Create a budget-friendly home landscape Homeowners understandably envy the award-worthy photo spreads in lawn and garden magazines, wanting to emulate those same looks on their own properties. theme is cohesive, it will look pleasing to the eye. · Consider the space and how you want to use it. Understanding the space will help you better allocate your budget. If your yard is more of a retreat, look for ways to create privacy and a vacation feel. If you have kids and entertaining friends is a main priority, focus on recreational aspects, such as a pool, playset and some durable plants. Understanding how to allocate your budget will help you to avoid spending money frivolously. · Think about reclaimed or repurposed materials. Brand new items can quickly eat up a budget. Native plants, shrubs, trees, and flowers will fare better than nonnative, exotic plants. That means you'll have to spend less time and money nurturing them into health, and less money having to replace plants that cannot withstand your climate. · Consider perennial plants. Perennials may cost more at the outset, but the savings will be realized in the years to come. · Hire a professional. It may seem counterintuitive to spend money on a landscaping professional when you've established a strict budget, but that's one way to save money. Landscape artists or garden designers have the experience to guide you in the right direction and help you avoid potentially costly mis-

takes. · Use gravel in spots where plants don't thrive. Gravel is an inexpensive landscaping material that can fill in voids where plants or ground cover simply do not flourish. Those working on limited budgets may be happy to learn gravel is typi-

Reduce your accident risk by building extra time into your trip. Driving rules are not static, and drivers should stay current on practices that are safe and those that are no longer correct to use on the roadways.

Make a home offer they can't refuse Buying a home can be very competitive. A well-maintained property with all of the bells and whistles that today's buyers demand figures to attract many offers, and buyers who have found their dream homes must be prepared to make an offer that sellers can't refuse. Standing out in a sea of other potential home buyers is not always so easy, but there are steps buyers can take to ensure their offer is the one sellers ultimately accept. · Get preapproved for a mortgage. Sellers' patience may wear thin with buyers who are not preapproved for a mortgage when making their offers. Preapproval can speed up the selling process, as buyers won't need to secure financing afterward. When sellers receive multiple offers on their homes, they are more likely to sell their homes to buyers whose financing is already lined up as opposed to buyers who have to scramble to secure loans. · Establish a strong rapport with the sellers.

It's not uncommon for homeowners to develop emotional attachments to their homes, and buyers should keep that in mind when viewing a home and negotiating their purchase. Sellers won't want to hear about how ugly a home is or how much money buyers will have to spend to bring the home up to their standards. While buyers must weigh such variables when making their offers, keep it as cordial as possible and avoid any inflammatory remarks during the negotiation process. Graduation is an exciting time in the lives of students. After years in the classroom preparing for life after school, graduation marks a time when students are finally ready to enter the "real world" and land their first professional job.

The U.S. Bureau of Labor Statistics advises that earning a college degree can greatly improve a person's chance of landing a job. The more education a person receives, the lower his or her prospects of being unemployed become.

The BLS said that, as of 2014, individuals with a bachelor's degree could earn on average $1,101 per week, compared to $668 for persons with high school diplomas. Those with bachelor's degrees had a 3.5 percent unemployment rate compared to 6 percent for those with only high school diplomas. The National Center for Education Statistics estimates that roughly two million students earn bachelor's degrees each year. Many others will go on to earn master's or doctorates before entering the workforce. As the economy continues to improve, job prospects follow suit.
