VICINITY MAP
1. The general contractor (also referred to here as contractor)shall examine and become familiar with all contract documents, including all specifications in their entirety. The contractor shall survey the project & become familiar with all existing conditions and scope of work. All costs submitted shall be based on a thorough knowledge of work and materials required. Any discrepancy and or uncertainty as to what material or product is to be used shall be verified with the owner and/or architect. 2. All construction shall comply with the 2003 ibc and all applicable state and local codes. 3. The contractor will be solely responsible for construction means, methods, techniques, sequences and procedures required for safe execution and completion of work, and for initiating, maintaining and supervising all safety precautions and programs in connection with the work. 4. Any errors, omissions or inconsistencies on these drawings or any variations or ambiguities between these drawings and actual site and construction conditions and/or requirements shall be brought to the attention of the architect, prior to construction. 5. In the event a discrepancy is found in the contract documents, the owner and architect shall be notified prior to construction. 6. Contractor shall verify all dimensions in the field and notify the architect of any discrepancies prior to construction. 7. Contractor shall coordinate work with all trades and notify the owner and/or architect of any discrepancies. 8. Dimensions shown in these contract documents shall take precedence over scale. Unless noted otherwise dimensions are to face of framing. Do not scale from these drawings. 9. All work and equipment to be fully guaranteed for one (1)year from the date of certificate of occupancy for each building. Pipe leaks, construction caused drain and sewer clogs, water supply stops, wiring fails to carry load, and ductwork separations shall be fully guaranteed for 2 years. 10. Store materials in spaces designated by owner. 11 Remove rubbish from premises and leave premises broom clean at necessary intervals. 12. All work and equipment shall be cleaned to the satisfaction of the owner before turning same over to owner. 13. Submittals are required for all equipment and finishes. Shop drawings are required for all structural steel and millwork. 14. The contractor shall pay all fees, give all notices, file all necessary drawings and obtain all permits and Certificates or approval required in connection with all work under these contract documents. The contractor shall comply with all laws, ordinances, rules and regulations of all authorities having jurisdiction. 15. There shall be no deviation from specifications without the written approval of the owner, architect or engineer. 16. The contractor shall employ an approved testing labarotory to make all tests for concrete, soil compaction and welding of steel to insure compliance with plans, standards and codes. 17. Drywall installation shall be in conformance with the gypsum associations recommended practices for thickness, nailing, taping and correct stud spacing. 18. All framing to be in conformance with the national forest products “manual for house framing”. 19. All lumber to be grade marked (species & grade to be determined by the structural engineer & local availability.) 21. Refer to civil/landscape drawings for exterior building lighting, for pool area layout, location of retaining walls and details. For curb cuts, for dimensional control plan and grading, for fire hydrant locations. 22. Refer to landscape drawings for sidewalk and irrigation design details and locations. Enclose pool areas by fences as required by code with ada accessible lockset. Refer to landscape plans for locations and details. 23. Contractor shall not proceed with work over previously installed defective materials and or workmanship. 24. Verify exact dimensions of all owner and/or sub-contractor supplied equipment, features and fixtures to assure a proper fit where equipment, features and fixtures are shown built-in to new millwork, under counter and between partitions. 25. Items noted “by owner” in these contract documents shall be provided by the owner and installed by the general contractor or his forces. The general contractor shall be responsible for providing all accessory materials required to install such items as, and shall make final connections
