What a fabulous time to be in Arizona! As we enjoy one of the nicest winters in history, our friends up north continue to get slammed with a repetition of chilling winter storms and sub-zero weather. Short Sale vs.REO Which one offers the best deal?

I

f you’re in the market for a home, purchasing a short sale or a foreclosed home (also known as REO or real estate owned) often allows you to buy property at a very attractive price. But which one offers you the greatest advantage? As simple as the question seems, there isn’t a simple answer. Here’s a look at both options. If the home you’re interested in is in foreclosure, you can be waiting months for the foreclosure process to complete and then, for the home to be put back on the market. Then, once the property is listed, you may need to compete with other buyers. The benefit to waiting for a foreclosure is that, once a deal is reached, you can close on the property quickly. The sale follows the normal sales process of buying any other home. With the current high inventory of foreclosed properties, you may be able to make a great deal on the home. If you don’t want to wait for foreclosure and prefer to lock down the house before your possible competition gets their chance, then a short sale offer may be the way to go. During the short sale evaluation, it’s wise to closely evaluate the property and to work with the broker who is doing the BPO in order to get the lowest possible market value. At this point, the lender will begin the review process, looking at market values and seeing if your offer is close to market value. They will also evaluate the homeowner’s financial situation and the status of the loan. This process can easily take two to three months and may end in approval or denial. If the bank rejects your offer, it means that it is lower than the appraised market value of the short sold home. Once this happens, file a higher offer as soon as possible. If you do not want to lose the property into the hands of someone else, start offering a fair market deal. Keep in mind that a short sale is a very technical process that inexperienced people find hard to understand. If you want to strike the best deals in the market, it would be best to seek help from a professional agent. Choose an agent who is knowledgeable enough in this field. Remember to take your time in selecting a reputable agent, who could largely affect your success in purchasing great deals and making reasonable offers.You should also have time to sit down with your agent and allow him or her to explain all the things you would need to know about short sold homes. So, why would you consider the short sale over the foreclosure? Often, you can negotiate a lower price on the property for a short sale. You also reduce the opportunity for your investment competitors to jump on the property. If you know the property would be

highly desirable to other buyers looking in your area, then working with the homeowner on a short sale deal may be your best option. The acceptance rate to buy a home that has been foreclosed is higher than the acceptance rate on a short sale deal. But the advantage of making the offer today, avoiding possible competition and getting the home you really want makes applying for a short sale very appealing.

The only real answer to your question, choose the one that works for this property. If you want to get it locked down, make the short sale offer. If you can be patient, and if the property slipping through your fingers is ok, then wait for the foreclosure. Either way, investing in a discounted property gives you a great opportunity to own a home or investment property that can give you great value and profits in the coming years.

Money watch Use Your Homebuyer’s Tax Credit to Help Pay Your Down Payment

How to Qualify for the Homebuyer Tax Credit I

n 2009, Congress implemented tax cuts, expanded benefits and initiated domestic spending programs that were intended to stimulate the economy. One such program was an $8,000 tax credit for first-time homebuyers, which was to expire on Nov. 30, 2009. With many economists and elected officials in agreement on the premise that stimulating the housing industry is a key component of the economic recovery, Congress responded with legislation that extended and expanded the homebuyer tax credit program. The new deadline for the homebuyer tax credit now requires a purchase by April 30, 2010, provided that it closes by June 30, 2010. In addition to the $8,000 tax credit for first-time homebuyers, the program expansion offers existing homeowners a credit of $6,500 ($3,259 for those married and filing separately). To be eligible, qualifying homeowners must be “long-time residents of the same principal residence” or someone who has owned a home and occupied it as the principal residence for any consecutive five-year period during the last eight years. This includes current homeowners, so long as the home was both owned and occupied by the taxpayer for at least five consecutive years. Homeowners may be eligible if they meet the income guidelines established in the law. Those eligible and qualified for the $6,500 tax credit may choose to keep their existing home and purchase a new primary residence or replacement home. Many homeowners are unable to sell their existing properties due to the value, but want to change their housing situation. Those that have the financial resources and are able to qualify will have an incentive to buy a new property now. If you fall in this category, you should consult with your tax accountant to verify options available to you under the tax code. A major factor in buying a home is the down payment and the total cash required to close on a property. FHA financing provides mortgages with a 3.5 percent down payment, which can be gifted, from a qualifying relative for instance. The USDA, through their rural development program, offers 100 percent financing in communities with populations less than 20,000. Monetizing the tax credit to have funds available at closing is another option. State housing authorities and approved lenders offer “short-term bridge loans” against the tax credit. It’s wise to consult with your Realtor and lender for financing options in your state. In short, the new Homebuyer Tax Credit program has the following requirements: 1. Income limits – $125,000 single; $225,000 married. There is a $20,000 phase out provision. 2. Maximum cost – Purchased home cannot exceed $800,000. 3. Purchase by a dependent – Ineligible as of the date of enactment. 4. Anti-fraud rule – Purchaser must attach document of purchase to their tax return.

It seems there’s plenty of good news about the Homebuyer’s Tax Credit. Not only has it been extended to include properties closed on or by June 30, 2010, it now includes a credit for move up and repeat homebuyers. The most interesting part, however, is that there are now a number of ways that you can use the Homebuyer’s Tax Credit to help you with your down payment and/or closing costs. So instead of waiting until after you’ve purchased your home to benefit from the tax credit, you can actually use it to help purchase your home. If you qualify for an FHA loan as a first time homebuyer, you can buy your home with as little as 3.5 percent down.This is the lowest down payment available in today’s real estate market. The first, and most important, thing you need to do is determine—with certainty—that you qualify for this credit. If you do, then be sure to have your withholding from your paycheck adjusted to withhold less tax, up to the amount of your homebuyer’s credit. This will give you a larger take-home pay every week, giving you the opportunity to save up the extra take-home pay for your down payment or closing costs. You need to be careful with this process, however. In the event that you do not purchase a home or do not qualify for the Homebuyer’s Tax Credit, you will owe extra money to the IRS at tax time. Also, don’t forget to adjust your withholding back to their original amounts after you get your tax credit. In the event that you do not qualify for an FHA loan, you will be using some other sort of financing.You can still change your withholding to get a bigger take-home pay based on your Homebuyer’s Tax Credit, but the required down payment figure will rise.You can still, however, help to fund the larger down payment with your reduced withholding or use that money for other fees and costs involved in buying your home, such as closing costs. Keep in mind that there are other ways to help fund your down payment, like second mortgages, or additional programs and grants available through the state to help first-time homebuyers with down payment monies. Check with the Arizona Department of Housing/ Arizona Housing Finance Authority to find out more about help with your down payment.

What to Look for at an Open House

With the astounding number of homes on the market, looking for the perfect one can be exhausting. Home values have fallen and it continues to be a buyer’s market.Your time is important and it can take hours each weekend attending open houses before you find the home for you. By being prepared, however, you can utilize your time more efficiently and gather the necessary data. When attending an open house, expect to meet a real estate agent who is showing the home, unless it’s a home that is for sale by owner. In this case, be prepared to deal directly with the owner of the home. However, the majority of the time, you will be dealing with the agent representing the seller. Before heading out for a day of visiting open houses, you’ll want to have a good idea of where you will be going. If you plan on viewing several homes, take a few minutes to plot your trip using online mapping sites, such as Google Maps, and printing directions from one place to the next. Once you have your itinerary planned, it’s time to make a list of important things to look at when viewing an open house. Before stepping out of the car, look at the surrounding homes. Are they well kept? If the home you are viewing is the only nice looking home on the block, it may affect the value later down the road. You will also want to make a note if the home is next to an industrial area or close to a busy street. This, too, may have a negative affect on the home’s value. When viewing the home, don’t be afraid to interact with the agent showing it. Find out such details as how long the home has been on the market, age, square feet, etc. Use your nose; smell for any off odors that may indicate a problem such as pet stains or mildew. Look for water stains on both the floor boards and the ceiling. This can indicate flooding or a leak from the roof, both of which may be costly to repair if not addressed beforehand. Examine the walls and foundation for cracks and anything out of the ordinary. For example, if one wall is painted in a room, but the rest aren’t, it may be a sign that something is being covered up. If you’re interested in the home, it’s important to take the time to go through it. Of course, many things will be found when the home inspection is done, but it doesn’t hurt to know what you are getting yourself into.

Pre-Approved vs. Pre-Qualified The words look and sound the same, but being pre-qualified and pre-approved for a home loan are two different things. Here’s a look at how they differ:

Pre-Qualified Pre-qualification involves providing the lender with basic personal and financial information, including how long you’ve lived at your current residence, total income, total debts, current assets and your credit standing. The lender will use this information to estimate what you’ll be able to borrow and the price range for your new home. While this information is important in terms of budgeting for your home, it may not impress the seller if you’re hoping to use it as bargaining tool. Sellers are aware that the mortgage lender is not committed to providing you a home loan as a result of running these numbers for you. And, because the lender did not verify your accounts and debts or your credit report, the pre-qualification letter will be filled with disclaimers subject to such things as a formal mortgage application, employment verification, verification of assets, overview of debts, credit rating and score, and additional underwriting guidelines.

Pre-Approved A mortgage pre-approval takes the prequalification process a few steps further and requires a formal application process. Be prepared to provide pay stubs, tax returns and W-2’s, proof of other income and assets, bank records, source of your down payment, employment information and current debt, among other things. hen it comes to the Valley’s housing market, a new catchphrase can be heard among real estate professionals: there’s no place to go but up. With the Valley’s continued growth over the years, land is becoming scarce and new home developments are harder to come by. However, the market has answered back by offering buyers a wide variety of options in condo, townhome, loft and high-rise living. There is a very diverse market for condominiums in the metro Phoenix area. In the southeast Valley, historic downtown Chandler is becoming a hot condo market while upscale condo towers along Tempe Town Lake are making this once small college town a definitive locale for luxury high-rise living. Scottsdale continues to be a much sought after area, particularly with such options as the Scottsdale Waterfront in Old Town and Kierland Commons in north Scottsdale. And Phoenix is experiencing resurgence with a wide variety of options downtown along the Central Avenue corridor, as well as developments in the upscale Biltmore area. n Maricopa County, there are literally thousands of lots on the market offering some of the best deals the Valley’s real estate market has seen in decades. However, as any good bargain hunter knows, there is no time to wait when it comes to getting the most value for your money. In today’s land market, financing plays a major role in finding the right buyers. If a buyer isn’t prepared to pay cash and isn’t ready to get a construction loan, purchasing land can be difficult. Land loans are available, but lenders may require up to 40 percent down. Another option for the land buyer is to look to the seller for financing, which could potentially be an attractive win for both parties. Under a “seller carry,” the buyer can take advantage of great land values and the seller can reap an attractive annual return on his investment until the loan is satisfied in full and the deed is transferred to the buyer. For those buyers thinking about getting a construction loan, lenders have a number of programs available depending on the buyer’s financial portfolio.

As the housing market begins to turn around, land values will follow suit. Realtors specializing in land are reporting increased inquiries from potential buyers and more activity is being generated in land sales. Overall, the market for available land in the Valley is hot, and prospective buyers and investors are taking notice. The fact of the matter is that there is real value in buying land right now. How many times have you heard someone say they wished they had bought land when it was so cheap? For many, this opportunity has once again presented itself. Investors are beginning to scoop up less expensive lots and once those bargains are gone and the inventory reduces, prices on remaining lots will again be on the rise. Less than 17 percent of land in Arizona is privately owned. The rest is state land, national forest or reservation, or belongs to the Bureau of Land Management. With the availability of land decreasing, this is the perfect time to start thinking where your next land investment might be.

The truth is that we may never see land values like this again. Once the land supply is depleted, it’s gone. If a land investment is in your future, real estate experts say there is no time like the present.

ucson real estate is flourishing and it’s easy to see why. The charm of Tucson lies in its ability to mix the old with the new. While it’s becoming an increasingly progressive city and one of the fastest-growing urban areas in the United States, both its government and residents are still able to successfully preserve its old Western history and at the same time protect its natural environment. Tucson is known for having ideal weather—it has a sunny, dry climate that makes it very attractive not only for tourists, but for people looking to settle. In fact, Tucson’s population is now pushing 1 million and it continues to grow. The boom in Tucson real estate started in 2004, when total sales volume of homes in the vicinity increased by a little more than 55 percent. In the same year, the number of residential units alone rose from around 960 in November to a whopping 1,200 only one month later. Tucson real estate deals also close quicker than the national average. In fact, historical data has shown that nearly 60 percent of homes in the Tucson area get sold

within 30 days after it is listed. This is attributable to the fact that most Tucson homes are considered to be very good deals for buyers; the city is very livable and the Tucson economy has become conducive to young families, recent graduates and retirees. So is it time to buy a home in the Tucson and surrounding areas of Oro Valley, Marana and Vail? Without a crystal ball, it is very difficult to predict whether Tucson is actually at the bottom of the market.
