$515K The median price of a condo in a dozen downtown neighborhoods — including Beacon Hill, Fenway, the North End and South Boston — rose to $515,000 in the second quarter of 2012. That number comes from data released yesterday by LINK, a Boston company that tracks the downtown condo market. LINK also reported that the number of luxury condo sales during the past three months increased by 22.2 percent. METRO

Federal and state officials toured the Bowdoin/Geneva neighborhood of Dorchester yesterday.
As the Rev. Jack Ahern walked down Bowdoin Street yesterday, not far from the Dorchester parish he oversees, he talked about other Boston neighborhoods that have seen a revitalization. He rattled off Dudley Square, Codman Square and other areas that have recently changed, and while he said the Bowdoin Street/Geneva Avenue area has also improved, he acknowledged “the area is still a challenge.” “Some see this as a forgotten part of the city,” Ahern said. “It’s the last part of the city that’s not been addressed in a major way yet.” Yesterday, the area was in the spotlight as Ahern and other neighborhood and city leaders gave a tour to federal officials examining the city’s youth violence prevention strategies. Boston is one of six cities, and the only city in the Northeast, to participate in a forum on youth violence prevention that was an initiative of the Obama administration. As part of the forum, Boston shares its best practices and strategies to combat youth violence with federal officials. The city also receives nearly $10 million in grants over five years. “We’re here because Boston is part of the solution when it comes to [youth violence prevention],” said acting Associate Attorney General Tony West. Ahern attributed the improvements that have been made in the area to Mayor Thomas Menino gathering neighborhood groups and city officials together. First thoughts of the Bowdoin/Geneva neighborhood, especially for those who do not live or work there, typically consist of crime and abandoned buildings. But Ronald Lammy, president of Bowdoin Geneva Main Streets, pointed out a Bowdoin Street market that was under new ownership and had recently put up new, bright signs as a signal of changes coming to the neighborhood. Lammy said the presence of the federal officials throughout the neighborhood would be a welcome sight for some residents and business owners, but would also be greeted with cynicism by others. WFNX dead, 101.7 The Harbor takes control of the airwaves Boston’s newest radio station launched yesterday afternoon on 101.7 FM, ending the nearly three decade reign of the city’s beloved alt-rock station WFNX. At about 4:30 p.m., The Harbor tweeted about its takeover. “Hey Boston, check us out at 101.7FM! #WePlayAnything We wanna know: What do YOU want to hear?” the station tweeted from @1017theharbor. A playlist on the station’s website and its most recent songs were empty yesterday afternoon. However, a brief listen
to the new station revealed a very diverse — and very different — playlist compared to its predecessor. The station played “Hot Blooded” by Foreigner, followed by “Keep Your Hands to Yourself” by Georgia Satellites and “Good Vibrations” by Marky Mark and the Funky Bunch during a brief listen yesterday afternoon. WFNX’s final broadcast was Friday evening. It’s last song — The Cure’s “Let’s Go to Bed” — was also its first.
After that sign-off, the station continued through the weekend and until yesterday afternoon as an automated version of WFNX. Rumors about the future of 101.7 FM varied from it turning into a Republican talk station to a Spanish language station after false websites were created. Phoenix Media/Communications Group sold the station earlier this year for more than $14 million to Clear Channel. WFNX continued to stream online yesterday. METRO/MN

MBTA Police Lt. Chris Maynard was one of the uniformed officers monitoring the turnstiles at Park Street yesterday.
Undercover MBTA officers meandered around the entrances at Park Street station during rush hour yesterday, keeping a keen eye on the turnstiles. By 5 p.m., they had issued 16 tickets to fare evaders. “Most of the people doing it are teenagers,” said Officer Juan Quiroz as he waited by Park Street's unmanned Winter Street exit. “They know where the weak spots are. They think nobody will see them.” In response to what MBTA police describe as a public call for stricter fare enforcement, officers are cracking down on riders who hop free rides. MBTA police kicked off Operation Fare Game during rush hour Monday by citing 51 people they caught, on separate occasions, dodging fare at Downtown Crossing. Last night, the Park Street blitz was expected to catch about as many fare dodgers. The $50 tickets were issued from 4 to 7 both nights by plain-clothes and uniformed officers who were staked out at every entrance of the stations. “We can’t be everywhere all the time, but we could be anywhere at any time,” said Superintendent Joseph O'Connor on the method of using plainclothes officers to nab fare dodgers. The primary method of evasion, O'Connor said, was “piggybacking,” when a person enters the gate immediately after
someone else. Police said a Quincy man who was caught piggybacking was arrested on a warrant. Fare dodgers on Monday were also caught jumping over the gates and triggering the gates to open by reaching over and waving an object in front of the motion detectors on the other side. “Most of our riders are honest, hard-working people. Those who evade fares make up a small percentage of our riders,” O'Connor said. “People have said that they’re paying for their passes, and they believe, as we do, that everyone should be paying.” MBTA spokesman Joshua Robin said the increased efforts to crack down on fare evasion have been in place across the transit system, particularly with “fare blitzes” on the Green Line. A group calling itself Boston Fare Strike recently protested July’s 23 percent fare hike by holding open gates for hundreds of riders. The group has said it plans to hold similar demonstrations on a weekly basis, which they have dubbed Fare Free Fridays. “The bottom line on those fare evasion activities is that they only hurt the system, and other riders, and frankly they are disrespectful to riders,” Robin said. Study results released Monday by the HIV Prevention Trials Network showed disturbing rates of new HIV infections occurring among black gay and bisexual men in Boston and five other cities in the U.S., particularly among young black men. The findings were presented at the 2012 International AIDS Conference. Between 2009 and 2011, a total of 1,553 gay or bisexual men were studied in Boston, Atlanta, New York, Los Angeles, San Francisco and Washington, D.C. Of those men, 237 were from the Boston area. The study shows that the rate of new HIV infection among black gay or bisexual men was 2.8 percent per year, a rate that is nearly 50 percent higher than in white gay or bisexual men in the U.S. The study also found that black gay or bisexual men who were 30 years of age and younger became infected with HIV at a rate of 5.9 percent each year, which is three times the rate among white gay or bisexual men. “For those of use who have been doing this work this isn’t a surprise. I think the study reinforces what we knew,” said Rebecca Haag, CEO of AIDS Action Committee of Massachusetts. “I think what it means for Boston is that we really need to engage the black community as

Belmont raises smoking age BELMONT. Starting next month
you must be at least 19 years old to buy cigarettes in Belmont. The suburban town’s Board of Health recently decided to raise the legal age to buy tobacco products in the town from 18 to 19, according to the Belmont Citizen-Herald. Part of the rationale behind the age change is that it would be easier for school officials to keep cigarettes and tobacco products out of school. Students who turned 18 just before graduation could buy the products and easily share them with other students. METRO

Insurer State Farm said it should be exempt from paying for legal bills arising from former Penn State assistant football coach Jerry Sandusky’s child sexual abuse case. State Farm Fire and Casualty Co. sold Sandusky a homeowner policy and filed a federal lawsuit last week arguing that the policy does not cover injuries caused by intentional, willful or malicious acts. The State Farm policy provided limited personal liability coverage. State Farm began insuring the home in 1985 for Sandusky and his wife, Dottie, according

Federal Insurance Co., which covers the Second Mile, the charity Sandusky founded for at-risk youth in 1977, is making payments for his defense, Sandusky’s attorney Brian Osias said last week. The NCAA fined Pennsylvania State University $60 million on Monday in an unprecedented rebuke for the school’s failure to stop Sandusky’s sexual abuse. Jackson family drama reaches new heights
ALL PHOTOS GETTY IMAGES
At first, we were barely tuning in to the latest Jackson drama — in a big, famous, creative family, someone is bound to kidnap grandma and start a Twitter war. But now, things are getting crazy, even by Jackson standards. Now that matriarch Katherine Jackson surfaced in Arizona with family after being reported missing, the focus is turning to Michael’s children. Katherine is the legal guardian of her late son’s three children, and 14-yearold Paris — along with various extended family members — isn’t buying that her grandmother is on a health retreat. On Monday, Paris posted to her Twitter account: “Eight days and counting. Something is really off, this isn’t like her at all. I wanna talk directly to my grandmother!” She followed up with a more threatening message yesterday: “So help me God I will make whoever did this pay.” A court-appointed attorney is involved with working out a temporary custody arrangement for the kids after Janet,

$18M payday for Mimi Mariah Carey doesn’t come cheap. This singer will rake in a cool $18 million for gracing the judging table on “American Idol” next season, which is $6 million more than Jennifer Lopez was paid to occupy the same chair. It’s not the first time Carey has paid a visit to “Idol” — she served briefly as a mentor on the show in 2008, and wasn’t necessarily a lowmaintenance employee. Sources tell TMZ that she was “a nightmare to work with,” “not very nice at all” and chronically late. quare Enix and Nintendo have always had one of those on-again, offagain romances. Back in the NES and SNES days, these two Japanese megacorporations walked arm-in-arm like teenaged lovers. Sony came between them, however, and the PS1 and PS2 eras saw Nintendo bereft with nary a “Final Fantasy” to call its own. Well, uncork the bubbly. Your favorite celebrity couple is back. Square Enix is supporting Nintendo’s 3DS in a big way. Here are two just-released titles.

ing just by loading Google? Give “Heroes of Ruin” a try. It’s a streamlined affair, but all of your favorite addictive game mechanics are firmly in place. Four-player online dungeon exploring and fast-paced combat? Check. Tons of classes and more than 600,000 items to find or craft? You betcha. The graphics are serviceable, but not impressive. The game also rewards buttonmashing over smart tactics. Still, it’s an online-enabled

Finally, everyone’s favorite JRPG has come to the 3DS. Unfortunately, it’s a music game. Wait, don’t stop reading. It’s a good music game. Think of it as the best parts of something like PaRappa the Rapper with
a fancy coat of “Final Fantasy” paint. The game has you keeping rhythm to all of your favorite tunes from the franchise’s history. It shouldn’t work, but it does. It’s cute, ridiculously addictive and full of inside jokes for the megafan. The only downside? The game lacks an epic storyline that would have fit the source material like a mythril glove. Monday was Fox day at the Television Critics Association press tour in Beverly Hills, Calif. And though “American Idol” is not the unbeatable ratings juggernaut it once was, the singing competition still managed to top the day’s TCA headlines.
‘American Idol’ In an unnecessarily dramatic display, Fox President of Entertainment Kevin Reilly announced Mariah Carey would be joining the “Idol” judges’ table by calling the multiplatinum-selling pop star on his cell phone and putting her on speaker. Carey apologized for not attending in person — Reilly said the deal had been finalized just hours before — but she assured critics she is “so excited to be on ‘Idol’” and “can’t wait to get started.” Carey is filling one of the seats vacated by judges Steven Tyler and Jennifer Lopez. Reilly had no news on the second new judge, though he insisted “it’s 100 percent [confirmed] that Jennifer won’t be back to the show.” This was in reaction to a comment “Idol” producer Nigel Lythgoe made hours earlier in a panel for “So You Think You Can Dance,” the show he judges. He’d said that Lopez was 99 percent sure she wouldn’t be back, but he was hopeful of that 1 percent chance.

FOX-Y LADIES AT TCA Mariah Carey joins ‘Idol,’ Britney Spears stages a comeback and Mindy Kaling strikes out on her own ‘The X Factor’
How does one of the biggest pop stars of the last decade decide to join a relatively new reality TV competition? Apparently, it’s all thanks to a makeup artist. “I’ve seen the show a couple of times,” Britney Spears, new judge on “The X Factor,” said of the series, “and I was such a fan of the show. My makeup artist was the makeup artist for Simon [Cowell]. And we talked about [the show] a couple of times ... but really never took it seriously until she went back and she started working for him. Then we just all met up, and it made sense.” Meanwhile, Cowell said Spears was “the No. 1 person I always wanted on one of these shows.”
‘The Mindy Project’
Viewers who fell in love with “New Girl” last season have another smart, funny, messed up lady to adore on the new sitcom “The Mindy Project,” from “The Office” writer and star Mindy Kaling. Kaling plays Mindy, an OB/GYN who is great at her job, but not so much in her personal life. When asked how she will keep that TV trope fresh, Kaling responded, “It’s interesting — there is this cliche. … But that’s also really true of me and all my friends. So you don’t want to not do something that’s relatable simply because you’re worried that it might be cliche.” On “The Office” front, Kaling said she’d return for at least one episode this fall.

‘Ben and Kate’ Also new on the Fox comedy slate is “Ben and Kate,” created by Dana Fox and inspired by her brother, whom she referred to as very Ferris Buellerlike in his antics and knack for getting in trouble. But, Fox says, her writing team is acutely aware that some of his actions may veer into the outlandish. “We’re very careful to never make him cross the line — if it goes too far, [viewers will say], ‘Ah I’m off the ride, no thank you.’ It’s really about keeping him grounded. e’re obsessed with the romantic braided crown that stylist and Redken Creative Consultant Guido Palau created for the Spring ’12 Valentino show. With temperatures in the 90s, it’s the perfect time to sweep the hair off our sticky necks and into a dreamy updo. We headed to Cutler/ Redken Salons in NYC where stylist Jenny Balding gave us a step-by-step tutorial. Warning: You’ll need some French braiding skills and patience. Or better yet, find a friend who will come over and do it for you.

Tool of choice “Spray a dry shampoo — especially if you have fine hair — to your roots and mid-length to add texture to your locks and for some more grip,” says Balding. She likes Redken Powder Refresh ($8, www. redken.com).
Stylist Jenny Balding works her magic on Haley Sulka.
Balding’s instructions
1 Pro tips: 1. Start with dirty hair. 2. Ruffle up the braids and pull some pieces out a little.
3
Braid the front section. Start from your left ear and work your way across the forehead until you get to behind the right ear.
Divide your hair into three sections: the front, the crown and the back. The finer the hair, the thicker the sections need to be.
Once your front braid has reached the right side, connect it with the crown braid.
2
5
French braid the crown, braiding toward the right ear, and tie with a rubber band.
4
Braid them into the remaining hair. Make sure to braid right down to the very tip.
6
Wrap the braid going from the left to right around your crown and pin.
7
Use three pins on each side and one in the center to secure your braid.
8
As you go through, pull some pieces out at the root to make your braids chunkier. “The messier the braids, the cooler it’ll look,” says Balding.

I do a lot of motions and different directions: holding the cable in my right arm and touching my left leg. On any given day, thousands of men, women, and children search for a life-saving bone marrow donor. Often there is only one matched donor in the world. Too often, there are none. For African Americans, the challenge can be especially daunting.
Be the one to save a life. BE

DANA-FARBER
Encourages You to Register and Save a Life during African American Bone Marrow Awareness Month
Dana-Farber Cancer Institute is encouraging people to help save lives by registering to be a potential donor. African Americans are especially encouraged to donate. Each year, more than 35,000 patients are diagnosed with lymphoma, sickle cell anemia, or other diseases treatable by bone marrow or stem cell transplants. Only 30 percent will find a donor whose tissue type matches their own – typically within their family. The remaining 70 percent must turn to the unrelated donor registry to find a life-saving match. For African Americans, the difficulties are greater. Because the markers used in matching are inherited, patients are more likely to match someone from their own race or ethnicity. Caucasians who need a transplant have a 70 to 90 percent chance of finding an unrelated donor in the registry. However, of the 10 million members on the Be The Match Registry, only 7 percent are African American. And, since there is greater diversity within this population, African Americans can have more difficulty finding a match than those of other ethnic groups. Joining the registry is easy and involves completing a registration form and swabbing the inside of your cheek to collect a sample of your cells. You need to be at least 18 years old, able to meet certain health guidelines and willing to donate to any patient in need. Individuals between the ages of 18 and 44 are most urgently needed, since this age group is 10 times more likely to be called as a donor.
HEALTH GUIDE The Be The Match Registry of the National Marrow Donor Program at Dana-Farber Cancer Institute recruits potential donors throughout New England, helps organize and run donor registration drives, and educates donors about the registration and donation process. It’s also unique – the National Donor Program at Dana-Farber not only recruits donors but also expedites patient transplants. The center facilitates more than 200 adult and pediatric patient transplants each year using marrow or stem cells from volunteer registry members.
“When one of our donors is a match for a patient in need, we get the opportunity to bring that donor through the entire donation process,” says Cindy Albert, manager of Stem Cell Donor Services at Dana-Farber. “Knowing there is a patient at Dana-Farber or somewhere in the world anxiously awaiting a second chance at life – and that we can provide that chance – is truly an inspiring and humbling experience.” Dana-Farber and Be The Match Registry are actively recruiting so that all patients – regardless of their ethnicity – are able to receive the transplant they need. The Dana-Farber program focuses recruitment efforts on drives for Dana-Farber patients actively looking for a match, as well as college outreach and education. “The more people who come forward and register, the greater the chances of these patients receiving the life-saving bone marrow they so desperately need,” says Robert J. Soiffer, MD, co-chief of the Stem Cell/Bone Marrow Transplantation Program at Dana-Farber/ Brigham and Women’s Cancer Center. “It’s not every day that we get to be heroes.”

Astigmatism Correction Now Available Am I a candidate? If you have been considering vision correction and were discouraged because you were told you have astigmatism and your correction was not treatable with LASIK, New England Eye Center has fantastic news for you. Not only can we treat Astigmatism with the
iLASIK™ procedure, the cornea trained physicians at New England Eye Center now offer the most advanced procedures available to treat a variety of vision correction disorders. What is astigmatism? Astigmatism is a condition where vision is blurred by
asymmetric steepening of the cornea or crystalline lens. Patients with astigmatism may not only notice blurring of vision at both distance and near, but can also note shadowing or ghosting of images as well. These vision symptoms are caused when light entering the eye is refracted or bent to
multiple points in the eye, resulting in an out of focus image. Astigmatism is very common, and occurs in about 1 in 3 people. Astigmatism can be easily corrected by contact lenses or eyeglasses. However, if glasses or contacts are troublesome, or not tolerated, there is another option. New
iLASIK for Astigmatism
At New England Eye Center, our world-class surgeons specialize in the treatment of all types of Astigmatism. That’s great news for everyone who wears glasses or contacts and thought they were not a candidate for LASIK. Call us today for your complimentary, no obligation LASIK consultation and see the world as it was meant to be seen.

England Eye Center offers many alternatives to glasses and contacts for the correction of all types of refractive error, including astigmatism. Custom LASIK and PRK are available not only for near and far sightedness, but for the correction of astigmatism as well. For cataract patients, astigmatism can be either treated with incisions made during cataract surgery, or with implantation of advanced lens technology. Why should I have my Astigmatism treated with a surgical alternative to contacts and glasses? If left uncorrected Astigmatism can cause eye strain, headaches and difficulties in everyday tasks from reading to working to outdoor activities. While glasses and many contact lenses are on the market to effectively correct astigmatism, if you are uncomfortable in either, it is important for you to know you have options. While glasses are your safest alternative, many people either are not able to tolerate their entire astigmatism correction in eyeglasses, or do not achieve the clear vision they desire or need for everyday living. Contact lenses, worn and cared for properly are a wonderful alternative to glasses. However, contact lenses are not without risks, and are not well tolerated by everyone. Many people are contact lens intolerant, whether due to underlying dry eye, reaction to contact lens solutions, or corneal inflammation or infections due to contact lens wear. For these patients, contact lenses are no longer an
option and eyeglasses do not allow for functioning at the highest level. What other procedures are available to me to correct my vision? The physicians at New England Eye Center routinely perform LASIK and PRK, however there are lens procedures for patients which can also provide freedom from contacts and glasses. The Visian implantable collamer lens, which has the added benefit of being removable, can treat a wide variety of patients who are nearsighted and it is also a wonderful alternative for patients with dry eye issues or people who do not qualify for LASIK. For patients who have added reading glasses to their vision correction needs, many options are available, including monovision and conductive keratoplasty. For patients with a cataract, intraocular lenses are available that offer improved freedom from glasses at distance, intermediate, and near vision. These include the Crystalens accommodating lens, as well as the Restor and Tecnis multifocal lenses. For our cataract patients with astigmatism, Toric intraocular lenses can be implanted to neutralize their astigmatism. When you are ready to call us, New England Eye Center will be honored to be your vision care provider. Red Sox owner’s overseas baby comes to Boston for first time Liverpool arrives while Sox having worst season in recent memory Should Boston fans worry?
Fenway Park has hosted soccer matches before. In fact, the sport has been played there going back 90 years or so. Pele appeared in 1968. In 2010, Celtic FC defeated Sporting Lisbon. The next display of the beautiful sport in Boston’s most famous sports venue comes with a bit more intrigue. Not many locals will care one way or another if Liverpool FC gets the better of AS Roma at Fenway tonight (6:30 p.m.). Some will, but not those with an interest in the regular occupants at Fenway, the Red Sox. Those individuals will be eyeing the arrival of Liverpool like a second-grader might with the new kid who comes to school that first day with the best backpack money can buy and a smile that makes the girls swoon. Liverpool FC, of course, rests under the same umbrella as the Red Sox, the two star entities (along with Boston nemesis LeBron James) of New England Sports Ventures. But it is the new kid on the block and one
$476
The amount of American dollars in millions that John Henry used to purchase Liverpool in November of 2010. It was 81 million more pounds than Tom Hicks paid for it in February 2007. that locals hope never takes away too much of the attention from what really counts (the Sox winning it all). In much the same way that the owners took a popular but somewhat lacking Boston franchise and made them a powerhouse on and off the field, it wants to do the same with Liverpool, like the Sox a history-rich franchise that was in need of a boost after some years of mediocrity. Nearly two years after the purchase, dreams of a twoheaded monster have faded. While the Sox face the distinct possibility of missing the playoffs for the third straight year
for the first time since the trio took over, Liverpool has struggled to keep up with rivals both on and off the pitch. It recorded its worst Premier League finish in 18 years in 2011-12 and NESV has not been shy about shaking things up. When the club comes to Fenway it will be doing so led by new manager Brendan Rodgers. Even James, a shareholder in Liverpool, opined on the matter in a recent interview with the British tabloid the Daily Mail, saying, “Liverpool are a team in a period of transition at the moment, so I don’t know what they can achieve. An NBA star based in Miami partnering with a Boston-based sports investment company and commenting on the state of a soccer team an ocean away. That speaks to the mish-mash of interests in which the Red Sox find themselves these days. Tonight, they get a firsthand glance at the new kid. TONY LEE

Roush Racing has had its own set of issues lately when Matt Kenseth, points leader in the Sprint Cup standings, announced he was leaving the group after this season. Speculation has persisted that Kenseth will join Joe Gibbs Racing, a move in NASCAR circles akin to leaving the Sox for the Yanks.

It could very well be the case that the Red Sox 2012 season peaked last Thursday night considering everything following Cody Ross’ towering shot over the monster has been downright disastrous. Boston lost four straight games heading into last night’s game against Texas and its hard-hitting bunch. The team fell below .500 once again and it seemed as though there was a collective shift in thinking on the talk radio airwaves yesterday as fans seem more than ready to waive the white flag on 2012.
2
Number of hits Brent Lillibridge had with the Red Sox. Lillibridge was acquired from the White Sox in the June 24 Kevin Youkilis swap.
Yes, the St. Louis Cardinals won the World Series last season after barely getting to 90 wins in the regular season and earning the NL wild card. But on July 15, 2011, the Cards were still over .500 with a 54-48 record. The Red Sox made the first of what could be many moves in the next week as they
traded Brent Lillibridge (who lasted exactly a month with the franchise after being part of the Kevin Youkilis deal) to Cleveland in exchange for minor league reliever Jose De La Torre. It’s a move that won’t get fans excited anytime soon, but it’s a start. Change is coming for the 2012 Red Sox, sooner rather than later. The only question is whether or not that change is significant or not in the next six days. MATT BURKE

A sixth-floor condo in the One Charles building is going for $2.1M So what do you get when you pay that much to own a place?
T
The living room looks like a million bucks ... or two.
here’s very little schlep to living in a sixth floor condo in the One Charles building. After all, the asking price of $2.1 million should make that perfectly clear. This centrally located ivory tower on South Charles Street is just about in the middle of a circle that includes the Theatre District, the Back Bay, Downtown Crossing and Beacon Hill. “It’s close walking distance to all things Boston has to offer, says the listing agent William Raye of Engel & Volkers Boston. “There’s all the shopping, restaurants, the theaters. The Financial District, Beacon Hill and the South End are close by. But for those longer trips, car owners needn’t worry about parking: “The price includes two parking spaces, says Raye. One Charles, which was built in 2004 by Millennium Partners (who also built the Ritz Carlton nearby), is a fullservice elevator building, which means there’s a 24-hour

Roommate code of conduct More people move in the summer than any other time of year buddy, read the advice from Rent.com for cohabitating harmony
B
efore you and your roomie get into one of those silent treatment standoffs because he or she never replaces the toilet paper roll, we suggest you learn how to live in harmony now. According to Rent.com’s recent roommate survey, about half of the respondents (45 percent) admitted to having issues with a current or past roommate. Their biggest pet peeves: a messy mate (20 percent), followed by someone who doesn’t pay bills on time (10 percent) and someone who uses things without asking (9 percent). Rounding out the complaints was a roommate who constantly has people over (6 percent). If you’re guilty of one or more of these, it’s time to make your roommate a batch of brownies — and clean the

Keep it real Before you sign a lease, it’s important for your roommate to understand your schedule. If you are an “early to bed, early to rise kind of person, a roommate who works on mixing his DJ tracks at night may not be your best bet.

Divvy the bills Decide on when and how bills and rent will be paid for before making the roommate bond permanent. For instance, if one person is in charge of utilities, make the other in charge of submitting the rent check each month.
Clean up As indicated by the survey, keeping clean is a must. It’s important to divide cleaning responsibilities so the burden is shared. Be sure to discuss expectations for cleaning before you sign on the dotted line. Talk about who will clean what and how often, and what’s acceptable in terms of daily and weekly upkeep. METRO
Communication is the key to a happy home.
Talk it out Working to communicate your needs and expectations to one another is crucial for a happy roommate
relationship. For example, if your roommate is a student and wants to use the kitchen table to study, don’t watch TV loudly in the same room dur-

Bike wheel potholder

Instructions:

Crafty reader Emily Drum knew she hit the jackpot when her neighbor threw out his old bike wheel. The Brooklyn, N.Y. resident used the discarded part to create a handsome, utilitarian, space-saving pot rack. Eat your heart out, Restoration Hardware.
Drill a hole in the ceiling using a half-inch drill bit.
Install the Toggler hook and anchor per the instructions on the package.

Hook one end of a piece of chain on the hook, wrap the chain once around the rim of the bike wheel, and hook the other end on the hook.
What you need: An old bike wheel 3 equal pieces of chain cut to just over twice the length you want the wheel to hang from the ceiling (Drum’s chains are each 46 inches long, and her wheel hangs about 21 inches from the ceiling.) Birdcage planter Want to grow flowers or herbs in your apartment, but Ms. Kitty keeps eating them? Try keeping your plants in an antique birdcage. Place it on a table or your windowsill, or, for extra cat-proofing, hang it from the ceiling — as long as it’s in an adequately sunny space. You can find a cute, inexpensive bird cage at a garage sale, flea market or antique shop. Keep the antiqued look if it suits your decor; or for a more modern twist, strip down the paint and spray on a bold color. METRO
By Attorney George Warshaw ou found the home or condo of your dreams but the home inspection was a problem. Can you cancel and get your money back?
Y
Usually, but not always. It depends on the language of the inspection clause in the offer. There are three kinds I’ve seen. What most buyers want is an inspection that is satisfactory to the buyer. If not, then the buyer can cancel and the deposit should be returned. What most buyers get is a preprinted offer form which permits the buyer to cancel if the inspection reveals serious structural or mechanical defects. That’s a tough standard to satisfy. There are many reasons why an inspection may fail or be unsatisfactory that have nothing to do with structural or mechanical defects. What other buyers get is a preprinted offer form in which the buyer picks an amount of money as the threshold for repairs. If the cost to repair the problems exceed $xxxxx, then you can cancel; if not, then you can’t. In my view, the buyer controls the terms of his or her offer. A buyer has every right to discard a preprinted form and simply make the offer subject to an inspection satisfactory to the buyer. After all, isn’t that what you’re expecting in buying a home?
