A home move is rarely stress-free, so homeowners often place particular importance on the move-in readiness of their new abode to ease the burden of moving. In that vein, the brick ranch at 3202 Imperial Place is the perfect property for buyers seeking a worry- and hassle-free home that’s as attractive and becoming as it is move-in ready. The 1,328-square-foot house sits just off Scherm Road in the Clearview subdivision and amongst a group of lovely brick, ranch-style homes — the very thing that brought owner Andy Trice to the neighborhood. “I’d been house hunting for a few weeks, and I never will forget that day … I turned the corner and saw it and
said, ‘I’ve got to have that house,’ ” he says. “It reminds me of the homes around where I grew up. The house brought back fond memories. … It brought a sense of peacefulness.” While the well-maintained exterior was an initial draw, inside Andy found the home “in great shape,” and he has since put work into updating its amenities. The luxur y vinyl flooring throughout the kitchen, living and dining rooms is a year old and “looks showroom-ready,” Andy says. The paint, crown moulding and faucets are all newer, replacement windows were installed in 2018, and a new heating and cooling system was added this year. The one-and-a-half baths have been tastefully remodeled, and the three bedrooms are spacious. So while the exterior pays homage to its 1960s design origins, the interior is sleek, modern and move-in ready.
The single-car attached garage has been converted into an insulated bonus room with separate heater that’s perfect for recreation or relaxation. The lush grounds also feature several colorful crepe myrtles and attractive, easyto-maintain landscaping, and natural foliage pairs with a par tial fence to make the perimeter around the back yard and patio private. “We sit out on the back patio when the weather permits,” Andy says. “We’ll be out on the back patio birdwatching and taking in nature. It’s funny: You’re taking in nature, but you’re right in the middle of town. … You see a lot of walkers, some joggers, some bicyclists. It’s a very quiet neighborhood.” The home’s convenient location to other parts of Owensboro also drew Andy to 3202 Imperial Place. “The location had one thing to do with it,” he says of his decision to
select this home. “It’s so handy, with the grocer y store right across the street. You’re not far from downtown or far removed from Frederica or Parrish Avenue, so you can be on any of the main thoroughfares within a minute or two. … It’s convenient; you can be anywhere in Owensboro in 10 minutes.” Another plus is it’s within walking distance to Kentucky Wesleyan College, making this home ideal for anyone attending classes or visiting campus. Being only a few blocks away, Andy says he often walks to Kentucky Wesleyan to watch the baseball and softball teams play each spring. “I’m hoping somebody else who ends up with (the home) continues to take care of it, because it’s been good to me,” he says. “It’s been a really, really good house, and I’ve really enjoyed it.” Karen Pannell, Home Realty Inc.

beautiful holiday decoration is the Christmas tree. There is nothing like the fragrance of a fresh tree that triggers wonderful memories. Balled and burlapped and fresh-cut Christmas trees are available locally. Before purchasing a fresh tree, consider your ability to care for it and your expectation of how long you want it to last safely inside your home. Preparing for your balled burlapped or fresh cut tree provides enjoyment and keeps it safe. A live balled and burlapped tree can be planted in the yard after Christmas. Buy a healthy tree that you can handle with the heavy root and soil ball. Be sure to protect the tree by covering it or placing it inside a covered vehicle when bringing it home. After purchasing your tree, keep it outside in a protected, cool location. Gradually move the balled and burlapped tree indoors. First, take it into a garage or unheated room for a day or two before taking it into the house. Place the tree inside a large, plastic tub before entering the house to keep floors or rugs clean and dry. Remember that seven to 10 days is the Before purchasing a limit for keeping balled and burlapped fresh tree, consider trees indoors. Keep the tree out of direct sunlight and your ability to care away from heat sources such as stoves, for it and your radiators, heat vents and fireplaces. Heat may injure the tree. Dig a planting hole two and a half times wider than the soil ball and as deep as the depth of the soil ball. Plant the tree and water thoroughly. More information on planting a balled and burlapped tree is available at http://www2.ca.uky.edu/agcomm/pubs/ho/ ho91/ho91.pdf. Mulch the roots with 2 to 2.5 inches of hardwood bark or pine needles. Continue to check the soil moisture during the winter; water when needed. When choosing a fresh-cut tree to buy, take a handful of needles and carefully bend them back. Needles on a fresh tree should be flexible. If they snap and break easily, select another tree. Keep in mind that any needle will break if bent too far. The tree should be green or the typical color for that species. Expect a few older, yellow needles from the inside of the tree to fall. If the tree produces a shower of green needles after gently bouncing it on the ground, the tree is too dry. When transporting your fresh-cut Christmas tree, protect it by
covering with burlap or a large piece of unwanted fabric, tie the tree with twine and place it in a sleeve of plastic netting, or put it inside a covered part of the vehicle. Wind dries out the needles, reducing the time it can remain safely inside your home. When you get the tree home, cut 1 to 2 inches off the bottom of the trunk. Then place it in a bucket of warm water to allow water uptake. Keep the tree in a cool garage or shed out of the sun and wind until you are ready to decorate. Before bringing the tree inside, cut off another 1 to 2 inches from the bottom of the trunk to improve water uptake. Place the trunk in a sturdy, water-holding stand with widespread legs. Place the tree in the house where room exits and major pathways are not blocked. Keep it away from heat sources to prevent drying out. Filling the reservoir of the tree stand with clear water, according to recent scientific studies, is best. The recommendation at one time included bleach and sugar or corn syrup, but this is no longer recommended since they do not benefit the tree. The most important point is to keep water available to the tree. A one-gallon capacity tree stand makes it easier to keep the tree watered. Check the tree stand reservoir daily. A fresh tree can easily take up a gallon or more of water each day, especially during the first week inside. Remove the tree when it becomes dry, brittle, or when needles begin to fall. A tree may last two to three weeks inside the home. A dry tree is a fire hazard. It is better to be safe than sorry.
