Q: This year my sister and I inherited a medium-sized, threebedroom house on the “bird streets” in Fairfield when our mother died. The problem is we can’t decide what to do with it. I want to sell the home, which is fully paid for, and split the money with my sister. She wants to hang on to the house and rent it out as an investment. She’s the younger sister and I think part of it is she doesn’t want to sell “Mom’s house.” Complicating the issue is that my sister and I have had a fairly torturous relationship for many years. The last thing I want to do is to have to work with her in managing this house. I’ve read your column for many years and, if you would be so kind, I’m very interested in your thoughts on the matter.

A: Let me start by re-empha sizing my position on owning rentals in general. It’s a topic I get to cover from time to time but my position hasn’t changed much through the decades.

Free college and debt for giveness sounds good, but this means all the Americans who didn’t attend college and those who did over the past 40 years and paid off their debt will have to cover this multitrillion-dollar expense via more federal and stateThetaxes.sad stories I have seen vary from the hard-working single mom who enrolled in a “for profit” technical school, diligently studied and success fully obtained a certificate to become a medical assistant only to find out later the job she would get pays $17 per hour, to the advanced degree architect who graduated after six years of college with a starting salary of $75,000. The single mom owes $28,000 and the architect owes $375,000 and both now have federally insured loans that are not dischargeable in bankruptcy.Thesadpart of this is the single mom thought she was doing something to get ahead and move up to the middle class, and the young architect wasn’t financially savvy enough to avoid the huge amount of easy money she was able to borrow for tuition and housing. The federal government now owns more than $1.7 tril

No, you don’t need a dining table

Successful student loan stories are plentiful right here in Solano County. I have helped at least 3,000 people since 1989 buy homes who benefitted from their college degrees that were intelligently and carefully financed by federally insured student loans. I have also had to turn down more than 1,000 people since 1989 because of defaulted and/or excessive student loan debt.

I have no bright ideas on how to fix this problem, but I can tell you the key to a solution is teaching financial literacy and how to achieve the American dream beginning in sixth grade and all the way through high school.

Get creative with a con vertible table. Some “of my favorite pieces for smaller spaces are console tables that pull out to reveal a dining table, which is a perfect solution for apartment dwellers who love to entertain,” says Rande Leaman, an interior designer in Los Angeles.

Don’t underestimate the floor or sofa. Falls Village, Conn., designer Abigail Marcelo Horace says that, during her days as a single woman in New York City, she and her friends mostly ate out. Her apartment did have a dining nook, but she and her guests usually sat on the floor or on the sofa during dinner get-togethers. “I felt it was so intimate, and I loved it more than the traditional meal at a dining table,” says the designer behind CasaNewMarcelo.York designer Nicole Arruda of Nicole Alexandra Design Studio also says that eating in the living room is just fine when your apartment is short on square footage. “Don’t underestimate the floor,” she says. “I love a comfy pouf or floor pillow I can just pull around a coffee table.”

Yes, you need a dining table

Let it serve double duty. “I personally always prefer a dining table – even a small one tucked in a corner . . . perhaps one that extends for company,” rather than having nowhere to eat, says Charli Hantman of August Black Interior Design in New York. Have a rectangular or oval table? This can be a work space, she says, while a round table can double as an entrywayHavestation.aplace to put items. For Tiffany Piotrowski of Tiffany Leigh Design, “a dining table is necessary no matter your space.”

s small-space living and working from home have taken hold, one piece of furniture has had its necessity called into ques tion: the dining table. Does it really make sense to set up one (or more realistically, a bistro table and a couple of chairs) when space is at a premium?

Do you really need a dining table in a small space?

The Barrie, Ontario, designer says: “It’s a surface to put out drinks and a charcuterie board when you’re entertaining. It’s a spot to sit and do some jour naling, a puzzle or try a hobby likeWhilepainting.”living in Toronto, Piotrowski and her partner incorporated an antique 6-by2-foot harvest table into their 700-square-foot apartment. “When I started working from home during the pandemic, this doubled as a boardroom table,

Plus, it’s more than acceptable to veer away from traditional design customs. “Almost nothing is mandatory anymore outside of electrical, plumbing and appli ances as we evolve our home lives so quickly,” Alexander says.

Yes, it’ll cost a few bucks every month, but at least you can go through your day-to-day life without always having to worry about the house.

First, see if you and your sister can agree to enter into a tenancy in common agreement. A TiC agreement is nothing more than a contract between the two of you that will define each other’s rights and responsibilities with regard to the property. This can include how tenants are selected and when or how the property might someday get sold.

If the house sits vacant for a number of months, you’re the one covering the expenses.

ON GARDENING

Just ask the landlords during the past several years as mul tiple, often conflicting, rent abatement laws hit the books during Covid. Many thousands of tenants were able to stay in their rentals without paying rent, leaving landlords – many of whom were just “mom and pop” landlords – still having to make mortgage and tax payments.

Not so with real estate.

If the house needs major repairs, you pay for it.

And last, but perhaps most important, if you are going to rent it out, for heaven’s sakes hire a property management company to handle the day-today affairs of the business. They know the laws, who to contact when that water heater blows up, and how to choose tenants. It will also keep a nagging tenant from bothering you at home.

If that’s you, then maybe you should keep the house. In the long run you’ll probably be money ahead over selling it.

Now perhaps mini describes the size of their leaves, and that would be just perfect. The small colorful leaves, described as watermelon to coral-colored with chartreuse accents, are abso lutely stunning. I would add that as the sun shifts during the day and light gets filtered, the color looks even a royal burgundy with the chartreuse. But as soon as the sun returns, it’s flaming again.

Over the decades I’ve found that most people, myself included, don’t have the time or temperament to be a landlord.

I have a friend who, at the outset of his retirement, bought five rental homes scattered all around town. A CPA by profes sion, he was more than capable of handling the books, fore casting income and expense projections, and most impor

His newly found retirement affords him the time to concen trate on his real estate business and he enjoys it.

Limelight Prime hydrangea. I admit I always underestimate the summer growth they will put on. Hence, I have the glorious white panicle flowers intermin gling with the coleus foliage.

ColorBlaze Mini Me Watermelon coleus will make its debut in 2023. The leaves are small but packed with riveting color.

I grow coleus for foliage, the flowers do have some added value. In my area, the first two weeks of October are usually the last days of hum mingbird activity. I will usually let a few coleus blooms develop in late September to offer any extra nectar that might be needed for the hummingbirds before they head to the tropics.

Everyone thinks coleus com binations in containers and ColorBlaze Mini Me Water melon already have their shares of prized recipes on the Proven Winners website. They deserve great partnerships in the land scape, too! At the Young’s Plant Farm spring trials, they had ColorBlaze Mini Me Water melon combined with Luscious Lemon Tart lantana and Illu sion Emerald Lace sweet potato, both of which echoed the coleus accent colors.

This has been the year in West Georgia where every thing has flourished. In July we thought we would perish with the nonstop triple-digit heat index numbers. Then in August and September, it has been like, “Lord, we thank you for our daily rain.” Everything is much larger than usual. Consequently, plant partnerships or combina tions have an exaggerated look.

The Garden Guy’s combi nations were a little lucky. I partnered mine in part with

Winter

From Page 9

In the overall design I have also included Rockin’ Playin’ the Blues salvia and Color Coded ‘One in a Melon’ coneflower, which will also be making its debut in Eighteen2023.selections will be available in the ColorBlaze series in 2023. They are among the most carefree plants you can grow, and they’re worth every penny for your garden dollar.

The maintenance I have already mentioned: Pinch to maintain bushiness and structure. I am also one who will pinch off flowers if they develop before I wouldAlthoughlike.
