Stop your pet from becoming a ‘Hairy Houdini’
T
he ASPCA estimates that 7.5 million companion animals enter animal shelters nationwide ever y year. Many of these animals are strays, as shelters house about twice as many stray animals as pets given up by their owners. Lost animals also make up a significant por tion of the shelter pet population. Although a great number of shelter animals are reunited with their owners, some shelter animals never reunite with their families. Pet owners must take steps to reduce the risk that their pets will get lost. Fencing, secure crates and gates and leashes can cut down on the number of escapes.
Crate
Crates and car rier kennels are worthwhile investments for pet owners. Many animal trainers advocate for crates when conditioning dogs to be obedient. Smaller crates for cats are ideal when the animal needs some quiet time or you have to keep the pet away from guests. Kennels
with a handle make it easier to transport pets to and from the veterinarian or when taking car rides. When purchasing a crate, make sure it is large enough to fit the animal while he or she is standing and sitting. The pet should be able to turn around comfortably, but the crate should not be so large that it enables the animal to relieve himself in one end and still have room at the other. If you want to purchase a larger crate for a pet that will grow, divide the crate with a piece of wood or mesh so the animal has only the room it needs.
Fencing
Fences not only may make for good neighbors, but they also can regulate pets’ behavior and make pets safer. Pet fencing can include one fence that encloses the entire perimeter of your proper ty, a dog “run” that is an enclosed area strictly for the dog within the yard or a combination of both. Cats have an innate climbing ability, which may make
fencing less ef fective for outdoor cats. However, cat owners may want to invest in a wire cat box extension that fits onto a window and allows cats access to fresh air while preventing them from running away. Fencing should be tall enough to deter vertical leaps and climbing, but you also must contend with animals that might attempt to tunnel under the fence. Digging chicken wire or another deter rent several inches below the ground when installing a fence can help prevent dogs from getting out of the yard. Speak with a fencing manufacturer and installer about pet-friendly fence options.
Leashes
Even the most well-trained pet may get distracted from time to time and dart away. That is why it is important to keep pets leashed when outdoors and away from fenced-in areas. Leashes come in a variety of sizes and styles. It’s impor tant to choose a leash and collar that is proportionate to your pet and one that he or
she will not be able to slip out of. Pet owners who have larger, stronger animals can consider a harness, which fits around the pet’s midsection instead of its neck. This helps provide added control when walking the pet and can alleviate pulling tendencies or injuries to the animal’s neck from excessive tugging. In addition to these precautionar y tools, pet owners can provide plenty of stimulation for their pets through toys, games and social interaction. This will alleviate boredom and the propensity to escape, of fers The Humane Society of the United States. Animals may look to get out of confines when they are isolated and frustrated. Dogs and cats also roam when they become sexually mature, so it’s best to have them spayed or neutered. Pet retailers car r y an extensive inventor y of merchandise to keep cats and dogs safe and contained. Pet owners also can speak with a vet or animal trainer about additional ways to keep pets content and safe.

Things to consider before buying investment property
R
Taxes
eal estate can be an incredibly fr uitful investment. Buying a property at the right time can provide investors with a substantial return when they decide to sell, and that opportunity compels many men and women to consider investing in real estate. While there’s no denying real estate can yield a great return on buyers’ initial investments, there’s more to making money in real estate than simply buying a property and waiting for its value to rise. Buyers who are thinking of investing in real estate should consider a host of factors before purchasing an investment property.
Investment properties are not eligible for as many tax benefits as primary residences. However, landlords can write off repairs, management costs and other fees associated with rental properties. But it’s not just their own tax bill prospective investors should consider before buying an investment property. Many potential buyers down the road may prefer a property in an area where property taxes are relatively low, so even if you can afford the tax on the investment property, you may find buyers are unwilling to assume that burden when you put the property up for sale in the future.
Location
Price trends
Recent sale activity in a given town or neighborhood is something prospective real estate investors should study before buying an investment property. Wouldbe real estate investors can explore real estate websites such as Zillow.com for recent sale information, which may also be available through local government agencies. Such data can be invaluable, showing potential investors which neigh-
borhoods are in demand and which may be in decline.
Prospective real estate investors no doubt know the value of location with regard to real estate, but if you can’t afford to buy in a neighborhood that’s currently hot, that does not necessarily mean you can’t still capitalize on that area’s popularity. When a town becomes popular, its property values rise, and many buyers find themselves just barely priced out. When that hap-
pens, the surrounding towns tend to become the next hot neighborhood, as these areas are nearly as close to the attractions that make the initial neighborhood so desirable. Buying on the outskirts of a hot neighborhood can set you up to benefit nicely when that area gets too pricey.
Schools
School systems should be examined even if you do not have children. In a recent Trulia.com survey of American home buyers, 35 percent of respondents with children under age 18 indicated they want to live in great school districts. GreatSchools.org has profiles of 200,000 public, public charter and private preK12 schools. Investors can use the GreatSchools.org search engine to find information about local schools and school systems so they can better position themselves to buy properties in areas that will appeal to buyers down the road. Real estate can be a fruitful investment, and investors who want to benefit the most from their properties will explore various factors before purchasing a home or homes.

Winter plants brighten spaces S
BY Metro Creative Connection
pring and summer have the colorful blooms and rich greenery that make the great outdoors so lush and inviting. Autumn is awash in vibrant colors that beckon people outdoors to explore. But winter has a poor reputation with regard to natural beauty. While it’s true that many plants and wildlife retreat into hibernation come the colder temperatures, some choose the wintertime to bloom. Other plants and shrubs continue to hold on to their leaves and color despite the cold. Hardy winter plants do more than just survive the snow and ice. Many thrive and have the potential to add that unexpected touch of color to an otherwise dreary landscape. In addition to berry bushes that can feature bright red, yellow and orange berries perfect for holiday decorating, plenty of other plants are visually appealing through colder temperatures. • Mahonia: Some varieties of mahonias bloom in the winter and can be hardy up to USDA Zone 9. The close relative Oregon grape holly will flower in very early spring. • Camellia: Camellias grow flowers similar in shape and size to roses. They range in shade from light pink to bright red. Camellias can bloom all year long in moderate temperature zones. Even in colder zones, some cold climate hybrids can continue to add welcome color to the garden. • Daphne: The fragrant flowers of many daphnes appear in mid-winter. The variety Jacqueline Postill is evergreen. • Evergreen holly: Perhaps the evergreen holly is the quintessential winter plant. Green shiny leaves and bold red berries can be a bright spot in a winter garden. A holly hedge also can serve as a wind and privacy barrier. • Japanese pieris: Flower buds on this s h r u b , sometimes called the “Mountain Fire,” thrive from fall through winter. This shrub needs moist, welldrained soil and should be placed in a shaded location in warmer climates. • Hellebore: Also called the “Christmas Rose,” hellebores can be delightful in areas of the country where winter flowers tend to be rare. The plant bears pure white flowers that often age to pink. • Snowdrop: These delicate white blooms often pop out of a layer of snow even before the first crocuses of spring. Snowdrops can wait out harsh weather and even extended snow events before eventually sprouting. • Crape myrtle: There are around 50 species of these trees and shrubs that are native to parts of Asia and India. The trees bloom beautifully and continue to hold on to their
bright colored flowers in warmer climates. • Winter jasmine: If you want to create a mid-winter color splash, consider the climbing winter jasmine, which is hardy in zones 5 to 10 and blooms in January. • Jelena witch hazel: These curly, oddshaped blooms have a rich, copper color and can bloom as early as January. This plant also is an orange-red color in autumn. • Kaffir lily: Also known as the “Red River lily,” these perennials appear in the fall but can still bloom on mild days in the winter. These plants prefer wet conditions. • Winter vegetables: Planting cabbage, spinach or swiss chard can give you something fresh to eat through late autumn and even into winter if you have a greenhouse or cold frame in the yard. Winter may be characterized by drear y landscapes, but plenty of plant life thrives in spite of the chill.

in cheery sunlight, this is the perfect spot for morning coffee. Adjacent to this space, and conveniently close to the kitchen, are the formal living and dining spaces. In the living room has a homey but elegant brick fireplace with traditional mantle. The open floor plan is ideal for entertaining. An additional family room is perfect for watching ballgames. Storage abounds so those who love seasonal decor can control the collection and access easily. The four bedrooms are spacious and all three bathrooms are well appointed and up to date. Throughout the home, wood floors, carpet and neutral tile transition seamlessly from one space to another. Signs that more insulation is necessary I nsulation serves dual purposes in a home. In the winter, insulation prevents heat loss and keeps homes comfortably warm, while in the summer it buffers a home from the heat and prevent cold air from escaping. Insulation also is one of the most costef fective ways to make a home more energy-efficient. Homeowners may recognize the importance of insulation, but be unaware of how to recognize when insulation needs to be replaced or even if they have adequate insulation in their homes. According to the United States Depar tment of Energy, a qualified home energy auditor can check a home’s insulation as part of a whole-house energy assessment. An energy assessment, also known as a home energy audit, also helps to identify areas of the home that are in need of air sealing. Homeowners also can do their own visual assessments to determine if their homes need more insulation. The following are a handful of signs that indicate you may have an insulation
deficit in your home. • If the snow melts on your roof but not on your neighbors’, this may be a sign that you need more insulation in the attic. Melting snow means heat is
escaping from the attic or under the eaves. • Bare spots in the attic and insulation that does not extend to the edge of the roof may indicate a need for more. • Check the level of insulation in the attic. If it is level with or falls below the ceiling joists, an extra layer should be installed. • If energy bills are higher than normal for the time of year, that may be due to a lack of insulation. Notice whether the HVAC system is running more than usual. • An unusually warm second stor y during hot weather also may be indicative of an insulation deficiency. Such a situation suggests hot air is infiltrating the home through the roof. When adding insulation, choose the right R-value for your home. R-value measures how well cer tain materials, such as insulation, resist heat. The higher the R-value, the greater the insulation. Therefore, insulation with a higher R-value will perform better than insulation with a lower rating. Colder climates may require a higher R-value than warmer ones.

Because dining rooms are often located next to the kitchen, the removal of walls can make expanding the kitchen even easier. If their kitchens are cramped, homeowners can look into ways to spread out into the space allotted for the dining area. There are many ways to repurpose dining r ooms so they ar e functional to homeowners’ specific needs, especially if those needs do not include formal dining areas.

Trim your energy bill this winter By Metro Creative Connection
T
he cost of home ownership can be considerable. One of the expenses that hits first-time homeowners the hardest upon moving into their new homes is the monthly energy bill. While utility bills for apartment dwellers rarely break the bank, those bills grow considerably when men and women are suddenly lighting, heating and cooling an entire house. Come winter, utility bills can be especially harsh on homeowners’ budgets. But there are some simple ways to trim utility bills no matter how low the mercury dips in the coming months.
1. Embrace technology.
Technology can help homeowners control energy costs in various ways. A programmable thermostat allows men and women to determine when their homes’ thermostats turn on so they are not paying to heat an empty home. In addition to programmable thermostats, homeowners
can purchase real-time electricity monitors that allow them to track usage and monitor individual rooms and circuits so they can determine where in their homes, if anywhere, they are needlessly wasting energy. In lieu of a porch light you need to leave on all night, install motion-detecting lights so you aren’t paying to light porches and walkways that are not being used.
2. Inspect windows and doors.
Windows and doors are often to blame when energy bills start to skyrocket. As homes age, cracks can develop around windows and doors, allowing precious and expensive heat to escape. Caulk around any windows that have cracks (you may feel a draft around such windows) and replace ineffective weatherstripping around doors, which is noticeable if light is visible around doors’ edges.
3. Cover the water heater.
Water heaters can quickly lose heat, and that can contribute to higher heating bills as winter temperatures plunge. Water heater blankets are an inexpensive

4. Lower the water heater temperature.
Speaking of water heaters, changing their temperature is another simple way to lower utility costs during the winter. According to Energy.gov, homeowners can save between $12 and $30 for each 10° F reduction in water heater temperature. Many manufacturers set water heaters at 140° F, but setting the heater to 120° F can lead to considerable cost savings without sacrificing comfort. An added and costeffective benefit to lowering water heater temperature is that a lower temperature slows mineral buildup and corrosion in water heaters and pipes, reducing the likelihood of costly repairs while extending the life of the water heater. Winter temperatures can be harsh on homeowners and their wallets. But there are many ways for homeowners to reduce their energy bills no matter how cold it may get this winter.

Smart, sensational ways to customize your shower
A
BY BPT
ny real estate agent will tell you great bathrooms help sell homes. But what if you’re not planning to sell any time soon and still want to have a memorable, attention-grabbing room? Star t by upgrading your shower; it’s the heart of creating an amazing bathroom. A relaxing shower at the end of a tough day is one of the fastest, most ef fective ways to unwind. And an invigorating shower in the morning can set the stage for a positive day. No other element in the bathroom provides a better chance to pamper yourself with luxur y, while still ser ving a vital, practical purpose. Creating a custom shower experience - tailored to your tastes and needs - doesn’t have to be as pricey as you think. Showers are actually among the least costly par ts of the bath to upgrade. Nor does it have to involve extensive renovation. A few simple changes can help you achieve a top-notch shower experience without taking a bath on costs.
1. The power of the showerhead
The showerhead is, of course, the hear t of the shower. Simply replacing a utilitarian showerhead with one that features multiple settings can be a major step up, but why stop there? Manufacturers like Danze, Inc. offer an array of showerheads and accessories that make changing a showerhead the quickest (and possibly easiest) way to transform your shower experience. Multi-spray, single-spray, rainfall, shower arms and hand showers can work together in virtually any combination you choose. Showerheads can be mounted on the wall or ceiling, depending on the model you choose, and many Danze showerheads feature air injection technology that provides a power ful spray even when water pressure is low (or strictly regulated). Various models are water efficient, so while you’re doing something for yourself, you’re also helping the environment by conser ving water. Most showerhead changes can operate of f existing plumbing, but consult a plumbing professional when you feel a bit in over your DIY
head. Visit www.danze.com to learn more.
2. Showering with light and sound
Light and music have a power ful effect on mood, so it makes sense to incorporate their emotional impact into your shower experience. Shower lighting now goes way beyond a single recessed canister light set in the ceiling above the shower. Dimmable lighting allows you to control the amount of light stimulation - from low and relaxing to bright and invigorating. Ceiling-mounted chromatherapy lights use the color spectrum to further enhance mood in your shower. Cables of LED lights at the top or bottom of a shower enclosure can accent the space and provide gentle, low-level light. Sconces and overhead lighting can help fully illuminate the shower when needed. Waterpr oof radios first intr oduced Americans to the idea of musical accompaniment to their shower experience. Now it’s possible to plug your iPod into your home’s audio system and stream your favorite music directly into the bathroom. If your home’s not that high-tech, you can still listen to your tunes in
the shower by simply adding portable and waterproof speakers in the bathroom. These Bluetooth enabled speakers let you stream the music directly into the shower.
3. The perfect resting spots
Seating in the shower is no longer just for older folks. Stylish, portable shower seats now make it possible to rest while you’re relaxing in the shower. You can also opt for a wallmounted seat that folds flat to the wall when not in use. Short on space in the shower? Opt for a corner seat -- you can find removable corner stools or wall-mounted options. Consider adding a foot rest to make shaving easier. Again, options range from wall-mounted designs that match your shower’s existing hardware, to portable options that can be removed and tucked away when not in use. The shower isn’t just a place Americans go to get clean, it’s an important par t of your home that can directly impact your mood and sense of wellbeing. Creating a custom shower experience can be a cost-effective way to upgrade your bathroom and take care of your emotional health, too.
