Downsizing tips from the pros DON’T GUESS, CALCULATE
Measure your new space to determine exactly what will fit (and what won’t), and precisely where each piece of furniture should go. Draw a floor chart onto graph paper so that each square represents a foot, with furniture pieces cut out from Post-Its and placed appropriately on the grid. Or use one of many available apps that accomplish the same task, generally in greater detail.
PREPARE, PREPARE, PREPARE
Start paring down by making a list of ever ything you don’t love or need so that you can start selling or giving
it away. Add to your list as you sift through your things.
IDENTIFY CHARITIES.
Make sure you have plenty of boxes, Sharpies, zippered plastic bags and other materials for quickly packing. Once you get going, you won’t want to lose momentum because you don’t have enough of the right boxes. Make a nice long list of who to contact about your change of address, what ser vices need to be disconnected or transferred, where you want to donate things or to whom you want to give

It really helps having someone by your side, helping you stay focused. It could be someone from a moving company, a professional re-locator, a friend, a neighbor or family member.
It’s important to have support making the many decisions that come up before, during and after a move.
MAKE IT QUICK
Resettle as quickly as possible to keep your new, smaller home from feeling cluttered. You want to get all the boxes unpacked and out the door, and everything in place in a matter of days. Otherwise boxes can linger unpacked for far too long. If you’ve done things right in the planning stages, the resettling part should be pretty quick and easy, and the quicker you finish up the better.

How to transform a fixer-upper
T
he real estate market will always have its ups and downs, but real estate is an oft-profitable investment. Real estate investors do their investing for various reasons. Some see a house as a place to hang their hats for years and years, while others look at proper ties as nothing more than investments. Buying a home with the intent to fix it up and resell it is called a “fix and flip.” In such situations, investors buy homes at below-market prices before refurbishing the homes with the goal of recouping their initial investment and then some when the homes are ultimately put back on the market. Flipping has become popular for both exper t remodelers and novice investors. RealtyTrac®, the nation’s leading source for comprehensive housing data, noted in its “YearEnd and Q4 2015 U.S. Home Flipping” repor t that 5.5 percent of all single family home and condo sales during the year were flipped proper ties. This marked an increase from the same time the previous year. Investing in a fixer-upper requires a leap of faith and a vision of what the home can look like in the future. Turning a real estate lemon into lemonade requires cer tain skills and a good measure of patience. The following are some guidelines to get anyone star ted. • Don’t bite of f more than you can chew. Make an honest assessment of your abilities and which renovations, if any, you can handle. If you are unskilled or inexperienced working with your hands, then it can be easy for an investment proper ty to quickly become a money pit. Before purchasing a proper ty, hire a trained home inspector to tour the home with you and point out all of the areas that will need renovation. With this list, begin getting estimates on how much money the work will entail. Determine if this fits with your budget or not. You do not want to invest so much that it exceeds what you could feasibly recoup when it comes time to sell. • Overlook cosmetic things when visiting proper ties. Cosmetic issues include all of the easily replaceable items in a home, such as carpeting, appliances, interior paint colors and cabinetr y. Focus on the bones of the house — the architectural integrity and those little touches that you envision having a “wow” factor. • Seek the help of exper ts. Some flippers think they’ll save the most money by doing all of the work themselves. This isn’t always the case. Professional architects, designers and contractors may help you save money. Contractors have an intimate knowledge of where to buy materials and may be able to negotiate prices based on wholesale or trade costs. In addition, exper ts
can help you avoid common pitfalls because they’ve already done this type of work time and again. It’s smar t to rely on exper t advice, even if it means investing a little bit more. • Save money by doing some work yourself. While the pros may tackle the more complex par ts of a given project, such as rewiring electricity or changing the footprint of a home, you can still be involved. Ask to par ticipate in demolition, such as taking down walls or removing old materials from the home. Such par ticipation may be fun, and it can save you substantial amounts of money on labor. • Recognize that not ever ything must be completely redone. Realize that, in some instances, a coat of paint and some new accents may be all you need to transform a space. For exam-
ple, if kitchen cabinets are in good condition, see if they can be refaced or painted instead of replaced entirely. Install new door pulls/handles to add visual interest. Look for some ready-made items, such as bookshelves, instead of installing custom carpentr y. • Think about what the buyer wants and not what you want. Renovate with an eye toward prospective buyers’ needs. Keep things neutral and accommodating. Research the latest trends to understand what buyers might be seeking in a home. You want potential buyers to envision themselves moving right in. Renovating a fixer-upper takes time, but it can be a wor thwhile project, and one that can help anyone tur n a profit in a booming real estate market.

Because the National Association of Realtors is predicting modest growth for the 2017 real estate market, as a seller you want ever y edge you can get. And on the heels of the popular Consumer Electronics Show in January, perhaps that edge is a smarter home. “Smart home features are designed to make homes more convenient, appealing, secure and energy-efficient - all of which are bonuses when you’re tr ying to sell a house,” says Geof f Lewis, president of RE/MAX, LLC. “Sellers who want to move their homes faster may benefit from adding smart features that make their proper ties more appealing to tech-minded buyers.” According to IHS Markit and CNBC, 80 million smart home devices were delivered worldwide last year. That’s a 64 percent increase from 2015. Here are six trending smart home features that might catch buyers’ attention and help sell your home faster: • Keyless/remote entr y door locks - Have you ever left the house and worried that you left the front door unlocked? If your home is equipped with a keyless/remote entry door lock - available from multiple manufacturers - you can use an app on your smartphone to lock the door from wherever you are. Some manufacturers make versions that will also send a text or email to your phone when the door opens. Locks that can be programmed with multiple entry codes also allow you to see who comes and goes and when. • Smar t lighting - From lighting automation that allows you to control lights remotely and wirelessly, to energy-efficient LED bulbs that can change color to match your mood and decor, lighting has come a long way. Some smart lights work in tandem with home automation systems to allow you to turn them on or off, or even dim them, from an app on a smartphone or tablet. Others require no communication hub and
can be controlled directly from your mobile device. You can also put some smart bulbs on timers (using your wireless device), sync them with certain TV shows or movies, and integrate them with security cameras and thermostats. • DIY security systems - Don’t want to sign a contract or deal with complex security systems? Install-it-yourself security systems are af fordable and of fer security features like cameras, sensors, motion detectors and alarms or sirens, without the need for a security service to monitor them. • Smart appliances - The Internet of Things (IoT) - everyday objects that have network connectivity - includes a growing list of smart appliances. Many manufacturers are offering washers, dr yers, refrigerators and other home appliances that can communicate with you - and each other - wirelessly. Many can be controlled remotely from your smartphone - so if you leave the house
and can’t remember if you turned off the stove, you can check in and turn it off using your smartphone app. While appliances aren’t always included in a home sale, they do make for interesting features that keep your home top of mind to buyers. • Smart plugs - One of the easiest, most affordable smart home upgrades you can make is to add smart plugs to your home. These Wi-Fi-enabled plugs fit existing outlets and can be controlled from a smartphone app. Plug anything into a smart plug, like lights or a television, and you can turn it on or off remotely, track energy consumption, or even create an on-off schedule. • Temperature controls - Programmable thermostats were just the beginning; today’s home temperature controls are even smarter. Like other smart home features, smar t thermostats can be controlled remotely from your mobile device. You can program them
to make automatic temperature adjustments and then use your smartphone to override the program like turning up the heat on a particularly cold day. Some smar t thermostats learn from household behavior and adjust the temperature to meet your family’s needs and save energy, while others adjust based on the number of people in a room.
