WHAT’S OLD IS

NEW AGAIN

STORY BY JODI KEEN MESSENGER-INQUIRER

PHOTOS COURTESY OF SHAWN BRASHEAR SIREN STUDIOS

A modern home in a tranquil, countr y setting. It’s not easy to find, and often, homeowners wanting an updated dwelling are charged with the upgrade themselves. Luckily for potential buyers of the home at 5930 Old Highway 54 in Philpot, the hard part of renovation is finished, and beautifully so. “Me and my wife and her sister and my brother-in-law, it’s something we do, fix up houses and sell them,” owner Robert Hagan says. Although the group wasn’t necessarily on the hunt for another proper ty, Rober t

says, this home “seemed too good a deal to pass up.” So a little more than a year ago, the group purchased the 2,400-square-foot home, which the sellers had already begun renovating. “It was just unfinished wood and drywall,” Robert says. The quartet then spent about eight months creating a modern masterpiece. While the revised layout was already established at the time of purchase, the group went into the renovation with a open mind for the overall design and let it evolve naturally. An open concept breaks apart the living space and casts natural light on it. Engineered hardwood and real ceramic tile dress the floors, while the flooring in the kitchen and upstairs bathroom

are 100% waterproof vinyl from Flooring Concepts. The granite atop the kitchen countertops came from Unique Granite, and the custom cabinetry in both of the spacious, contemporar y full bathrooms was selected at Winsupply. In the end, parts of one wall in the kitchen and one wall in a bedroom are the only things remaining of the original 1950 structure. “We tried to use high-quality everything,” Robert says. New siding and attractive stonework were added to the exterior of the house and two-car detached garage, and there’s ample space for customized landscaping on the tree-lined property. Buyers can enjoy the home’s new deck; extra gas line to the back of the

house for a grill; large laundry room; new roof, gutter and gutter guards; and the extra insulation in the exterior walls and the master bedroom’s interior walls. Also new are the tankless water heater, electrical and plumbing, water and sewer lines, and HVAC system with HEPA-grade air filtration system. With all-new materials and appliances, potential home buyers can get both an attractive residence and peace of mind. “That was our thinking (during the renovation), too: Literally everything is brand new,” Robert says. “It should be a worr y-free home for years and years to come.” Nathan Johnson, Rose Realty

DIY WINTER WEATHERIZATION Tips on how to keep your home cozy all season long BY STATEPOINT

As temperatures remain low outside, it’s not too late to protect your home from the elements. Most homeowners want to keep their home cozy and their heating bills low during the winter, but struggle to keep the warmth in and the cold air out. Weatherizing can seem daunting, but there are many benefits — from reducing drafts to lowering energy use — and fairly DIY ways to go about it. Follow these low-cost tips to protect your home and your wallet.

GIVE WINDOWS A MAKEOVER

Windows add charm to any residence and provide protection from the outdoors, but also account for a significant amount of heat loss in the winter. Heat gain and loss through windows account for 25% to 30% of residential heating and cooling energy use, according to the U.S. Department of Energy. Even if your windows are in good condition, window insula-

tion kits are easy, do-it-yourself solutions that will save you from sky-high heating bills, keep you comfortable and help with energy efficiency all winter long. Tr y Duck Brand Max Strength Rolled Window Insulation Kits, which add a barrier and create an airtight seal between the outdoor air and your home’s inside. The film comes with a pre-taped edge for quick and easy roll-on installation. Want to check and see if you have a problem with insulation? Hold an incense stick near windows, doors and electrical outlets. If smoke blows sideways, you have an air leak.

DEAL WITH DRAFTS

Doors are one of the largest sources of drafts in any home and should be a top priority for homeowners this winter. From draft seals to door sweeps, there are many DIY weatherization solutions to choose from that are easy to install and don’t require measuring or tools. Draft seals slide

under doors, are removable, machine washable, pet-friendly and don’t damage door frames. For example, Duck Brand’s Double Draft Seal insulates your door from both sides and blocks winter drafts, dust, insects and pollen for year-round protection.

DON’T LET AIR SNEAK THROUGH CRACKS

While you’re at it, it’s a good idea to check for any cracks and gaps around doors and windows that can lead to heat loss. Weatherstripping doors and windows can save homeowners money. In fact, air sealing an old or drafty house can save up to 20% on your heating bill, according to the U.S. Department of Energy. While there are a variety of gap seals to choose from, rubber gap seals can stand up to extreme temperatures that cause other seals to freeze or crack. Duck Brand Heavy-Duty Weatherstrip Seals work well for sealing large gaps or sprucing up old or damaged door and window seals.

Explore different structures to liven up your backyard Designing an ideal backyard space requires forethought and an eye for style. And although we’re in the depths of winter, it’s never too early to start planning. Knowing which features to include in a yard often boils down to what homeowners want to achieve in the space. Will it be a relaxing oasis or a central entertaining focal point? People often look to various structures to add height and visual interest to outdoor spaces. Homeowners will likely come across structures like arbors, gazebos, pergolas, and even trellises as they wade through the variety of features they can incorporate into backyard plans. Each of these structures can add appeal, but they also can offer shelter from the sun and privacy when enjoying the yard. There are significant differences between each structure, so here’s an in-depth look at what sets them apart.

ARBOR

An arbor is one of the more simple garden structures. It is usually a frame that is arched or square-cornered. Most homeowners use it as an entryway to a garden or even the front of the home. Those with green thumbs may cover the arbor with climbing and trailing plants. The Spruce says arbors date back to early Egyptian and Roman gardens and were used throughout Europe by the late 16th century.

PERGOLA

The words arbor and pergola are often used interchangeably, but to suggest the two structures are the same would not be accu-

rate. Pergola comes from the Italian word “pergula,” which means “projection.” Pergolas were once projected from exterior walls and supported on one side by pillars or columns. Today, arbors are usually freestanding units with two or four posts. Pergolas may be connected on one side to a home or another structure. Some are freestanding units suppor ted by four posts. Pergolas tend to be larger and offer more privacy and shade than arbors.

GAZEBO

Gazebos are more defined garden buildings, states the contractor referral site Network. Gazebos are freestanding units that can

be built in various shapes. Some are octagonal, others are square. Like a pergola, a gazebo is suppor ted by columns and may have low railings or built-in benches. Gazebos also may have a more solid roof than arbors or pergolas, providing sun and other weather protection. The roof may have added architectural appeal, like a cupola.

TRELLIS

A trellis is a simple, geometrically-shaped structure that provides a surface for climbing plants. A trellis also may support fruit-bearing trees. Trellis work may be used in conjunction with an arbor or pergola, or be installed on fencing.
