How to use home equity in retirement BY BPT

ost of us save and plan for decades to enjoy the period of our life when we no longer need to go into the office and work an eight-hour day for a paycheck. But even with those decades of hard work, it can be tough to save up enough cash to cover all your costs in retirement. Many soon-to-be-retirees face a shortage between what they saved for retirement and what they actually need to live on. For homeowners, that may be a problem that’s relatively easy to solve. Tapping into the equity in your home can help you stretch your nest egg quite a bit further. Use a home equity loan or line of credit You can tap the equity in your home with a home equity loan or a home equity line of credit (known as a HELOC). A home equity loan works like most other loans: you agree to borrow a set amount of money, receive a lump sum,

and pay that back with interest and in installments each month. A HELOC works a little differently, because it’s not a loan with pre-determined monthly payments. Instead, it’s a revolving line of credit, similar to a credit card. You usually have between five and 25 years to borrow against a cer tain amount of equity and repay (with interest) whatever you take out. The time during which you can use the HELOC is called the draw period. The line of credit revolves during this period, so you can borrow and repay the balance multiple times. The total amount is due back in full with interest at the end of the draw period. Any time you have an amount outstanding, you will make monthly payments. You can use a HELOC or home equity loan during retirement, but remember that you will need to pay the money back. You should have a plan in place for how to repay the funds - and the interest - before you agree to take a loan or a line of credit on your home.

You can get your cash in a lump sum or in monthly payments, or in a line of credit. But it’s important to remember that a reverse mortgage is still a loan that comes with origination fees and interest charges. ccording to the Urban Institute in Washington, D.C., “Americans have a staggering amount of untapped equity in their homes.” How much? Altogether, $11,030,000,000,000. That’s 11 trillion, 30 billion dollars. Yet despite this huge wealth possessed by homeowners, using it isn’t as simple as writing a check. You have to capitalize on your home’s equity.

Gaining access to your equity

What Is Home Equity?

Your home’s equity represents the difference between its current market value and the money that you owe on it. Let’s say, for example, your home has a market value of $200,000, you made a down payment of $40,000 and you took out a $160,000 mortgage. At that point your equity is $40,000. You can always calculate this number by taking your home’s initial price and subtracting the amount you still owe. Now, let’s say 10 years later you have paid off $60,000 of your $160,000 mortgage. At this point you still owe $100,000 on your home’s initial price of $200,000 so your equity is $100,000, assuming the home’s value has remained the same.

A little at a time

Each month when you make a mortgage payment,

some of your money goes toward interest, some goes toward real estate taxes and homeowner’s insurance (if the lender is collecting for these and making the payments on your behalf), and some goes toward paying off the mortgage itself. This last portion grows your equity because it subtracts from the amount you still owe. Your home equity can also grow if your home increases in value because the amount you still owe has not changed. A rise in value may be due to increased home prices in your area and/or improvements you make to the home. Market home prices may rise and fall from one year to the next but given enough time, most real estate tends

emand remains high for energy-ef ficient, eco-friendly home features, according to a survey by the National Association of Home Builders. In fact, the majority of builders now put energy-ef ficient windows, heating and cooling systems, thermostats and appliances in their construction, the survey says. If you’re selling your home and hope to compete with new constr uction - as well as set your house apar t from other resales - making green improvements could significantly pay off. “Updating your home with green features can attract more buyers and even increase your home’s sale price,” says Geof f Lewis, president of RE/ MAX, LLC. “Buyers are not only looking for cosmetic upgrades, they also want improvements that will help save them money for as long as they live in the home.” Some green projects you can easily accomplish yourself, like replacing less ef ficient light bulbs with compact fluorescent light bulbs or LEDs throughout the house, or installing a programmable thermostat. Other improvements may require professional expertise but can result in even bigger payoffs. Here are five popular green home improvements that could help boost your home’s resale value, and save

you money until you’re ready to sell: • Windows: Replacing older windows with ENERGY STAR-rated highefficiency windows could lower your annual energy bill as much as 12 percent, according to the United States Department of Energy. How to improve your home’s curb appeal M

en and women who have tried to sell a home are likely familiar with the phrase “curb appeal.” Curb appeal is similar to getting ready for a big date, only you’re not dressing yourself up to make a strong first impression. Instead, impr oving curb appeal involves dressing your home up in the hopes it makes a strong first impression on prospective buyers, many of whom will have a strong opinion about the property before they even get out of their cars to have a look around. A home with strong curb appeal can entice buyers who are likely to believe that a home with a well-maintained exterior is likely to have an equally impressive interior. Homeowners who want the process of selling their home to go smoothly can improve the property’s curb appeal in a number of ways, many of which don’t necessitate a substantial home improvement budget. • Clean up. The most ef fective way to improve curb appeal is to clean up the proper ty. Many home-

owners are savvy enough to remove toys and other items from the yard before showing a home, but cleaning up goes beyond removing clutter from the property. Make sure all hedges are trimmed and remove weeds, sticks and other debris from any flower beds. Lay mulch in the flower beds and garden, as mulch prevents weed growth while helping the soil retain moisture, resulting in more attractive gardens to catch a buyer’s eye. • Get an “edge” on other sellers. Edging is another easy and effective way to improve curb appeal. Edge driveways, sidewalks and other walkways around the property, removing or trimming anything that is hanging over the driveway or walkways. If the boundary between your driveway and lawn is not distinct, consider installing edging materials such as stone or bricks. The edging can be level with the driveway or elevated, but keep in mind that elevated driveway edging can protect the lawn, preventing kids from riding their bicycles onto the lawn or cars from driving onto it. Add-

ing edging is not a very difficult do-ityourself project. • Take to the trees. Many homeowners grow accustomed to overgrown trees around their proper ty and may not notice that low-hanging, unsightly branches are hiding the home from view. Buyers want to see the house, so take to the trees and trim any branches that hang too low or obscure your home. • Clean the gutters. Leaves and sticks hanging from the gutters are a red flag to buyers, who tend to associate clogged gutters with roof damage. Clean the gutters thoroughly before putting your home up for sale and keep them clean throughout the selling process. If your property includes lots of trees, install guards to keep twigs and leaves out of the gutters. • Make the home accessible through the front door. Many homeowners enter their home through a side door or through their garage. If you fall into this category, keep in mind that prospective buyers will be entering through the front door, so

make this area accessible. Clear any clutter, such as overgrown hedges, away from the front door, and consider upgrading the door handle to a more modern feature. In addition, make sure the lock on the front door doesn’t stick, forcing the realtor and buyers to immediately struggle before entering the home. You want buyers and their real estate agents to get in and out of the home as smoothly as possible. • Make sure all plants, including flowers, are living. Dehydrated or dead plants and flowers are eyesores, and they will give buyers the impression that you didn’t pay much attention to your property. Make sure all plants are alive and thriving and replace those that aren’t. You can replant new flowers or plants or just use potted plants instead. When purchasing new plants, choose low-maintenance varieties that appeal to buyers who want good vibrant plants but might not want to put in much work into the garden. When selling a home, homeowners can employ a number of tactics to improve their home’s curb appeal.

he majority of Americans (74 percent) care about the environment, according to Pew Research. If you recycle regularly and have a programmable thermostat, you’re already doing something positive for the environment. But when it comes time to replace your heating, ventilation and cooling system, will you know how to make choices that protect your wallet and the environment? Your home’s HVAC system accounts for about half of the energy your home uses, according to the U.S. Department of Energy. You can lower your utility bills by choosing an efficient HVAC system that uses less energy. A more efficient system can also reduce your home’s environmental impact. NPR reports heating a home with natural gas produces about 6,400 pounds of carbon dioxide and about 4,700 pounds if you heat with electricity. Air conditioning can produce up to 6,600 pounds of CO2 if you live in a warm climate. Many factors can affect how efficient

your HVAC system is, and how it affects the environment inside and outside your home. An inefficient system or an older one that’s no longer functioning at its best can cause uneven heating and cooling, make loud noise, create humidity and run in frequent stops and starts. If you’re experiencing these problems, it’s likely time to replace your furnace, air conditioner or possibly both. Learn about rating systems

Rating systems are intended to help consumers better understand what they’re getting when they make a purchase, and make more informed decisions about what to buy. When you’re evaluating the energy efficiency of an HVAC system, it’s important to understand these ratings and what they mean: • SEER (Seasonal Energy Efficiency Ratio) - SEER speaks to the efficiency of a system’s air-conditioning unit by mea-

suring performance over a hypothetical cooling season. The ratio compares the amount of cooling provided by the AC unit (measured in British thermal units, or BTUs) with the amount of energy the central system consumes (measured in watts per hour). The size and installation of the equipment, and your energy use patterns, will determine the unit’s actual efficiency, but SEER can give you an idea of probable performance. • AFUE (Annual Fuel Utilization Efficiency) - AFUE measures heating efficiency for furnaces, boilers and water heaters. Manufacturers use AFUE to help them complete the federally required EnergyGuide label you’ll see on these appliances. The label gives an idea of how much energy the equipment will use, compares it to similar products, and approximates the annual operating costs. AFUE is also a factor in equipment qualifying for ENERGY STAR certification, which requires manufacturers to demonstrate their products are energy efficient. • HSPF (Heating Seasonal Performance Factor) - For electric heat

pumps, energy efficiency is measured a bit differently. HSPF uses BTU information to calculate heat output divided by the total electricity the heat pump consumes during a heating season. “For all three rating systems, the higher the number, the more energy efficient the equipment will be,” says Steve Hoffins, director of marketing with YORK Heating and Cooling. “Our newest home comfort system is our most efficient to date, largely in part due to its 20 SEER rating, which can reduce energy costs as much as 50 percent.”

Right-sizing your system

Many homeowners have no problem understanding a system that’s too small for their home won’t function efficiently or do its job well. However, purchasing a system that’s too large for your home can be just as bad. Systems that are too large waste energy and boost utility bills, create uneven temperatures, are poor at controlling humidity and can develop maintenance problems over time.
