DPA Issue - Function Separate 1. The residents are mainly elderly. 2. The house is old and out of repair, and there are a lot of vacant houses. 3. It is dominated by single family, low density. Lack of social housing. 4. Lack of economic activity, no attraction. 5. No public transportation.

The ultimate goal of the redevelopment of the city’s commercial center is to continue the city’s commercial space, perfect the combination of traffic, technology and art, and achieve the balance between environmental protection, energy conservation and comfort. At the same time, it is required to have a diversified city style, so that the innovation of urban space and the benefit of commercial blocks can be improved, so as to maximize the commercial benefits. Successful urban renewal and renewal design -- more variable space, integration of cultural experience, enhancement of entertainment and business interaction to adapt to new business models, and provision of adequate social and living space are essential.

The study area is adjacent to two very important business axes. It is the commercial center of DPA. This area are mainly used by the commerical. The area has huge commercial buildings, commercial streets, street shops,supermarket, convenience store and so on .Commercial facilities are well developed. The transportation is convenient, there are bus station and subway station.

Reinforcing the commercial and culture identity of the area. New social housing, community center services and open space contribute to the regeneration of the neighborhood. Taking advantage to the public transportation to strength the relationship to the other area.
