Geofencing
You can think of geofencing like an invisible fence serving as a virtual perimeter. With it, homeowners can draw around any location on a map and trigger actions from their smartphone when they enter that location through an app. A great example would be an electronic notification sent to Mom’s or Dad’s cell phone when their child arrives home from school, triggered by the child’s cell phone. This technology also allows parents to establish a “safety” zone outside of which their child is not allowed to venture. The geofence sends mobile alerts the moment their loved ones enter or exit the area established, tracking their children’s whereabouts. Overall, this trend is making homes safer, smarter and more efficient.
Home automation and controls
Home automation and controls is exactly what it sounds like: automating the ability to control items around the house - from window shades to pet feeders with a simple push of a button or voice command. Homeowners now have the ability to make sure they really did lock the back door or turn off the lights. This trend is taking a security system and turning it into a smart home device, and consumers are loving it.

Home automation with GPS is less of a safety feature and more of an added convenience for homeowners. Home automation uses GPS in smartphones to trigger assigned actions. ownsizing with regard to living space is a trend that has long been associated with empty nesters and senior citizens. As children move out and start families of their own, m a n y homeowners decide to downsize to less expensive, more manageable properties. But downsizing is not just for seniors anymore. According to a 2017 survey from the popular real estate website Trulia, among homeowners currently living in homes larger than 2,000 square feet, more would choose a smaller home than a larger one if they decided to move this year (60.6 percent to 39.4 percent). Homeowners who decided to downsize or those who purchased a small property to begin with may need a few pointers to make the most of their limited space. • Reconsider your furniture. Furniture can make rooms feel cozy, cramped or spacious. For homeowners with limited space in their homes, furniture that also can be used as storage can save space without sacrificing comfort. own and Country is one of Owensboro’s most endearing neighborhoods, full of character and history and comprised of homes that are roughly the same size—except for one. The home of Aaron and Angela Jones, located at 3 Stonehenge Court, is the largest home in this quaint neighborhood and is situated on the largest lot, for good reason — it was built by the man who built all other homes in the subdivision. “We are only the second owners,” explained Angela Jones. “It was built in 1974 and the developer of Town and Country built it for himself. It has over 4,300 square feet and is just a spectacular home.” This five-bedroom, three-and-a-half bathroom dwelling is a colonial-style that has been remodeled and upgraded, retaining its character while adding updated amenities for modern comfort. The pillars that border the extra-long front porch were imported from Italy, adding a stylish and exotic feel. Visitors are welcomed to the home through an ornate glass door with matching side panels. The entryway is warm and inviting, with marbled flooring and a coat closet nearby for use by guests. “My favorite feature of this home is the ample storage space,” Angela Jones said. “Downstairs there is a coat closet, a walk-in linen closet, and we also have three attics. The bedrooms have walk-in closets and so does the master bathroom, not to mention the storage space in the garages. We have a two-and-a-half car attached garage, as well as a two-and-a-half car detached garage.” A formal living room, carpeted, is found to the left of the entryway. Also on the main floor are a wood-paneled den and a family room. The family room is where Angela likes to retire at the end of the day and relax, very comfortable with its built-in shelving, white
wooden shutters on the windows, engineered hardwood flooring and ceiling trusses. Aaron Jones prefers the den, which is more than just a man cave, gorgeous with its wood paneled walls, hardwood flooring, and matching mahogany ceiling fan and trusses. The kitchen is quite possibly the most unique, functional, modern, and original room in the home, with its parquet flooring, blonde cabinets, Viking 6 stove and vent hood, butcher-block top island, walk-in pantry and a built-in grill on one side of the double oven. This is a truly restaurant-grade kitchen. The formal dining room also has parquet flooring, in addition to beautiful crown molding and a stunning chandelier. The first floor laundry room is spacious, with a utility sink, a folding table and cabinets, and clothes hanging bars. A half-bath located on the main floor has a striking gold sink and original wallpaper. The master bedroom has hardwood flooring, white wooden shutters on the windows, and crown molding. The master bathroom is both beautiful and spacious, with his-and-hers vanities, a tiled shower with built-in corner shelving, a separate toilet room and attractive sconce lighting. It’s a unique feature you don’t find in new construction.” Yet another surprise is the built-in safe found in the
walk-in closet of the second floor master bedroom. “Like most older homes, this one has lots of character,” Angela said. “Some of it is dated, but it works.” The other full bathroom on the second floor would be perfect as a child’s bathroom, with its bright red sinks, dual vanities, and robin’s egg blue walls. Built-in shelves between the sinks make a perfect place for storing toiletries and bath necessities. A workout room located on the second floor can be—and once was— used as a bedroom. “This house has all new windows, a new roof, new decking, and new commercial-grade gutters,” Angela said. “We also replaced all the pavers around the outside of the home with new concrete.” One of the original features of the home is the intercom system. As with most older homes, the walls are so thick that one can’t hear from room to room, hence the need for an intercom system. Of course, the man of the house prefers the heated and cooled workshop to any other room. Multiple storage rooms are found in the garages, and an outdoor garden shed is built into the house. The outdoor living space is equally as magnificent as the inside. The fenced-in backyard has ample room for a child’s play set or for the hobby gardener to plant vegetable and flower gardens. A large patio in the backyard is enclosed by a beautiful brick wall and is the perfect spot for entertaining or enjoying family meals outdoors. The oversized driveway is something akin to a parking lot, and the backyard’s eight-foot privacy fence creates a nice haven. “This was our dream home, and we will miss it,” Angela said. “It’s a lot for us to care for now that our children are grown. We hope that the next owners will enjoy and love it as much as we have.”

Don’t suffer the pain of high energy bills BY BPT
D
o you cringe each month when your utility bill arrives in the mail? If high energy costs are getting you down, don’t blame your electronic devices. Heating and cooling are the largest energy expense for most homes, reports the U.S. Department of Energy. If you dream of building a new, custom home, you must make some fundamental decisions about how the home will be built in order to avoid thousands of dollars in wasted energy costs each year. When you picture your dream home under construction, you likely think of hundreds of wall studs (the skeleton of a building) creating the frame of your home, as that is how many U.S. homes are built - from tract homes to custom-built mansions. So-called “stick framing” has been the standard
practice in home building since the 1800s. Yet, this method is notoriously difficult and expensive to make energy efficient, leading to high heating and cooling bills. More custom home builders have discovered an advanced method of building that can help reduce a home’s heating and cooling energy consumption up to 60 percent compared to stick framing. The system is structural insulated panels (SIPs), which can be used to form walls, roofs and floors in big sections (24 ft. each) that install quickly and easily. SIPs panels are made when structural wood sheathing is laminated to a rigid foam core for superior strength and insulation. Compared to traditional two-by-four stud walls, SIPs have thicker and more continuous insulation for exceptional insulating power, and have far fewer gaps where heated indoor air can leak out.
“Making a home airtight is the most critical thing you can do for high energy efficiency,” says Garrett Strong, president of Tall Pines Construction, Inc., in Park City, Utah. In one custom home Strong built for the O’Meara family in the snowy foothills of the Wasatch Mountains, the large SIP panels leave few spaces for gaps and help super-insulate the home. This high efficiency allowed the home to supply 90 percent of its heating and cooling needs through passive solar energy. Likewise, when it came time to design her own home, Montana architect Becki D. Miller, AIA, used SIPs to help create a structure that she estimates is about 30 times more airtight than a conventional home. In addition to being energy efficient, Miller notes that SIPs help simplify and speed construction. “In one step, you can have the walls up and they’re
insulated and sheathed,” says Miller. “With SIPs, we had the walls up in only two days.” “While SIPs are an advanced building method, they’re not new,” says James Hodgson, general manager of Premier SIPs, a manufacturer based near Tacoma, Washington. “SIP homes have been built in the U.S. since the 1960s, but with new interest in energyefficient construction, more people are asking for SIPs.” Hodgson notes that manufacturers continue to innovate with SIPs, including new types of insulating cores. His company’s Platinum SIPs, for example, use a new type of insulation that increases the panels’ insulating power by more than 20 percent. Many builders focus almost exclusively on SIP construction. It only costs an average of $200 to $300 a year to heat an average home. The savings are pretty significant.

Growing trends in today’s homes
A
lthough the heydays of the real estate boom of the early 2000s have not quite returned, things look positive. In the United States, 1,226,000 new homes were built in 2016, according to data from Consumer Reports. That was the most since 2007. Resales also have been more promising. The National Association of Realtors® says the median number of days a home was on the market in April 2017 reached a new low of 29 days. However, low supply levels did stanch existing home sales somewhat. By mid-2017, the market was a seller’s market, with more people in the market for homes than properties available. But sales during that time were still outpacing sales figures from a year prior. In fact, in
May 2017, home sales in Canada increased to their highest level in more than five years, according to the Canadian MLS® Systems. Low interest rates on mortgages and more confidence in the economy has driven many people to make improvements to their existing homes. As is typical, the things homeowners are looking for in 2017 have evolved from years past. The following are some trends that are helping to steer the real estate market further. • Smaller homes: Home sizes in the United States steadily increased for decades, eventually leading to an average of 2,453 square feet in 2014, according to U.S. Census figures. However, Realtor.com reported in 2015 that new construction homes
have already begun to shrink by 40 square feet. There seems to be a slight trend toward more modest homes as people consider affordability and maintenance on larger properties. The National Association of Home Builders states buyers are now looking for smaller, more livable homes with flexible floor plans, energy-efficient appliances and plenty of storage space. • Matte finishes: Stainless steel and luster have been popular for years. However, the next big thing is matte finishes on faucets, appliances and even in countertops. These less flashy finishes are prized for their warmth and elegance. While some high-end models with matte finishes have been available for several years,
even less expensive models are now available. • Smarter technology: Many homeowners are embracing smart technology throughout their homes, but it’s not just lights that turn on with voice command or more efficient thermostats. Innovative technology includes toilets that can autonomously stay clean and sanitized, refrigerators equipped with cameras so homeowners can see the contents inside and indoor food recyclers that can turn food waste into fertilizer. Staying abreast of the ever-changing trends in home improvement and real estate can help consumers make the best choices with regard to buying and building their homes.
