Couple documents dying storefronts Old school. Sequel to “Store Fronts” comes as local leaders are fighting to preserve streetscapes. Photographers James and Karla Murray’s first collection of photos documenting classic New York City’s storefronts was first published in 2009. Since its release, Karla said, many of the businesses in the 336page book closed shop. “Almost two-thirds of the stores in our first book are gone,” she told Metro, adding that some were even closing as the book “Store Front: The Disappearing Face of New York” was being printed. “It was a race against time to photograph them.” The married couple found the same to be true as they prepare to release a sequel to their first collection, zeroing in on mom-and-pop businesses that they argue sustained local communities for years and that local leaders are fighting to keep around. To be released in November by Gingko Press, the book again captures the death knell of many small businesses throughout New York City at a time when longtime shops turn into Dunkin’ Donuts in the blink of an eye. In fact, the doughnut chain remained New York City’s top retailer for the seventh year in a row in 2014, according to a report by the Center For an Urban Future, with more than 7,200 stores. Overall, the city saw national retail chains increase their presence throughout the city by 2.5 percent. The influx of chains doesn’t surprise or scare John Vasilopoulos, who

“Years ago, people could get 30-year leases or longer. That doesn’t happen anymore.” Karla Murray partnered with friend Nick Castanos to buy luncheonette Cup & Saucer in 1988. The retro storefront at the corner of Canal and Eldridge streets is one of the 200 featured in the Murrays sequel book, “Store Front II.” Inside, two eggs with potatoes, toast and an orange juice goes for $6. Vasilopoulos, who knows the Murrays as regulars to the restaurant, said that the biggest issue businesses like his face by far is rent and shortening leases. Many of the businesses that have opened up around his stretch of Chinatown closed after

the leases of 10 or more years ran up, he explained. The Murrays have found the same rings true for many of the owners they’ve interviewed for their books. “It’s the same story, with the price of real estate going up and up,” Karla said. “Years ago, people could get 30-year leases or longer. That doesn’t happen anymore.” After more than 20 years at the location, Vasilopoulos said the building just changed owners. He expects rent to double. “It’s not easy to be in this kind of business,” Vasilopoulos said as his daughter rang up a customer

down the counter. “There aren’t too many places like ours left. Who wants to work 15 hours a day, seven days a week?” But it’s businesses like Vasilopoulos’ that many local leaders are fighting to keep open. In March, Manhattan Borough President Gale Brewer laid out a series of proposals to help give small businesses a break. Chief among them, making rent renewals less combative between owners and landlords. Just as important, Brewer told Metro, is preserving the look and feel of many of the neighborhoods that blossomed alongside local businesses. Part of the

zoning proposals her office laid out limits how long chain storefronts are along certain streets. “People think affordable housing is tough,” Brewer said. “It is, but this is equally tough.” Brewer said she plans to make sure any new buildings that offer commercial spaces don’t shut out small businesses in favor or big box stores. Brewer said her proposed fixes are still being sorted out legally and logistically, with little or no pushback from developers so far. That said, it might be too late, though, for some of the stores featured in the Murrays’ latest photography series. Since they began shooting for it in 2009, they said as many as 30 of the 200 stores are already gone. But James Murray said he doesn’t see their books as a warning to potential business owners or even a tragic tale for those who’ve been forced to lock up their doors. “How they continue to do well and soldier on in the face of monumental struggles — that’s what makes us happy.” CHESTER SORIA @chestersoria

New York City cops are on the lookout for a man who spent time with two different women who were found dead in separate hotels. Investigators said Joseph Danclair, 36, is wanted for questioning in both cases. Cops said they found the body of a 43-yearold woman at around 4:15 p.m. on Sept. 8 inside a room at the Manhattan Broadway Hotel on West 38th Street. Police also discovered the body of a 35-year-old

woman inside the Bushwick Hotel on Bushwick Avenue on the evening of July 23. Authorities declined to identify the manner of death of either woman, pending an investigation by the medical examiner’s office. The New York Post reported on Tuesday morning that both women were found with trauma to their necks. Danclair, who police said has more than 20 arrests to his name, is described as a black man with a medium complexion, black hair, brown eyes, 5-feet-6 and weighs about 170 pounds. Police said Danclair also has two prominent tattoos on his arms: two praying hands on his right upper arm, and a rose on his left upper arm.

Police identify woman on bike killed by boat trailer Police have identified the Staten Island woman killed when a boat on a trailer detached and struck her as she rode her bike as 21-year-old Alexa Cioffi. Investigators said Cioffi died at Staten Island University North Hospital after paramedics found her along Hylan Boulevard at around 4:30 p.m. Monday. A 22-year-old woman who was riding alongside Cioffi is

expected to survive. Both women were struck by the boat, which police said was not properly secured to the 2015 Toyota SUV driving north on Hylan Boulevard. Investigators said the car tried to overtake the two cyclists as they traveled in the right lane, crossing over into the center lane. That’s when police said the trailer detached from the car and collided with the women, pinning Cioffi underneath. Authorities said the driver, who was not identified, remained at the scene. She was convicted after a sixday bench trial of a felony aggravated cruelty to animals charge; overdriving, torturing and injuring animals charge, a misdemeanor; and a misdemeanor abandonment of an animal charge. Prosecutors said that Ivanchenko did not seek medical attention for her 3-month-old Maltese mix puppy named Snowflake (who was later renamed Charlotte) when she suffered a fractured leg. Ivanchenko instead hit Charlotte in the head, fracturing her skull in two places, which resulted in a traumatic brain injury. She then put the dog in a black plastic bag and dumped her by the train tracks in Bay Terrace. Prosecutors said

Ivanchenko injured the dog because she did not want to pay the medical bills, and purchased a replacement dog named Pepper. The injured pup was found by a good Samaritan and taken to a nearby animal hospital. She required emergency sur-

Cuban migrants, and their dog, come ashore on Miami Beach A group of 12 Cuban migrants in a makeshift sailboat washed onto the tourist-lined sands of Miami Beach on Tuesday, police said. The group included 11 men, a woman and a dog,

Pope Francis to deliver most speeches in US trip in Spanish Languages. The Pope has been practicing his English but feels more comfortable speaking Spanish. Pope Francis will deliver only four of the 18 addresses he will make during his forthcoming visit to the United States in English and the rest in his native Spanish, the Vatican said on Tuesday. The 78-year-old Argentine pope had been practicing his English over the summer and had been expected to deliver more of his speeches and homilies in English. But spokesman Father Federico Lombardi told reporters that Francis still felt more comfortable speaking Spanish. Asked if there was any symbolism in the

fact that Francis had chosen to deliver so many speeches in Spanish, the second-most used language in the United States, Lombardi said, “I don’t think that is the intention. ... He feels more comfortable [with Spanish]. The real reason is the ease of expression and that he will have to make less effort.” The pope used English for some addresses during a trip to Sri Lanka and the Philippines in January but had trouble with his pronunciation. A Georgia high school violated local public school district policy by allowing a mass baptism of members of its football team on the school’s field. A pastor dunked 18 Villa Rica High School players and one coach into a tub of water on the school’s field in a Christian baptism ceremony before an August football team practice. “We are pleased that the school district has publicly affirmed its commitment to keep religion out of public school events, and concurs that the bizarre baptisms crossed the line,” Annie Laurie Gaylor, co-president of the advocacy group Freedom From Religion Foundation, said in a statement on Tuesday. The group noted that a coach had invited Pastor Kevin Williams of First Baptist Church of Villa Rica to perform the mass baptism. A videotape of the event was posted online. Five people were charged in the 2013 death of a freshman at New York City’s Baruch College during a hazing ritual, police in Pennsylvania said on Tuesday, the first of 37 people who prosecutors may charge in the fatal incident. Members of the college’s Pi Delta Psi fraternity brutally assaulted Chun “Michael” Deng, 19, during an initiation rite in Tunkhannock Township, in northern Pennsylvania, in September 2013 and delayed taking him to the hospital, contributing to his death, police said. A grand jury had recommended that prosecutors

bring a variety of criminal charges, including thirddegree murder, involuntary manslaughter and aggravated assault, against 37 people and the fraternity’s national organization. During a ritual called “the glass ceiling,” Deng was forced to walk blindfolded, carrying a 30-pound backpack, through a line of fraternity members who shoved him and threw him to the ground, according to police. Deng complained about his head hurting but continued and was eventually knocked unconscious. He was transported to a hospital an hour later with a significant brain injury, police said. Before taking him to the hospital, fraternity members contacted Andy Meng, the fraternity’s national president, who encouraged the group to hide fraternity items, police said. REUTERS

A man suspected of gunning down a Mississippi college professor and of killing a woman he lived with shot himself as he was cornered by police after a manhunt, authorities said on Tuesday. ON GENDER-SWAPPING ROLES IN HOLLYWOOD Recently, Sandra Bullock was cast in the role that was originally George Clooney’s in “Our Brand Is Crisis.� Clooney told ET, “You’ll see this happening a lot, where they talk about how there aren’t a lot of great roles for women. The truth of the matter is there are plenty of these films where you can stop and look and just change the gender and make a really interesting film. So we need to start thinking that way.� This was after Bullock talked about not getting roles sent to her that she was excited about and actively looking for male roles that could be swapped. It’s not as strange as it may sound. One of the best writing exercises I’ve ever done was to take a story I’d written and see if it was possible to gender-swap

the roles. If your character is fleshed out enough — a real person, fully realized — then it really shouldn’t take much effort. That’s really the trick, isn’t it, writing people instead of gender? Of course, if the story is about the experience of being a man,

a woman, a transperson, etc., there are specifics that can’t be explored if the role were switched. However, when it comes to most roles, what difference does it make? We’re all people. We all have fully realized lives. This would especially benefit women,

who are often written as ciphers: the girlfriend, the love interest, the sexy spy. Look at your favorite film and see if it would make a difference if you changed gender. Yes, you could make “Mad Max: Fury Road� hero Furiosa a man. You could do it

You know, the one with pretty much no reason for being there other than to be sexy and passed from her father to her boyfriend? Or Teresa in “The Maze Runner�? In the book, she’s fully fleshed out. In the film, she’s pretty much there to be “the girl.� I hope studios are starting to realize that women go to the movies because we love them. We even go to action movies and geeky movies, and not just because our boyfriend or husband drags us there. Even better? Guys will go see a film with a female lead. If Hollywood gives it a shot, they’ll discover what the rest of us know: Women are more than

When your parents are Sting and Trudie Styler, taking the stage is almost expected. But while 25-year-old Eliot Sumner is interested in pursuing music, she wants to distance herself from her famous parents and make her own path. Brooklyn’s (next) boom Developers are moving deeper and deeper into the borough. Take a good look at the Brooklyn skyline, because what you see won’t be there for long. Fueled by a frothy economy and unrelenting demand, developers hit the gas on residential projects over the past 18 months. Overall, Brooklyn development topped 41.6 million square feet — second only to Manhattan — spanning nearly 600 projects and 45,359 apartments, according to The Real Deal’s analysis of building permits and offering plans filed between Jan. 1, 2011 and July 31, 2015. Hudson Companies dominated the borough’s list of the most prolific developers by square footage. The firm filed plans for just over 2.71 million square feet since 2011, including 2,307 units spread over 14 projects. The largest, Gowanus Green, is a planned mixed-income village on 5.8 acres. Plans call for eight towers with 774 rental and condo units. Meanwhile, David and Jed Walentas’ Two Trees Management, the developers behind the $1.5 billion redevelopment of the old Domino Sugar refinery in Williamsburg, clocked in at No. 2 with just over 1.96 million square feet across seven projects with more than 2,200 total units. “In Downtown Brooklyn and Boerum Hill, you walk down the street and

you see so many holes in the ground compared to 12, 18 months ago,” says Andrew Sasson, a director at Eastern Consolidated. “It’s not just residential; there are hotels coming up and office projects as well.”

The next wave Although it might seem like Brooklyn’s building boom has been in effect for a while, it’s expected to go into overdrive in the coming years. A recent report by residential brokerage City Realty said that residential development in Brooklyn will hit a 10-year high in 2016, with about 5,000 new apartments hitting the market — up from 2,700 this year. Roughly 22,000 new apartments are slated to come online in the next four years, according to City Realty’s tally. The largest concentration will be in downtown Brooklyn, (6,400 units), followed by Williamsburg (4,300 units) and Greenpoint (3,008 units).

Bad news for would-be buyers, though: The boom is still years away. The residential development scene is still dominated by rentals. A TRD analysis of building permits earlier this year found that just 8 percent of Brooklyn’s pipeline — some 1,900 units — are planned condos. Prices for development sites, which in prime neighborhoods are $350 to $400 per foot, are rising. And industry players are predicting an uptick in condo development in the next two to three years as developers are priced out of the rental market. Indeed, the number of new Brooklyn condos is set to double, from just under 1,500 this year to more than 2,600 in 2016, according to Corcoran Sunshine Marketing Group. Unable to get it done on the ground with the absences of Todd Gurley and Tre Mason, the Rams had to turn to Nick Foles, who threw for 297 yards on just 27 attempts in his debut.
