here is a certain appeal about older homes, a character that is not always found in newer ones, and the challenge to homeowners who prefer these treasures is the necessity of renovation. It is rare to find a home built around the turn of the century that has both modern conveniences and original features, but they do exist. The home of Stephen Howard, located at 9911 Oak Street in Whitesville, has a classic charm paired with an updated look that make it truly irresistible. Charming from a first glance, there is more to this home than meets the eye. The home was built in 1906 by a Whitesville physician and has been renovated multiple times since then. This three-bedroom, two-bathroom home is comprised of 2,400 square feet of living space and sits on 1.5 acres. Fashioned in Colonial style with a long, covered front porch, it has the appearance of a country home, but the modernized interior tells a different story. “We have put a lot of work into this house,” Howard said. “We moved here in 2011 and have been renovating ever since. We tried to retain as much of the original features as possible. The interior doors to all rooms are original, and so is the staircase. We have put new trusses in the roof and new appliances in the kitchen. Our goal was to make the house modern without losing the character.” Laminate wood flooring is found throughout the home and is simply stunning. The original hardwood lies under the new laminate. The formal living room has slate gray walls which create a warm feel, and the chandelier is a real focal point. One of the most unique features of this home is the carved wood staircase. Although it has been renovated, the original wood was retained. The kitchen is beautiful and functional, with ample cabinet space, built-in bookshelves, all new appliances, and striking black countertops. A patterned backsplash runs behind the tops of the counters and a curio-type cabinet with glass doors can serve as a pantry or for display of fine dinner ware. All kitchen cabinetr y is white, matching those found throughout the rest of the house. Also on the first floor are a formal dining room, a den, a utility room and the master suite. The master bedroom is the largest one in the house, and has double closets located on either side of the built-in bookshelf. This shelving unit has a space for a television and plenty of drawer space.


On the second floor are two bedrooms, an office and a full bathroom. The office could easily be used as a child’s play area. All bedrooms are spacious, with ceiling fans and laminate hardwood. “Every bedroom has built-in bookshelves,” sHoward said. “They have been there since the house was first built in the early 1900’s.” Located within 10 minutes of Highway 54 and its burgeoning shopping district, the location is ver y convenient. Whitesville has the benefit of being its own separate community,

with its own churches and stores, but is close enough to Owensboro for other conveniences. With both new construction and older homes located on Oak Street, this house is a perfect blend of both. Howard said he has enjoyed living in this small community and will miss the friendly atmosphere. “This is a wonderful community, and the neighbors are great,” he said. “It’s ver y peaceful and welcoming, and we will miss living here.” Rose Realty

The lowdown on low down payment mortgage Conventional loan with PMI

You would like to buy, but you can’t manage that 20 percent down payment. Does this sound familiar? The down payment is the biggest impediment to buying a home according to sur veys, but in reality many individuals can qualify for a mortgage with as little as 3 percent down. It is impor tant to compare loans and do the math. Consider your closing costs (the cash you need in-hand), the monthly mortgage payment, and if that payment will go down or up in a few years. Paying a few more dollars each month in the beginning can sometimes save borrowers money in the long term. For this exercise, we compare a $234,900 home purchase (the national median home price as of December 2016), with a 5 percent down payment and a 720 FICO score. A combo loan (aka piggyback mortgage)

A piggyback involves two separate loans simultaneously. In this scenario, the first “primar y� mor tgage covers 80 percent of the loan with a 30-year fixed interest rate of 4 percent; the second loan is for 15 percent with 10-year fixed interest rate of 5 percent; and the remaining 5 percent is the down payment. The total monthly mortgage payment would be $1,271. Pros: The borrower will not pay PMI. Cons: It may be a more expensive as the borrower will pay closing costs on two loans. And unlike PMI, the piggyback loan doesn’t cancel, but will be paid off over the term of the mortgage. The second loan often comes with higher interest rates too.

FHA loans are mortgages insured by the government through the Federal Housing Administration. The limits for FHA loans typically are

lower than conventional mor tgages. However, FHA mor tgage insurance cannot be cancelled and must be paid for the life of the loan. FHA has other specific requirements, like the condition of the home. In this scenario, the mortgage is set at 95 percent of the home’s value with a 30 year fixed interest rate of 3.75 percent. The total monthly mor tgage payment would be $1,199.08. Pros: A borrower can get a FHA loan with as little as 3.5 percent down and a FICO score as low as 600 may qualify. Cons: FHA mor tgage insurance cannot be canceled, so your monthly bill won’t be reduced the way it is with a conventional loan with PMI. Also, FHA loans are subject to an upfront fee of 1.75 percent that is financed over the life of the loan. No matter what you choose, do the math and compare so you can make an informed decision.
