Q: I bought a small house in Vallejo a few months ago from a guy. It’s an old, rundown house and he sold it cheap. I paid cash for it and recorded the quit claim deed he gave me. I’ve just received a letter from a lawyer in Sacramento saying I don’t own the house and that his clients, a retired couple, do. So I went down to the county offices and looked it up. My deed is the last deed they have. Is the letter from the lawyer a mistake? Should I contact him directly and give him a copy of my deed?

A: To answer your ques tion I need to make a couple of basic assumptions, since your email didn’t give me a lot of the particulars.Therewere no Realtors involved and no title compa nies, right? You saw an ad in the paper or Craigslist or something and

I’mcalled.just taking a calculated guess here, but odds are the guy who sold you the house never owned it.

So how was he able to give you a deed? Well, that’s easy!

Anyone can give anyone a deed. It’s just a piece of paper. I’m guessing the guy was a tenant or, even worse, a squat ter the real owners never knew anything about. Even worse than

that, you specifically said you were given a quitclaim deed.

Deeds come in different flavors. There are trustee deeds, deeds of trust, gift deeds, grant deeds, quitclaim deeds and prob ably a few deeds I’ve missed. Each type of deed has its own nuances, but many times they are effectively interchangeable.

Both grant and quitclaim deeds are commonly used to convey title to real estate. But they aren’t the same thing, most particularly in your case.

A grant deed, the most common type of deed used in California to convey title to a buyer, carries with it certain legally enforceable promises by the seller. If I give you a grant deed to a property, I’m also giving you a guarantee that I own it and have the legal ability to give it to you. Even if the prop erty is transferred without any type of written contract, the grant deed’s built-in warranty gives the buyer the right to sue if something turns out to be wrong

with the title.

Not so with a quitclaim deed.

Quitclaim deeds carry no warranty that the seller has any legal ownership interest in the property. It’s up to the buyer to decide if the guy has valid title or not.

I can give you a complete, fully notarized and recordable quitclaim deed to the prover bial Brooklyn Bridge. If the bridge happened to be located in Solano County, you could take the deed down to the Recorder’s Office and record it. But if you start trying to collect tolls, you’re going to have a problem.

All the deed transferred to you was any right or title to the bridge that I actually had at the time. Regarding the bridge, my right or title is exactly zip, zilch and nada. So that’s exactly what youThat’sbought.why prudent buyers also buy a title insurance policy. The title company guarantees that when the deed is recorded you, the buyer, actually have good title to the property. If there is something wrong, and it happens more than you could imagine, the title company comes to the rescue. They either fix the problem or pay you your money back.

How much will a house cost by 2030?

PREDICTIONS, TIPS TO START SAVING

JFannie Mae. Between higher mortgage rates, still-high home prices and broader inflation ary pressure, putting off buying a home might be the only option for some. What happens if you wait, though? Will the housing market of the future be any more favorable for homebuyers? Here’s what experts think.

Key housing market statistics today

• The median home sale price hit $433,100 at the begin ning of 2022, according to Census figures. That’s up from $329,000 at the start of 2020.

• Approximately 43% of the homes sold in the second quarter of 2022 were within the budget of a family earning the median income of $90,000 per year, according to the National Associ ation of Home Builders.

• The median down payment was $35,000 in the second quarter of 2022, a 34.7% jump from the previous quarter, according to ATTOM.

• So far in 2022, sales of existing homes have trended downward, according to the National Association of Realtors (NAR).

• As of July 2022, listings remained on-market for two weeks, the shortest time frame on record, according to NAR.

• Existing-home inventory came in at 1.31 million in July 2022, NAR reports, up 4.8% from June.

How much will a house cost by 2030?

While it’s relatively easy to predict short-term movements in the housing market, looking ahead to the end of the decade can be quite challenging.

“Trying to predict home price movements over nearly a decade would be little more than a shot in the dark,” says Nicole Bachaud, senior economist at Zillow. “At least for the foresee able future, it is likely that home price growth will be much closer

to historical norms [between 3 and 5% annually] than the record pace we’ve seen during the past two years.”

“Even if inflation goes back down to 2%, that could take a $1 million home to $1.17 million by 2030,” says Leonard Stein berg, chief evangelist and corporate broker in New York City at Compass. “At 5%, it’s $1.47 million.”

Could we actually see a decline in home prices? Not likely.

“Home values have leveled off this summer while buyers pull back at today’s prices, but

it’s important not to confuse the inability to buy a home with a lack of desire to buy,” says Bachaud. “Pent-up demand from potential buyers waiting in the wings for a home they can afford will provide a backstop for prices that will keep them from falling anywhere near pre-pandemic levels, so the price drops we see today will likely be minimal and short-lived in lieu of a significant increase in housing inventory.”

Still, buyers could get a bit more bargaining power, includ ing the ability to come in under asking price in some markets and negotiate concessions.

“I’m not so confident that buyers are going to feel like they are getting a good deal,” however, says Daryl Fair weather, chief economist for Redfin. “With higher mortgage rates, the median mortgage payment is nearly 40% higher than it was just a year ago.”

Will we see some additional supply to solve the housing short age? Maybe, but that increase isn’t going to happen overnight.

“Home builders do not sub scribe to the ‘If you build it, they will come’ mindset,” says Greg McBride, chief financial analyst at Bankrate. “They did that before [leading up to the 2008 housing crash], and it didn’t work out well.”

In addition to builder con cerns, other factors like zoning issues in certain cities and neigh borhoods put up more hurdles on the path to addressing the lack of listings.“Theshortage of homes is an issue that isn’t going to go away,”

says McBride. “It’s going to take a long time to fix.”

One factor that can impact the type of home loan you might need is the Federal Housing Finance Agency’s annual update to conforming loan limits. Each year, the agency spells out a new maximum amount for mort gages purchased by Fannie Mae and Freddie Mac (the major ity of loans) based on home price growth.

In 2022, the FHFA raised the limits significantly to account for rising home values: $647,200 across most of the country, stretching to $970,800 in high-priced areas like Califor nia, Hawaii and New York City. If you need to borrow an amount that exceeds your area’s limits, you’ll need to qualify for a jumbo loan, which often comes with more stringent credit and down payment requirements.

What about mortgage rates?

Whether you’re hoping to buy a house in the next year or next decade, higher or lower mort gage rates help determine how much you can afford. Rates have been rising so far in 2022 as the Federal Reserve works to get inflation in check. You might be looking at the surge from around 3% at the end of 2021 to today’s rates of more than 5% with serious worries about where those rates will be in 2030.

“The future is so uncertain right now,” says Fairweather. “We don’t know when inflation

If you don’t know, Truf fula Pink it is a globe amaranth. It is almost always grown as an annual that reaches about 24 inches tall and almost as wide. You can’t give it too much sun. It might be perennial in zones 9 and warmer. I live in 8a and had a patch that was perennial for me for a couple of years. I’ll explain its demise.

I planted it in 2019, and it returned in 2020 and was awesome. I never realized I

planted it in conjunction with a chipmunk thoroughfare. In 2021 my granddog Alli, a 120pound Dutch Shepherd, came to live with me for a year. Her sole existence became to rid Grand Dad of the chipmunks. The Truffula Pink area became pulverized. Today the chip munks live happily and have found new joy in torturing Tootie theThisbichon.year in a way seemed like a second coming out party. It wasn’t with fanfare, but if you

had your eyes open, you proba bly muttered a “holy wow” once or twice. One such moment for me was at Mississippi State Uni versity’s industry day at the Truck Crops Branch Experi ment Station in Crystal Springs, Mississippi. It was a “why didn’t I think of that?” moment. Right out in the full scorching summer sun of central Mississippi was Truffula Pink gomphrena, stand ing so stately over this year’s hot new Augusta Lavender helio trope. The lavender blue and hot pink were a perfect partnership.

1. Pay down your debt

Your down payment saving strategy isn’t all about increas ing the amount of money you put in your bank account. It’s equally important to focus on decreas ing the amount of money you owe for other debts like credit cards, student loans and car payments. By lowering your debt-to-income (DTI) ratio, you’ll be in a better position to qualify for a mortgage down the line.

2. Make aggressive career choices

If you’re just getting estab lished in your career, now’s the time to build your earnings and savings for a future home pur chase. Figure out the right way to ask your employer for a raise, or be willing to look for other opportunities where you’ll be rewarded with a bigger paycheck. Sixty% of workers who switched jobs over the past year earned more money in their new roles, even accounting for the fast pace of inflation, according to a recent study from the Pew Research Center. Over the next few years, a wise career move can make a huge difference in your bank account.

“[Homebuyers] can improve their financial standing by leaps and bounds in that period of time,” says McBride. “They may buy a home for not much more than they would pay today, but their income could be 50% higher.”

3. Focus on your local market, not the headlines

As you think about budgeting for a house, it might be helpful to focus on housing market con ditions in the neighborhood where you’re looking to buy instead of the broader national trends that might be skewed by data in another time zone. The down payment isn’t the only piece of the homebuying puzzle you’ll need to solve for. You’ll also need to be ready to pay closing costs – lender fees, taxes, appraisal expenses, set tlement charges and more. These add up quickly. In 2021,

the average closing costs were $6,905, according to ClosingCorp.

Because you’ll be spend ing several thousand on closing costs, it’s imperative to stay in the home long enough to break even if you want to stay in the black.

“If you’re buying a home and selling it a year or two later, you’re not going to come out ahead,” says McBride. “Make sure you have a longer time horizon in mind.”

6. Think about the cost of living and where you could put down roots

The headlines about home prices might cause concern right now, but it’s important to remem ber that high-priced markets do play a large role in the data.

“Buyers can fight inflation on a personal level by moving some where more affordable,” says Fairweather. “If they have the flexibility to work remotely, they could start browsing other cities and states on Redfin to see how a lower cost of living can impact their lifestyles.”

children and our grandchildren. The gov ernment and the media don’t seem to care about the destruction of the middle class or the 12 million children in America living in poverty today. It’s up to us.

The American Dream of homeown ership and financial happiness for our kids is doomed if we keep printing money because these young people will be the ones who have to pay it back.

Over the past 50 years, the average household income has only risen 18% while housing has increased 175% and

college tuition 260%. In 1972, our national debt was $427 billion and we had a 34% debt to GDP ratio. Today, it’s more than $31 trillion and a debt to GDP ratio over 120%. Inflation and another energy crisis that might make the one we saw during the late 1970s look tiny, will require a unified America to overcome.

I would like to think I broke the mold a little. It
