Smart watering saves water and money BY METRO CREATIVE CONNECTION
S
ummer heat can be harmful in various ways. People and pets can quickly succumb to the summer sun, which can cause sunburn, heat exhaustion and heat stroke when people and their animals spend too much time outdoors without adequate protection. Landscapes are also vulnerable to summer heat, which can quickly spoil the most lush lawns and robust gardens. Effective watering can help lawns and gardens withstand summer heat, but improper watering can deprive landscapes of the water they need to survive. Homeowners concerned about their lawns and gardens surviving the summer can take the following approach to conserve water, save money and maintain their landscapes. • Start early. Homeowners may feel that the hottest times of the day are when lawns and gardens will be most in need of water, so that’s the best time to set sprinklers or grab the hose and get to work. But in many areas, watering between the hours of 11 a.m. and 3 p.m., when summer temperatures tend to peak, can be both wasteful and ineffective. That’s because watering between those hours will cause much of the water to quickly evaporate, robbing lawns and gardens of the water they need to withstand the heat. Homeowners who water when water is most likely to evaporate may feel they need to water more, and that
only wastes water. It’s best to consult a local landscaping professional in your area to determine the best time to water each day, but in many regions the best time to water is between 6 a.m. and 10 a.m., when temperatures are
generally lower, the sun is not at its peak and winds are not as strong. • Place sprinklers correctly. If you do not have an in-ground irrigation system and don’t intend to install one, you will likely use lawn sprinklers to water the lawn. When placing these sprinklers, turn them on and then document their trajectory before moving on to the next area. You want to make sure the water from the sprinklers is not landing on sidewalks, patios or streets, especially if your community typically institutes drought restrictions that limit how much you can water. In such instances, you’ll need to make the best use of the water you’re allowed to use, so make sure none of it is watering the driveway. • Let well-fed lawns go dormant during drought. Lengthy droughts tend to be accompanied by water restrictions, and such restrictions can frustrate homeowners who don’t want to see all of the hard work they’ve put in to this point go to waste. But grass that has thus far been well cared for can withstand drought and still recover when rains once again fall and temperatures cool come autumn. If you plan to let the lawn go dormant, keep kids, pets and visitors off the grass, as dormant lawns are highly susceptible to damage. Summer is an enjoyable time of year, but lawn and garden enthusiasts may be concerned for their properties when summer heat sets in. A few simple strategies can help lawns make it through the season unscathed.

Renovations could increase property taxes Here is a look at some of the renovations that could raise your property taxes.

f you live in New York’s Nassau County, you are possibly paying some of the highest property taxes in the country. Nassau County residents had an average property tax bill of nearly $8,500 in 2011. Understanding property taxes is not very cut and dry. They are supposed to rise and fall with home values, but this isn’t always the case. There is roughly 80,000 pages of federal code on property taxes, and each state and town often has its own rules governing how property taxes are assessed. State and local budget cuts can raise taxes even if your home value remains the same, as will an increase of benefits for public employees. Property tax is typically the primary means that many jurisdictions raise revenue. So if your community needs money, you can probably count on it financing that need through higher property taxes. The two things that determine property taxes are the assessed value of your home and the property tax rate for where you live. In many cases, making improvements to the inside and outside of your home can result in higher taxes on your property. Many homeowners do not think about the tax man when they are about to renovate their home. But it is important to consider that home repairs -- even
planting a garden -- could lead to higher property taxes. Although the vast majority of repairs that most often affect taxes include major renovations, there are lesser known repairs that can catch even savvy homeowners by surprise.
• Adding a room: Converting the garage into a bedroom or adding on a new bathroom will increase your home’s value and the property tax you’ll pay on the home. Although tax assessors don’t usually make surprise trips to your home to check for renovations indoors, they may peruse permits filed at the clerk’s office and then investigate. Permits are the primary way assessors learn about improvements, so much so that some homeowners look to circumvent permits when making renovations. But that can cause a number of problems down the line if and when you decide to sell. • Pools and outdoor structures: Changes to a home’s exterior are some of the easiest to see and document. Permanent changes outdoors, such as the installation of a shed with a concrete floor, a deck or a pool can definitely increase property taxes. • Landscaping: Hiring a professional to do your lawn and plants can result in higher taxes. It’s called “alteration of land improvement.” Repaving a driveway or adding a new cement walkway may also increase your home’s value and, subsequently, your property tax bill. • Fireplaces: The installation of a fireplace can also increase a home’s value, leading to a higher tax bill as well.

pring is here! This season of new beginnings also marks the star t of the year’s busiest real estate period. According to the Federal Home Loan Mor tgage Corporation, the housing market in 2016 is set to be quite active with a 3 percent increase in total home sales compared to the previous year. If you’re planning to enter the housing market this year, buying or selling a home is a big decision and you can count on plenty of competition. f you’ll be selling your home this spring or summer, your Realtor will probably talk to you about staging the house to maximize its appeal to buyers. Staging is a simple process that can have a big impact on how quickly your home sells and, Realtors say, how much buyers are willing to pay for it. If you’ve decided to stage your home for a speedier, more profitable sale this season, keep in mind these three often-overlooked tricks to make your home look, feel and smell great:
Employ aromatherapy
“Aromas significantly impact emotions, so making your house smell good is a great way to appeal to potential buyers on a very elemental level,” says Charlynn Aver y, aromatherapist and educator for Aura Cacia, an essential oil brand “But be careful to not over whelm with scents that are too
‘perfumey’ or synthetic, as those could cause adverse reactions in people who suffer from allergies. Instead, opt for natural freshening scents like lemon or purifying scents like eucalyptus.” Aver y suggests warming water on the stove with a few drops of your favorite essential oil such as cinnamon, clove, vanilla or orange. It’s a quick, low-cost way to create a welcoming aroma in your home. Deodorize carpets with a mixture of 18 drops of essential oil and 1 cup of baking soda. Or, you can easily create your own air freshener by mixing your favorite essential oils and distilled water in a spray bottle.
Declutter even where you don’t think it counts
Your real estate agent will likely tell you to declutter - removing extra items from kitchen counter tops and from tables throughout the home, packing away family photos and excess knickknacks. All those things are impor-
tant, but what happens when a potential buyer opens the hallway closet, or goes into the walk-in closet in your master bedroom? It’s impor tant to declutter ever ywhere, not just the spots you immediately see when you walk into a house. Serious buyers will open drawers, cabinets and closets and if those spots are stuffed full, they’ll look smaller, less impressive and unappealing. Likewise, clean out your garage; it’s hard for a buyer to appreciate the expansiveness of your two-car garage if that’s where you’ve stored all the boxes of stuff you removed from the house. If you have a lot of stuff to pack away, consider renting a storage unit for a few months.
