You may know Anne and Bryan Leazenby as the owners of Owensboro’s muchloved Bakers Rack. In retirement, they have extended their love of community to their own neighborhood by buying a pre-war home on their block and giving it new life. After purchasing 2119 Griffith Place West in 2017, the Leazenbys set to work tearing the house down to its bones. Enlisting longtime collaborators Mike Lewis for the framing and Terry Hagen for the finishing, they installed exterior and interior installation; raised the peak of the roof four feet; added two bedrooms and a full bath upstairs; tacked on a master bedroom to the main level; converted the downstairs bath and an adjacent bedroom into an expansive master bathroom and walkthrough closet; increased the size of the kitchen; redid the electrical and plumbing for the entire house; installed a new roof;
rebuilt the fireplace; wired the house for security cameras, audio in the common rooms and whole-house Category 6 ethernet; replaced the windows; added a tankless water heater; tore out, rebuilt and repositioned the staircases; and finished the basement, wired it for a home theater and concentrated the home’s central nervous system (sump pump with battery backup, breaker box, HVAC access, wiring) in one place. A trenched drainage system in the basement predates the remodel. Every minute detail of this jaw-dropping renovation can be found in a slide show running on the kitchen TV, and an owner’s manual listing contractors used for the remodel is also available. “This house is solid from all fundamentals,” Bryan says. “(A buyer) would be able to live in this house a long time and not outgrow it, not lose its practicality.” The Leazenbys envisioned a home that appealed to all buyers. The master suite includes washer and dryer hookups so that residents can live completely on the main level. The kitchen’s appliances are all

handicap accessible. A gas outlet for a second fireplace is installed in the master bedroom. Storage is discreetly built into every available nook. The open floor plan on the main level allows easy movement as well as the opportunity to define and change each room’s purpose. “We could have really gone bananas with home automation,” Bryan says, but they decided to leave the option open for buyers to customize their home systems: “If all we do is run the wires, the hard part’s done.” Wherever they could, the Leazenbys repurposed original materials into the remodeled home. The hardwood floors were saved, sanded and refinished by David Smith. The bricks from the threestory fireplace now live as the entrance
walkway and retaining wall along Griffith Place West. That effort, Anne says, was to preserve the integrity of the house and attract a thoughtful buyer to the neighborhood. “We’ve been in the neighborhood for 30 years,” she says. “We wanted to honor (our neighbors’) friendships (and make this) old home new and efficient.” With that in mind, the Leazenbys sought to renovate the home on their own timeline and, as Anne says, “do this right.” The couple chafes at the suggestion that they “flipped” the house, which they feel gives the illusion that an entire remodel can fit into a 30-minute HGTV special. “There were no commercial breaks during this building,” Anne laughs. With the completion of 2119 Griffith Place West, is another home renovation in the Leazenbys’ future? Perhaps, Anne says. Staying organized is key when living a leasing lifestyle. “Live Pretty on a Penny” blog writer Erin Marshall recommends using space-saving and unconventional items that are beautiful and functional to effectively store and organize items. Look for furnishings that are both attractive and practical so you can achieve the look you want with the benefit of added storage. Options like nesting chairs or storage boxes that double as benches can add seating options with a modest footprint.
LIVE OUTDOORS
Maximize your living space by creating usable outdoor settings. With the right combination of outdoor seating, pillows, shade and colorful planters, you can turn any patio into an outdoor oasis, said Rhoda Vickers, author of the “Southern Hospitality” blog. Whether you treat the space as a garden retreat or an extension of your entertaining area where guests can spill out during a party, the right decorative elements can allow you to add livable square footage without any construction.
REIMAGINE LIGHTING
Set the tone of each room by incorporating LED bulbs to brighten up the space or smart home bulbs that allow you to change the ambience as you wish. Just keep any originals stored safely, and when it comes time to move out, swap out your devices.

Cooler paint tones and white trim can brighten a room and offer a timeless color scheme. Plus, they welcome of-the-moment decor. If your lease allows it, Giddens recommends creating a light and airy ambiance with paint to bring a rental space to life. The benefits of smart irrigation systems The world has a water problem. How to find
storage space inside furniture, along walls and in hidden places

inding more space to store and display all the “stuff” used for day-to-day living, as well as life’s pleasures, can be an adventure that ends with everything in its perfect place.
