Upon retiring, many seniors downsize to all-inclusive independent living communities. These communities provide all various amenities without asking seniors to negotiate the obstacles of traditional home ownership. Although senior living apartments or condominiums often may great living arrangements, all-inclusive prop-

erties tend to cost more money than standard apartments. Interested parties may experience a bit of sticker shock initially before looking for ways to finance their new living arrangements. • Long-term care insurance: Individuals who plan ahead can invest in long-term care insurance. This insurance may be able to cover the costs of some housing facilities, or help finance

outside private caregiver assistance. • Life insurance policies: Some insurance policies can be cashed in for a percentage of their face value. This money can then be used to offset the costs of senior housing. • Home sale profit: Many seniors sell their homes and pay for new living situations with the return on those sales. Bridge loans can help as seniors

wait for their homes to be sold. • Line of credit: A loan system called an “Elderlife Line of Credit,” enables multiple family members or friends to share the cost of paying for eldercare. • New location: Finding a community in locations with more manageable cost of living expenses may be the best way to maintain your standard of living without breaking the bank.

5 things to discuss before purchasing a home BY BPT

I

n a mar riage, you count on your spouse to be there with you through the good and the bad. They are your best friend, your confident and your closest ally. And you count on being able to have impor tant conversations with them as well. One of those impor tant conversations ever y couple should have focuses on money and each person’s respective financial goals, especially if you are planning to purchase a home. However, 33 percent of mar ried or par tnered adults have dif ficulty discussing money with their significant other, according to a Wells Fargo survey. “I think money is one of those topics most couples put of f discussing because it can be sensitive,” says Arlene Maloney, senior vice president, Wells Fargo Home Mor tgage. “However, if you don’t discuss money before entering into a major credit purchase, like homeownership, you open yourself up for potential pr oblems down the road.” Purchasing a home is one of the largest investments most people make in their lifetime. When two people decide to achieve the goal of homeownership together, it’s impor tant to understand not only your own finances and credit profile but your par tner’s finances and goals as well. To help you broach this conversation with your par tner, here are some things you should discuss before you move for ward: Where you will live and what you want to purchase. Do you want to live in the city or the suburbs? Are you set on a single-family home or a condo? Do you want to build your home or purchase an established proper ty? Having answers to these questions will help you speak to a lender and learn more about how the type of home you choose may af fect loan approval requirements or what options exist if you want to build your home. You’ll also learn if any

bond or down payment assistance programs may be of fered in the municipalities you are considering. Your par tner’s cr edit scor e. Lenders use customers’ credit profiles to help determine your ability to repay a loan. When purchasing a home with someone else, both of your credit scores are considered. In most cases the lowest middle score between the two of you will be used. If you or your significant other has a ver y low score this may not only impact the loan amount you receive but also the interest rate. It may even prevent approval. If one of the credit scores is ver y low, as a couple you might discuss only one person applying for the mor tgage loan. Have an honest conversation about debt. An impor tant factor that lenders evaluate is your debt-to-income ratio. This varies by mor tgage program but a good r ule of thumb is to ensure your

debt level is at or below 36 percent of your gross monthly income. Having an overabundance of debt could impact the amount of the loan or whether you receive mor tgage approval. How much money can you put toward the purchase? It isn’t necessar y for you to put 20 percent down but most loan options require some sor t of down payment. In many cases lower down payment options require mor tgage insurance, which will incr ease your monthly payment. Will one or both of you be on the note? If purchasing a home with someone else, each of you must qualify in order to be on the note, and both of you are responsible for the debt. If only one person is on the note, the other may not engage in any transactions regarding the loan, including refinancing, or application for modification. If one of you has less desirable credit, you may decide that

only one of you will apply for the mor tgage. You should also consult your state’s attor ney general’s of fice to see if any community proper ty laws exist in your state. Such laws could make a spouse legally responsible for any debt acquired by the other spouse after mar riage. If such a law exists in your state, it’s impor tant you are aware of it. Purchasing your first home is an exciting time and, for many people, a sign of success. But while you may want to r ush out and star t the shopping process now, take your time. Having a conversation with your spouse about the topics above beforehand will ensure you’re both on the same page and set you up to make the most of your future and the home it includes. The quick guide to home financing BY BPT

I

t’s an all too familiar monthly event: you write out a rent check and wait for the funds to disappear from your bank account. But what if instead of making endless payments on something you don’t own, you could own a home of your own? When you finance a home purchase with a mor tgage, you build equity and increase your percentage of home ownership with each payment made. “Homeownership may sound like a big step, but it’s not as out of reach as you might think,” says Eric Hamilton, President of Vanderbilt Mortgage and Finance. Vanderbilt Mortgage offers these tips to home financing to help you realize a place of your ver y own:

Assess your financial situation.

Before you even begin to look at homes, you should know what you can af ford. Consider your debt-to-income ratio which is your monthly income compared to your total monthly bills. After figuring your ratio you will have a better idea as to

what you can afford for a mortgage payment. To determine what your monthly mortgage payment might be, use an online mortgage calculator.

Budget and save.

Financing a home begins with budgeting to ensure you have an appropriate down payment. Be sure to set a realistic goal and use the idea of your future home as an incentive to stick to it. You can set up a savings plan, evaluate your current spending, and consider earning extra income to help reach your savings goal. Don’t forget to celebrate your achievements along the way toward reaching your goal!

Maintain your credit.

There are a number of ways you can build your credit, ranging from opening a checking or savings account to paying all of your bills on time. Getting a secured credit card can also help to build your credit. Be sure to monitor how often you use the credit card and how much you spend so as not to create revolving credit debt. Tr y to minimize your outstanding debt and keep existing debts in check.

Apply for a loan.

Know ahead of time what information and documents you’ll need to complete a home loan application to help make the application experience as easy as possible. Documents needed may include: proof of income, employment information from the past two years, stateissued identification, proof of residency, and your social security card. Brush up on home loan terms so you can be knowledgeable throughout the process.

Stay on track with your payments.

After you have moved into your dream home, be sure to make your mortgage payments in full and on time. If you can, plan an optional early mortgage payoff by making additional payments toward your principal balance each month.

Care for your home.

The financial responsibility of owning a home is just the beginning. You worked hard to finally get to this point, so why not keep your home in top shape? Create a home maintenance checklist and make a point to regularly go through it. Keep track of routine items like checking HVAC filters, cleaning the sink disposal and cleaning out the gutters.

hen Scott and Michelle Wheatley bought their spacious home at 8601 Highway 456, near West Louisville Elementar y School, they had four teenagers and plans to stay “’til God said other wise.” Now with two children in college and a move to Phoenix, Ariz., in the works, the couple hopes to see their “great family home” provide shelter and memories for another family. The Wheatley’s house, which is best described as a being built in the classic countr y cottage style, is deceivingly large. Open, air y and

spacious from ever y entr y point, the main level revolves around smartly designed functional, family space created by a good-sized kitchen with ever yday eating nook, generous laundr y/utility room, and a high-ceilinged great room. “It’s such a great house for entertaining,” Michelle Wheatley said, citing the flow of the kitchen, which has new granite countertops, into the great room and formal dining room. “You can put the kids in the basement and they can run in and out of the house without bothering ever ybody,” Wheatley adds, referring

to what is virtually another home located in the walkout basement. While there are four bedrooms, including a master suite with all the expected amenities, such as walk in closet, whirlpool tub, and double vanities, on the main level, there are an additional two bedrooms on the lower level. Paired with another family room as well as a kitchenette and full bath, it’s the perfect setup for a variety of family dynamics. Another large room could ser ve as an office or exercise room. A huge storage space, which Michelle admits is what drew

her to the house in the first place provides ample room for seasonal decor and all the extra “stuff” that comes with having a large family. Family time and entertaining can easily be extended outside. Instead of a deck jutting off the back of the house, a covered porch provides shelter, privacy, and of course views of fields and woods. “It’s a little bit of a countr y setting,” Wheatley says, getting a little emotional. “I’ll miss it all.” The property also has a 1500-square-foot outbuilding with a bathroom.

ome renovation projects var y in scope. Something as simple as r epainting a bedroom counts as a renovation project, as does a full kitchen remodel. But no matter how big or small a project, homeowners’ top priority should always be safety. Before beginning a project, make a list of possible hazards and how to avoid them. Here are some potential dangers that can spring up. • Asbestos: Many homes built when asbestos was legal still contain asbestos materials. Asbestos has been used in many applications, such as in ceiling materials, insulation, siding, and more. That’s because asbestos is flame retardant and ser ves as an ef fective and inexpensive insulator. However, asbestos fibers released into the air during renovations can cause respirator y problems and even lead to lung cancer. Asbestos needs to be removed under specific guidelines and disposed of properly. Disposal typically requires hiring a professional ser vice. • Dust and dirt: Sanding, sawing, welding, and other home renovation tasks can cast debris into the air. Ventilation may be needed to maintain

clean, breathable air. Ventilation can also shuttle any harmful fumes generated from construction materials outside of the home. Do-it-yourselfers should wear masks and eye protection to guard themselves against debris. • Electrical lines: All homes may not have been built in adherence to moder n-day codes. Elec-

tric lines can be discovered where they are least expected. When doing demolition or drilling/nailing into walls, it’s not uncommon to come across electrical wires. Extra caution needs to be taken, and an electrician should be consulted if the wires need to be relocated. • Chemicals: Chemicals, such as sealants, cleaners, lubricants, and fuel, may be used during renovation projects. Such substances can be dangerous to pets and children if they are touched or accidentally ingested. Exercise extreme caution when using chemical products, making sure all product containers are sealed and kept out of reach when not in use. • Tools: Cuts, abrasions, burns and more can result when power tools and even manual tools are used incor rectly. Lear n how to use tools before beginning a project, and always put tools away when work is done for the day. • Falls: Falls are a leading cause of household injur y, and the chance of a fall may increase when climbing ladders during home improvement projects. Don’t climb beyond where indicated on ladders and always have a spotter on hand when climbing is necessar y. Wear har nesses, sturdy footwear and gloves as well.

And praying for what he’s saying is probably true, but they’re better times when men will be men again.

he average tax refund for the 2014 filing season was nearly $3,000 and the IRS doles out about 100 million of them every year, according to IRS data. Buying a condo not the same as buying a home BY METRO CREATIVE CONNECTION

S

tringent lending policies and the escalating costs of home ownership have led many prospective home buyers to consider condominiums instead of single-family homes. Condos are typically less expensive than single-family homes, which makes lenders and bor rowers alike feel mor e comfor table. Lenders feel better because the loans ar en’t as large, while bor rowers are mor e comfor table because such loans allow them to improve their standing with lenders, potentially setting the table for a low-interest home loan down the road. But the differences between buying a condo and buying a singlefamily home go beyond the bottom line. The following are a few things prospective buyers should know about condos before they view any properties. • Condos come with fees. Unlike single-family homes, condos come with homeowners association fees. These fees cover the cost of maintenance and repairs to the property. This includes landscaping and garbage collection, as well as general repairs throughout the condominium complex. Fees var y significantly from community to community, and the best deal is not always the one with the lowest homeowners association fees. Low fees tend to provide less bang for the buck, generally covering only the most basic services. Higher fees often mean the community of fers more amenities, such as a private pool and gym for residents. Some people prefer such amenities, while others would rather find better deals on their own. But prospective condo buyers must include fees in their monthly budgets when determining how much they can afford to spend. • Condos come with rules. Owners of single-family homes can create their own rules for their households, while condo owners must agree to follow rules established by the homeowners association or the proper ty management firm responsible for maintaining the commu-

nity and enforcing the rules. Rules may not allow pets or only allow pets of a cer tain size. Other r ules may restrict how owners can decorate their condos during the holiday season or how they can furnish the exterior of their properties, limiting patio fur niture to a set number of chairs or tables. Some condo owners are glad such rules are in place, while others might find such stipulations intrusive. Each community has different rules, and prospective buyers should familiarize themselves with a community’s r ules before buying any proper ties within that community. • Condos often have management firms. Proper ty management firms can be great to deal with, but they can be troublesome as well. A good property management firm produces satisfied community members who

speak glowingly of their communities, while a poorly run management firm can frustrate homeowners who feel they are not getting what they’re paying for. Some proper ty management firms fail to collect homeowners association fees for months at a time, only to send letters demanding back dues down the road. Others simply don’t live up to expectations, failing to make repairs in a timely manner while letting the property fall into disrepair. If possible, speak to current community residents about how the property is managed. If residents are not available, potential buyers should attempt to attend a homeowners association meeting, which can shed light on what it’s like to live within a given community and how accessible the management firm is to community members and how well it tends to those members’ needs.

• Condos are not as private as single-family homes. Much like apar tment dwellers, condo owners often share walls with neighbors. That means condo owners will have to sacrifice some privacy. Prospective buyers who consider privacy a top priority may want to continue living in an apartment until they can af ford to buy a single-family home. Though condo owners rarely have someone living above or below them, sharing walls with neighbors is still not as private as owning a single-family home. Condominiums are great options for people who want to own their homes but don’t have enough money or credit histor y to buy a single-family home. But buyers must educate themselves about condominium life before signing on the dotted line.

Whether you’re putting your home on the market, or shopping for a new house for your family, you have a lot to think about - and termites should be near the top of your list. Just as swarms of homebuyers will star t circulating through neighborhoods with the ar rival of spring, the warmer weather also brings out ter mite swarms. A termite infestation can quickly turn your dream home sale or purchase into a living nightmare. “Termites cause about $5 billion in damage ever y year, and when you consider that they’ve been around since the days of the dinosaurs, it’s probably safe to say they’ve done more damage to human homes than any other critter on ear th,” says Cindy Mannes, vice president of public affairs for the National Pest Management Association (NPMA). “Fortunately, we’ve come a long way in detecting and treating termite infestations over the millennia!” Worldwide, about 2,000 termite species munch on wood, destroying walls, floors and wallpaper in homes, and also damaging forests. They are present in 70 percent of countries around the world, and they outnumber human beings by a ratio of 10 to one. The most common termite species in the U.S. are Formosan termites, dampwood termites, dr ywood termites and subterranean termites, the last of which are the most destr uctive because they eat nonstop. A professional inspection is the best way to detect the presence of termites, but you can watch for war ning signs as you are house hunting or getting yours ready to put on the market. Signs include: * Mud tubes may appear around the outside of a house. Termites use these tubes to reach a food source. T ypically, these tubes look like a thick line of dirt on the foundation of a home. * Tap on wood near the floor, such as baseboards or even wood floors themselves. If the wood sounds hol-

low when tapped it could mean termites have softened the wood. * Ter mites also leave a bit of themselves behind as evidence. You may see small piles of feces that resemble sawdust near a termite nest. Discarded wings near doors or on windowsills can indicate a swarm has occurred and the swarmers have entered the home. Termites swarm to create new nests. W inged “swar mers” leave the original nest and go in search of new digs where they can establish a colony. You may see swarmers on windowsills or near doors and think they’re flying ants. You can tell the difference by their wings. While both flying ants and termite swarmers have front and back pairs of wings, on termites both pairs are the same length. On ants, the back wings will be much shorter than the front ones. A professional termite inspection remains the best way to detect the presence of termites, yet 52 percent of American homeowners have never had their homes inspected, according to an NPMA sur vey. Termite detection, remediation and control isn’t something you can do yourself.

“A termite inspection should be a par t of any home buying or selling process, although not all states require one for the sale or purchase of a home,” Mannes says. “However, when you consider the cost-benefit of having an inspection done, it’s well worth the investment. Termites can cause thousands of dollars in

damage to a home and more importantly can compromise the str ucture’s stability and safety.
