How to help young drivers stay safe on the road Teenagers typically anticipate the moment they receive their drivers' licenses, feeling their personal freedom increases dramatically in such moments. While drivers' licenses may be liberating for teen drivers, parents may be considerably less excited when their children pass their drivers' tests. Driving is a big responsibility and one that requires both concentration and maturity. Seemingly innocent things can turn pleasurable car rides into accidents. Although driving education programs, testing and practice behind the wheel are required before kids can receive their drivers' licenses, it takes more than classes, tests and limited practice for teens to become competent drivers. The National Center for Health Statistics says motor vehicle crashes are the leading cause of death among 15- to 20year-olds. Statistics show that teen death rates increase with each additional passenger. Plus, according to the Insurance Institute for
Highway Safety, 53 percent of motor vehicle crash deaths among teenagers in 2012, the most recent year for data collection, occurred on Friday, Saturday or Sunday between the hours of 9 p.m. and midnight. Considering one in five 16-year-old drivers has an accident within their first year of driving, according to statistics compiled by DoSomething.org, teen drivers may need more supervision and instruction. The following are some risks on the road to consider when educating teens. · All calls are risky. Turn off phones when in the car. The National Safety Council says more than 30 studies show hands-free devices are no safer because the brain remains distracted by the conversation. When talking on a cell phone, drivers can miss seeing up to half of their surroundings, including traffic lights, stop signs and pedestrians. Younger, less experienced drivers may be even more distracted by
phone calls. · Slow down. Crash risks for teens increase incrementally with each mile per hour over the speed limit. Speeding reduces drivers' ability to avoid an accident, and new drivers may not be as capable of avoiding obstacles that come into their paths. · Go sparingly on passengers. The risk for automobile accidents increases with each additional passengers teens have in their cars. The AAA Foundation for Traffic Safety found the risk increases 44 percent with one passenger, doubles with two passengers and quadruples with three or more passengers. Friends in the backseat can prove very distracting or may even encourage young drivers to engage in risky behaviors. · Avoid other distractions. In addition to phones and too many passengers, teens are distracted by looking things in their own vehicle. For example, singing and dancing to music can distract
teens' attention from the road. In addition, some teens may tend to personal grooming when behind the wheel, further taking their attention away from the road. Getting a driver's license is a milestone event in the lives of teenagers, but one they should not take for granted. Good drivers are not born, but developed through practice, avoiding distractions and adhering to the rules and regulations that govern the roads.

How to rid your yard of pesky pests Spring is the season when lawn and garden equipment is dusted off, windows are washed and homes are aired out. Spring also is a great time to get started on lawn and garden projects. Early spring might not be warm enough to start planting, but it is a great
time to inspect a yard for any property damage or problems, including pests. Small animals like groundhogs can compromise lawn and garden projects. For example, vegetable gardens are prime targets for such pests, while trees and shrubbery offer cozy abodes and
camouflage from other predators. Homeowners can grow frustrated by the damage such critters can do to their properties. But identifying the offenders early on can minimize that damage. Groundhogs Groundhogs are one of 14 species of marmots and are the largest
members of the squirrel family. They frequent the areas where woodlands meet open spaces, like streams, roads or fields. Groundhogs feed on grass, plants, fruit and tree bark. They also will feast on home gardens during the summer and fall seasons. Groundhogs are most active during the warm months, when they forage and feast to build up large reserves for winter hibernation. Humane methods of keeping groundhogs at bay include making the area inhospitable. Groundhogs can climb trees and fencing, but they're less likely to get into plants if there is a fence around them. Dogs can be preventive as well, as some dogs will chase groundhogs off of the property. The scent of urine can also scare groundhogs off. Using traps to capture and then relocate groundhogs is another option. Moles Moles are cylindrical mammals that are most comfortable living a subterranean lifestyle. The fur of moles feels similar to velvet, and they have small ears and eyes. Moles also have
strong forelimbs with forepaws that have an extra thumb and multiple joints. These help them to burrow underground effectively and hollow out subterranean chambers. The diet of moles is primarily earthworms and small invertebrates found in the soil. The runs they create beneath the surface of the soil are used to trap prey and store it in "larders" for later. Moles are not harmful to lawns and gardens, but they can compromise the aesthetic appeal of lawns and gardens. That is why homeowners often want to prevent moles from making homes on their property. While there are traps and poisons available, one of the easiest ways to prevent mole infestation is to remove their sources of food. Homeowners also can cut back on watering property and get rid of grubs and other insects. Also, consider installing a mole barrier of aluminum sheeting or hardware cloth by burying these materials between two and three feet deep along the perimeter of a lawn or garden. Cats are natural ene-
mies of moles, so sprinkling cat litter around mole runs may dissuade moles from visiting the area. Voles Often mistaken for mice, voles are small rodents with shorter, hairier tails and more stout bodies than mice. Voles are commonly referred to as meadow or field mice, and they feed on small plants and will eat nuts, fruits and even dead animals. Voles will frequently eat succulent root systems and burrow under lawns and gardens. The runways of voles will be shallow, so they aren't prevalent in frequently cultivated soils. Make a home offer they can't refuse Buying a home can be very competitive. A wellmaintained property with all of the bells and whistles that today's buyers demand figures to attract many offers, and buyers who have found their dream homes must be prepared to make an offer that sellers can't refuse. Standing out in a sea of other potential home buyers is not always so easy, but there are steps buyers can take to ensure their offer is the one sellers ultimately accept. · Get preapproved for a mortgage. Sellers' patience may wear thin with buyers who are not preapproved for a mortgage when making their offers. Preapproval can speed up the selling process, as buyers won't need to secure financing
afterward. When sellers receive multiple offers on their homes, they are more likely to sell their homes to buyers whose financing is already lined up as opposed to buyers who have to scramble to secure loans. · Establish a strong rapport with the sellers. It's not uncommon for homeowners to develop emotional attachments to their homes, and buyers should keep that in mind when viewing a home and negotiating their purchase. Sellers won't want to hear about how ugly a home is or how much money buyers will have to spend to bring the home up to their standards. While buyers must weigh such variables when making their offers, keep it as cordial as
possible and avoid any inflammatory remarks during the negotiation process. Sellers may be more likely to accept a lower offer from a buyer they like than a higher offer from someone they don't like. · Don't delay an inspection. When a property is drawing significant interest, buyers can set their offers apart from the rest by arranging for a near-immediate inspection. Some buyers may want sellers to give them a couple of weeks to arrange for an inspection, and that may irritate sellers who want to sell their homes as quickly as possible. Have an inspector ready to perform an inspection within days of making your offer. · Include an escalation clause. When making an offer on a home, prospective buyers can
include an escalation clause. Such a clause acknowledges that a potential buyer is willing to increase his or her initial offer by a predetermined amount to exceed any bids that are higher than that initial offer. When sellers trigger such clauses, they are often required to show the other offers they received that triggered the escalation clause. Escalation clauses show the sellers you really want the house while keeping potential buyers' hopes of buying the home alive when the bids are competitive. Prospective home buyers may find themselves in some stiff competition upon finding their dream homes. But a few simple strategies can make their offers stand out and increase their chances of buying their ideal homes.
