is called an upfront premium. Other PMI plans call for monthly payments where the total value of the PMI is divided and factored into your monthly mor tgage payments. The PMI can generally be cancelled under certain conditions once 20 percent of the amount borrowed has been reduced from the principal balance, or amount borrowed. Finally, the lender may also opt for a plan that requires both upfront and monthly PMI payments. In this case a por tion of the PMI is paid at the time of closing, and then the remaining PMI is paid as part of the monthly mortgage payment.

In the 2017 housing market, those who choose to pursue the dream of owning a home face several important decisions, such as how much to put toward a down payment. Twenty percent down is typically recommended by most lenders. While 20 percent is not a requirement, paying less can have a big impact on the amount you pay monthly. It is impor tant for home buyers to know that when seeking a conventional loan with less than 20 percent down of the sales price or appraised value of the home, lenders will often require Private Mortgage Insurance (PMI). Alternatives to PMI

What is PMI?

PMI is a type of mortgage insurance. Like most other types of mor tgage insurance, it protects the lender in the event the borrower is unable to repay the remainder of the loan. In many cases, PMI is required on conventional loans when the buyer has a down payment of less than 20 percent. Some lenders may offer conventional loans that require a smaller down payment without PMI, but

It is also near the Owensboro Country Club and Legion Park. Though it is close to some of the busiest streets in Owensboro, Turley said Shadewood Terrace is serene and peaceful. “The houses are well kept,” she said. “There’s not a lot of noise on that street. It’s a very peaceful place. Really, to me it was the best of both worlds. It was minutes from where I wanted to go. … Once you were on Shadewood Terrace,

it felt like a special place.” This 2,022-square foot, one-and-a-half story house has the look of a French cottage with three bedrooms and two-and-a-half baths. It was recently remodeled and features a new kitchen with stainless steel appliances, new flooring and fresh paint. The floor plan on the main level is excellent for entertaining. Gorgeous white wash oak floors help the living room and kitchen blend together in an inviting, open space. A fireplace is a lovely focal point of the eat-in kitchen, which features beautiful cabinets. Turley said the fireplace looks like one that

would be found in a French cottage. The house is light and airy, Turley said, adding that “it’s very comfortable at the same time. You can see through to the lake and beyond.” The master suite and a half bath are on the main floor, and two bedrooms and another full bathroom are upstairs. There is a landing on the second floor that could be used as a study, Turley said. A large storage space that has flooring and drywall on the second floor leads to the attic. One of the bedrooms features a Juliet balcony that overlooks Shadewood Terrace. A large deck on the back of the house


provides a tranquil place for outdoor entertaining or a spot to unwind after a day at the office. The deck overlooks the lake, which features two fountains and is shared by several homes. Turley said the fenced in yard would be perfect for homeowners with a dog. She also has paid to have the yard surveyed and received letters of approval so that the lake could be extended onto the property, and she said she would give that to new owners, if they were interested. “The seasons are beautiful from the deck and from the windows across the living area of the house,” she said. “The seasons are so pretty as the trees change, (even) winter scenes. Making a family move easier

Whether or not to relocate can be a difficult decision. Sometimes such decisions are borne out of necessity when a parent is relocated by his or her company. Other times it is a personal reason to tr y out a new neighborhood or upgrade to a larger home. Date from the U.S. Census Bureau indicates a stable annual rate of moving hovering at around 12 percent of the population since 2008. Whatever reason is behind a move, it can take some time to adjust to both the idea of moving and the new living space — especially for children who may seem disconnected from the decision. The following tips can make the transition a little easier for families.

Talk about it

Do not blindside children with a move. Begin having conversations as a family as soon as the possibility of moving arises. Involve the children in some of the decisions. Ask about

the features they want to see in their new home. Explain that people, be it prospective buyers, real estate agents or movers, will be visiting your current home and that this may be a little disruptive. Talk about the reasons for the move, such as a new job or that the family has outgrown the space. Kids can process much more than many adults give them credit for.

Discuss any concerns

Children may have concerns about the move that differ from adults’. Many of these may per tain to fears about making new friends or coursework at a new school. Let them voice their opinions. Removing some of the mysteries by visiting schools or local hangouts before the move is made can assuage some fears.

Create some familiarity

Water lightly and regularly until new grass grows in. The spring and fall are good times to seed due to cooler weather, although it can be done any time of year.

3. Mow high

Never cut off more than 1/3 of the grass blade height at a time. If grass gets too long, raise the height on your mower. Recommended mowing heights var y by grass type, but an easy rule of thumb for the most common types of lawn is to mow to a 2-inch height when the grass blades reach 3 inches tall.

4. Fertilize

To keep your lawn healthy, aim to fertilize at least once a year; four times a year is ideal. Your local garden center can recommend the fertilizer best for your climate and grass type. Additionally, naturally fertilize your lawn by leaving grass clippings after you mow. As grass clippings break down, they enrich the soil with nitrogen, phosphorus and potassium, the same nutrients found in fertilizer.

5. Irrigate

A thorough watering once or twice a week is better than lightly misting every day. Allowing the soil to dr y before it is watered again encourages the roots to grow deeper into the soil and can help the lawn become drought tolerant in the future. What’s more, water during the early morning and evening hours to avoid excess evaporation. Watering during the heat of the day can actually scald and burn grass.
