However, with both home prices and interest rates on the rise, more buyers are expected to enter the home buying market earlier this year, making for a more competitive home buying season. Potential buyers will need to be aggressive to find the home they want at a rate they can afford.

omeowners planning to refinance and buyers searching for a home may have an idea of what’s in store for them with regards to interest rates, but they never really know until they lock in a rate. This is in par t because rates can change direction fast, and when they rise-as they have been recently-it can cost borrowers a great deal of money and time.

The effect of rising interest rates on your home purchase
Today, the median existing home price in the United States is around $235,000, and the average mortgage interest rate is near 4 percent. If you were to buy a home at that price, an interest rate increase of half a percent would cost you an additional $70 per month on your loan payment. And that assumes you’ll put the standard 20 percent down in advance. A more dramatic rate increase-say from 4 percent to 6 percent, even over time, would increase your monthly payment by almost $300.

Home price gains
For homebuyers, it’s not just rising interest rates that can increase your payment, but so can home price appreciation. In fact, in most markets, housing prices have increased past highs previously set before the financial crisis in 2007/2008. For example, in citing this recovery, the Federal Housing Finance Agency recently increased the maximum loan amount for mortgages that meet Fannie Mae and Freddie Mac guidelines for the first time in more than a decade.

The new conforming loan limits increased only slightly, to $424,100 in most parts of the country. This will enable home buyers in higher-cost areas to access larger home loan amounts and more affordable loan products, in line with local housing prices.

Is it time to update your electrical system?
T
he invisible systems in a home often are taken for granted. When such systems are working as expected, daily life moves along smoothly. However, when a system goes awr y, it can negatively impact routines and may create a dangerous home environment. This is especially true when something goes wrong with a home’s electrical system. Faulty wiring is a leading cause of residential fires. Many homeowners, particularly those who live in older homes, might be living in properties that have outdated electrical systems. The experts at Lowes ProSer vices state that having old wiring and/or insufficient amperage in a house can endanger residents. It also may damage appliances and make it difficult to sell a property in the future. It can be difficult to gauge exactly when to overhaul an electrical system. Unless circuits routinely trip or lights often dim, homeowners may put off the work. But degrading wires or overextended circuitry can pose a fire risk, so it is best to address electrical systems promptly. Home inspections may uncover electrical problems. Some homeowners may discover potential trouble while making renovations that require opening up walls or tearing them down, exposing the wires. Still other homeowners learn about electrical systems when they’re adding new, large appliances

But nowadays, when homeowners have far more electronics in their homes than they once did, increased demand on electricity can overload a circuit (all of the outlets linked on one wire). However, in some old systems, the circuit breaker will not trip, and this can be problematic. Rewiring a home is another step. Wire insulation can deteriorate over time, and new wires may be needed. This can be messy and time-consuming, but it’s a small price to pay for safety. When rewiring an electrician also may suggest new outlets. Many home building codes now require outlets with ground fault interruptors, or GFIs, in kitchens, bathrooms and other rooms exposed to moisture. Some older homes may not even have threepronged outlets, so this will necessitate an update as well. Electrical systems are the heart of a home, delivering power where it is needed. It is essential to keep such systems up-to-date so they can handle the power demands of everyday life.

magine a waterfront home with views of the river from ever y single room, a one-acre lot, and a private boat dock. This may seem like an impossible combination, but such a place does exist. The home of Chuck and Martina Billings, located at 1590 River view Drive in Lewisport, is a beautiful riverfront retreat, custom-made for those who love fishing, boating, and breathtaking views. This three-bedroom, two-and-a-half-bathroom home has over 4,300 square feet of living space, with direct access to the Ohio River. Its most intriguing feature is the view, which is both scenic and peaceful. “Ever y room in the house has a view of the river, except the bathrooms,” said Martina Billings. “The view is just spectacular. The sunsets are amazing; we could make a calendar with photos of the view from our back porch. We love sitting out there in the mornings drinking coffee and enjoying the view.” The front door opens to a hardwood landing, with the living room directly to the left and the dining room straight ahead. The living room has sage green walls and a vaulted ceiling. Double doors lead from the living room to one of multiple backyard patios; Martina pointed out that the main patio could easily be converted to a sunroom. The dining room walls are a beautiful hue of dark red, and a stunning chandelier marks the center of the room. Connected directly to the kitchen, the dining room is large and open, an ideal space for entertaining. The kitchen has all stainless appliances—Samsung brand—which are relatively new. All cabinetr y is Amish-made, and a bar between the dining room and kitchen offers additional counter space for ser ving or food preparation. A utility room and half-bath are also located on the first floor. The utility room has a sink, ample storage space, and laminate hardwood flooring. The master suite is on the main floor as well, and
has double doors that lead outside to a patio and hot tub. “We love being able to go out to the hot tub directly from our bedroom door,” said Martina. The master bath has a Johnny closet for privacy, his-and-hers walk-in closets, a Jacuzzi bathtub, and granite countertops. A separate linen closet offers storage space for towels and toiletries, and the beautiful laminate hardwood flooring adds a classic touch. All hallways in the home are extra wide, and were designed this way by the original owner’s daughter, who is an architect. A closet on the main floor has the potential to be converted to an elevator, and the entire house has wheelchair access, designed to meet the needs of the previous owner. All exterior walls are double-studded, the windows and doors are reinforced, there are steel beams on ever y floor, and the floor joists are on one-foot centers. No detail was overlooked in the construction of this home. The Billings’ home has a fenced-in backyard, a temperature-controlled attached garage, and a heated detached garage. The home is heated by natural gas and has a whole house generator, so power outages are never a problem. The two-car detached garage has floor drains, a three-ton air conditioning unit, and a heater. The couple uses this garage as a shop for their hydrographics business. Extra storage space is found in the detached garage’s floored attic. On the second floor are two additional bedrooms, a full bathroom, and a loft area that can be used as an office or play space for children.
“The upstairs bedrooms have large windows,” said Martina. “There is also a storage closet upstairs, and a separate heating and cooling system.” The basement is partially finished, with two rooms that are currently used as a storage room and an office. The basement has twelve-foot ceilings, twelve-inch-thick poured concrete walls, a bar area, and room for a pool table. The backyard is fenced-in, and a boat dock is located right next door, for river access. The basement has a separate entrance, providing privacy for older children or for a mother-in-law suite. With the price of the home recently reduced to $275, 000 and immediate possession upon closing, this home is a real find. It is also now available as an executive rental, the perfect waterfront retreat for business travelers, conferences, or special events. “We love the views here and the access to the river,” said Billings. “It is so quiet and peaceful, and we are right at the edge of the city limits. You can see all the way to Anderson Island from our house. There is a park next door with basketball and tennis courts, and stairs that lead right from our backyard down to the river. It really feels like a vacation home.
