e all know Exeter’s the place to be – but when an important outsider makes the city part of something global, important and exciting, we all lift our chins just that bit higher. WOW – Women Of The World Festival started on London’s Southbank Centre,was a resounding hit, and now makes a noise in cities across the world. Thanks to founder Jude Kelly, Exeter is home to the only WOW in the South West of England. That’s a big deal. Whatever your gender identity, you will find, over the course of one weekend in Exeter’s cultural epicentre (13-14 October; see page 26), something to stimulate your mind and leave you full of optimism for a more equal future. This issue, we’ve also dedicated a huge chunk of the mag to all things home-y and checked out the newly revitalised Globe Inn. HARRY’S NEW LOOK

Only the most Kardashian-esque of 25-year-olds would normally sign up for a face lift. But then, most 25-year-olds haven’t stood in the middle of a city all their lives making dinner for hundreds and hundreds of thousands of people. Harry’s Restaurant on Longbrook Street has been every Exonian’s go-to restaurant, for anything from date night to a family birthday, since 1993. Though if you turned up at the gothic-style building between August bank holiday and 8 September you’ll have found it shut. That’s because the builders have been in, working on a classy refurb, including a brand new bar area and banquette seating, “marble, wood and brick which will be sympathetic to the existing shell while adding a contemporary and timeless feel to the inside” and new historical images of Exeter on the walls. Says chef-proprietor, Samantha Pounds, who took over the running of the business

from her parents, and has four of her daughters working alongside her: “This year marks the 25th year Harry’s has been open so, we thought, what better way of marking the occasion and celebrating than to pour some love into the old building. Last year, we welcomed more than 34,000 people through our doors, which can take its toll on any establishment. It has served us so well for the last 25 years that by investing in a well thought out refurbishment, we’ll be able to offer our guests an even better experience when they visit. “For us, it’s not about being on trend or becoming the next groundbreaking glamorous restaurant, instead, it’s about us being able to offer more comfort to our guests. We want to make the most of the incredible building, and at the same time, provide somewhere entirely lovely to come out with family, friends or colleagues. Inspiring children to discover the joys of reading shouldn’t be restricted to the once-a-year fancy dress party that is World Book Day. A big hand, then, for the welcome return of Exetreme Imagination – Exeter’s biennial festival of writing and stories for young people across the city. Running throughout half term, from 15-27 October, at various venues including RAMM, Exeter Northcott Theatre, Exeter Phoenix and Exeter Library, the festival will play host to authors including locals Tom McLaughlin and Philip Reeve, illustrators such as Exmouth-based Moose Allain and a range of creative workshops. Says festival curator Elspeth Graham: “There will be hats, puppets, a flying pony, a thoughtful sparrow, comics and far too much chocolate! “We want to entertain and enthuse young people and help them discover the power of writing. Awesome news for 1975 fans, and anyone who thinks more big musical names should get their arses down the M5: the chart-bothering Manchester pop-rockers will play Exeter’s Westpoint on 21 January as part of a 10-date arena tour of the UK and Ireland. Tickets are still on sale at time of going to print, but probably won’t be for long... The four-piece behind hits such as Chocolate and The Sound – who were last in the city in 2016 for Radio One’s Big Weekend at Powderham Castle – release their third album, A Brief Inquiry Into Online Relationships, on 30 November, roughly a year after singer Matty Healy spent seven weeks in a Barbados rehab clinic for drug addiction. WHAT THE DEVIL?

Exeter’s no stranger to world-famous visitors, but this may be the first time the devil himself has shown up. Devil May Care is the new stand-up show from Marcus Brigstocke, in which the multi-award-winning comedian addresses modern life by donning the horns to become fallen angel Lucifer from John Milton’s Paradise Lost. “I’ll be fully devilled up, complete with horns, tail and malevolent grin,” says Marcus, who’s performing at Exeter Corn Exchange on 17 October. “I want to explore the nature of good and bad. Do good people do bad things with good intentions? Is anyone truly wicked? Are any of us wholly good? What’s to be done about Piers Morgan?” For more: www.exetercornexchange.co.uk

I don’t know, I had a list somewhere of all the things I had to do, but I can’t find it. So I’ll probably just sit down and eat some cheese.

ENVY: Who are you jealous of ? Anyone who works with cheese. For obvious reasons.

PRIDE: What’s your proudest achievement? Keeping the madness at bay.

Hedge of the world Julie sees her patch of East Devon through fresh eyes when friends descend

W

hen I lived in London I dreamed of having a friend who lived by the English seaside who I could pop down and visit when the city had sucked out the essence of my being, sprayed its chemical-laden fumes down my throat, etched its tower-block grime into my skin and left me a sickly, worn out, stressed-up mess. Just to be able to see the open sky and smell anything except grit. A lot of my friends still live in London, and others, over time, moved to various cities around the globe. Now that I live in Devon I have the opportunity to invite them to come to stay by the great British coast, and each of them brings their own special kind of admiration for this beautiful county. My friend from New York brought her 14-year-old daughter and they were both amazed by the height and breadth of the hedges. They couldn’t stop talking about

them: what spectacular hedges we have, possibly the best in the world. Devon should definitely be awarded the hedge Oscar. My friends from LA brought raincoats they’d been saving especially for England, and when they arrived they bought these amazing contraptions called umbrellas. They were ecstatic to see the torrential rain falling out of the cold, grey Devon skies. I guess it’s all very quaint when you don’t have to live with rain for eight months, and you can just have a splash around for an afternoon then jolly away back to your 329 days of sunshine in Sunny Heights Drive off Sunset Boulevard in Sun Valley, while we remain here in Wetlands, off Flooded Terrace in East Muddy Foot. To get an outsider’s view, I asked my visitors to describe East Devon, and their replies were: “Timeless, uplifting, engaging, divine, revitalising, stoical, glorious, gentle, idyllic (twice), quiet, beachy, time-warped, elderly, quintessentially English, rugged and wild, mackerel fresh out of the sea, Devon cream teas, rolling green farmland, stark ochre cliff faces and pebblestrewn beaches, vast expanses of sand and grey waves thundering under an infinite sky…..” Right, I think we get the idea. My ex and I used to drive down from London aiming towards the

far reaches of distant Cornwall, but would always, without exception, get to Sidmouth, pull over and instantly fall fast asleep in the car. It’s just the effect Sidmouth had on us. And I’ve noticed guests have to sleep for days when they arrive. I’m really not sure if it’s just at the limit of the car driving experience that makes Sidmouth the perfect distance for a nap, whether the air here is so pure it knocks people out, or if it’s just so boring. One group of friends arrived after driving from London on a Friday night in the summer at about 9pm and were ravenous. We decided to go and get some fish and chips. We walked around downtown Sidmouth and every takeaway was shut. The place was deserted, I think we passed maybe two other people in 20 minutes. My friends asked what had happened. East Devon is the perfect antidote to big city living: offering secluded woodland walks, water sports, and farm market shopping, it’s so cosy in a quiet, gentle, idyllic, untaxing kind of way. Lucy, please explain: “At Christmas, one of our support staff brings in a hand-made, knitted nativity set complete with several animals. The most infamous of which is Wonky Donky – a donkey whose knitted legs barely hold him straight. Every year, Wonky Donky goes AWOL and rumours fly around the office guessing his whereabouts. “Last year the office received an email enclosing pictures of him jetting off on a plane and sunning himself on the beaches of Australia!” ■ For more: www.crosse.co.uk

THE BIG SEA Submerge yourself in the transcendental Sea Mark, a new, large-scale drawing by British artist Tania Kovats, which depicts sunlight dancing over water. It’s part of Troubled Waters, a solo exhibition of new and recent work, coinciding with the completion of Exeter Phoenix’s summer refurbishment. The show also includes the beautiful but profoundly saddening Bleached (2017), an imaginary coral reef drained of colour due to climate change. Kovats has long concerned herself with marine life and humanity’s impact upon it, and her work seeks to engage her audience with environmental issues. Small wonders How EXETER CATHEDRAL SCHOOL'S NURSERY AND PRE-PREP are bringing children closer to nature

E

xeter Cathedral School’s Nursery and Pre-Prep, enviably situated in the very heart of the city, boasts an impressive amount of green, outdoor space for children to enjoy. Located between the Cathedral and Southernhay, Hall House hosts the Pre-Prep (Nursery to Year 2 inclusive) and boasts a number of designated play and green spaces. Running alongside Exeter’s only remaining Roman section of the city wall is the Hall House terraced garden, filled with all manner of herbs, flowers and trees. Across the year groups, children regularly explore the garden, observing the wildlife and undergoing the occasional minibeast hunt, spring walk and Easter egg hunt. The garden

provides the perfect stimulus for teachers when explaining the changing of the seasons, wildlife habitats and the life cycle of plants. Under the great holm oak tree lies the woodland play area with an outdoor classroom, mud kitchen and story circle, where children share stories and hear their teacher read aloud. Alongside the green spaces, Hall House has a traditional play area made of a specialised rubber crumb surface over which children can run, play, scoot and bounce. Hall House has experienced significant investment in the last few years, mostly notably with the opening of a purpose-built Nursery building in 2015. The Nursery offers a first-rate education which encourages children to explore, to question, to discover, to build confidence and enjoy their childhood learning. The Pre-Prep is housed in a 14th century former Canonry in the Cathedral Close. All of our children benefit from small class sizes (c15 per class) and experienced staff, led by the Head of Pre-Prep. n

I

n a perfect world, we wouldn’t need a women’s festival at all. A perfect world being one in which men and women share political power across the globe, and treat one another as equals. We’re a way off reaching that utopia – but who said getting there couldn’t be fun? WOW – Women of the World Festival began in London’s Southbank Centre in 2010, the brainchild of the venue’s then artistic director Jude Kelly. It now takes place across five continents – in cities from Melbourne to Kathmandu to Baltimore – and has given a platform to speakers including Malala Yousafzai, Christine Lagarde and Salma Hayek. When it came to selecting which other British cities should take the WOW message forwards, Kelly deliberately avoided the usual suspects – reaching out to smaller places she felt had the infrastructure in place and would have a thirst for WOW’s offering. Exeter was one of them and, last year, local theatre professionals Debbie Bucella and Chloe Whipple stepped up to create the first and only WOW in the South West. “Everyone’s really keen,” organiser Debbie Bucella tells us. “It’s one of those projects... as

soon as you tell people what you’re doing, they are really interested. There’s no big incentive, it’s a bit of a passion project for those who join us.” Building on last year’s successful debut, WOW Exeter 2018 promises a fun and fascinating weekend of relaxed events, in Exeter Phoenix, RAMM and Exeter Library, at a time when the gender equality debate is getting more attention than it has in years. Step into WOW and you can get involved in everything from serious, let’s-smash-thepatriarchy stuff like ‘How To Get Elected’ workshops and discussions on international activism and bridging the gender pay gap, to explorations of identity politics in ‘Gender for Beginners’, ‘Privilege 101’ and a panel on gender and race. Health and beauty matters get a WOW twist with gatherings in the name of ‘The Politics of Body Hair’, eating disorders and periods, and an informal Menopause Café. You can also learn some of the practical skills that rarely make it down the generations to women, like changing a tyre and bicycle maintenance, and there’s plenty of fun stuff with a female twist like a ‘twerkshop’, a women’s rugby taster session and a chance to rehearse and perform with the WOW Choir.

WOW exeter Throughout the weekend there’ll be the WOW Marketplace, exhibitions and a crèche. And yes, of course men are invited. “Absolutely,” says Debbie. “It’s a conversation which has to be had with men. If not, it’s pointless. We need to get men on board. The men we got last year are the ones who have ranted about it the most since – in a positive way. “WOW is inclusive of everyone – we’re very focused on the diversity of people represented at the festival. “There’s an event called ‘Toxic Masculinity’ which I think is going to be pretty brilliant. It has been done at a previous WOW, in Norwich, and it was packed out, because in this striving for gender equality we do have to remember that there are issues that are stopping men as well. We have bring them along on the journey as well, we need to say ‘It’s OK for a guy to cry, it’s OK for him to stay at home with the baby’. “And there’s a twerking workshop! We keep going on about that, I’m really excited about it. That’s going to be fun.” Debbie’s dream bookings for WOWs of the future are “Michelle Obama, Serena Williams, Meghan Markle.” But, she insists, WOW is about low-key surprises, too. hat are the biggest looks for on-trend homes this autumn and winter? Moroccan, florals, 1970s and black, that’s what. Probably. Because, let’s be honest, interiors trend forecasting is about educated guesses based on catwalk fashion, national mood and common sense. It’s like the economy: nobody really knows anything. But here we go nonetheless with our predictions, put together with the help of some super-stylish local interiors specialists...

MOROCCAN

Nothing warms up a rain-splattered northern European home like a Moroccan-inspired interior. The Marrakesh riad vibe has surged in popularity this past year – on these shores, we should add; obviously it’s always been big in Morocco – partly due to the fashion world’s current obsession with the all things vaguely Arabic (Saudi Arabia hosted its first-ever Fashion Week in Riyadh this year). This is a look rooted in beautiful, intricate patterns, from flooring to wooden furniture. So how do you create the souk look here in Exeter? “Look out for geometric patterns and ornate patterned furniture,” says Exeter-based interior designer Sophie Watkiss, aka Sophie Louisa Interiors. “Pieces are highly decorative and often use bronze as a metallic finish. “You will see this trend popping up all over some of the best-known furniture companies. “If you would like to introduce fabrics to create an overall Moroccan scheme, think wool, velvet and silks that have a luxurious feel to them. Colours that will work with this scheme are bold and bright: dark reds, bright blues, emerald and gold. “You could also choose to use Moroccan tiles for flooring or walls.” Exquisite Moroccan-style tiles are in bountiful supply at city centre tile boutique La Fabrico – but, for a cheaper alternative, here’s a solution from Market Carpets’ Meghan Radford: “Mosaic is a stunning element of Moroccan design bringing delicate detail, colour and pattern to surfaces. Our ‘Baroque’ vinyl flooring is easier to install and costs much less than tiles. The vinyl flooring has the same look as tiles but is also a lot warmer underfoot and is hard wearing too.” Adds Devon McGahey of Amos Lighting: “A Moroccan design is a bold trend not for the faint-hearted. Select lighting fixtures that can serve as an artistic focal point when not illuminated. Finish off your Moroccan-inspired space with lighting that strikes patterns and striations on surrounding walls and ceilings when illuminated.” Accessorise with lanterns and ornate mirrors for added interest and authenticity, and as many spiky, architectural houseplants as you can keep alive.

FLORALS

Florals in the home never fall out of fashion – but they do change from season to season, in terms of colours, species and size. For AW18, they’re big and blousy – literally no shrinking violets here. Find them on all the best, new season fabrics and wallpapers, such as those from Rebel Walls and Jane Churchill (this page, and overleaf). Also petal-heavy are lamps and light fittings: “Florals are suitable for most rooms in the house, “says Devon McGahey “and can be easily added into an existing interior scheme. Whether you’re looking for bright colours or more muted tones, chose a floral table lamp or hanging shade to instantly add cheeriness and a sense of comfort to your space.”

Terrazzo tiles. Velvet. Autumnal hues. Record players. Why are the 1970s making such a comeback in our homes in 2018? One theory points to political activism being as big now as it was in the era of the bellbottom. We think it’s more likely we’re all just so over 1950s/ mid-century right now. 1970s furniture was cool, you must admit – sleek, simple, futuristic – and if you can’t source a suitable bona fide vintage piece, there are plenty of modern day homages on the market. See, for example, the Salcombe Sands sofa at Peter Betteridge (pictured, page 38). “A 1970s-style interior can also be achieved by adding bold and interesting lighting features,” says Amos Lighting’s Devon McGahey. “Think curves, spheres and bright colour palettes. “We can’t get enough of it! Pair your statement table lamps with house plants, shag rugs and a luxuriously bright chair or sofa.” Yes, she said “shag rugs”! Inevitably, the 1970s go-to floor covering is back... “A 1970s shaggy style rug exudes joy and a carefree style,” says Meghan Radford of Market Carpets. “Shaggy rugs, like our ‘Athena’ rug [see page 37], are popular due to the thick and cushy surface they provide underfoot – a lush accessory for any room.” And if, for you, the crumb-and-dog-hair magnets of the 1970s are still within living memory, good news. “Nowadays shaggy rugs and carpets are easier to clean due to the higher power vacuum cleaners and more cleaning products on the market,” points out Meghan. “They are more durable when it comes to regular cleaning.” Beverley from Abigail’s Party would definitely approve.

Head to La Fabrico for your Moroccan-style tiling

You didn’t think we’d get to the end of an interiors feature without mentioning the S word, did you? That’s right, Scandi influences still hold sway across our homesteads, and right now it’s all about dark, inky shades, especially black. On walls, kitchen cabinetry, floorboards... “As the days draw in, we’re noticing an increase in the desire to make homes feel warm, dark and cosy,” says Devon McGahey of Amos Lighting. “Charcoals, deep navy and black are certainly making their comeback for the autumn season.” “Black will be prevalent this season in furniture, kitchens and bathrooms,” agrees local interior designer Sophie Watkiss of Sophie Louisa Interiors. “You will find accessories in black too, if you would like to add a contrast in a subtle form. Black has such a strong impact you can use it to add depth, contrast or as an accent colour. It is a neutral and, you can team it with any other colour. “Using it for flooring can work very well, as it is so dark it can ground the scheme.” And remember, as any painter will tell you, black is not one single colour – there’s usually something else lurking in there. Farrow & Ball’s new paint colours, launched 20 September, include Paean Black, No. 294, described as “a Georgian-inspired red based black ... a nod to the colour of old leather hymnals which so often included a song of praise or paean.” Stare at it long enough and it will swallow you whole. In a nice way. Like a Rothko.

Mike Burch on turning 80! Mike Burch, founder of Market Carpets has celebrated his 80th birthday recently. Market Carpets is a family run business that has been supplying flooring for over 50 years. Here he talks about the challenges over the years.

M

arket Carpets started initially in 1965; with a bag of tools, two weeks’ holiday pay from the former Waltons departmental store, where I learnt the skill of fitting, and a £40 Commer van. The name came much later when we moved from our South Street shop into Market Street in 1977. What are your goals as a business owner? To continue to offer good value without resorting to gimmicky sales and misleading offers. What challenges have you faced? In years gone by it was so difficult to find suitable premises to sell the bulky products like carpets and vinyl flooring. Town planners were against giving retail consent to any company needing warehouse type premises. We had planning battles for consent at every one of our stores. It has been a long learning curve throughout the years. My fine skill as a carpet fitter was never enough to cover the multitude of skills required as the company grew and grew. However, now seeing the provision of work and security for my family must be my proudest achievement.

South West. We buy full rolls which are housed at our large warehouse at Marsh Barton. This gives us the buying power to sell at low prices. Also, all the prices we quote are inclusive of fitting making it very easy to work out the total price of any area. We believe we are unique with this offer. The future is now in the hands of my sons Gary and Simon with daughter Claire heading the admin. We also have a loyal and long serving staff including some grandchildren. The Globe Inn FRAN MCELHONE heads to the revitalised Lympstone local blending traditional and modern with panache

W

e love it. Yeah. It’s great.” When the locals say this sort of thing about the new stamp you’ve put on their long-established village pub, then it’s fair to say you’ve nailed it. People from out of town (or, as in this case, village) will always come and check out a new venue, especially when they know it’s run by the same guys behind a lauded smokehouse up the road in Topsham, and then return again and again if the fare is good (it is, more on this in a bit). But to woo the regulars – the loyal folk who prop up the bar, that your staff must come to know on a first name basis – can be a tricky prospect. And when said loyal folk keep repeating, “It’s great” in the same sentence, then you know they must mean it, and you’ve done good by all. The Globe was taken over by the founders of awardwinning artisan charcuterie company, Good Game, Steve Williams and Pete Woodham-Kay, in July after a fourweek refurb, off the back of another hugely successful venture, the Pig & Pallet in Topsham. Their raison d’être is to create locally ethically sourced, quality produce

which is the best tasting in the world. The interior of The Globe is warming (low ceilings, low lit) and is the ideal set up, whether your purpose on entering is supping ale and general merriment (in which case, turn left, and probably also right) or dining (turn right, probably also left). The menu blends traditional and modern pub fare: to start, think whitebait, soup and a rather snazzy 21st century-looking, and zingy tasting, 1980s prawn cocktail, in addition to plenty of dishes for the boys to show off their skills in the meat-curing department – on the line-up are paté, rillettes or terrine (Good Game’s, obviously) served with sourdough bread, venison scotch egg, grilled chorizo and the a charcuterie platter. Smokey, earthy and wholesome, the platter, I can tell you, was a great way to prepare for the main course. Pub classics include pie, Good Game pork/venison sausages and mash, homity pie and macaroni cheese, steaks and burgers including a dry aged Darts Farm beef patty and a venison and pork burger – thumbs up to this juicy, tasty number. The sirloin steak was tender and wellcooked, too, with all the trad trimmings on the side. Speaking of trimmings, we went for a bowl of crab

“I forgot I was in Lympstone for a moment” croquettes, too, which were so tasty, and the portions so decent, that we struggled to finish all our chips – shame, as they were impressive, too. We enjoyed our meal to a hum of chatter, followed by the strumming of acoustic musician, Jamie from Topsham – he’s fantastic on the guitar, and when I bumped into him on the way back from the bar, I forgot I was in Lympstone for a moment and thought we were all back in trendy Topsham. Of course, we were far too full for dessert, but went for the gluten-free salted caramel almond brownie (because when there’s salted caramel on offer, why look any further?) in tribute to our three-year-old coeliac son who was in bed while his parents enjoyed a rare evening out. Seeing gluten-free options on the menu was particularly pleasing. We also indulged in the lumberjack cake. Well, I didn’t – my Canadian other half did, as the name, and the taste, reminded him of home. Both were soft, warm and delicious. We drank beer and wine and then coffee and left feeling full, convivial, and very happy. The locals are right, it is great here. I think it might make Lympstone the new Topsham. ■

f you’ve ever visited Exeter and Torbay’s libraries, you’ll know they’re a far cry from the quiet, dusty institutions of outdated stereotype – rather, they’re modern, progressive hubs of discovery and thinking that stop at nothing to engage with their communities. Now, a global innovation foundation and a leading British newspaper have declared Libraries Unlimited, the charity responsible for running Devon and Torbay’s library service, a ‘New Radical’ – ie one of the 50 most radical thinking individuals and organisations changing the UK for the better, according to a search by

In less than three years, the charity has opened four new libraries, a state-of-the-art FabLab (a digital making space) and Business and Intellectual Property

Centre, won the contract to deliver Torbay Libraries on behalf of Torbay Council and been shortlisted for the 2018 Charity Awards. It is also one of six library sector organisations to become an Arts Council England National Portfolio Organisation this year. Says Ciara Eastell, chief executive of Libraries Unlimited: “All of us at Libraries Unlimited are absolutely committed to libraries and to providing people with information, support and inspiration. Why do you think The Ring Of Bells won?

We were a bit bamboozled as to why we won – we really didn’t expect it, we were up against some great competition and well-established venues. On reflection, I think the judges saw our ethos behind the pub…

How did you first get into the pub business?

We have both had many years of experience in various catering environments and five years ago we decided to join forces. Dave had been working at a pub nearby for a year

or so, and when the opportunity to buy the Ring of Bells came up we jumped at the chance. I’ve always been in the catering trade – popped out of uni with an art degree and decided to follow my passion for food. I worked for mainly independent restaurants, then a stint within a chain and now I am very fortunate to be running my own place. What’s the best piece of career advice you’ve ever been given?

Trust your instincts.

What can you tell us about the pub’s history?

The pub dates back to the 15th century, when it was five cottages and then, in the 18th century, it was turned into a public house. It has always been a free house. Before we took the pub on, it had been closed for two-and-a-half years. After a few years of hard work, we have created a pub that is full of friendship and happiness.

Who are your foodie/pubby heroes?

What advice would you give someone looking to take on a country pub?

Listen to your customers, offer consistency along with a friendly and welcoming atmosphere. Take time to get to know your regulars. What’s your personal favourite dish on the Ring Of Bells menu right now?

Parmesan-crusted cod cheeks with a cod cheek bolognese – delicious and warming. I can’t not mention our spiced black pudding with green chillies, tomato and fried egg – it has been on our menu since day dot. What do you love most about your corner of Devon?

A place to call home property

I

f you squint, it could be a (much) bigger version of Poldark’s Nampara – a handsome stone refuge from the elements, whose pitched-roof porch is a portal to long evenings sipping port before the log fire. Nope, traditional Dartmoor farmhouses don’t come much more desirable than the five-bedroom Old Yarde Farm in North Bovey. Take the location – it’s tucked away on one of those little lanes in Dartmoor National Park down which you might meander during a Sunday afternoon drive. There’s breathtakingly dramatic countryside on all sides, much of which you can enjoy from your very own windows – you can even see Bovey Castle. Your nearest everyday amenities are in charming Moretonhampstead, approximately 2½ miles away, well-heeled Chagford and Gidleigh Park are within easy reach, while the bright lights of Exeter are a perfectly commutable 15 miles. Looks-wise, as we’ve said, Old Yarde Farm is a charmer torn from the pages of a period romance. The footprint has been very little altered from when it was built in the late 1500s as a ‘cross passage house’ – one in which a passage runs from the front to the back door, right through the building, usually alongside a hall. Today, it’s a generously sized living space – no less than four reception rooms across your L-shaped ground floor ensure inhabitants need never step on one another’s toes. Features-wise, all your farmhouse fantasies are present

Thick, rugged granite walls that could withstand a hurricane – many of them gorgeously exposed – slate roof, and cavernous inglenook fireplaces for the lounging pleasure of those wolfhounds you’re going to get if you have not already done so. And yet, despite all this olde worlde charm, a major NB if you like to put your own mark on a home: it’s not listed. Obviously, though, you don’t have to physically suffer like it’s the olden days. Modern conveniences abound, as the place was completely restored approximately 20 years ago and further upgraded more recently. Think underfloor heating, cavity walls, double glazing and ceiling heights sympathetic to today’s many six-footers. The roomy kitchen is fitted with bespoke units, granite work surfaces and Neff appliances. And an electric gate at the entrance ensures extra privacy – those Dartmoor ponies do get everywhere, after all. Outside, you can stroll across expansive and immaculate lawns, and dine al fresco in a cute, cobbled courtyard garden edged with the aesthetically-pleasing, moss-covered remnant of an ancient exterior wall. Have horses, or always dreamed of getting some? Their accommodation can be found in the barn/stables, and there’s cantering room and plenty of grazing in the paddock and pasture. The cars get a large double garage with electric doors. Our favourite part? Easy. The beautiful, glass-roofed, sundrenched garden room with its stone walls, mint paintwork and French doors. Do your worst, Dartmoor weather – we’ll be just fine. n

We can’t make your moving day perfect, but we can make it a little bit easier with the help of some experienced local experts, who’ve seen all this a hundred times before. In 2018, what do estate agents do that people can’t do themselves with Rightmove and a solicitor?

“A key part of an estate agent’s role is to get to know a buyer’s specific requirements and in understanding their needs, help them to look at properties or areas which they may not have previously considered. Conveyancing – what exactly is it, and can I do it myself?

“Conveyancing is the legal process of transferring ownership of land. Other transactions also come under the heading of ‘conveyancing’ – eg remortgages and lease extensions. It can be a complex process with numerous potential pitfalls so we would not recommend that people attempt to act for themselves. Strict anti-money laundering regulations and lender’s requirements make it very difficult for individuals to carry out their own conveyancing. Rectifying problems can end up being much more costly than the cost of being represented by a conveyancer in the first place.” Joanne Hayes, Ford Simey

Making the right choice Selling or buying a home? Cheap online conveyancing will never compare to a friendly, local expert protecting your interests. Cyndy Walker of Exeter-based cARTRIDGES LAW explains why

W

hen you find the house of your dreams, you know that all those hours scouring the internet or poring over the local property pages were

worth it. The viewings are all done, you’ve researched the area and checked out the local schools. But have you appointed your conveyancer yet? This is the person that is vital to the successful purchase of your house, yet all too often people make the decision in a hurry, or with little or no research. Choosing your solicitor or conveyancer carefully could mean the difference between completing your sale on time or having a series of setbacks and delays. And don’t forget, the work your solicitor or conveyancer does today could have a huge impact when you come to sell your house in the future. Cyndy Walker (pictured), chartered legal executive and head of residential property, at Cartridges Law, says very often people aren’t aware of the amount of legal work that is carried out to secure a successful sale. Cyndy adds: “Buying or selling a house can be a complicated process. You need to be sure of the legal advice you receive during this time,

so choosing the right solicitor or conveyancer is such an important decision. “There is a huge misconception that all we do is fill in forms all day – there’s a lot of technical skill involved in the conveyancing process.” Here are Cyndy’s top tips to help you make that choice: • Keep it local – there’s a lot to be said for knowing that the person on the end of the phone understands the local issues and factors that may have an influence on your move. If you choose online conveyancing, which may be cheaper, you’ll only be able to deal with them by email or phone and you might not speak to the same person each time. • Keep it personal – get to know the person or team handling your sale or purchase. You don’t want to be treated like just another target on a spreadsheet by a faceless voice based in a distant call centre. • Qualifications count – ensure your conveyancer is qualified and experienced in this field of law. • Understand the process – no two house purchases or sales are the same, so it’s important to ask about the process in advance. Also ask them how often they will be in touch with you. Regular updates will help to ensure your move is

kept on the right track and identify any problems before they arise. • Watch out for hidden costs – some quotes may be cheap, but check them thoroughly as you may find hidden costs that aren’t revealed until you proceed. Always ask what your final bill will be so there aren’t any unpleasant surprises. Cyndy adds: ‘‘I love being able to work with clients to reach a good conclusion and help them to move where they want to be. But give her some space while she’s watching Long Lost Family… In a sea of estate agents identified only by their surnames, Naomi J Ryan stands apart – and not just because she puts her first name on those For Sale boards. An Exeter girl through-andthrough, Naomi (the J stands for Jane) started her business from home in 2008, moved it to Southernhay two years later, and has since grown to become one of the city’s top independent estate agents. So, beyond the bricks-and-mortar, what ticks her boxes? Whereabouts do you live, and what makes it special?

I live in Duryard, just moments from the city centre. I have lived there for about 15 years. I have the best of both worlds, walking distance to town, the river and countryside walks on my doorstep.

Congratulations on your 10 years in the estate agency business. How have you been celebrating this year?

Thank you! It has been a very busy year so far for us – to be honest, I haven’t given it much thought, though I shall, of course, be celebrating with the NJR team.

I love Lloyds Lounge, Lloyd’s and Harry’s. Breakfast has to be Greendale. I also love Exe Coffee Roasters, Exploding Bakery and Café Magdalen.

I was a junior for a local firm of solicitors many years ago. While delivering documents to the court I stopped to use the ladies’. I walked through the whole entire court with my skirt caught in my underwear; it wasn’t until security stopped me that I realised.
