Although not every homeowner has the budget to create lavish landscape designs, it’s still possible to create a lawn to be proud of. • Establish your budget: The first step in any project is to determine how much money you can devote to the job. Once you have established the budget, all other factors can be built around it. • Find an inspiration piece: Great landscapes are inspired by many things, whether it’s a memorable piece of art or a landscape layout in a lawn and gardening magazine. DECLUTTER YOUR CHILD’S ROOM

By StatePoint

Provide Bins: Use bins to help kids organize toys, art supplies and games, keeping size in mind — the bigger the bin, the harder it is to locate specific toys or objects. While clear bins are great for closets by making it easy for kids to identify their contents, color-coded or decorative bins are more visually appealing options for the playroom. Use Space Wisely: While big toys like kitchens and playhouses of fer up fun, they can take up a lot of playroom real estate. Opt for alternatives that can be taken down when not in use, like pop-up tents, tunnels and playhouses.

Schedule Clean-Up: Set a clean-up schedule that gives kids a role in sorting and putting items back into their correct places. Make a game of it by turning on tunes and seeing who’s the fastest.

Make Smart Furniture Choices: Shelving lets children see what’s available to play with, but toys requiring adult assistance are best stored in closed bins inside a cabinet or closet that’s inaccessible to kids. Closed cabinets have the added benefit of reducing the appearance of clutter. Make sure to secure shelves or furniture to the wall for safety.

Rotate Toys: Rotating toys’ placement inside storage areas will remind kids of all the fun toys they have, and is an excellent boredom-prevention tool.

Donate: Before holidays, birthdays or other occasions when kids are showered with gifts, talk to your child about what toys are no longer used, and give them a second life by passing them on to a neighbor or friend with a younger child or by donating them to a charitable organization. Throw away any toys that are broken, hazardous or recalled.

Get Toys off the Floor: Stepping on certain toys can be painful. A child-sized table offers a stable surface for building brick structures and other creations, plus it gets small toys off the floor.

Use Walls: Maximize space and creativity by installing a whiteboard or chalkboard to use as an art surface. Walls are also a good place to store books.

DREAMLAND

STORY BY JODI KEEN MESSENGER-INQUIRER

PHOTOS BY ANDREW PECK

Tucked into a hillside in Philpot is an excellent opportunity for a homebuyer who appreciates fine craftsmanship and is searching for an optimal dwelling. The home on the 5.5-acre lot at 5065 Jack Hinton Road was borne out of Steve and Stacey Conkright’s desire to enjoy quiet country living in style. “We wanted to live in the east county. ... We drove around for weeks (looking for land),” Steve says. “There was an old farmhouse here that was for sale. We went up and sat on the front porch and said, ‘This is it. This is the property.’ ” The Conkrights purchased the property at auction in the mid-1990s and began a multiyear process of building their dream home. They found a floor plan they liked, tailored it to their tastes and self-contracted the build from there. What emerged is a

true custom build: a modern home that is universally appealing. The 2,800-square-foot main level is decorated in a French country style and employs a split bedroom concept, with the gathering areas flanked by two bedrooms on each side. Gorgeous hardwood graces the front door and entertainment center. The inviting living room is anchored by a gas log fireplace featuring hand-laid masonry, and the adjacent kitchen features solid cherry wood cabinets, Viking appliances and newer sink fixtures. “It’s got an open expanse for entertaining,” Steve says. “It’s got a good flow, from the kitchen to the dining space.” The 2,200-square-foot finished basement functions as a duplicate living space. A full kitchen, living room and dining are open for billiards, air hockey and another fireplace, and there’s large storage space, a full bath and two additional rooms for an office, crafts, fitness or sleeping. Outside, an absolute oasis awaits. The

Conkrights have infused their love of travel into their patio area, which meanders around Italianate landscaping and a fire pit and leads to a freestyle, heated in-ground pool and hot tub surrounded by palms and a handmade wrought iron fence. A retaining wall made of hand-laid stone keeps the adjacent hillside at bay and lends privacy to the north side of the property, while the terrain to the south descends and allows the patio to overlook the private 1.5-acre stocked lake and dock. “The pool area rivals a Caribbean resort,” Steve says. “Being in the woods, riding four-wheelers, fishing ... the kids had a great time.” Attention to detail is the Conkrights’ specialty, and that is evident all across the property. Instead of a simple brick exterior, the Conkrights dressed it with dramatic weeping mortar. In place of a standalone storage shed, the pool house is bricked, shingled and built into the hillside. Agedlooking copper gutters were installed

instead of the typical aluminum or vinyl style. Oversized, heavyweight shingles were installed on the roof. The hardwood flooring is maple (for strength) with a cherry finish (for elegance). Where plain vents would be along the main building and pool house, Old World-style ventilation windows instead grace the exterior. The chimney cap has radius detailing that you’d expect to see atop a historic home. The Conkrights’ house has been the scene of many a gathering of loved ones. The couple has long hosted an annual Derby party, and family and friends have loved visiting to relax and celebrate. “From birthday parties to pool parties to cookouts” — even a wedding and a baptism in the lake — “we’ve done it all,” Steve says. And if you’re a savvy homebuyer, you can, too, at 5065 Jack Hinton Road. Kelly Crabtree and Jeff Day, J&K of Triple Crown Realty Group

6 steps to cleaning for spring allergies

A

BY BRANDPOINT

s days grow longer and new blooms appear, it can only mean one thing: Spring is here and with it comes the task of spring cleaning. For people with allergies, spring cleaning does more than spruce up a home. When done correctly, it removes dust, mold, dander and other allergy triggers so you can feel your best. “There are specific things you can do while cleaning that can dramatically improve allergy symptoms,” says Dr. J. Allen Meadows, allergist and president of the American College of Allergy, Asthma and Immunology. “When you spring clean to remove allergens, you can breathe easier plus enjoy a sparkling home.” Meadows and the experts at ACAAI recommend these steps when cleaning for allergies. Before you begin, keep in mind that when you clean you come in contact with many allergens. You may want to take allergy medication beforehand and if your allergy is severe, consider wearing an N95 filter mask while dusting or scrubbing.

STEP 1: DUST THOROUGHLY

Dust all surfaces in your home with a damp rag or microfiber cloth made for cleaning. Avoid using any kind of duster that simply kicks dust into the air. Additionally, clean vents and return registers to limit dust recirculating and finish by wet mopping tile and other hard flooring. Don't neglect the area under the beds, which can get dusty and should be cleaned often. Eliminating dust helps your home shine and also removes some of the most notorious indoor allergy triggers.

STEP 2: CLEAN CARPETS

Start by moving all furniture off the carpet. Then vacuum well with a cyclonic vacuum, which spins dust and dirt away from the floor, or a vacuum with a HEPA (high efficiency particulate air) filter. Meadows does not advise shampooing carpet, because it can cause dust mite eggs to hatch. If you are using diluted bleach and water solution for spot treatments or to kill mold, make sure someone other than the allergy sufferer does the cleaning because bleach can trigger asthma.

STEP 3: CLEAN WINDOW TREATMENTS

Window treatments like curtains and valances can be a magnet for dust and pollen yet are often ignored when it comes to cleaning. This spring, make sure to follow the manufacturer's recommendations and wash or dr y clean window treatments. Remember, opening windows allows pollen and other

allergens into your home, so during peak allergy season keep them closed, and whenever possible, use air conditioning in your car and home.

reminder and use filters with a MERV rating of 11 or 12. This is also a good time to clean the drip pans in appliances like the refrigerator.

STEP 4: WASH BEDDING

Bathrooms, basements and tiled spaces are prone to mold, so spring is a good time to deep clean. A bleach cleaner works well to eliminate mold or make your own by mixing borax and water. Next, help prevent mold from developing through moisture control. Always run bathroom fans when bathing or showering, clean up any standing water immediately and use a dehumidifier if needed to keep humidity below 60%. “Spring cleaning is a great step in allergy control,” says Meadows. “However, if you continue to suffer from allergy or asthma symptoms, see a board-certified allergist to help you control your symptoms and live the life you want. You can find an allergist near you at acaai.org/locate-an-allergist.”

Wash sheets, pillowcases and blankets in water that is at least 130 degrees F. This temperature kills dust mites and effectively removes allergens. If bedding can't be washed at this hot temperature, place items in the dryer for at least 15 minutes at 130 degrees or above. For children with allergies, do the same with their stuffed animals.

STEP 5: REPLACE AIR FILTERS

At the start of ever y season change the air filter in your furnace. This helps the HVAC system run efficiently while also filtering out air particles -including allergens - to keep your home's air as clean as possible. Consider setting an alarm for ever y three months as a
