The 30-year fixed rate mortgage has dropped from nearly 8% in October to around 7.25%. Borrowers should also consider a lower adjustable-rate mortgage and refinance next year when mortgage rates are expected to fall further. This tactic is called, “Date the rate and marry the house.” A high mortgage rate might be temporary, but the home is forever. National Association of Realtors Chief Economist Lawrence Yun forecasts home sales will rise 13.5% next year and mortgage rates will be between 6% and 7%. Sand, mud, sunscreen, snowy boots can wreak havoc on carpet and furniture. Thus, avoid carpet, especially in a light color. Instead opt for hard floors. Cover upholstered pieces in durable fabrics like Crypton, canvas, Sunbrella, and leather, which can withstand wear. “I love linen, viscose and other beautiful delicate fabrics,” McBride said, “but they will not withstand guest use. Spill red wine on a viscose rug and it’s gone.” When available choose commercial (as opposed to residential) grade products. For tables and case goods, look for solid hard wood or metal. “It’s hard to resist that nightstand made of MDF or particle board that’s only $50, but it’s not going to hold up.” • Bring on the amenities. The little touches are often what brings guests back. Aside from the basics — dishes, cutlery, cookware, serving dishes,

soap, towels, linens and a blow dryer — think of what would help guests better enjoy their stay: marshmallow roasting sticks, gourmet coffee, beach towels, board games, a small library of (noncontroversial) books, lightweight folding chairs, thoughtful toiletries. • A place to work. With so many people working remotely, guests welcome a small workspace. You don’t need to have a traditional desk, but a drop-down shelf that folds away, or a small desk that can double as a nightstand could suffice. Beyond a work surface, wi-fi and ample outlets for devices are all you need. • Where to save. Although you may need to spend a bit more on durable furniture items, you can spend less on rugs and art. Rugs will likely need frequent replacement and, to guard against “attrition,” you don’t want gallery level art or anything of high value. • Go easy on accessories. Unlike your main home where you might like photos and mementos around,

keep rentals spare. Guests want surface area to set their reading material, phones and beverage glasses on, especially in bedrooms. • Time it right. Although you may need to go off the rental market while you remodel, you also don’t want to turn down a rental because you’re waiting for a sofa to arrive. “Maximizing both looks and revenue may mean compromising on a choice,” McBride said. “Don’t let perfect be the enemy of good.” My tea kettle is whistling. The accolade was bestowed upon him at the annual awards and installation luncheon held at Serrano Country Club in El Dorado Hills Dec. 8. In addition to this achievement, Maury O’Hearn has been elected and was sworn in as treasurer by the EDCAR Executive Board of Directors. This dual recognition reflects his contributions and dedication to the local real estate industry. A spokesperson highlighted O’Hearn’s

15-year involvement with the EDCAR Top Achievers Club. This club funded by local Realtors provides scholarships to graduating high school seniors in El Dorado County each year. stimulate sales. However, our low inventory environment will continue. With a limited number of homes available, prices will ratchet up. December homebuyers can avoid the crowds and higher prices. It rarely makes sense to wait for prices or mortgage rates to get better. They may, but the odds favor California real estate increasing in value over time. The 2008 Great Recession was the worst I have experienced in my 50 years as a broker. Between 2009 and 2011 about half the sales were foreclosures and pre-foreclosures. Houses that were selling for over $500,000 in 2006 were selling under $300,000 by 2009. No one knew where the bottom was. Imagine purchasing a home when home values were collapsing. Many did. Between 2009 and 2011, 6,500 buyers purchased homes in our county when the median selling price was $295,000. This month it’s $625,000. Not only are sellers easier to deal with in December but so are their agents. When agents are busy with new

listings, putting together sales and balancing escrows, their stress level is high and their time is short. In December my calls are returned promptly and listing agents are more cooperative in putting together a deal. Previewing homes in December may reveal potential issues that buyers might miss in other months. Water stains on the ceiling, condensation on windows, cold or draft y rooms and poor outside drainage may indicate potential problems that might not have been evident in June. For the last decade California sellers have had a negotiating advantage over buyers. With California’s chronic housing shortage, that’s not likely to change. However, that advantage is less during the holidays. If buying a home in 2024 is a priority, it’s better to start this month. Merry Christmas and a joyous New Year. stimulate sales. However, our low inventory environment will continue. With a limited number of homes available, prices will ratchet up. December homebuyers can avoid the crowds and higher prices. It rarely makes sense to wait for prices or mortgage rates to get better. They may, but the odds favor California real estate increasing in value over time. The 2008 Great Recession was the worst I have experienced in my 50 years as a broker. Between 2009 and 2011 about half the sales were foreclosures and pre-foreclosures. Houses that were selling for over $500,000 in 2006 were selling under $300,000 by 2009. No one knew where the bottom was. Imagine purchasing a home when home values were collapsing. Many did. Between 2009 and 2011, 6,500 buyers purchased homes in our county when the median selling price was $295,000. This month it’s $625,000. Not only are sellers easier to deal with in December but so are their agents. When agents are busy with new

listings, putting together sales and balancing escrows, their stress level is high and their time is short. In December my calls are returned promptly and listing agents are more cooperative in putting together a deal. Previewing homes in December may reveal potential issues that buyers might miss in other months. Water stains on the ceiling, condensation on windows, cold or draft y rooms and poor outside drainage may indicate potential problems that might not have been evident in June. For the last decade California sellers have had a negotiating advantage over buyers. With California’s chronic housing shortage, that’s not likely to change. However, that advantage is less during the holidays. If buying a home in 2024 is a priority, it’s better to start this month. Merry Christmas and a joyous New Year. Sand, mud, sunscreen, snowy boots can wreak havoc on carpet and furniture. Thus, avoid carpet, especially in a light color. Instead opt for hard floors. Cover upholstered pieces in durable fabrics like Crypton, canvas, Sunbrella, and leather, which can withstand wear. “I love linen, viscose and other beautiful delicate fabrics,” McBride said, “but they will not withstand guest use. Spill red wine on a viscose rug and it’s gone.” When available choose commercial (as opposed to residential) grade products. For tables and case goods, look for solid hard wood or metal. “It’s hard to resist that nightstand made of MDF or particle board that’s only $50, but it’s not going to hold up.” • Bring on the amenities. The little touches are often what brings guests back. Aside from the basics — dishes, cutlery, cookware, serving dishes,

soap, towels, linens and a blow dryer — think of what would help guests better enjoy their stay: marshmallow roasting sticks, gourmet coffee, beach towels, board games, a small library of (noncontroversial) books, lightweight folding chairs, thoughtful toiletries. • A place to work. With so many people working remotely, guests welcome a small workspace. You don’t need to have a traditional desk, but a drop-down shelf that folds away, or a small desk that can double as a nightstand could suffice. Beyond a work surface, wi-fi and ample outlets for devices are all you need. • Where to save. Although you may need to spend a bit more on durable furniture items, you can spend less on rugs and art. Rugs will likely need frequent replacement and, to guard against “attrition,” you don’t want gallery level art or anything of high value. • Go easy on accessories. Unlike your main home where you might like photos and mementos around,

keep rentals spare. Guests want surface area to set their reading material, phones and beverage glasses on, especially in bedrooms. • Time it right. Although you may need to go off the rental market while you remodel, you also don’t want to turn down a rental because you’re waiting for a sofa to arrive. “Maximizing both looks and revenue may mean compromising on a choice,” McBride said. “Don’t let perfect be the enemy of good.” My tea kettle is whistling. That same day I had their offer, which the seller insisted be presented that evening. It was a Merry Christmas. Mortgage bankers have a small gift for holiday homebuyers. The 30-year fixed rate mortgage has dropped from nearly 8% in October to around 7.25%. Borrowers should also consider a lower adjustable-rate mortgage and refinance next year when mortgage rates are expected to fall further. This tactic is called, “Date the rate and marry the house.” A high mortgage rate might be temporary, but the home is forever. National Association of Realtors Chief Economist Lawrence Yun forecasts home sales will rise 13.5% next year and mortgage rates will be between 6% and 7%.
