Trends to Watch in the Construction Industry Brian Perlberg, Esq., Executive Director & Senior Counsel, ConsensusDoc

T

he biggest change in the construction industry in recent history is the continued evolution of general contractors into building professionals. Historically, general contractors have been treated as a fox in the henhouse. Consequently, barriers were purposefully created to protect owners of buildings away from the big bad builder. The new role of contractors Today, however, general contractors are demonstrating that their early involvement, from design development and integration through operations and maintenance, yields better results in our nation’s complex infrastructure. Rather than contractually mandate silos, creating an environment integrating the best builders to communicate and truly collaborate with the design

teams and building owners has been proven to be the best chance for success. The pace of change in construction is accelerating, with a majority in the industry predicting more change in the industry in the next five years than in the last 50. Increasingly, general contractors are utilized as master builders and seen as construction professionals. Rather than labeled as contractors that sign contracts, builders are increasingly referred to as constructors. More than 90 percent of constructors report that the design documents are less complete than in years past. Consequently, constructors help fill the gap with their expertise to help develop better quality design documents that give owners more organized information. Design-assist An innovative new process called design-assist has emerged as a new practice to select constructors and trades earlier in the process on a combination of qualifications and price. Getting builders involved earlier helps break the wheel of inefficiency of design, estimate, bid, and re-design. Price and sched-

ule are now explicit elements of design. Direct communications between the build, design, and owner teams are no longer prohibited, but encouraged. And while over a quarter of teams use design-assist, more than 40 percent of builders report using design-build, where the build and design teams are either integrated into one entity or team together contractually for a project. Increased capital Last but not least is a capital infusion in construction that is predicted to cause disruption and force closer integration. The availability and utility of construction technologies has passed a tipping point. Close to 90 percent of surveyed companies plan to keep or increase their investment in many technologies, according to a recent AGC/Sage Outlook study. With workforce shortages already the industry’s top concern and growing, attracting a younger and more technologically savvy worker that produces more output may be the industry’s best hope. In my estimation, the near and long-term future in construction looks like it is moving onwards and upwards. n

Net Zero: The Future of Building Energy Usage The built environment sector has a vital role to play in responding to the climate emergency. Despite unprecedented reductions in air and commuter travel as a result of measures to prevent the spread of coronavirus, global carbon emissions are projected to temporarily decrease by only 8 percent in 2020. This is because building operations, both commercial and residential, are responsible for an extraordinary 30 percent of global energy use and 28 percent of global carbon emissions. We must take accountability for decisions that impact the entire lifecycle of those buildings: architectural designs that neglect

energy performance, material selection that affects maintenance and replacement, and designing for deconstruction to maximize opportunities for circularity. Net zero energy Whichever term you subscribe to, the concept is very simple: net zero buildings are highly energy efficient and meet their annual energy demand from renewable energy — either generated on-site or procured from off-site sources — and have low embodied carbon emissions. The framework set out by the World Green Building Council (WorldGBC) global network also recognizes the need for offsets in specific markets to

achieve net zero goals as part of a zero carbon transition. Green building certification schemes and operational performance solutions, like LEED Zero and Arc from the US Green Building Council (USGBC), help stimulate these market solutions by setting appropriate best practice benchmarks and metrics in support of performance standards that exceed regulatory minimums. As part of our Advancing Net Zero project, our Green Building Councils are operating such net zero building certifications to scale up these much needed solutions. Bringing embodied carbon upfront The carbon emissions associated with the materials and construction used through a building’s entire lifecycle — known as embodied emissions — account for a further 11 percent of the world’s total. Therefore, we need to pay careful attention to options for low carbon materials and the impact of design and procurement choices, and maximize opportunities to repurpose existing buildings. Carbon emissions released before building or infrastructure is used (upfront carbon) will be responsible for half of the entire carbon footprint of new construction between now and 2050, threatening to consume a large part of our remaining global carbon budget. n Cristina Gamboa, CEO, WorldGBC

Wear a mask when dealing with hazardous chemicals Respiratory exposure is one of the major risks of using hazardous chemicals. Review the label and check the quality of your protection. Take another look at the scaffolding An estimated 2.3 million construction workers frequently work on scaffolds; protection from scaffold-related accidents would prevent an estimated 4,500 injuries and 50 fatalities each year, according to OSHA. Protect yourself against falls Each year, falls consistently account for the greatest number of fatalities in the construction industry. To prevent falls, OSHA recommends using aerial lifts or elevated platforms to provide safer elevated working surfaces; erecting guardrail systems with warning lines near surface edges; covering floor holes; and using body harnesses. Here’s how you can keep your employees safer at work: Develop a strong safety culture Starting with management, there should be a company-wide priority for safety, in every department, every day. Take advantage of training and networking opportunities Staying on top of the latest in safety is crucial for both employers and workers. Ensure clear, accurate labels on hazardous materials Labels should be written in the appropriate language and in a way that both workers and employers could easily understand, with pictograms when possible. For you and your team, what is the biggest challenge to any home building project? Probably finding reliable, quality contractors. When we can’t control things like weather, we really need to be able to rely on our construction team and know they will get the job done correctly and on time. What’s one mistake that every home builder makes on their first project? How can this be avoided? They typically go over budget on money and over on time. We would love to use solar shingles, but with our budget we’re limited to smaller scale green options like rain barrels.

Chris Grundy Thinks Knowledge Is Power (Tools) in His Construction Experience Chris Grundy of “Cool Tools” talks DIY mistakes, his power tool trio, and his best advice for worksite safety.

“I’ve definitely made a ton of mistakes,” said Chris Grundy, host of DIY Network’s “Cool Tools” and Travel Channel’s “50/50,” of his lengthy career in “do-it-yourself” handiwork and construction. “But even when I make mistakes, I’m learning something new.” Grundy’s experience with DIY, construction, and power tools has built a solid expertise in the construction world. Though Grundy has made DIY and construction his career, it started out as a passion project. Before he became a face on television, Grundy worked at IBM, selling printer software

and network systems. DIY was completely accidental. Shaky beginnings “I owned a house,” said Grundy, “and I didn’t know anything about construction or remodeling or fixing the little things.” Grundy called his father-in-law, a welder and owner of a fabrication shop, for advice. Eventually, Grundy began to take on his own solo projects — he built an outdoor kitchen and forgot to support the countertop tile with a cross-beam, a mistake he’s in the process of fixing currently. Grundy’s foray into DIY tele-

vision was largely accidental. Grundy performed improv comedy at Second City. A producer of a construction show called to get his answers dotted throughout an episode. Years later, the producer of “Cool Tools,” who had seen the episode, reached out to him through a friend. Grundy went on to host “Cool Tools” from 2009 to 2013, before hosting the Travel Channel’s show “50/50” with co-host Samantha Brown. The right tools Picking the right tools can seem like a daunting task, but Grundy

recommends breaking a project down into manageable parts and going from there. Though there are some tools that may require a more advanced hand, there are several things that every American household should have, according to Grundy: a hammer, a cordless drill, and a tape measure. At higher levels, Grundy recommends a reciprocating saw. Safety first New advances in technology have made the industry safer than ever, such as nail guns that do not work without

engaged safety features, or table saws that shut down instantly when coming into contact with skin. Grundy has some simple advice for new and old DIYers: leniency. “People set such high expectations of themselves that it can ruin the experience,” he says. “But if you’re prepared to spend a little more money, prepared to take extra trips to the store, prepared for it to take a little longer, then I think it’ll be a positive experience and you’ll do it again.” n Danny McCarthy


Reducing Dust in Homes Under Construction or Renovation Dust is an inconvenient byproduct of home building and remodeling. Cutting and sanding wood and other materials can kick up a mighty cloud.

H

ome builders and remodelers use a variety of tools and techniques to reduce the amount of dust created in homes they are working on. And one potential consequence of the COVID-19 pandemic might be less dust protection during construction. Dust-reducing techniques In mid-March, the National Association of Home Builders (NAHB) encouraged home builders and subcontractors to donate their N-95 respirators to local healthcare facilities to protect frontline workers bat-

tling the pandemic. The N-95 is a popular mask used to protect against dust inhalation. Since many states allowed home building to continue, builders had to reduce exposure to dust in other ways. The U.S. Occupational Safety and Health Administration (OSHA) has guidance on reducing dust exposure through work practice controls. These techniques include: • Use wet operations (i.e., a saw that is connected to a water hose) when possible to reduce airborne dust concentrations.

• Provide appropriate ventilation to reduce dust concentration levels in the air. • M aintain adequate housekeeping to remove unwanted dust and reduce concentration levels. In addition to these practices, many builders and contractors use sanders equipped with vacuum dust collection systems to take in dust as it is generated. When a home is occupied during construction work — generally remodeling — plastic sheeting is used to separate the areas of the home where work is occurring from the areas in use by the homeowners. This helps prevent dust from drifting into living spaces. Advice for homeowners And as a homeowner living with the construction, you can do your part by discussing these work practice controls and methods with your contractor before construction begins. For the homeowner and others who may be living in the home during the construction, this can include not entering areas separated by plastic sheeting or otherwise entering the work area. If you ever experience issues with dust during construction activity, be sure to talk to your contractor. When and how were you first introduced to woodworking? I grew up in a tool-fluent family, and my dad gave me the basics by the time I was a teenager. Shop class in junior high was also very influential. Your shop is known for sourcing sustainable trees that have come down in storms or been removed from construction sites. What was your motivation for salvaging this material over hardware-store lumber? When we can repurpose local wood, it’s not only great in terms of conserving what would otherwise be a terrible waste of material, but we can

also work with the local sawyers to customize our needs much more comfortably. It’s no contest that the local timber is preferable in every way, and I hope that woodworkers around the country continue to exploit their neighborhood windfalls. You and your shop do fantastic community involvement work. While working with today’s youth, what advice do you provide about the benefits of pursuing a career in craftsmanship? Learning to make things with one’s hands will never go out of vogue, as we will always thrive as a people on handmade goods and the skills they require. Whatever your specialty might be, a life in craft

is improved across the board by utilizing the problem-solving channel connecting one’s brain to his/her hands. Your new show “Making It” features craftspeople skilled in different mediums competing to be named the “Master Crafter.” From your experience both on and off set, what are some common characteristics shared by successful craftsmen? We makers all share pluck and audacity, the ability to rely on our creativity to tackle a given challenge. We exhibit calm in the face of deadlines, knowing that the product of our handiwork will never be perfect, but it will be charmingly sufficient. This makes for a very satisfying life. n

In 2020, how is technology being used to advance the construction industry?

We spoke with Marnie Oursler, president of Marnie Custom Homes, for insight into the process of building a beach house. What characteristics make a quality beach home? We use weather resistant materials on all exterior finishes, such as siding, windows, doors, railings, and decks, and always use hurricane straps for high winds. Specifically, we like NuCedar or James Hardie fiber cement siding. These materials are strong and dense, which makes them durable and energy-efficient. They’re finished in the factory, which means they won’t fade either. Bonus: they have a high R-value and an authentic coastal look. What does green construction mean to you? How has your team tried to incorporate sustainability into every building project? As a fifth-generation homebuilder, I grew up in the con-

struction industry and during the early days of Marnie Custom Homes, I started using energy-efficient practices back when it was still cutting edge. I built the first LEED-certified home in Delaware and began using reclaimed and recycled material to make clients’ homes unique. What steps do you and your team take to make health and safety a priority on job sites? My biggest challenge during COVID-19 is keeping my workers healthy. We’ve set up strict social distancing rules and installed hand washing stations at each job site, and I’ve personally made hand sanitizer for all of my workers. What is clear from this experience is now more than ever it’s important to support local

brands and adjust our methods to rely more heavily on sustainable building. We’ve felt the effects as our supply chain has been disrupted since places are shut down, so we had to get creative as to how to transport materials to job sites. In 2020, what sustainable building materials are residents most interested in? Thankfully over the years I’ve found that more and more consumers have opted to buy American-made goods instead of foreign imports — a choice I wholeheartedly support and encourage when building homes for clients. Driven by factors that include safety, environmental, and ethical concerns, as well as good old-fashioned American pride, the Made in the USA label has seen a resurgence. n

The companies we see continuing to thrive in 2020’s challenging climate use tech to turn their field employees and project managers into knowledge workers, empowering them with data to make good decisions and plan ahead. PMs have always synthesized information from dozens of sources to solve complex problems; with today’s workforce shortages, they are often keeping track of multiple projects at once remotely. Putting organized data at their fingertips makes them more productive and reduces errors. How much time and effort does it take to eliminate paper on a construction job site? It depends on how much a business is currently doing on paper and whether you have good software partners to assist. If you have a knowledgeable partner who is willing to build your team’s proficiency in new software, consult on process and cultural changes, and provide ongoing support and education, it doesn’t have to be a massive change management project for the future — it can be a simple process that starts today. How can solutions such as your own be utilized to increase health and safety on critical infrastructure jobsites? Processing paper truck tickets requires significant person-to-person contact and paper handling. Tickets managed digitally through a simple app like ours create fewer illness exposure risks while also decreasing time spent on paperwork, errors, lost documentation, invoice reconciliation, and delay in cost data.

Tips to Help Parents Guide the Path for a Trade Career

Parents are taking note that qualified trade workers are in high demand in construction, automotive, manufacturing, and other industries. “You can get proper training for many trades through a two-year vocational college, certificate program or even apprenticeship,” says Joe Apolloni, Senior Vice President of Retail at Northern Tool + Equipment. “Compared to many four-year degrees, the overall cost is less to pursue trade careers and many people are hired immediately after graduation at respectable salaries.” Parents and caregivers can help their children learn more about a possible career in the trades, while many companies, like Northern Tool + Equipment, are also supporting the cause by donating equipment and expertise to trade schools and their students to encourage and empower students to pursue a career in the trades. To spark your child’s curiosity and help them take the first steps toward a trades career, Apolloni recommends these steps: 1. Talk it out From wind turbine technicians to welders to elevator mechanics and beyond, there are hundreds of trades and many have transformed significantly in recent years due to technological advances. Start by having a conversation with your student about their interests, desires for the future, and which trades might be a good fit. 2. Sign up for electives or extracurricular programs Ask about school opportunities related to the trades. Many schools offer elective courses and activities introducing a variety of trade skills. Meet with the school counselor and ask questions about these classes and sign up for any that spark an interest. 3. Find a mentor or community volunteer opportunity Many schools and communities offer mentoring programs that can help students learn more about trades and make valuable connections to support their career exploration. Also consider volunteer opportunities. “So many jobs are just waiting to be filled by the next generation of talented trade workers,” says Apolloni. “It’s a really exciting time to be involved in the trades.” Northern Tool + Equipment

Mike Rowe Talks Finding Meaningful Work Outside the Conventional Model

You won’t find many trade careers on a top 100 list, but that isn’t stopping skilled workers from loving their jobs.

I

got a call last week from a magazine editor who invited me to weigh in on their annual list of “the top 100 jobs.” I politely declined. He asked me why, and I said, “Because I don’t think you’ll print my answer.” I get it — people love lists. They’re fun, and if someone invited me to discuss the top 100 films, the top 100 books, or the top 100 songs, I’m in. But ranking movies and songs is harmless. Ranking careers and colleges is not. I know for a fact that a great education can be found at many affordable schools that will never appear on someone else’s list. Likewise, I’m personally convinced that career contentment has nothing to do with someone else’s perception of a “good job.” A couple years ago, I was dropped into a 60-foot prospect shaft about the size of a manhole, somewhere in the Australian outback. I was profiling a jolly pair of opal miners, and getting a taste of what their work was like. As they lowered me further and further into the narrow tube, my focus shifted from looking for opals to not losing my mind. The claustrophobia was palpable, and by the time I got to the bottom, the sky above me was just a blue dot. I yelled up to the men far above me, “Do you guys really love this?” They yelled back in unison, their voices faint but clear, “Best job I ever had!” Building a successful career I’ve asked the same question to hundreds of people over the years — roughnecks, crab fishermen, welders, roustabouts, plumbers, lumberjacks, truck drivers, soldiers, blacksmiths, electricians

— and they all answered the same way. And yet, none of those vocations appear on anyone’s list of “Top Jobs.” How come? Right now, according to the Bureau of Labor Statistics, nearly 3 million jobs are available for those who are willing to learn a skill that’s in demand. The vast majority of these jobs do not require a four-year degree; they require training. Fortunately, many excellent training facilities exist all over the country. And yet, none of those schools are ever included in the “Top 100 Colleges in America.” Why? The perks of skill-based education Last year, my foundation sent dozens of people to trade schools that most parents have never heard of, to pursue skills that few guidance counselors affirmatively encourage. Many of these jobs lead to six-figure salaries quickly. I’ve partnered with several companies that assist potential employees with vocational training. Categorically, I can tell you that these people love their work. Many have gone on to start their own businesses. It’s impossible to know who or what will influence our capacity to learn, or challenge our intellect in a meaningful way. Had I only considered the “best” schools, or limited myself to only exploring the “top jobs,” I wouldn’t have the career I do today. And that would be a shame, because I love what I do. Job satisfaction is important, but from what I’ve seen, it has less to do with what you do, and more to do with who you are. Do not plant large trees or shrubs near the foundation of a house. The roots of trees and shrubs are strong. I am sure you have seen sidewalks being popped up by tree roots. Grammy-winning singer/ songwriter Jason Mraz is living out the title of his latest studio album, “Look for the Good.” In an exclusive interview, he explains why his farm is a constant source of inspiration.

The “I’m Yours” singer and his wife Christina own and operate a 17-acre property in San Diego’s North County, called Mraz Family Farms, where they grow avocados, passionfruit, and coffee. They purchased the former avocado grove farm in 2004 and called it the MRanch. By 2015 they had turned it into an organic farm where they grow produce and cultivate good vibes. The motto is to create “peace in the world through organic regenerative agriculture, fair trade, and kind words.”

Sustainability Mraz says these days people are going back to growing their own food. “I think a lot of gardens were started this year, I really do,” he says. “I think a lot of people are getting into it.” One sustainable thing to do is use your yield throughout the year. For example, Mraz grows loquats, a Southern California fruit, for about one month during the summer. During the warm months, Mraz eats the fruit fresh, and uses them to create fruit rollups and jam. He says he also freezes the leftover loquats to be eaten throughout the year in foods like smoothies and oatmeal.

Living spirits When Mraz visited other farms, he heard a farmer say, “Farms are the new universities and farmers are the new rock stars.” Known for hits like, “The Remedy” and “Have It All,” Mraz believes plants have a “good kind of living spirit,” as exemplified by how they react to water, soil, and care. “Certainly, when we prune our trees and prune our plants, they react even better,” he says. “They’re almost like, ‘Thank you, I needed that haircut or I

Inspiration Noting that the definition of inspire is “to breathe life into,” Mraz says he’s inspired by farm life. “Even though I’m always looking at the same backyard, it’s always different, and that is a constant source of inspiration for me,” he says.

Starting Your Own Wildlife Food Plot

Gardening is hard work and is based on timing and seasons, which he compares to his music career. He plants crops in the spring, they mature over the summer, and are harvested in the fall. Then the field is dormant in the winter, a time of hibernation. As an artist, Mraz’s process follows seasons as well. He first writes music and songs, then records them, and later takes his music on the road. He uses his off time to rest and restore his spirit. Like his garden, he’ll do it all again next year. Mraz urges gardeners to compost too. He remembers long ago thinking he was composting when he threw a piece of pizza into a gravel garden. He’s learned a lot since then. Love your garden Mraz believes in the adage that the best fertilizer is a farmer’s footstep. He recently got a beanie hat with a headlamp so he can garden at night when it’s cooler. “Sometimes people jokingly call me the ‘midnight mulcher,’” he says. He encourages other gardeners to find their workflow, whether it’s morning, noon or night. “The garden is going to really love you for it and you’re going to love your garden.” n Kristen Castillo

The Basics of Starting Your Own Garden The gardener behind the popular Instagram account The Happy Gardening Life, Jason Miles, answers questions about how to start growing your own flowers and vegetables.

What are some of the best tools to begin a garden? You don’t need much. A pair of gloves, a good quality shovel, and a small hand trowel should do the trick. The best tools for getting inspiration are Instagram and YouTube. On Instagram, follow me @thehappygardeninglife, and on YouTube, be sure to check Jess at Roots and Refuge. She’s one of my favorite YouTubers. What are some of your best tips for beginners starting a flower garden? Two frugal and fun suggestions come to mind. The first is learning how to take cuttings from plants.

You can buy one plant, for example a bare root climbing rose in January for 10 dollars, and you’ll have as many of them as you want by the end of the year. Second, learn to buy and grow bulbs, tubers, and other perennial flowers when they are dormant. When you do this and pot them up early, it’s much cheaper than buying mature plants. Our favorites are peonies, dahlias, lilies, and delphiniums.
