Better economic news from the US is being balanced by fears of a fiscal cliff that the economy may fall over unless Congress and the President can agree on a mixture of expenditure reductions or tax increases before automatic cuts and increases are imposed on a fragile economy. It would appear that a strong recovery in commodity prices is not to be expected any time soon. Nor, consistent with the outlook for commodity prices, is there any reason to expect any upward pressure on global interest rates for the foreseeable future. Accordingly, dividends yields (and strong balance sheets to support dividends) are still likely to continue to command investor attention globally. Looking forward to 2013

As Christmas trees surround us in various shopping centres and those damn Boney M lyrics haunt us as we hum along, it’s quite clear that the holidays are upon us. And thank goodness, as most of us breathe a collective sigh of relief in anticipation of long, lazy lunches and warm beaches. It has been an unpredictable year in terms of property and although we have no crystal ball, a number of industry stalwarts have had their say. Many believe the recession is still very much present and is here to stay for a little longer, while others see an upturn in the pipeline and encourage investment in property – residential and commercial – as next year will be a better one. We choose to follow the optimistic route too and look forward to a great year in 2013 and the opportunities it may bring. And we are not the only ones celebrating. This issue is brimful of festive Property Dinners: La Balise Marina in Mauritius celebrated its successes; Smith Tabata Buchanan Boyes Table View introduced its loyalty programme; Tongaat Hulett Developments revealed its Bridge City development on Durban’s outskirts; and Just Property Group toasted a year of success at its awards evenings. The Property Magazine also has plenty to talk about, having hosted our very first international Property Dinner! Yes, we have moved into international waters and we

envision even more exciting times ahead for our magazine. ‘Tanaz’ is a Persian word that describes an essence … the essence of the soul and the essence of Woman

anaz sits on Corlett Drive in Illovo and you can’t miss it, thanks to the brightly coloured flags waving to the cars. From the road it looks like an ordinary brickwork home but it is inside where the magic begins. Tanaz is not just a hairdressing salon. In the past 17 years it has grown into a salon empire and is now considered the best one-stop beauty solution in town. Not only can you have your hair washed, crimped and dyed, but there’s a nail bar, a coffee shop that serves light lunches and a beauty salon all sharing the same space too. Everything a Joburg woman (or man) could need is here under one roof, which is certainly the perfect solution for the Jozi nation, which is always on the run. Despite offering all these services to save time and money, it’s certainly not a rushed experience. In fact, quite the opposite – pure indulgence and relaxation are on offer, even if you only have an hour to spare. Have a pedicure while your hair is being washed, drink a cup of coffee, order lunch and browse the salon’s menu – just in case there’s time for a quick facial – while having your car washed outside. Owners Shelene Shaer and Richard Wories explain, ‘We sell time.’ They even sell kitke bread to their Jewish clientele on Fridays. The cleverly designed open-plan areas of Tanaz allow for conversation to flow and relaxation to dominate. There’s an amazing buzz flowing throughout the space that’s generated by funky beats and the continuous conversation that emanates from the centre court. The decor also lends a hand to the ambience. It’s quirky and fun, described by Shelene as ‘French shabby chic’, and there is a wonderful trend toward upcycling, whether it’s the conversion of a piano into a colour bar holding all the hair dyes or the many pieces of furniture that have been lovingly restored. Art deco lamps hang from the ceiling, old wingback chairs beg to be sat in, traditional tin bowls hold scented water and crystal chandeliers twinkle in the daylight. It’s an

interesting combination of old-meets-new and a haven of indulgence and respite. Tanaz stands above the rest for its innovative thinking, enjoying the chance to mix it up and introduce its loyal clientele to new trends, whether it’s revealing the Brazilian blow wave, wowing clients with L’Oréal’s revolutionary Inoa hair colour or today’s new chalk colouring system. ‘Tanaz is not just a beauty salon – it is better described as a beauty house where one enters as a guest and leaves feeling like you are part of the family while looking and feeling amazing,’ say Shelene and Richard. +27 (0)11 786 2976, tanaz.net

Southern Sun Hyde Park Sandton’s Bice restaurant continues to wow with its mouthwatering dishes. Its newest menu does not disappoint and we sampled some of its finest fare. A speciality of Bice is its wine (from Italy and South Africa) and food pairings, and this is certainly an experience not to be missed. We tried the gnocchi cardinale (gnocchi drenched in basil pesto and red sauce representing the gowns of the Italian cardinals), and paired it with Raka Sangiovese. Next up was ravioli stuffed with ricotta and spinach served in a Parmesan basket with black truffle shavings and accompanied by Du Toitskloof Dimension Nebbiolo 2010 – pure decadence – and pan-fried kingklip with asparagus and porcini mushrooms paired with Herold 2009 Pinot Noir. We also tried the melt-in-yourmouth lamb with Landskroon 2009 Shiraz. Then, when we could not eat another bite, nougat parfait with saffron sorbet and choc sauce arrived along with a large apple crumble pie accompanied by cinnamon ice cream, served with a magnificent Klein Constantia 2007 Vin de Constance. My first degree is in fine art, and interiors are the perfect medium for making statements about the people who inhabit them. What do you think about SA’s interior design industry? I love the little design pockets that are cropping up! For a long time, interior design and architecture were the realm of the elite, and I’m optimistic about this changing. Design should be a big part of everyday life for everyone. It is good to see the revival of cost-effective quirkiness. What is trending now? ulling up to this home in Higgovale, the first thing you notice are the roofs, and you do a double take, because they seem to be suspended in empty space. The series of roofs are made of glass with an exposed steel covering and supported by steel posts that melt into the views of Table Mountain. In reality, the roofs sit atop four pavilions that make up this distinctive home by architect Paolo Deliperi. The client’s brief called for maximised views of the harbour, the City Bowl and Table Mountain, lots of natural light, privacy from the neighbours, and separate accommodation for the client’s children. This led Paolo to design a home with not much bulk under one roof. ‘My response was to break the building up into four separate pavilions, each with its own function, and to put these at the extremities of the site,’ says Paolo. ‘This creates a village-like feel, so that from the level lawn the neighbours are blocked out, and from any position you are only aware of your own building, the mountain, the city, the harbour and the sea. This gives you the sensation that you are the only one there, despite being surrounded by neighbours.’ A defining feature of this project is how dramatically the site of this 772 m2, four-bedroom family home changed. ‘It was a very steep site, which would have resulted in an unusable garden if we hadn’t taken great care in designing the external works in a sensitive manner so as to accommodate both a level lawn and a tennis court,’ says Paolo. When he first started working on the project, the 2 550 m2 site’s overgrown garden was filled with alien trees. The original house was built in the 1960s

and, according to Paolo, it was unremarkable, to say the least. ‘It was dark and uninspiring and made no reference whatsoever to the incredible setting between mountain, city and sea.’ The steep site was cleared of all alien vegetation and the original house was demolished. ‘For the first time in many years, sunlight poured in and, together with the mountain and city views, which were once again apparent, became the anchor around which the concept was designed,’ says Paolo. Paolo chose to work with just a few materials: timber, glass, concrete and steel, the last used conceptually to reflect elements of the vistas onto which the home looks. ‘The house is blessed with incredible views of the harbour, the mountain and the Table Mountain Aerial Cableway, and there is a loose connection to all the steel that is apparent in the form of pulleys, steel cables, cranes and vessels, which form part of everyday life in a working harbour and the cableway,’ he says. The steel also supports and protects the roofs, while

the abundance of glass lets in natural light and the timber adds warmth. ‘The materials used explore the structural concept of contrasting weight and lightness, solid and void,’ Paolo explains. ‘This was achieved by implementing a series of simple concrete fins and beams as the only resting structures for the various roofs, which in turn are supported on steel posts and enclosed entirely in glass. The four pavilions are linked with steel, glass and timber galleries, all culminating in a double-volume staircase of the same materials.’ The gallery-like space of the staircase node is the warm heart of this home, contrasting the ethereal exterior with earthy, warm timber cladding, and some of the client’s impressive artwork is on display there. However, if the word ‘pavilion’ is defined as ‘ornate structures designed as amusement or exhibit spaces’, then the artwork doesn’t stand a chance next to the panoramic exhibition of the New Seventh Wonder of Nature, Table Mountain, framed by the harbour and the city.

t’s official: the party season is upon us! Luckily for us, our festive season occurs at the height of summer, giving us the option of taking our Christmas, New Year’s or cocktail parties outdoors. Here we bring you the latest in food and beverage products, ideas and trends as well as advice from a top caterer and stylist, not to mention innovative ways to deck out your pad. Dim the lights, turn the music up and toast to balmy summer days and nights.

Food and drink are two of the most important factors of a good party. Here we get tips from a caterer, and present new foodie and drink products and ideas

last minute. The more time you give the caterer to put together your event and visit your house, the better your result will be. Make sure the caterer is given the exact time your guests will be arriving and that the caterer arrives a minimum of two hours ahead of your guests, to set up and to brief staff. Clear your kitchen of your personal items ahead of time. If your event is for more than 80 guests, a tasting is essential.

If you have a colour scheme, make sure the caterer is aware of this, to match up garnishes or other small touches. • Create an atmosphere: light candles, dim the lights, put on some great music. If you are seating guests at dinner, don’t seat partners next to each other, and definitely plan and pre-seat your guests, as this encourages guests to talk and makes for a far more interesting evening. Take time to focus on small details – these are always noticed. Arrange some flowers, make an effort with an arrival drink, and perhaps have a great serviette detail. Don’t forget to place flowers or candles in the guest bathroom; there’s nothing worse then a dirty, messy bathroom. • Make sure you have all the correct drinks to match the food, or a special drink that only some VIp guests drink. Make sure you have enough ice and lemons for the bar and that all your drinks are properly chilled. • Plan your party thoroughly and well in advance. Know what menu will suit your guests, the weather and the type of party result you want to achieve. For example, don’t do a sit-down dinner if you want guests to mingle or dance. Make sure when planning the menu that you are aware of all the dietary requirements. If you are cooking, prepare whatever you can in advance. • Staffing a function is to me one of the most important things that a host must not skimp on. If you employ barmen and waiters and brief them thoroughly, you and your partner are freed up to mingle with your guests. Another benefit of this is that at the end of your event, your house is clean. • If you are bringing in a catering company, choose seasonal items for the menu – it will be more cost effective. Don’t book a caterer at the

She shares her tips on adding that wow factor to your home decor and styling when you host a party. • Without sounding too formal, the first place to start is your colour palette. i would suggest a palette (and decor at that) which could possibly last longer than your party. Why does your party need to end after the night? Choose decor that doesn’t need be taken down after the actual event, and let the merriment linger for a little longer than a few hours. White and monochromatic tones, such as greys and black, are safe starting points and won’t fight with your existing home decor. Plus, if you add a splash of bright colour to your palette, the monotones will provide the perfect backdrop for it to stand out. Mint or apple greens are great against black and white. Turquoise blue looks very strong against shades of grey. Soft pink, soft grey, and black-and-white work really well together. • Flower arrangements will make your home come alive and look festive, whatever the occasion. I like informal arrangements of branches or sprigs of seasonal flowers from your garden, such as magnolias and blossoms. i love to place these long branches in a

cluster in oversized vases, sometimes with only one branch per vase. Other options, including proteas and other types of indigenous flowers, can be found in abundance at the flower markets all year round. Another way to display your flower is by casually hanging several strings of flowers from a rustic rod, creating a flower curtain. You can make these strings of flowers out of paper, if you require a little more longevity from your flower curtain. These curtains can be used in the centre of a room as a screen, or in a doorway, or above your table, or even against a blank wall, creating instant art. • Another great idea is to create a wall or ceiling of white balloons. White is best because when light shines through the balloons it creates a soft ambient light. in order for it to have an impact you need to use as many large balloons as possible, strung tightly together. • If you don’t go with the balloon idea, try a cluster of Chinese lanterns or paper hanging flowers indoors and outdoors. These are very inexpensive and create a dramatic effect when many are used together. they also create a lovely soft ambient light. You could also hang clusters of them (using white ribbon to suspend them) from a string of fairy lights. And if you require something more striking than the plain white shades, then paint them – in black-and-white stripes, or gold, or silver. • Floor cushions and makeshift swing beds are great for accommodating lots of people and give a casual and easy atmosphere for after-dinner festivities. Creating this setting outdoors is fantastic, with fairy lights and candles placed around the garden and in the trees. Similarly, La Balise Marina in Mauritius could be described as a French ‘colony’ that offers the island life to non-residents living on the island. After a few laughs, La Balise Marina GM, Dominic Dupont, took the floor, to discuss the unique selling points of the island development. ‘La Balise is the first and only marina in Mauritius,’ he noted. ‘Its primary drawcard is the ocean lifestyle that it offers, something which many people dream of possessing.’ That dream has already materialised for John and Stephanie Ann Curnick, a South African couple who have bought a unit at La Balise Marina. Having visited the island for the past 35 years, the Curnicks first learned about La Balise when they saw it advertised in a local newspaper about two years ago. They immediately spotted the investment opportunity to own a holiday home that they could also rent out for extra income. John commented, ‘Mauritius is looking promising. There are so many good things happening there. Tax is only 15%, and there’s no capital gain tax.’

Another excellent advantage of buying property in an IRS development is that you are able to obtain Mauritian residency and may also run a business on the island, so it’s a good hedge if things start going badly in South Africa. ince the inception of The Property Magazine in 2004, much has changed in the commercial and residential real estate spheres. Many property developments have seen the light of day and several real estate companies have come out on top in an effort to sustain and improve the industry. Small-business coach and professional guest speaker Sean Dercksen took note of this in his opening speech as MC at the Just Property Group Gauteng 2012 Awards Evening. Just Property Group is a shining example of a real estate company that has stood its ground in an uncertain landscape. Sean said that there had been tremendous market changes over the past few years. ‘We have chosen real estate, we have chosen property, we have chosen this organisation and we have chosen this industry, and we are here to stay. Not many can say that they have done the same. Many have fallen by the wayside,’ he told the 200 or so guests in the room. For the first time since its establishment, the Just Property Group recently held several awards evenings across the country in order to celebrate its

achievements and the individuals within the group who had excelled. The Gauteng leg of the awards was held at Misty Hills Country Hotel, Conference Centre & Spa (part of Warwick Hotels International), a rustic retreat nestling in the foothills of the Swartkop Mountains on the threshold of the Kromdraai Valley and only 15 minutes from Lanseria International Airport. The auspicious occasion honoured those agents operating in the Johannesburg, Pretoria and outlying areas as well the branches in those areas. After Sean’s welcome speech, starters were served, followed by sponsor ovations as well as a few brief words from The Property Magazine’s Associate Publisher, Nolo Sealetsa. The awards evening was sponsored by Private Property, Prop Data and The Property Magazine. Just Property Group CEO John Roberts took to the stage to congratulate his peers and encourage them to work harder. A Blue Bulls supporter, John matriculated in KwaZulu-Natal and later operated as a military recce. In 1995 he opened up a polygraph business in the private sector, a first for South Africa, and performed no fewer than 15 000 polygraph tests. In 2005, John got involved with Just Letting, the original franchise established in 2001.

In 2008 he bought out the franchise and in 2009 he formed Just Property Group Holdings. John presented a number of property figures and statistics since 2009, illustrating Just Property Group’s relatively good performance.‘The industry is going through the hardest period it has ever seen in this country,’ John said. ‘Our group went from strength to strength. We went from Just Letting to Just Property Group.We are a success story.’ After mains, a few drinks, and Sean’s telling of his ‘Famous French Fighter Pilot Jean Jacques’ jokes, the room began to liven up and the time came for the handing out of the awards, ranging from agent awards to branch/franchise awards and Mastery awards. Representatives from all the Gauteng franchises attended, ranging from Midrand to Klerksdorp and from Pretoria to Potchefstroom. The evening ended off with a selection of delicious desserts and a few dance moves. One thing taken away from the evening was that even though times are tough, the property industry continues to push through and weather the economic storms, no matter which way the cookie crumbles. A

s ‘Lowry’ is a name synonymous with a legacy of great art in the UK, so too have great artists long been synonymous with great tragedy. While Max Lowry was neither related to the British architect Laurence Lowry nor will he ever be recognised in the realm of unfulfilled masters such as Van Gogh and Lautrec, his premature death on the eve of his wedding will go a long way towards ensuring that his remarkable 3D street art will be enshrined in the consciousness of contemporary culture and pave the way for future followers of his profession. Max, a public school protégé and an only child, was raised by his mother, Suzanne, an accomplished Irish journalist who while recognising the necessity of an excellent education also instilled in her son the proverbial Irish lust for life. Max died minutes after returning from his studio where he had been doing what he enjoyed most: perfecting an interactive technique for creating 3D art on pavements. He had also just phoned his fiancée, Jane Davies, to tell her that he loved her and was looking forward to spending the rest of his life with her. Neither of them, least of all the groom-to-be, had the slightest inkling that he was about to suffocate alone from the rare condition subsequently diagnosed as sudden arrhythmic death syndrome. Suzanne later poignantly wrote that she ‘observed Jane’s wedding dress hanging in the cupboard in its exquisite folds, like a beautiful ghost’. A prelude perhaps to the dawning realisation that only Max’s startling vision and exuberant spirit would continue to haunt the planet. Jane has subsequently dedicated the remainder of her own life to establishing the CRY (Cardiac Arrest in the Young) Foundation and combining her own film and advertising expertise to create a thriving business in tribute to her wouldbe-husband’s sensational street art. Max’s partner and school friend Joe Hill, another prominent street artist, joined forces with Jane in the aftermath of Max’s death to start the company 3D Joe And Max. There is further symbolism in the 3D aspect in that all three of them, Max, Joe and Jane, attended the same school together, Marlborough. Given the multitude of graffiti-garnished streets crisscrossing the globe it is extraordinary that there are just four recognised street artists on the planet: Julian Beever (another Englishman) and China’s Mr Hou (the ‘Chalk God’) are the other major contenders – or arguably pretenders – to the throne. Of this handful, only Max and Joe have carved out a niche in 3D and have in many ways transformed global advertising by capitalising on the age of animation and social media. The sheer scale of their 3D paintings was ambitious from the start, intending to serve as incredible backdrops for unusual and creative photographs in iconic venues and in so doing, to encourage Facebook and YouTube interaction. The first project was a sure sign of the deceased partner Max’s ‘divine intervention’. Sponsored by Reebok CrossFit, 3D Joe And Max created the world’s largest- and longest-ever street artwork: a 1 160m2 and 106.5m-long abyss/waterfall ravine on the West India Quay at Canary Wharf, London. The artwork earned them two 2012 Guinness World Records and promptly garnered them international attention, including that of the London Olympic Committee on the brink of its campaign to invite the world to the city. Jane alluded to the challenges

of the Canary Wharf installation, which took place in the midst of a bitter winter (‘the paint wouldn’t dry’) and the persuasive powers required to get athletes clad only in minimal Reebok swimming gear to perform on the surface of this frozen piece of art paving, giving the illusion of diving into the depths below. It was all ‘beyond emotionally draining’, especially for a grieving girlfriend. Joe and Jane’s determination paid off and they found themselves commissioned by Visit Britain – the Brits’ equivalent of our South African Tourism, or Satour – to tour the world from Shanghai to Moscow, promoting Britain and the pending London Olympics. Their first official commission was to capture the post-Royal Wedding euphoria in Australia, a colony with distinctly anti-monarchist leanings. With the spectacular Sydney Opera House in the background, Joe laid down a dramatic scene of Prince William and Kate arriving at Westminster Abbey along the extensive harbour wharf, literally stopping locals in their tracks. Apparently the Aussies hadn’t been quite

so awe inspired since the acrobatic feats performed by the French high-wire artist Philippe Petit (depicted in the recent Oscar-winning documentary, Man On Wire). If, as Loerie Awards CEO, Andrew Human, predicted two years ago, conventional advertising can no longer exist unless it is construed as entertainment, then 3D Joe And Max is onto a winning formula. It is not surprising that kingpins of the entertainment industry have identified the magnetism and potential marketing power of Joe and Jane’s 3D street art. They were invited by Warner Brothers Europe (the company that Jane worked for in London) to recreate New York in London, coupled with the illusion of a man falling off a ledge, for the world premiere of the Hollywood blockbuster thriller, Man On A Ledge. Immediately after that, Warner Brothers made use of another of 3D Joe And Max’s jaw-dropping live installations at the premiere of The Dark Knight Rises in Madrid, complementing the macabre theme of this epic trilogy and the dramatic effects on celluloid.

The litany of metaphysical 3D stunts this young company has pulled off continues to grow and attract celebrity endorsement faster than any star falling off a ledge or out of the sky. They have mastered the art of illusion as well as Vegas magicians David Blaine and David Copperfield have. In order to get the full authentic anamorphic 3D effect, viewers have to look through a strategically situated camera placed on each horizontal artwork, yet this in no way diminishes the visual trickery of these extraordinarily surreal paintings – the position selected for each respective viewer to stand in and behold the 3D effect only enhances their faux allure. For example, Sergio Garcia recently positioned himself for a drive at the World Golf Championships, apparently perched precipitously on the edge of a cavernous cliff not typical of the sweeping undulations of any links course anywhere in the world except for those emulating from the end of 3D Joe And Max’s energetic brushstrokes. Global exposure together with the clever Maximisation of Facebook and Twitter sites, where social

media fundis share photographs of themselves falling off a ledge, diving into a ravine, or surfing a wave, at the strategically chosen international venues for these interactive street art masterpieces has further attracted the attention of Silicon Valley and the major IT players. 3D Joe And Max were recently invited to produce an artwork for the Google event party at the World Economic Forum in Davos, Switzerland. While the various economic gurus discussed financial ceilings, Joe installed one of Lowry’s cultural creations on an actual ceiling at the event, thus taking 3D art literally to the next level. And when Cartoon Network wanted to premiere its amazing show Level Up, there was only one chosen artist who they wanted to create the illusion of 3D monsters emerging out of the ground in Los Angeles to rival the plethora of celebrity handprints already flanking Hollywood Boulevard, and that was Max Lowry. More Disney Pixar characters climbed out of the cobbles of Covent Garden in the wake of the launch of the new X Box game, Kinect Rush,

all conceived by Max or from prints of his previous work and implemented posthumously. The marketing applications of this team’s talent is diverse, extending to the Philadelphia baseball team, who commissioned a Phillies Phanatic 3D installation, and the London Theatre Company, who used Max and Joe’s anamorphic paintings to promote a new play, The Leisure Society. The London Marketing Society has just awarded 3D Joe And Max the 2012 Trophy For Excellence for their Visit Britain Campaign. In light of the recent accolades, its is cruel to contemplate that a year ago in the depths of despair in a London mortuary the eloquent Suzanne Lowry was forced to come to her own conclusion about her gifted son: ‘On the edge of Max’s generous hand, lying outside the cover of the sheet swaddling him, I noticed a streak of green paint, a last reminder that Max was an artist.’ An artist who has certainly left more than a mere mark and who no doubt will be gloriously painting the pavement to heaven. 3djoeandmax.com

Starry, starry night The African bush beckons from Jaci’s Safari Lodge Words Nicky Manson

ou enter Jaci’s Safari Lodge in Madikwe Game Reserve in North West Province via an old-fashioned wooden swing bridge. It hangs over the brush and swings tentatively with every step – an exhilarating start to your African bush adventure. The bridge leads to the main lodge, where ‘old fashioned’ ends abruptly. The lodge is beautiful. It is divided into separate areas and the furniture and upholstery are bold and proudly African, with bright, colourful printed fabrics covering the sofas and classic armchairs in the lounge area and blocks of colour used for the dining room chairs in the restaurant area. The main lodge is made up of an upstairs bar, curio shop, and open-plan kitchen and dining area, which extends out onto the wrap-around deck and cosy lounge area. A large fireplace takes centre stage and the comfortable pillows that surround it ensure that it’s a popular chill spot between meals. Jaci’s Safari Lodge prides itself on putting guests first and the staff try to accommodate your every whim. From

providing special noodles for the kids’ dinners on request to supplying babysitters free every evening, it’s the special care and attention to details that make the lodge and its staff stand out. Only eight suites (luxury tents) are available, so it is an intimate experience. These large canvas villas are of the Out of Africa variety and sit on concrete slabs with underfloor heating. The bathtub is also made from concrete and can fit the whole family, while the outside showers allow you to engage with nature at will. The front flaps of the tent remain open throughout the day so that you’re looking out onto nature at all times until evening falls. On your return from the evening game drive, you find your room has been zipped up – you don’t want to sleep with the monkeys – and the deliciously romantic mosquito nets have been dropped (Madikwe is a malaria-free area). Of course, you would not be visiting Jaci’s if you were not a fan of wildlife. Jaci’s boasts one of the biggest wild dog populations in SA. The Big Five is also present. We saw four

of the Five on our first day, including being greeted by a large herd of elephants before we’d even reached camp. Kids can join in the fun too on a Jungle Drive just for them – we learned first-hand about various animals’ prints, what they eat and so forth (yes, we trailed along, but it’s great fun to view animals with a bunch of enthusiastic youngsters). Some mid-afternoon snacks, with cold beers for the adults, ensured the drive home was comfortable and relaxed – apart from the four female lions who crossed our path and appeared to be stalking their evening meal … Or us. Besides the two daily game drives, there are also two swimming pools for the warmer months as well as a spa and a kids’ play area, but we recommend just chilling, because you couldn’t choose a more beautiful destination. Dining out is somewhat different here. Brunch is served after the morning game drive (rusks and coffee are mandatory accompaniments) and then dinner after the evening game drive. Three-course meals are the name of the game. You will certainly not go hungry, and on special evenings the camp offers buffets and entertainment in the bomas. What’s not to like? Cycling into the future

Studying the property market cycles of the past is perhaps the only way of catching a glimpse into the property market of the future, writes RE/MAX of Southern Africa CEO, Adrian Goslett

W

ouldn’t we all love to be able to see into the future? In 1903, the president of the Michigan Savings Bank advised Henry Ford’s lawyer not to invest in the Ford Motor Co. His reasoning was that the car was merely a novelty, a fad that would soon pass. I wonder what he would have said today. Although there is no sure-fire way for property investors to know what will happen in the property market in the future, sometimes the best way to look forward is to look backwards and see what lessons there are to be learnt from the past. Timing is crucial to the return on an investment property, although property is far more forgiving than other forms of investment. While purchasing investment property is not for the faint-hearted, knowing what to look for and when to buy will make the process far less daunting for the novice investor, and, once mastered, could lead to financial reward. If we look at the property cycles of the past few decades, we will see that there is a definite pattern that can be followed over a period of nine years. Every nine years there is an economic downturn, which takes an average of 10 months to complete from the top of the cycle to the bottom. The bottom of the cycle usually lasts approximately 24 months, followed by a slow, solid upturn to the top, with a recovery

period of about 64 months. Currently the South African property market is in this phase of recovery. The prevailing conditions of this phase of the cycle, such as interest rates at a low that we have not seen in the past 39 years, along with more affordable property pricing, make this an ideal time to invest. Since the beginning of 2011 there has been a marked increase in activity in the property market because of stronger demand from buyers and because financial institutions are showing a greater appetite for risk. The increased demand for property has continued into 2012, as more buyers are able to meet the criteria required for bond approval. And while there are still opportunities in the market in general, some regions have reported a shortage of certain types of property. Those investors who want to make the most of their property investment should strike while the iron is hot. When the market turns, property prices will begin to rise, and those who stood by idly without making the most of the current market conditions will lose out. It goes without saying that more profit can be made from buying property in a recovering market and selling in a boom period than if the property were bought and sold in the boom period. Although an emerging property market is the ideal time for investors to buy, the same rules should still

apply: investors should not rush into any transaction without conducting the necessary research. Having considered all the necessary aspects, such as the location and the type of property, wellinformed investors will be able to recognise a good deal when they see one. Firm knowledge of the market, as well as having an idea of what properties are selling for in certain areas, will allow investors to identify and differentiate between an overpriced property and one whose price is market related. Purchasing a property that is priced outside the market’s current parameters will only erode the chances of seeing a healthy return in the long term. The cyclical aspect of the property market means that investors will always have to contend with the lows, and make the most of the highs. However, despite the peaks and troughs, property continues to be a sought-after asset that appreciates in value over the long term.

Your bed is, of course, the largest and by far the most important item in this most personal of rooms, and you should treat it like a blank canvas. But first, having personally ‘interviewed’ many varieties of mattresses, I can say that every couple should thoroughly investigate design, size, balance, comfort and support so that they can find their own perfection and look forward to proper rest and full body bliss. Emission-free mattresses made from natural materials are best, and cotton is king. The next thing to consider is the headboard – perhaps a bespoke item in graphite grey or faux leather – and the night frill, which can be in the same material as the headboard or a washable material, the former being the more modern notion. Add decorative designer cushions and fabulous cotton or silky bed linens – sheets, pillowcases and duvet covers – that feel so luxurious that when you slide in, you won’t ever feel like getting out again. Ventilation around and under the bed is a necessity for inhalation and circulation purposes and to avoid any dust build up. Whether you install a ceiling fan or air conditioning or just leave windows open will depend on personal preference, but if you think about the room as a whole, it should be uncluttered. There is karma in using minimalistic furniture as well as in the direction you face while you sleep. You don’t want it to be a cold room either, so you should ensure that it is properly insulated. The charm and warmth of a fireplace will set a romantic mood for those chilly nights. Other items in the room might include a day bed in an alcove, or a linen kist at the base of the bed for storage as well as seating. For flooring, your choice of tiles, carpeting or wood will be influenced by climate, area and antiallergic preferences. Similarly, curtaining versus blinds and shutters are a consideration. There is nothing more pleasant for the early riser than to wake to a beautiful garden. Those who like sleeping in should consider heavy curtaining to block out the sun and heat. Pretty lampshades or spotlights may help the bedroom designer create a study effect over a small desk or coffee table, and dimmer switches are essential so you can quickly go from bright reading light to a dreamy atmosphere. Finally, you will need to decide if you would like a TV in the room, and if you don’t want it placed on the wall, find an unobtrusive stand or cabinet to place it in, keeping your style and the search for peaceful karma in mind. And so to sleep – the most beautiful experience in life, and the best meditation.
