Humble for the Homeless An opportunity to give while celebrating our community and its commitment BY MARY MATTINGLY

AID THE HOMELESS, INC BOARD MEMBER GREATER OWENSBORO REALTOR ASSOCIATION

W

hen many of us were growing up we would hear phrases common to “If the shoe doesn’t fit, don’t wear it”, “You get what you get and you don’t throw a fit” or a simple “I’m sorry too, but.....” We each take those phrases in stride, yet every individual takes them differently as we all have a different past; a different back story. The back stories of our lives make us who we are now, who and where we are in the present, and help determine our future. The past we cannot change, the present is a chance, and the future is an opportunity. Aid the Homeless, Inc is an opportunity to help the present and the future in the lives of so many.

The non-profit 503(c), Aid the Homeless, Inc was established by the Greater Owensboro Realtor Association in 2012 with purpose and ultimate goal to raise public awareness and support the homeless in the Daviess County area and its surrounding counties. Homelessness can become a reality for individuals and families of all walks of life, each with a different back story. Aid the Homeless, Inc. strives to provide resources to local area shelters to address homelessness, while serving homeless people with respect, integrity, and grace. Many are unaware of the severity of the homeless problem right here at home. The statistics in Daviess County alone are staggering. The Herald Leader reported in August of 2015 that Kentucky has more than 30,000

homeless students and 556 of them are in Daviess County. According to The National Center for Homelessness Education (center. serve.org/nche/), Kentucky ranks the highest rate of homelessness than any other state in our Nation followed by New York. In addition it reports that Daviess County has one the highest rates of homelessness per capita. Many will ask the question, “Where are they?” The problem is real, but there is always a way to work toward a solution. Thanks to the generous individuals, companies, and organizations who have contributed over the last 4 years, we have been very successful and gracious in raising over $164,286.00 for the local area shelters. We hope to make the

2016 Benefit as successful as we have been in the past. This year we will be commemorating the 5th year of The Aid The Homeless, Inc. Benefit with a Gala on 6:30 - 9 p.m. June 2 at the River Park Center. We hope you will lend your support. It promises to be another successful evening, filled with good cheer and warm wishes accompanied by special cuisine, fine beverages, musical entertainment, a silent auction and more while helping your community provide shelter for the homeless in our area. Believe in your back story. The ups and the downs. Believe in helping someone else’s back story that may be a little harder than yours. It is merely a matter of making the present a gift in contributing to the future of the hopes and dreams of so many.

oung parents living in cities face dif ficult decisions regarding their living arrangements. The suburbs versus city debate is one many young married couples have had, and that discussion is often prompted by the arrival of children. Data from the U.S. Census Bureau suggests that more people are choosing cities over the suburbs in the 21st centur y. While that data indicates 53 of the 81 cities in the United States with populations exceeding a quar ter million people experienced reduced growth in 2013-2014, the most recent year for which statistics are available, during that time such cities still exhibited growth well above their averages from 2000 to 2010. There are many reasons why city life might make more sense than living in the suburbs for young married couples. Living in the city may lead

to far shorter commutes for working parents, and the availability of public transportation in cities may save parents the costly expense of purchasing their own vehicles. But city life may force families to cope with cramped quar ters. Even the most spacious apar tments may not provide the same square footage as single-family suburban homes. Parents who are committed to city living may need to get creative in order to live comfor tably in apar tments.

Actively police clutter

Few things can make apartments seem more cramped than clutter. Unsolicited mailings, old magazines and unused kitchenware are just a few of the items that can make small apar tments seem even smaller. Discard junk mail the moment you walk through the door, making a daily ef fort to keep kitchen counters and tables, coffee tables and other areas that tend to accumulate clutter clear

of clutter. Reducing clutter also makes homes safer for young children, making it easier for them to navigate a home while reducing choking hazards.

Keep hosting duties to a minimum

Many men and women love to host friends and family, and that desire to host won’t subside simply because you live in a city. But even if you love to host, host more intimate gatherings so you are not forced to use your already limited storage space to store items, such as extra plates, utensils and drinking glasses, that you will only use ever y so often. Fewer guests means fewer items you need to store yearround.

Go easy on the tots’ toys

Parents of young children know that kids’ toys take up a lot of space, and that’s space that many city dwellers simply don’t have. Rather than adding to youngsters’ toy stash each month, explain to them that space is limited

and that some older toys will have to go before new ones can be purchased. Donate old toys and let kids know their items will be given to less fortunate youngsters, as that may make kids feel better about parting ways with their toys. Set a good example by showing kids when you discard or donate older items before replacing them with new ones.

Think vertically

Single-family home owners may not need to make much use of the vertical space in their homes, but such is not often the case with apartment dwellers. Utilizing vertical space in an apartment can be as simple as buying some shelving units or bookcases. To be safe, keep items the kids will use on lower shelves so they are not tempted to do some climbing to reach their toys or books. Parents who choose the big city over the suburbs may need to make some sacrifices to make better use of cramped quarters.

3 ways your home value can help in retirement BY BPT

Your retirement. Your golden years to spend doing the things you enjoy - hobbies, travel, more time with family, and so on. But can you afford to live your post-paycheck life the way you always hoped? Research from the National Retirement Risk Index estimates that more than 50 percent of households lack enough retirement funds to maintain their pre-retirement standard of living even if they work until age 65. It’s a scary statistic, especially if you’re approaching retirement age and don’t feel financially prepared to leave the workforce. Fortunately, even if you are facing a retirement shortfall, you do have options to help supplement your savings. For senior homeowners, those options could be in the walls around you. Financial planning experts and academics from The American College, Boston College, Columbia University, and MIT, agree that incorporating home equity into a retirement plan helps savings last longer. The question is: what’s the best way to access your home’s equity? Here are three popular options.

The home equity line of credit

A HELOC allows you to establish a line of credit based on a percentage of the value of your home. You can then access this credit during a predetermined amount of time called a “draw period,” usually 10 years. During the draw period, you can borrow up to the designated amount while making monthly interest payments, and, if you choose to pay back on the principal, you can draw out again, much like a credit card. After the draw period when the HELOC resets, you are responsible for repaying the principal and interest either immediately or over a set period of time depending on the terms of the loan. You should be aware that if your home value depreciates, or if your financial circumstances change, the lender has the right to freeze your credit or even cancel your loan.

Reverse mortgage

A reverse mortgage is a loan that senior homeowners age 62 or older can use to convert part of the equity in their home into a usable asset, without giving up title or ownership of the house. According to Professor Wade Pfau of

The American College, “the reversemortgage option should be viewed as a method for responsible retirees to create liquidity from an otherwise illiquid asset.” Reverse mortgages are attractive to seniors, in part, because they require no monthly payment and do not have to be paid off until the last borrower permanently leaves the home. You have the option of taking the loan proceeds as a lump sum, a fixed monthly or tenured payment, or as a line of credit. Last year, more than two-thirds of borrowers took a combination of regular payments and a line of credit. Reverse mortgages also feature a nonrecourse provision that protects you from ever owing the lender more than the value of your home, even if the house is “underwater” when you are ready to sell. You are still responsible for paying your property taxes, homeowner’s insurance, and upkeep expenses or risk the loan being called due and payable.

Cash-out refinancing

Cash-out refinancing allows you to refinance an existing home loan - hopefully at a lower interest rate - and also refi-

nance the home for a dollar value higher than the remaining principal. This loan allows you to keep the money above the principal as liquid cash that can be used to pay down other expenses or fund your retirement. Like your original forward mortgage, if you miss a monthly payment due to unanticipated expenses from a health care emergency or other life disruption, your loan could be called due and payable, and the lender could move to foreclose on your property. Retirees may also face challenges qualifying for a cash-out refinance because of underwriting standards that require a certain amount of monthly income.

Choosing the right plan for you

While all three plans have their appealing points, new consumer safeguards for reverse mortgages are fueling their popularity among seniors who want the benefit of no monthly payment, a loan that can’t be canceled or reset, and the option of a line of credit that increases over time. Mythbusting the adjustable rate mortgage BY BPT

In pop culture, myths can sometimes be mistaken for truth. Common ones, like, “don’t swim for a half hour after eating,” or “we only use 10 percent of our brain,” are false even though they’re widely taken for fact. The adjustable rate mortgage earned a bad rap after the 2006 housing crisis. The problem was, before the crisis, many borrowers were able to qualify for more home than they could actually afford by using interest-only, No Income Verification or No Ratio ARM products. When the housing market tanked and many houses lost value, some homeowners with rising mortgage payments either foreclosed or walked away from their properties. Fast forward 10 years to today. The ARM is back to show potential homebuyers it’s not the villain of the housing market. It’s time to debunk the myths that give ARMs the “bad guy” reputation it doesn’t deserve. MYTH: ARMs are unstable and aren’t a good option while the Feds are raising rates. This myth stems back to the days of the 2008 recession. It’s like saying, “dialup is the fastest way to access the Internet,” it’s just not true anymore. All ARM loans have annual and lifetime caps, so there’s built in protection. If stability is what you’re concerned with, consider an ARM with a longer adjustment period. For example, Navy Federal Credit Union’s 5/5 ARM adjusts only once over the initial 10-year period. Interest rates rise and fall in cycles. Even if rates are increasing now, that doesn’t mean they won’t be on the downturn when you arrive at your potential adjustment point. Many ARM mortgage holders never refinance to a fixed rate because the many ups and downs of the market happen in-between their adjustment points. Refinancing is always an option for those with ARMs. Just remember to calculate closing costs on your refinance to make sure you’re actually improving your situation. Research and the guidance of a trusted lender will be

the winning combo for saving money over the life of your mortgage. MYTH: ARMs are only for people who want to be in a home for a few years. Not true. ARMs have fixed intro periods that can vary from one to even 15 years. If you think you’ll own that home for five or six years, a fixed mortgage rate may have a higher interest rate over that span. So why spend the extra money associated for the added security of a fixed rate? “The potential savings on an ARM, can range from $10,000 to $20,000, compared to a 30-year, fixed rate jumbo mortgage,” said Katie Miller, Navy Federal vice president of Mortgage Lending. “That’s enough money for a down-

payment on a car, or part of your child’s college tuition.” Again, it pays to plan for various scenarios based on how long you plan to own the home. MYTH: Rates only rise when you have an ARM. The term “adjustable” gives the misconception ARMs are unstable. The ARM is very similar to a fixed-rate mortgage; both offer a 30-year term with no prepayment penalty and early payoff options, among other similarities. The intro rate period (usually a lower rate) and potential rate changes (up or down) over the life of the loan is what makes an ARM unique. if rates are on a roller coaster. Knowledge is power as an ARM holder. That “power” helps you make necessary calculations to figure out a yearly breakeven point should your interest rate increase and your introductory rate savings begin to decrease.
