The publication seeks to build community by connecting neighbors through stories and pictures and to offer a product valuable to advertisers. Ranch News celebrates and perpetuates the values of the DC Ranch community.

In 2012, the DC Ranch Association focused on expense reduction and process improvement with great success. In 2013, the Ranch Association will continue to focus on costs while providing the high-quality services expected at DC Ranch. In particular, we will introduce two additional hybrid patrol vehicles that will save on fuel costs, implement an owned-versus-leased gate access and security system, and transition to a new, fully-integrated property management software system. The Ranch Association’s goal is to invest in our present and future operational assets; this includes both systems and staff. The Ranch Association’s belief is that by investing in our assets we will save money while at the same time providing high-quality services.

Our investment in staff includes team development workshops and staff reorganization to provide a positive place to work. For example, the facilities and landscaping teams have merged to become one that will provide DC Ranch operational support. We will foster the service Shawn Seaton, Ranch Association board president team mentality to provide even better customer service in 2013.

While the operations team provides superior service in the neighborhoods, the administrative team will continue to provide excellent service to residents while communicating wherever and however possible.

Ranch Association information is presented on DCRanch.com, in Ranch News, and in the Ranch Roundup. The Ranch Association administrative staff had excellent success in 2012 with improved resident communication and involvement as demonstrated by near 100 percent Neighborhood Voting Member (NVM) participation, an unprecedented milestone for this fundamental voting program. Through continued resident support in 2013, the Ranch Association expects to reach full neighborhood representation for the first time.

Presidents Day office hours for DC Ranch facilities

In observance of Presidents Day, The Ranch Offices on Market Street and The Homestead Community Center will be closed on Monday, Feb. 18, and reopen on Tuesday, Feb. 19, at 8 a.m. Desert Camp Community Center will remain open on Presidents Day from 7 a.m. to 5 p.m.

Bulk trash pick-up is Feb. 25

The next pick-up is Monday, Feb. 25. Residents may begin placing items outside on Saturday, Feb. 23, and no later than 5 a.m. on the day of pick-up. The City of Scottsdale will not collect items that are placed on the street, landscaped medians, or common areas. Please call Solid Waste Management at 480.312.5600 for more information.

Ranch Association seeks board nominations

Each year, the Ranch Association Board of Directors, consisting of seven resident members, is elected to guide the affairs of the Ranch Association. This year, four board positions currently held by Fred Green, Nadia Mustafa, Norm Schuminsky, and Rubin Sheldon are up for election. Each board member is elected to serve a two year term as outlined in the community bylaws. In May, the newly elected board of directors then selects role designations for each member for the following year.

If you want to become involved in the DC Ranch community and make a difference, then this opportunity is for you. Board members assist the Ranch Association in making important decisions to preserve DC Ranch’s unique legacy. The Ranch Association is seeking active resident leaders that have a vision for the future. Where you would like to see the Ranch Association in three years, five years, in 10 years? The Ranch Association welcomed Kenny Martin to fill the new position of community inspector. Martin will work directly with residents and vendors on the modification process and be responsible for transfer and disclosure inspections. The community inspector reports directly to Director of Compliance and Security Services Sandee Breiling. Martin’s goals are to maintain DC Ranch’s esteemed architectural linage and preserve the unique desert surroundings.

Notify Ranch Association for overnight parking

Parking is prohibited on residential streets between 2 and 6 a.m. A pre-authorized overnight parking request must be filed with your manned gate house, or at the West Gate for unmanned gates. All requests are subject to approval with DC Ranch terms and conditions and may be denied due to logistical reasons if deemed necessary. Permission for overnight parking exceeding three days must be approved by the Ranch Association administrative office by contacting 480.419.5301.

Contact community patrol for lost and found items

Residents who may have left personal items in the parks or public areas are encouraged to contact community patrol at the Windgate gate house at 480.342.9095 to check the lost and found collection.

Gate access upgrades scheduled for early spring completion

The Ranch Association changed its gate access system from Quickpass to Applications by Design Inc. (ABDI) to bring added service and security to residents while staying in step with advanced technologies. Residents will receive a letter in the mail informing them of changes that will be made to their accounts.

One year ago, two leading Arizona real estate professionals joined forces to create a unique organization in the home building industry incorporated as Marbella Homes. Brian Hegardt and John Wittrock had served in different professional capacities before teaming up to specialize in the new real estate venture.

Hegardt served as a corporate attorney at Del Webb and Wittrock served as president of Communities Southwest. Merging decades of real estate experience in their previous fields, the duo is focused on carving out their own niche in north Scottsdale’s high-end housing market while delivering custom homes in the $1.3 million to $2.2 million range.

Marbella Homes recently moved their headquarters into a luxury office space at Canyon Village to be in close proximity to four houses currently under construction in Silverleaf. Working near the job site was crucial when selecting an optimal office space, but they also had a personal tie to the area: Hegardt’s wife, Jill Hegardt, served as Vice President of Entitlements for DMB. What makes Marbella Homes unique in the marketplace?

“John and I pride ourselves on being value-oriented,” Hegardt said. “Our strategy is to deliver a new home at a price at or below existing older homes in the same neighborhood.”

In addition to delivering spec and build-to-suit homes, the duo will also partner with clients needing an exit strategy to accelerate the sale of a vacant lot. Marbella Homes will build a turn-key house on the vacant lot with their construction financing.

With projects currently under development in Mirabel, Desert Mountain, and Silverleaf, the partnering real estate developers predict some positive developments.

“We see Arizona’s residential real estate market in recovery,” Hegardt said.

Chef Dalu recommends the wood-fired Vegetariana pizza with a glass of Dogajolo Toscono wine at pizzeria and winebar Ciao Grazie.

Chef shares his Sardinian heritage by focusing on food and community

When walking into pizzeria and winebar Ciao Grazie located at Canyon Village, owner and chef Franco Dalu welcomes customers with his rich Sardinian accent.

Sardinia, Dalu’s home country, is a small island off the coast of Italy on the Mediterranean Sea. “It’s a traditional place—very family-oriented where food plays a large role in connecting others,” explained Dalu.

That’s exactly how it feels upon entering his restaurant—a friendly neighborhood of Italy right in the middle of DC Ranch where the food and wine connects people.

The second edition of Ciao Grazie opened in Canyon Village in September and Dalu worked closely with DMB to make this new installment a success. The first Ciao Grazie restaurant at Verrado was extremely popular as it quickly became the go-to neighborhood spot to enjoy boutique Italian wines and wood-fired pizza. That’s what Dalu hopes Ciao Grazie at Canyon Village will become.

“During the day, many families come for our pizza, but then couples visit during the nights and weekends for our wines,” Dalu explained. “I prefer to select boutique wines because they are more personal and can have a wider variance of flavor.”

For instance, the Arigiolas Costamolino Vermentino is a fresh and zesty white wine meant to pair with the fresh salmon, since seafood—especially salmon—is a common staple from his home.

It’s also evident that Dalu is passionate about sharing his knowledge of Sardinian flavors and wine with the neighborhood. Last month he hosted a “Tour of Italy” event which paired six Italian wines with his wood-fired pizza. Dalu plans to have more of these special occasions where neighbors can enjoy wonderful food, wine, and friendship.

And for those who are wondering, Ciao Grazie literally means “hello/goodbye and thank you” in Italian. It’s a fitting title for Dalu’s welcoming restaurant and personality. —Brighid Tomasik

More often than not, my steward patrols in the McDowell Sonoran Preserve are completed on my mountain bike.

Arizona offers some of the best trails in the world, and some of them are located right here in the Preserve. As a result, I get to serve MSC, workout on challenging rides, and enjoy some of fantastic scenery and wildlife. That is amazing any way you look at it.

While the Preserve includes some very difficult and technical terrain, it also offers trails and conditions for all skill sets. I’ve seen riders under five grinding up the hills with their parents. Once, I even saw a mountain unicycler climbing a steep slope without any difficulty. The lesson is that mountain biking is a sport for nearly everyone if they have the right equipment and determination. Many people have a false impression that mountain bikers are all daredevils wearing baggy shorts and catching air on every bump as they scream down the trail. Mountain bikers come in all ages and genders and most of us are interested in having a good time without risking serious injury to ourselves or others.

If you have an interest in mountain biking, the best way to begin is to find an experienced rider who can give you sound advice on types of bikes, equipment (especially equipment that is suited to our desert environment), beginner trails and techniques. If you don’t know a rider, you can find local group rides for beginners through websites such as meetup.com. Before you go, make sure that you understand the rules of the trail which are posted near the trailheads. Within the Preserve boundaries, mountain bikers are obligated to yield to both hikers and horses at all times.

If you are already an experienced mountain biker, MSC needs you. Did you know that there is a mountain bike patrol team that covers the Preserve? We are easy to see by our distinctive blue bicycle jerseys. By patrolling on mountain bikes, we can often cover more ground and reach more remote locations on a regular basis than hikers. The patrol team monitors and maintains the trail system and ensures. With the recent land additions to the Preserve (more than 6,000 acres), there are more trails to cover than ever. We need more stewards on wheels to helps us patrol the land and ensure it’s a safe environment to use.

MSC is in the process of restructuring its orientation programs in order to more efficiently facilitate the training of stewards. The goal is to make it easier for people to participate in MSC’s efforts in the Preserve. If you have an interest in becoming a mountain biker patrol team member or a steward, you can learn more at mcdowellsonoran.org.

The McDowell Sonoran Conservancy champions the sustainability of the McDowell Sonoran Preserve for the benefit of this and future generations. As stewards, we connect the community to the Preserve through education, research, advocacy, partnerships and safe, respectful access.

9th Annual Run for Ryan House supports a growing demand for services

The March 2 Run for Ryan House draws runners of all skill levels from across the Valley to support the Phoenix-based nonprofit which provides respite and palliative care to children with life-threatening conditions. Several of the families who benefit from Ryan House also create teams as a way to show their support and give back.

“Ryan House has been a life-saver for our family and I would do anything for them,” said Tammy Clayton who plans to run in the event. Clayton’s 5-year-old son, Bryce, and 3-year-old daughter, Annalise, suffer from a neurological disorder called Leukodystrophy. Bryce is unable to swallow or suck, and Annalise uses a walker to move around. Over the past two years, Ryan House has served as a place where the Clayton’s can take the siblings for support.

“The staff at Ryan House allows us the ability to just be a regular family,” said Clayton. “They take care of the children’s medical needs and give us a chance to rest and focus on our three other children.

I feel like I can be a mom rather than a nurse when I’m there.”

The financial support from runners and participants like the Claytons is crucial so Ryan House can keep up with demand. Since opening in 2010, the organization has seen the number of patient referrals increase each year. The organization has eight children’s bedrooms; three family suites; an outdoor playground; and art, music, sensory and hydrotherapy rooms. Ryan House recently hired a new executive director, Julie Bank, to manage the organization’s on-going efforts to serve children in the Valley.

“There is wonderful work being done at Ryan House,” said Bank. “We are lucky to have the support of such wonderful partners in the community that support our mission, including the DC Ranch Community Council, and I look forward to strengthening those relationships and making new ones to help the children and families who utilize our services.”

Run for Ryan House is one of the nonprofit’s largest fundraisers with a goal of raising $40,000 at this year’s event.

The Run for Ryan House is an event close to many people’s hearts and serves as a way of remembering or supporting a child who’s been assisted by the organization. For many families, the Run is now an annual tradition and a chance to raise awareness about the ongoing need for respite and hospice care for the smallest among us. This year, Ryan House is helping supporters share their story through a fundraising portal called FirstGiving.

It is dedicated to one purpose—empowering passionate nonprofit supporters to raise more money than they ever thought possible for the causes they care about.

“We decided to use this platform to give donors a chance to make the experience more personal,” said Ryan House Public Relations Manager Nancy Flores. “It is almost like a tribute page to honor someone special.”

FirstGiving allows users to create a customized fundraising page that includes personal testimonials and messages of inspiration. They can upload pictures from previous Runs or share images of children for whom they are raising money.

“A page full of photos and testimonials really helps people understand where their donations are going,” said Flores.

The Homestead Playhouse will present “Bird Brain” on Feb. 28 through March 3 at The Homestead Community Center. The play follows bird cousins Sparrow and Gino who think everything is right with the world. As long as they can remember, all the birds—the sparrows, warblers, robins, seagulls, orioles, even the woodpeckers—have lived in peace and harmony. Things start to change when some new birds, the starlings, arrive on the scene. The starlings push everyone around, keep all the food for themselves, and take over other birds’ nests. No one knows quite what to do until Sparrow and Gino, along with some of their wild bird friends, stand up to the bullies, and use brain power to save the day.

Guest Director Teresa Minarsich recently shared her perspective about the play with Ranch News.

Why did you choose this play to direct?

Directors read a lot of scripts in search of the right story to bring to the stage. Does the script meet the needs for the potential cast? Will the story resonate with the audience? Is there an opportunity to do something new? I had never heard of this play before, but the title caught my attention immediately. I was drawn to the message of Sparrow’s journey. I am a visual person and I tend to gravitate toward scripts that allow my imagination to go wild. As I read “Bird Brain,” the possibilities of how we could put the story of this bird world on stage with young actors immediately excited me.

What is your overall vision?

I want the audience to experience the world from a bird’s point of view, specifically through little Sparrow’s eyes. I envision two bird worlds on the stage: one of color, individuality, and happiness; and one of conformity, fear and darkness. When Sparrow’s little bit of heaven is threatened, he must journey through the big, often scary world, and face its challenges.

How will production elements support this vision?

Color, and the lack of color, will be very important in creating the mood of each world. So will scale. We hope to create the illusion that we are high in the sky in a bird’s world and that everything is being seen from a bird’s-eye view.

What can the audience expect from the production?

The audience can expect to be transported to a special world where they will be introduced to—and fall in love with— some unique, brave, and charming birds.

Each audience member will walk away feeling a bit braver and more secure with their individual talents. Knowing how talented the cast is, however, I bet the audience won’t want to leave the thrilling world these young actors create.

What do you think the young actors will get from the message of the play?

I hope that they will be infused with a little bit of Sparrow’s bravery and his ability to stay true to his beliefs, his home, and his friends. To me, character is the ultimate message of the play.

And by character, I mean both in the ethical sense and the theatrical sense.

The actors in this play will explore both what it means to have character and to develop a character. We will use a lot of improvisation to develop these unique bird characters—how they walk, talk, sing, move—as well as what makes them tick emotionally and psychologically.

At the end of this experience, perhaps the actors will better understand themselves, too. —Ranch News

A strong sense of community is what brought Dr. William and Cindy Romano to DC Ranch 18 months ago. The couple and their young son, Remy Blu, didn’t have family living in the Phoenix area so they wanted a place that was warm and inviting.

“Each and every neighbor is very friendly and always offering kind greetings,” said Cindy Romano. “We wanted a sense of community and felt very privileged to have found it here in Silverleaf.”

The couple decided on the Canyon Villas neighborhood of Silverleaf because of its proximity to the Silverleaf Club and breathtaking desert surroundings. Romano quickly involved herself in the community and was elected as the Neighborhood Voting Member to represent her fellow residents within DC Ranch.

“We enjoy the variety of people in our neighborhood. We have everything from young families with children to seasonal retirees,” said Romano. “I have strong skills in problem solving, am enthusiastic, and have great respect for cooperation. I believe ongoing development will continue to shape our community for tomorrow and I want to be actively involved in that process.”

In December, Romano invited neighbors to her home for a holiday mixer which she hoped to make an annual tradition. It was a chance for Romano to hear feedback and get input on ways to maintain or improve the Canyon Villas community.

“Two of the most important issues in the neighborhood are the overall aesthetics and communication with and from the Ranch Association,” said Romano. “The board of directors and the DC Ranch community need to hear about issues that pertain to our particular neighborhood.”

Your irrigation system is the lifeline to all the plants in your outdoor landscape, so remember to include it in your regular maintenance routines. Here are few quick tips from the Scottsdale Water Resources Department: Check for leaks by looking for standing water, soggy ground, and eroded soil.

Operate each station to make sure the valves are opening and closing correctly.

Replace broken or missing sprinkler heads.

Remember not to mix different sprinkler head types on the same system.

Adjust the sprinkler head so they’re not watering walls, driveways, or sidewalks.

Water rye grass every 10 days; Bermuda grass every three weeks.
