It’s not easy to balance modern design within an older structure, but the home at 2212 Locust St. is a testament to thoughtful modernization while respecting tradition. “When we walked in, it just felt like it was the right house,” owner Ryan Clark says. “It wasn’t a cookie cutter home, and everything was just solid.” This three-bed, two-bath home may have been built in 1933, but it has been tastefully decorated and thoughtfully updated with a fresh paint palette, detailed trim and modern hardware so as to bring its 1,904 square feet into the 21st century. But clues of the home’s lasting charm remain, such as the original hard-

wood flooring, an arched double doorway to the dining room and a screened porch converted into a sun room. A curious, more modern element is the spiral staircase leading from the living room to the master suite, which itself encompasses the entire second level. Virtually soundproof and spacious, with a cozy balcony overlooking the back yard, the master bedroom and bath are an idyllic retreat for parents or guests. The property has belonged to the Clark family since 2007, and in that time, extensive renovations have been carried out. The sun room to the south — a common amenity in pre-war homes — was completely redone, with windows installed and heating and air conditioning ducts connected to it to create the perfect spot for an office or study.

The water heater, HVAC systems and front gutters have all been replaced, a custom privacy fence installed, and the home’s electrical upgraded. And both bathrooms were taken down to the studs and given updated fixtures and modern design elements. Two other large projects were undertaken: rebuilding the detached garage, and waterproofing the basement. Storm damage had compromised the garage’s structural integrity, so the Clarks tore it down and built a faithful, yet modern, replacement on the original garage’s footprint. The basement, meanwhile, had its original drop ceiling pulled out to maximize head room, leaving the wood beams and cross sections artfully exposed. The laundry facilities were separated from the sizable bonus room, and the original basement stairs were

replaced and now feature LED accent lighting. Extensive waterproofing was also performed, with paneling installed on the walls to trap water and redirect it into a trench dug around the basement’s perimeter; two sump pumps then move the water safely out of the house. A major asset is its location. In addition to being situated between Maple and Hill avenues in Owensboro’s picturesque Dogwood Azalea neighborhood, 2212 Locust St. is also within walking distance of Rash Stadium, Daviess County Public Library, Wesleyan Park Plaza and the Owensboro Health Healthpark. “We love it,” Ryan says. “You’re never more than a few minutes from wherever you want to be in town, whether it’s south Frederica or 54.
