One of MP Maintenance and Construction’s notable projects is the ongoing work at Moira Station, where they repurpose old-school materials to suit the historic red brick and hardwood timbers of the property.

Moira Station is home to the Smith family, who farm the surrounding area and host weddings and functions on the property.

Recently, MP Maintenance and Construction restored and converted an old shed, which was once the property’s waterhole, into a toilet block for wedding guests at the homestead.

From the outside, the building still looks like an old shed, but the internals are now male, female and disabled bathrooms.

“Many of the timbers and the materials we use, you just can’t go and buy them; you have to source the materials,” Jacob said.

“It is a bit of a process, restoring it all.

“You walk inside, and it has an old-school theme, but it is all new and modernised.

“It is all dressed river red gum dividers with the galvanised tin on the inside.

“We put concrete tiles on, so it looks like a concrete floor, which is in most of the house, and the tiles are halfway up the walls throughout.

“The old black and white floral tiles, which cost an arm and a leg, but they made it look good.”

The old shed being converted into a toilet block is only one of many projects MP Maintenance and Construction has worked on at Moira Station.

They have also restored and stabilised the homestead’s verandas, built the beautiful bar in the men’s quarters, and restored the hallways and fireplace in the Red Room.

Founded in 1842, with the historic homestead starting to be built in 1866, Moira Station’s Jess Smith knows the historical significance of the property and its surrounding land.

“For us and with any historic place, it is about preserving and conserving that history,” Jess said.

“However, obviously, we are always trying to make sure that it is functional and practical for the modern day.

“We are trying to find that balance between conservation and preserving, but also making it functional for today’s use.

“We found that MP Maintenance and Construction were incredible at doing that, and they also understood the importance of that for us.

“They have been so incredible at helping us find materials around the property and reusing and repurposing it to keep within the authenticity of the station.”

Jess envisions a long relationship with MP Maintenance and Construction, with more restorations at the property in the pipeline.

She feels that they take on her family’s vision and then deliver on projects tenfold, with everything MP Maintenance and Construction has done crafted authentically and in consideration of the historical significance.

“We give MP an expansive vision of what we are hoping for, and then they come back, source material, source what we were thinking, create these pictures and images and then develop this beautiful end product,” she said.

“When you first engage with anyone, you are a bit nervous, and then after the first project, we were just in awe about the work MP has done.

“I feel like they have a project management element to what they do; they are not just maintenance and construction; they are not just builders; they are the whole package.”

Spring planting secrets are out

WHEN NOT WRITING, JOURNALIST JACI HICKEN

CAN BE FOUND IN HER HUGE VEGETABLE GARDEN WEEDING, PLANTING AND HARVESTING FRESH HOME-GROWN PRODUCE. HERE IS HER SPRING PLANTING GUIDE.

ONE THING ABOUT vegetable gardening, and pretty much all gardening, is that you can’t rush things.

Rushing planting before the seasons are ready can waste time and effort.

These are the things I consider before planting my spring vegetables.

IS THE TEMPERATURE WARM ENOUGH?

The air and soil temperatures can be directly related to the length of the day.

Your soil needs to absorb the sun’s warmth during the day and store it so that the ground is warm enough to germinate seeds.

This only happens as the days get longer.

I don’t plant any seeds or seedlings outside in my patch until the days start getting longer than the nights, which is September 22, the spring equinox.

YOUR SOIL READY TO GROW VEGETABLES?

Up there with soil temperature is soil nutrients. This is something that is worked on all-yearround, whether a vegetable bed is about to be planted or is resting.

It is essential to have well-aerated soil full of organic material to feed your plants over the long run.

Many people would have dug in some well-rotted manure a month or so ago.

But if you are in more of a hurry, chicken poo pellets can be sprinkled at about a handful per metre of vegetable garden before planting seeds or seedlings.

About a week after planting, you can top dress, if you like, with some more chicken poo pellets to give everything a boost.

WHAT TO PLANT IN SPRING

Directly into the vegetable garden, it is time to sow beans, carrots, corn, daikon radish, fennel, kale, leek, parsnip, radishes, spring onion, zucchini and herbs including basil, chervil, chives, coriander, parsley and sage.

Capsicum, chilli, cucumber, eggplant, pumpkin, rockmelon, squash, tomato and watermelon can be sown into punnets to be raised as seedlings before planting out in late November.

You won’t find this last piece of advice in many places, but if you want to grow Brussels sprouts, now is the time to start raising them from seed to be large enough to plant out in April and have Brussels sprouts next winter.

Our Home sat down with Brodie Wallace, daughter of homeowner Gerry O’Neill, to learn more about the inspiration behind this beautiful riverside abode.

“Our family has cherished Echuca for decades,” Brodie said.

“We’ve camped along this river since we were babies, so it’s always been a place close to our hearts.

“We knew this was where we wanted to build our forever home, especially on the street we’ve always loved — right on the riverfront.

“It’s rare for properties here to come up for sale, so when this one did, we jumped at the chance.”

Originally, the family planned to renovate the existing house, but the discovery of termite damage

and a less-than-ideal layout led them to start from scratch.

They enlisted the help of an architect to create a home that would cater to their love for entertaining, while offering privacy and comfort for all who visit.

A key focus of the design was providing ample garage space for Gerry, who loves spending time in his workshop, as well as creating distinct zones for living and entertaining.

“We wanted a space where the kids could sleep peacefully while the adults stayed up late, enjoying each other’s company.

“It was important to us to keep these areas separate so everyone could relax in their own way,” Brodie said.

With five families often visiting at once, the need for privacy and enough bathrooms was paramount.

The home’s layout maximises the indoor-outdoor lifestyle that the Echuca Moama riverfront is renowned for.

The heart of the home is the expansive living area, which opens up to the pool and river views, creating a seamless connection between the indoors and outdoors.

Bedrooms and bathrooms are thoughtfully arranged toward the front of the house, offering a peaceful retreat away from the lively entertaining spaces.

The kitchen, with its stunning Dekton stone surfaces, has quickly become the family’s favourite gathering spot.

“We wanted a big living space where we could all hang out by the kitchen, have a bar area, a large lounge to watch TV, and an alfresco area to enjoy the summer weather,” Brodie said.

The home strikes a perfect balance between spaciousness and coziness, with each bedroom offering an inviting feel, enhanced by soft linen from Adairs.

“The finish of the home has exceeded our expectations. It’s warm, earthy, and beautifully detailed — thanks to the meticulous work of NDB Building Group,” Brodie said.

“We love the location, but it’s the style and feel of the home that truly makes it special.

“Whether we’re entertaining with all the glass doors open or keeping it cozy inside, the main living area is definitely the showstopper.

“It’s where we naturally gather, and it never feels crowded, no matter how many of us are here.”

Make a rental feel like home

JUST BECAUSE YOU’RE RENTING, IT DOESN’T MEAN YOU CAN’T CUSTOMISE YOUR SPACE AND TURN IT INTO YOUR OWN.

AS PART OF THE Girgarre Open Gardens Festival on October 27, from 2pm, Bonshaw Estate will host a high tea on its sprawling lawns, along with artists, musicians and flora demonstrations.

Bonshaw Estate has a vast garden which was built around the house circa 1905 and looks its best in the height of spring.

The garden is divided into garden rooms, including the cottage garden, native garden, and bulb lawn, which are all interconnected by a series of winding paths.

When the kitchen in the house was renovated, Bonshaw’s owner Bernie Ryan placed the resulting 4500 handmade bricks in a sawtooth pattern as garden’s edging.

The garden shed has been clad in local ironbark to set off the traditional garden feel.

Girgarre and Surrounds Open Garden Festival coordinator Lorraine Warde said people can spend considerable time in each garden, including a new garden for 2024.

“We try and have a new garden each year,” Lorraine said.

“And the new garden this year is a very unusual garden.

“It has a lot of things on display, quite a diverse range of garden art.”

The Gargarro precinct will be open on the day, including the nursery, botanical gardens and café.

The festival is run by a dedicated team of volunteers who enjoy nothing more than helping their community and seeing the joy on everyone’s faces during the event.

“It is where you get different ideas from different gardens,” Lorraine said.

“It is all run by volunteers and we have volunteers manning the gate and working in the kitchen at Bonshaw.

“The nursery will be open and we will have plants for sale.

“We had one lady, one of our volunteers, and she was going around the different gardens and her poor husband because she was going ‘Clarence, see this. You can do this.’

“And that is what it is all about — getting new ideas for your own garden.”

All funds raised go directly to Girgarre’s Community Car and Friends of Gargarro Botanical Gardens.

“We use the community car for doctor’s trips to Melbourne, Bendigo, and Shepparton, it helps people in the town get around,” Lorraine said

“And the good part is it picks people up from their door and drops them back again.”

On the day, a BBQ will be held using products from local businesses to fundraise for the local kindergarten.

Girgarre and Surrounds Open Garden Festival will be held on October 27 from 10am to 4pm.

DISTILLED WHITE VINEGAR has been proven to be effective in cleaning all kinds of surfaces and can be a more eco-friendly solution to toxic cleaning chemicals.

By making your own cleaning solutions, not only are you doing better for the environment, but it can also be a great way to cut back on costs as they continue to rise.

It is also non-toxic, making it perfect to use in your household.

Vinegar-based cleaning solutions can be used on most surfaces, but avoid using them on any natural stone surface, like marble and granite, hardwood floors, electronic screens or cast iron pots and pans, as vinegar can damage these.

MULTI-PURPOSE CLEANER

Combine equal parts water and distilled white vinegar into a spray bottle. Optionally add some essential oil to make the solution smell nicer.

This solution can be used on a variety of surfaces, including bench tops in the kitchen and bathroom, glass, mirrors, and on your stove tops to help cut away grease and grime.

For added cleaning, you can also add a few additional drops of dishwashing liquid into the mix.

DISHWASHER CLEANER

You can clean your dishwasher by placing one cup of distilled white vinegar in a bowl in your empty dishwasher and running it on a hot water cycle. This will sanitise your dishwasher and help break down any build up inside.

SHOWER HEAD CLEANER

You can remove mineral deposits and build up in your shower head by simply removing it and soaking it in a solution of equal parts water and distilled white vinegar in a container where it can be fully submerged. If you cannot remove your shower head, you can also combine water and distilled white vinegar into a plastic bag and tape it to your shower head. Let it soak for at least 30 minutes to several hours, depending on the build up. Then, scrub the shower head with a toothbrush to remove any extra grime and reattach, rinsing it out with water to remove any extra vinegar.

CLEAR CLOGGED DRAINS

You can clear clogged sinks and drains by pouring ½ cup baking soda and one cup distilled white vinegar down your drain, and letting it sit for at least 30 minutes. Then, pour boiling water down your drain to wash away the residue.

Store these in waterproof or fireproof containers, with a back-up in a safe space outside your home, such as work or stored in the cloud.

WHAT TO PLANT

Ajuga: Commonly known as bugleweed, ajuga is a versatile and hardy ground cover plant that thrives in various conditions, including beneath trees.

Many varieties of ajuga feature colourful foliage ranging from deep greens to purples and variegated combinations.

Additionally, ajuga produces spikes of small, tubular flowers in shades of blue, purple, pink, or white in the spring, adding visual interest to the area under trees.

Correa: Commonly known as dusky bells, with proper care and attention to their needs, correa can make an attractive and low-maintenance addition to the under storey beneath trees. They still require some sunlight to thrive so ensure that the area beneath the trees receives at least a few hours of indirect sunlight each day.

Campanula: Commonly known as bellflower, encompasses a diverse group of flowering plants that includes annuals and perennials.

Many campanula species are relatively low maintenance once established.

They require regular watering, especially during dry spells, but generally do not need extensive pruning or fertilisation.

The bell-shaped flowers of campanula are attractive to bees and butterflies, making them beneficial for pollinator-friendly gardens.

Marlo suggests that clients ensure they get the contract, Section 32, and have it read by a solicitor or conveyancer before making an offer.

“I would suggest, and I do suggest this for all our clients purchasing, that you go back and do another inspection before signing the contract,” she said.

“Check that the toilet flushes, that the doors and windows open, close and lock, and that the heating and air-conditioning work because you buy the property as inspected when you sign the contract.

“A final inspection a couple of days before a settlement is not the time to come to your solicitor or conveyancer and say the oven is not working, because it may be too late to do anything about it.

“A final inspection is to make sure that you check that the property is in the same condition as it was when you signed the contract and that it is clean and tidy.”

Her other advice is to know how much money you have to spend before making an offer, as everything will be easier for you if you have pre-approval from your bank.

Your Section 32 vendor statement could contain a title, a plan, rates notices, information, water notices, and information on whether the property has any planning reports, building permits, or planning permits.

Home made chilli oil

MAKING CHILLI OIL IS PRETTY STRAIGHTFORWARD. HERE’S A SIMPLE RECIPE:

INGREDIENTS:

1 cup of vegetable oil (like canola or peanut oil) ¼ cup of crushed red pepper flakes (adjust to taste) Optional: garlic cloves, ginger slices, peppercorns, star anise, or other spices for extra flavour

INSTRUCTIONS:

Heat the vegetable oil in a saucepan over medium heat until it reaches around 150°C. You can use a thermometer to check the temperature if you have one.

Add the crushed red pepper flakes to the hot oil. If you’re using additional spices like garlic or ginger, add them now, too.

Let the mixture simmer gently for about 5-10 minutes. Keep an eye on it and stir occasionally to prevent burning.

Once the oil becomes fragrant and the chilli flakes darken slightly, remove the saucepan from the heat and let it cool down.

Once cooled, strain the oil through a fine mesh strainer or cheesecloth into a clean, dry container to remove the chilli flakes and other solids.

Store the chilli oil in a sealed bottle or jar at room temperature. It will keep for several weeks, but it’s best used within a month or so for optimal flavour.

And that’s it. You’ve got home made chilli oil ready to spice up your dishes. Be careful when handling hot oil, and enjoy experimenting with different spices and heat levels to suit your taste preferences.

Amazing apple and rhubarb crumble

PERFECTLY SWEET AND TART, THIS DESSERT IS IDEAL TO SERVE AT YOUR NEXT DINNER PARTY.

INGREDIENTS:

For the filling

4 cups diced apples, peeled and cored

2 cups diced rhubarb

½ cup sugar (adjust based on sweetness of the fruit)

1 tsp ground cinnamon

½ tsp ground nutmeg

1 tbsp lemon juice

For the topping

1 cup rolled oats

½ cup plain flour

½ cup unsalted butter, cold and cubed

½ tsp ground cinnamon

¼ tsp salt

METHOD:

Preheat your oven to 180℃, and grease your 23cm x 23cm baking dish.

In a large bowl, combine the apples, rhubarb, sugar, flour, cinnamon, nutmeg and lemon juice, tossing until the fruit is evenly coated.

Transfer the mixture to your prepared baking dish, spreading it into an even layer.

In a separate bowl, prepare the crumble topping by combining the oats, flour, brown sugar, cinnamon and salt, stirring before adding the butter.

Using your fingertips, work the butter into the dry ingredients until the mixture resembles coarse crumbs and the butter is evenly distributed.

Sprinkle the crumble topping over the fruit mixture, and bake for 35-40 minutes until the fruit is bubbling and the crumble is golden brown and crisp.

Remove from the oven and let it cool before serving.

Serve warm, optionally with a scoop of vanilla ice-cream and enjoy.

2 ripe tomatoes, diced

1 onion, diced

1 clove of garlic, minced

Fresh basil leaves, chopped

1 tbsp extra virgin olive oil

1 tsp balsamic vinegar

Salt and pepper to taste

METHOD:

In a bowl, combine your tomatoes, onion, garlic, basil, olive oil and balsamic vinegar. Season with salt and pepper.

Mix well and set aside to marinate for 15 minutes.

Serve generously on top of garlic bread and enjoy.
