As architects, we translate the stories of other people and places into engaging and relevant works of architecture. In doing so, we synthesize and construct perceptions, site fragments, materials, textures and images into buildings. Our architecture creates narratives that can be transformative.

THREE+1 will design the duplex on the lot 2624 6th street in Santa Monica, CA 90405 in accordance with the demands of City of Santa Monica to pass the process of entitlement and get further mentioned permissions (refer to the scope of services) for the project to be approved for the construction. We will verify and adjust the initial program (two three bedroom apartments with separate entrances and outdoor space, 3000 square feet. each) . We will develop aesthetic concept, architectural design and project documentation in a sequential order to satisfy client, architectural character of Santa Monica and design ethics of our firm. Develop a diagram of the rooms and spaces and their links and relation to the environment, with the analysis of interior processes and surrounding specifics and focus points to guide the formal design of the project.

SCOPE OF ARCHITECTURAL SERVICES City of Santa Monica requires the owner to follow the entitlement process for the constuction and alternation of a propery at various design phases throughout the design progress. Services related to the entitlement process (not related to the designing of the building) will be billed as aditional services and will include board meetings and project presentations. Entitlement STEP_1_ONE prior Schematic Design phase:

DELIVERABLES The drawings and documents we will produce during this phase will include the following:

Sheet index; building and site data; basic design program to be developed in conjunction with the Concept Architect and Operator Master site plan Floor plans of all building levels at appropriate scales Roof plans indicating roofing materials and slope Three (3) building cross sections describing vertical relationships Representative building elevations illustrating massing and materials Finish schedule indicating selections of colors and materials, to be coordinated with input from the Concept Architect. This represents approval of the design as well as approval of the estimated cost of construction. THREE + 1 will provide information to cost estimator retained by the Client for the purpose of providing estimates of probable construction cost. The Architect at their own expense shall be required to redesign the Project to bring the construction cost to within the approved budget, should the low responsible construction contract bid exceed the Owner's approved budget. THREE + 1 proposes to provide one (1) time of reasonable adjustments to the project design as may be required, but the Owner shall be required to provide construction estimate cross checks at the end of each phase of the project design. DELIVERABLES The drawings and documents produced during this phase will include: Drawings Set Specification booklet Entitlement STEP_5_Five during Schematic Design phase:

The purpose of the Bidding / Negotiations phase is for the Architect and applicable Consultants to review the General Contractors’ construction proposal and schedule for design intent and to offer specific discipline related general comments relative to the design scope and assist the Client in awarding the contracts. This phase shall apply to all Consultants.

Architecture Field observation includes providing a Construction Administrator representing THREE + 1, to review the progress of the work and provide comments to Client and Operator, and to ensure the work is executed in accordance with the construction documents. The Construction Administrator for the project will visit the construction site twice a month throughout construction period, for a total of 25 visits . If more site visits are requested by the Client, these will be billed on an hourly basis in accordance with our standard billing rates, unless negotiated beforehand. During the construction period the client entitled for 100 One Hundred Request for Information (RFI) by General Contractor to clarify on design and details of the project. The above mentioned amount will fall in the scope of basic architectural services. DELIVERABLES

A Project Observation Report will be issued after each visit to update the Client on the construction progress.

The initial step at that stage of the project is to assist the client with the list of contractors who will bid on the project. Architect will send and collect prequalification forms to 6 six General Contractors. On the basis of prequalification forms the short list of 3 three contractors will be offered the bid. Construction documentation will be sent out to the contractors to evaluate the cost of the construction.

If encountered, non-conformance reports will be issued should the team observe deviations from the documents or if quality is not to the Client's expectations.

At the project completion, participate in one punch list walk-through with the Client and Contractor and report on the deficiencies requiring finish, repairs or alterations.

The final Construction Document package will incorporate governmental authority comments and will be used by the Client and the General Contractor in their distribution of the bid documents. The Construction Document package will delineate the construction of the design elements of the project. We will clarify questions or requests for information received from the General Contractor prior to the established bid date.
