiful family and up until recently owning a home. A recent Wall Street Journal poll found only 36% of respondents said the American Dream still holds true. Half said life was worse in America today than it was 50 years ago. Young adults were the most negative age group. Americans aren’t feeling particularly good about buying a home. According to the University of Michigan’s Consumer Sentiment Survey, the number of Americans who think it’s a good time to buy a home is at the lowest level since 1982. When home values are increasing, folks often believe it’s a good time to buy. What’s different this time is mortgage rates have been increasing faster than home values. ■ See CALHOON, page 14
