Homeowners looking for a charming house in a connected location have only to cast their eyes upon 421 Locust St. Built in 1896, it’s a classic Victorian: four bedrooms and three full baths, 4,290 square feet, elegant wood moldings, high ceilings. The spacious owner’s suite includes a large tub and a balcony overlooking the back yard. Morning light floods through the living room windows and across the original hardwood floors downstairs. “We were searching for something with a little bit more character, something that had a little bit of age to it and unique qualities,” owners Zach and Linzie Wells

say. “The two previous owners put a lot of time and work in it. Even though you get the character and feel of an older home, it still comes with all the modern amenities. … Even with its age, it’s been fully modernized, updated — electrical, plumbing.” Renovations are clearest in the breathtaking kitchen, which features energyefficient amenities and a dazzling pop of color. The dishwasher and range were updated, new farmhouse sinks and cabinetry were installed, and the counter was extended and given a butchblock top. “The kitchen was remodeled maybe in the ’90s,” Zach says. “It’s the same basic layout, but the cabinetry wasn’t working for us. … It wasn’t very useable.” But remaining faithful to the home’s charm was important to Zach and Linzie. “We left a lot of the door hardware

when we bought the house,” Zach says. “A lot of times, less is more. There’s a lot of original character where you don’t necessarily want to (change anything). … Anything we’ve done, we try to match the character and quality.” The built-ins, pocket doors, stained glass and staircase woodwork remain, but one area of potential is the attic. Fully floored with a vaulted ceiling and exposed rafters, Zach says only insulating and wall paneling are needed to turn it into 1,000 square feet of additional space with a commanding surround view. “Quite honestly, I rather do like pretty much every single room that we have,” Linzie says. “We’ve been trying to pick a room to dedicate to packing, and it’s hard because we use every room.” “One space we really like is the back-

yard,” Zach adds. “It’s really odd because (since) we’re in downtown, you’d think it would seem very busy, but the way our backyard is situated, it’s a very private space.” Besides the overall beauty of 421 Locust St. — which Linzie calls her “dream house” — it’s also perfectly positioned for a family that wants to carve out its own space amongst the bustle of downtown. “We love the location; we love the idea of being downtown and close to all of the things available downtown — the restaurants, the convention center, Smothers Park,” Zach says. “Any event going on downtown, we like the ability to walk down a couple blocks.” Angela Clark, Tony Clark Realtors

Get your home ready for winter BY FAMILY FEATURES

IMPROVE INDOOR AIR QUALITY

Beyond proper physical and structural considerations of winter preparations, the increased daily usage of your home naturally increases the importance of indoor air quality. Since windows and doors will likely be closed more often, moisture levels within your home can be significantly affected. Use a humidifier, if necessary, to maintain a relative humidity between 45-50%, which is healthier and can feel more comfortable. It can also keep wooden doors and windows functioning properly and wood furniture and floors looking good.

GET YOUR FURNACE CHECKED

To keep your furnace from failing when you need it most, get it inspected by a professional before you need to rely on it to heat your home in the dead of winter. If you're not leaving the house and turning down the thermostat each day, this will be especially important this year. Regular tune-ups can prolong your furnace's life, help prevent carbon monoxide leaks and ensure your unit is working

at maximum efficiency. If a whole-house humidifier is included as part of the heating system, also inspect the humidifier and replace the element, if necessary.

SEAL LEAKS AROUND WINDOWS AND DOORS

Air infiltration is one of the largest culprits of reductions in a home's efficiency. Small air leaks can add up to significant heat loss and a corresponding increase in energy consumption. If replacing window screens with storm windows and installing a storm door on your house isn't realistic, increase energy efficiency by sealing gaps around window and door moldings with caulk to help keep heat from escaping. If any pipes or ducts travel through an exterior wall of your home, you can also use caulking and weather-stripping to help block potential entry points for cold air.

CHECK YOUR GUTTERS

Improper drainage away from the home is one of the biggest causes of water leaking into basements and crawlspaces. Gutters and downspouts have the single purpose of routing water away from your home to help

prevent damage to your foundation. Once leaves have fallen and before the first snow, ensure your gutters are properly secured and clear of debris. Clogged gutters can lead to improper drainage and potential overflow, ice damming or other water-related issues. Also adjust downspouts so they direct water at least 5 feet from the house to help minimize the possibility of water run-off back toward the foundation.

PREP THE PLUMBING

When water freezes, it expands. Any residual water in pipes that is exposed to freezing temperatures, including interior lines located in exterior walls or unheated areas, can burst. Start by disconnecting hoses and shutting off exterior faucets, draining any water that remains in them and storing hoses indoors to prevent cracks. Drain any other pipes, valves or in-ground sprinklers that may be exposed to the elements and, for an extra layer of protection, wrap water spigots with covers to prevent damage. Sometimes a simple trick like keeping a cabinet door cracked open to allow warm air into the space can prevent frozen pipes.
