By Meagan O'Toole-Pitts Austin-based grocer Whole Foods Market will open a store in El Paso for the first time. The natural food supermarket aims to open the 45,000-square-foot store, now under construction on Mesa across from Coronado High School, in October, according to Rick Amstater of RJL Real Estate Consultants, a real estate brokerage firm tasked with the development of a two-story shopping center also underway next to the supermarket. “In addition to Whole Foods, we’re building another 45,000 square feet of space and of those 45,000 square feet, 12,000 square feet will be offices on the second floor,” Amstater said. “The balance will be either retail or restaurant.” Tenants for the spaces have not yet been announced, he said. “The other tenants will move in before and after [October],” Amstater added. Whole Foods is slated to hire more than 100 individuals to operate the store and pay employees a starting wage of $11 per hour, according to Whole Foods spokesperson David Redick. “Typically, we hire 80-to-95-percent of the team members within the immediate community, with a handful of transfers from other areas of the country – New Mexico and Texas,” Redick said. Jobs will be posted on the company’s website late this summer or early this fall, he noted. High quality food and a knowledgeable staff is what sets Whole Foods apart from other grocers, Redick said. “We are the first national grocery chain committed to providing GMO [Genetically Modified Organism] transparency for our customers by 2018,” he said. “There are 90-plus

ingredients commonly found at our competitors that we do not carry on our shelves. A few ingredients that do not meet our quality standards include hydrogenated fats and artificial colors, flavors, preservatives and sweeteners.” For shoppers with food allergies, Whole Foods offers store tours with a nutritionist who teaches customers what to look for on food labels. “We are the destination for people with alternative diets and food allergies,” Redick said. “Our knowledgeable team members will help customers find an alternative to meet all types of allergies. We also sign the most common food allergies, such as gluten free, next to price tags.” Beef, pork, chicken and turkey producers who sell to Whole Foods are rated for their animal welfare practices with the help of the Global Animal Partnership, a cohort of farmers, ranchers, animal welfare advocates, scientists and retailers dedicated to continually improving the lives of farm animals. “You won’t find any added growth hormones, nitrites or nitrates, or antibiotics in any of our meat,” Redick said. Whole Foods’ wild-caught seafood comes from fisheries that are certified sustainable by the Marine Stewardship Council or are rated either green or yellow by the Monterey Bay Aquarium Seafood Watch® program and The Safina Center. “We don’t sell any of the red-rated seafood that you might find at other grocery stores or seafood markets,” Redick said. “Red ratings

typically suggest that the fish population is overfished or caught in ways that harm other marine life or habitats.” Whole Foods buys and sells farmed seafood as well, but only from farms that are leaders in environmentally responsible aquaculture, he said. The company’s aim to reduce its effect on the environment isn’t limited to the food. Construction of the store is being done with energy efficiency in mind. “We will install solar panels on the rooftop,” Redick said. “The store will feature all LED interior lighting, and we are using recycled glass for a portion of the storefront.” Until the Westside store opens this fall, the closest Whole Foods Market to El Paso is in Albuquerque. “We see an impressive and growing food scene in El Paso and want to be a part of this food movement,” Redick said.

By Andrew Wilson Many of the nation's housing markets are getting back to normal heading into the spring homebuying season, according to the recently released Freddie Mac Multi-Indicator Market Index® (MiMi®). However, there are pockets of weakness, particularly in the Great Lakes Region and the South outside of Florida and Texas. The national MiMi value stands at 82.7, indicating a housing market that's on the outer range of its historic benchmark level of housing activity, and little changed with just a +0.18 percent improvement from december to January and a three-month improvement of +1.46 percent. However, on a year-over-year basis, the national MiMi value has improved +7.57 percent. Since its all-time low in October 2010, the national MiMi has rebounded 40 percent, but remains significantly off from its high of 121.7. "despite a stronger jobs market and declining unemployment, wage gains have not kept pace with house prices putting a pinch on homebuyer affordability,” says Freddie Mac deputy Chief Economist Len Kiefer. “In the top 100 metro areas MiMi tracks, Los Angeles and Honolulu have elevated payment-to-income indicators and Miami, FL, is very close to elevated. An additional six metro areas have their MiMi payment-to-income indicators over 100, indicating that the payment-to-income statistic for that area is above its historic benchmark. At the state level, the district of Columbia has an elevated payment-to-income indicator while Hawaii and California have values above 100.” Thirty-four of the 50 states plus the district of Columbia

have MiMi values within range of their benchmark averages, with the district of Columbia (101.8), North dakota (96), Hawaii (95.6), Montana (95.1) and Utah (94.5) ranking in the top five. Compared to the same time last year, 22 states and the district of Columbia had MiMi values within their benchmark ranges. Fifty-six of the 100 metro areas have MiMi values within range, with denver, Colo. (99.8), Austin, Texas (99.1), Salt Lake City, Utah (97.7), Honolulu, Hi. (97.6), and Los Angeles, Calif. (96.9) ranking in the top five. Compared to the same time last year, 29 of the top 100 metros had MiMi values within their benchmark ranges. The most improving states month over month were Colorado (+1.41 percent), Oregon (+1.31 percent), Mississippi (+1.07 percent), New Jersey (+1.05 percent) and Arizona (+0.88 percent). On a year-over-year basis, the most improving states were Florida (+16.72 percent), Colorado (+15.56 percent), New Jersey (+14.61 percent), Nevada (+14.21 percent), and Oregon (+14.04 percent). The most improving metro areas month over month were Colorado Springs, Colo. (+2.09 percent), denver, Colo. (+1.53 percent), New Orleans, La. (+1.48 percent), Ogden, Utah (+1.19) and Stockton, Calif. (+1.12 percent). On a year-overyear basis, the most improving metro areas were Orlando, Fla. (+20.39 percent), Cape Coral, Fla. (+19.25 percent), denver, Colo. (+19.09 percent), Tampa, Fla. (+18.93 percent) and portland, Ore. (+18.07). In January, 44 of the 50 states and 78 of the top 100 metros were showing an improving three-month trend. The same time

last year, 13 of the 50 states, and 42 of the top 100 metro areas were showing an improving three-month trend. "These payment-to-income indicators are high despite the fact that mortgage interest rates remain low,” says Kiefer. “Mortgage rates fell at the start of the year, helping to bolster affordability heading into the spring season. But a lack of available inventory of for-sale homes has constrained many markets. We see that reflected in the MiMi purchase applications indicator, which remains weak nationwide."
