SLICE OF HISTORY STORY BY JODI KEEN MESSENGER-INQUIRER

If you’re a business owner looking for a roomy space to set up shop while also enjoying a centralized location, the joint sale of the property at 104 and 112 E. Fourth St. would make a perfect part of your plans. The property is steeped in history. 112 E. Fourth St. is the eldest, a two-story brick Italianate home built in 1891 and certified on the National Register of Historic Places in 1986. It’s known as the Camden Riley House after its most famous resident; Camden Riley Jr. was a prominent attorney, public education advocate and distiller at the turn of the 20th century. Although its interior has been meticulously updated to 21st centur y design and safety standards, its original charm remains in
the gorgeous light fixtures, elegantly crafted main staircase, expansive built-ins, detailed chair railings and mouldings, and smart use of transom glass. Of particular note are the intricate glass-and-wood front and side doors; both originally were part of the facade of the First Owensboro Bank & Trust building. The home at 112 E. Four th St. covers 3,888 square feet. 104 E. Fourth St. is slightly newer, having been constructed in 1911. It’s best known as the longtime location of Glenn Funeral Home; records show Delbert J. Glenn bought the structure, then known as the Hardwick home, in 1933. Interior views display office space at its finest, with room for business, meeting, congregating and privacy. Vintage decor lovers will adore the iron railings and block glass windows. Handsome wood paneling frames the reception area and is of fset by a fresh wall color and bright chair railing throughout. Most
impor tant, the 7,292-square-foot space has been well maintained, leaving potential buyers of 104 E. Fourth St. with only the prospective of aesthetic changes. A five-unit, 2,743-square-foot apartment building also stands on the nearly 1-acre property, which includes a large parking lot. When it comes to a central business location, this spot is second to none. The proper ty sits across Four th Street from City Hall and across Allen Street from the USPS’ downtown site. Owensboro’s transit station is only a block south, and parking is easily accommodated. JoAnn Risner and Hope Margelot, Risner & Associates Realty, Inc. Steps to safely hang your outdoor holiday lights It begins to look a lot like Christmas when twinkling lights brighten up homes inside and out. Few things liven up the season more than holiday decorations, par ticularly clear and colored lights. Prior to taking out the lights, ladder and thermos of cof fee to get you through the job, it’s important to note that there are right and wrong ways to hang holiday lights. • Sketch out your plan: Start by taking a few photos of your home from various vantage points. Print out the photos on regular paper so that you can draw your lighting arrangement and decoration placement right on the photos to see how things will look. • Measure the area: Use a measuring tape to roughly measure the width and height of eaves or other areas of the home where you plan to hang light strands. Calculate how much overall footage you will need so you can purchase all of the lights in one shopping trip. • Test the lights first: Plug in the lights to be sure all strands are operational. • Begin where the lights will be plugged in: Start where the lights will be plugged in and then work your way around the house. • Add to shrubs and trees: Lights also can

adorn shr ubs and trees. Lowes Home Improvement says a good rule of thumb is 100 lights for ever y 11⁄2-feet of tree or shrub to cover. A 6-foot evergreen needs at least 400 lights for a basic level of lighting. • Exercise extreme caution: Accidents can happen when stringing lights. While many professionals use har nesses, homeowners are not always so cautious. Utilize a spotter to hold the ladder and make sure things are safe. Never set foot on a wet or icy roof. Do not attempt to string lights in inclement weather. • Know the wattage: Each outlet can generally hold about 17 amps or 1,870 watts if the lights are not sharing a circuit with another outlet, says Par rish. Plan accordingly to ensure you have enough power to handle your lights. • Use plastic clips: Plastic light clips hang strands along eaves and gables. They’re specially designed for hanging lights over the gutters. Some slip under the edges of roof shingles. Lights can be hung without staples or nails, which can damage exterior sur faces. Plastic zip-ties or deck clips also can attach lights along a handrail. • Use only outdoor extension cords: Be sure the extension cords you use are designed specifically for outdoor use.

It goes without saying that real estate knowledge is an important aspect of my business. I think understanding people is even more important. As a result, my company and I are people-driven. I believe in the importance of meeting individual needs as they relate to the purchase or sale of a home. Listening carefully, I strive to learn and understand the underlying motivation for each individual making a move. Once I know what is expected, I do my best to help achieve the goal. I listen, I learn, and I can show the way. My business, real estate, involves so much more than bricks and mortar. I know that. It is a business of families, hopes, and dreams, and I treat it that way.
