A South Carolina judge Wednesday delayed the murder trial of the accused gunman in last summer’s Charleston church massacre by six months and rescheduled the proceedings for Jan. 17, 2017. Judge J.C. Nicholson told a court hearing he had been obliged to push back the trial from its planned start date in July because defense lawyers said a doctor needs two to six months to conduct psychiatric testing of 22-year-old defendant Dylann Roof. Roof is accused of opening fire June 17, 2015, during a Bible study session at Emanuel African Methodist Episcopal Church and killing nine parishioners, including pastor and state Sen. Clementa Pinckney, in a crime that shocked the nation. He is charged with nine counts of murder as well as with attempting to murder three people who survived the rampage, and he faces the death penalty. Legislation that would require law enforcement to obtain a search warrant before asking technology companies to hand over dated emails unanimously moved forward in the House of Representatives on Wednesday, although its prospects for becoming law this year remain uncertain. The House Judiciary Committee voted 28-0 to approve the Email Privacy Act, which would update a decades-old law to mandate federal authorities get a warrant to access emails or other digital communications that are more than 180 days old. Currently, law enforcement and civil agencies can ask a service provider to turn over such aged private communications with only a subpoena, which is subject to less judicial oversight than a warrant. After Verizon announced a major deal to bring fiber optic cable to Boston, workers who install the company’s home phone, TV and Internet services on Wednesday launched a strike. The coordinated action, which was not related to the fiber-optics announcement Tuesday, comes after unions and management failed to reach an agreement on a labor contract. About 5,000 picketers in Massachusetts joined nearly 40,000 striking workers on the East Coast in a coordinated walkout. Demonstrators wearing sandwich boards marched and chanted outside Verizon outposts in downtown Boston throughout the day, starting at 6 a.m. “Workers and the customers who depend on
us would be much better served if Verizon returned to the bargaining table and negotiated a fair agreement that fairly addressed the concerns of their workforce,” the International Brotherhood of Electrical Workers Local 2222 in Dorchester, which represents the workers, said in a written statement. Ray McConville, a Verizon spokesman, countered picketers’ claims about how negotiations have gone so far. “Their claim is that they’ve exhausted every option and that this was their only measure,” McConville said. “If that was true, the question is, why reject our offer? We successfully reached an agreement the last go ’round.” McConville also said the company had made preparations for the strike to keep customers from seeing service interruptions. The strike in Boston
came the day after Verizon pledged to spend $300 million laying its Fios cables in the city, a move leadership in business and government have said would bring a much-needed increase in the capacity and availability of high-speed Internet. The plan calls for laying cable in Dorchester, West Roxbury and Dudley Park later this summer. The next phase will reportedly include Hyde Park, Mattapan, Jamaica Plain and other parts of Roxbury. “The good news is: We’re going to have Fios in Boston. The bad news is: We’re going to be on strike,” Miles Calvey, business manager for the local union, said in an interview with The Boston Globe. The Communications Workers of America (CWA) and the International Brotherhood of Electrical Workers (IBEW) had called for a strike Monday after an impasse

SINGLE-GENDER CLUBS Harvard University’s Porcellian Club breaks silence to speak against admitting women An all-male Harvard social club has issued its ďŹ rst statement in years to defend its position against admitting women as the university pushes for fewer single-gender organizations. Charles M. Storey, graduate board president of the 225-yearold Porcellian Club, said in a statement emailed to Harvard’s Crimson newspaper that uni-
versity pressure to allow female members goes against the goal of less on-campus sexual assault. “Given our policies, we are mystiďŹ ed as to why the current administration feels that forcing our club to accept female members would reduce the incidence of sexual assault on campus,â€? Storey told the Crimson. “Forcing single-gender organizations to accept members of the opposite sex could potentially increase, not decrease, the potential for sexual

Last semester, at least two Harvard clubs added female members, and Khurana has said that, with regard to the remaining single-gender organizations, “there is nothing o the table,â€? according to the Crimson. A video showing a driver heading the wrong way in Nahant has led to an investigation into why a state trooper did not stop the errant driver. State police said to Fox25 that an internal investigation has been launched to learn why that trooper, who was behind the car, did not pull over the motorist for traveling down the wrong side of the 2-mile Nahant Causeway. “We will conduct
an investigation to determine if criminal or civil traffic charges are warranted against the wrong-way operator.� Massachusetts State Police spokesperson David Procopio was quoted by WCVB. “Second, we will review the trooper’s response during the incident.� The driver, headed north in the southbound lanes, eventually got onto the correct side and was then reportedly followed by the state trooper for half a mile, but that trooper apparently did nothing to stop the motorist, WCVB added. “I mean, you did something wrong, you should probably be pulled over for it,� one person told Fox25. The driver who recorded the video has said to Fox25 that he might be investigated for having recorded the incident.

A Texas county judge sentenced Ethan Couch, the “affluenza” teen, on Wednesday to serve four consecutive 180-day terms in jail after he killed four people outside Fort Worth with his pickup truck while driving drunk in 2013. “You are not getting out of jail today,” Judge Wayne Salvant told Couch, who was wear-
ing a red jumpsuit from the Tarrant County Jail. Salvant said he will hold another hearing in two weeks to consider the sentence he imposed. At his trial in juvenile court in 2013 when he was 16, a psychologist testifying on his behalf said Couch was so spoiled by his wealthy parents that he could not tell right from wrong. The psychologist described the affliction as “affluenza,” a term that quickly became a media buzzword. He was sentenced to 10 years of probation, a penalty that sparked outrage from critics who ridiculed the affluenza defense and said his family’s wealth helped the teen avoid jail. Tarrant County Sheriff Dee Anderson said Couch’s demeanor has changed since being in jail from being quite cocky at first to rather compliant. The change is due to

eligible for student loan forgiveness The U.S. government announced plans on Tuesday to forgive $7.7 billion in student loans for about 387,000 permanently disabled borrowers. While permanently disabled Americans are already permitted student loan forgiveness under the Higher Education Act, many who are eligible have not taken advantage of the debt relief, the Department of Education said in a statement. Of the 387,000 borrowers identified by the department as eligible but have not taken part in the program, about 179,000 of them are in default, potentially causing them to lose their federal tax refunds and Social Security benefits, the government said. “Too many eligible borrowers were falling
through the cracks, unaware they were eligible for relief,” Education Undersecretary Ted Mitchell said in a statement. “We need to make it easier, not harder, for them to receive the benefits they are due.” The Education Department has partnered with the Social Security Administration to identify these borrowers. Beginning Friday, borrowers who were identified in the first round will receive a letter explaining their eligibility for loan forgiveness and what steps they need to take to receive a discharge. The letters will be distributed over four months. A follow-up letter will be sent 120 days after the first letter if the department does not receive a signed application. REUTERS

BRIEF Man sentenced to four years for kidnapping son from mother An Ohio man was sentenced Wednesday to four years in prison for taking his 5-year-old son from his mother’s house in Alabama in 2002 and living with him under false identities for 13 years. Bobby Hernandez, 53, was also given five years’ probation by Cuyahoga County Judge Cassandra Collier-Williams. He had faced up to 54 years in prison. Hernandez made a few brief statements in court, including apologies to his son and former girlfriend, before becoming overwhelmed by emotion. “Julian was always the most important thing to me,” he said. In March, he pleaded guilty to 15 charges: two counts of felony kidnapping, 10 of tampering with records, two of interference with custody and one of forgery. Seventeen other charges were dropped as part of a plea agreement. Hernandez was arrested in November 2015 after the FBI received a tip that he and his son were living in Cleveland. REUTERS

Clinton to propose creation of immigrant affairs office Democratic front-runner Hillary Clinton on Wednesday said she will propose the creation of a national Office of Immigrant Affairs should she win the White House in November, as she seeks to woo minority and immigrant voters in New York less than a week before the state’s primary. The office would coordinate policies and programs among federal agencies and with state and local governments, Clinton said at an event in New York City where she met with immigrantrights activists. “It’s an issue that cuts across all levels of government,” she said. She added that it would expand the efforts of President Barack Obama’s Task Force on New Americans, which was created in 2014 to help immigrants and refugees integrate better into the United States. In contrast, Republican candidates have largely proposed tougher immigration rules. A Democratic candidate needs 2,383 delegates to clinch the nomination. It’s unclear what the state of pregnant Megan Fox’s relationship with Brian Austin Green is these days, what with that divorce filing eight months ago and all, which has led to a fair amount of speculation online about the exact paternity of her third child. And it’s speculation that Fox herself has seen — and thinks is hilarious. While she won’t put it all to rest with an official confirmation, she is willing at least to rule a few suspects out — all of whom, coincidentally, happen to be men she’s worked with. Last weekend, we got a new trailer for the “Harry Potter” prequel (sort of), “Fantastic Beasts and Where to Find Them.” I was at a convention and my schedule was packed to the gills, but after I watched (with my sister Christina, who is as big a “Harry Potter” fan as I am), it was all we could talk about. If you’re not familiar with the new film, this is the story of Newt Scamander (Eddie Redmayne), a wizard from Hogwarts back in the 1920s, who goes to New York on an adventure. It’s based on J.K. Rowling’s book with the same title about magical creatures, which is credited to Scamander. “Fantastic Beasts” doesn’t really have a narrative, so we have no idea what the plot of the story will be. However, just hearing the first strains of the so-familiar score put me right back into the big armchair where I read the very first book. It made me remember that back then I was too old to get an owl asking me to go to Hogwarts,

but that I was pulled in anyway. I’ve written before about fandom, my happiness with the continued expanded universe and Rowling’s refusal to leave us hanging. But this trailer
awakened the “Harry Potter” love again, and I suspect that I’m not the only one. The trailer gives us a few clues about what we’re going to see. First, it appears that Dumbledore (oh, how I miss him) is an ally of Scamander’s, but the poor boy was kicked out of Hogwarts for doing something dangerous with a magical creature that put everyone’s lives in danger. There is something about this fandom that really grabs people. Heck, I just got resorted from Gryffindor into Ravenclaw, and it actually really threw me for a loop for a bit! (For the record, I’m very proud to be a Ravenclaw!) Is your Hogwarts house part of your identity? So tell me, Harry Potter fans: Are you as committed to this as I am? Are you excited to go back into this world? Have you been re-sorted, and how did it feel? Remind me that I’m not the only one who says “accio Diet Coke” when I’m thirsty.

The Wicked Witch of the West is the true star of “The Wizard of Oz.” She even inspired her own musical backstory spin-off with a lifetime supply of killer catchphrases, synonymous with her shrill cackle and green skin. So how intimidating is it to recreate a legendary character for stage? Shani Hadjian takes on the role as the Wicked Witch/Miss Gulch in the national tour of Andrew Lloyd Webber and Tim Rice’s “The Wizard of Oz,” coming to the Citi Wang Theatre next week. The Ohio native previously starred in the national tour of “The Beauty and the Beast” and “Fancy Nancy” and knew she was stepping into a role that would be known wide and well. She chats with us just before the production arrives in Boston about taking on this iconic role, the Wicked Witch as a feminist and why it’s not so easy being green.
A “Wicked“ remix Before the production kicked into high gear, Hadjian hadn’t seen the film since she was a teenager. “I later watched it during tech rehearsals,” she says. “I read the books but I didn’t want to watch the movie before. I didn’t want [my role] to end up being too similar because I remembered it too well. I wore out that VHS as a child, though.” While the stage production differs from the 1939 motion picture starring Judy Garland, elements of the original are still expected by

adoring audiences. This new show includes many of those callbacks alongside new music from Webber and Rice, but Hadjian says the cast was still able to make the show their own. “This type of production is timeless and [the fact] that everyone knows that is both challenging and amazing,” she explains. “It’s live theater versus a movie so that’s naturally different, but we play homage to the production that everyone knows while making it ours. There’s no way I can be Margaret Hamilton, but our creatives were very encouraging about us being our own versions as long as we were being truthful to the characters.”
Wicked Witch as a role model? While “Wicked” maybe made some fans into sympathizers, Hadjian assures us that while she’s familiar with the modern reveal of her character’s sob story, she’s still the bad guy. “I know that everyone loves the ‘Wicked’ story and I hope it’s helped people see that side of the story, but I’m still definitely the villain in this [production],” she explains. But

that’s still a good thing: “I take her passion and drive and think, ‘Oh, OK, she wants to prove herself because she wants to be the best, because she was told she wasn’t the best, and she wants to be powerful, and she is truly powerful.’” So a strong, powerful, ambitious female … role model? Is the Wicked Witch a possible feminist icon? “Eh, I think it depends, but her feelings toward Dorothy, I don’t know, maybe that’s a little in the opposite direction,” Hadjian laughs.
On going green Set and costume designer Robert Jones, who was also on the London and Toronto tour creative team, developed the intricate feathered creation that Hadjian wears throughout the show. “I feel so strong and beautiful when I’m in costume,” she says. “They’re so powerful and stunning and I’m covered in real rooster feathers head to toe.” Hadjian also goes green for the production, wearing makeup to replicate her character’s synonymous skin tone for each and every show. “My ears and hairline are always green and my pores are always somewhat green. I try to scrub and exfoliate as much as I can. It’s hard on my skin, but 100 percent worth it.” RACHEL RACZKA

Big fun, little city Some of America’s best festivals are held off the beaten path.
You may not know them, but some of the country’s best festivals are held in small towns scattered throughout the U.S. Featuring a wide range of themes, these celebrations often include parades, entertainment, food and plenty of special events. Make an effort to time a vacation during one of these beloved fests. Music festivals, film festivals, flower festivals, food festivals and more make the list of America’s 15 best small-town events.
Lilac Festival Mackinac Island, Michigan This 10-day fest is held every June to draw visitors to Mackinac Island when the lilacs are in full bloom. Dating back
to 1949, the lilac-themed celebration has grown throughout the years, but key traditions, such as crowning a Lilac Queen, have remained the same. During the festival, visitors can also enjoy concerts in the park, the lilac walk and talks, dancing, tours and the beautiful flowering trees — some more than 150 years old. Horse-drawn floats make up the festival’s finale, the Grand Parade, which has been recognized by the Library of Congress as a “local legacy” event.
Telluride Film Festival
Telluride, Colorado The Telluride Film Festival, which began in 1979, has always maintained the element of surprise. Unlike most other film fests, at Telluride nobody knows which movies are showing, which celebrities are attending or who is being honored. This state of anticipation helps
build excitement for the annual event, where “Brokeback Mountain,” “Juno” and “Up in the Air” have all been shown. The festival includes premieres, Q&A sessions and plenty of special guests, ranging from Reese Witherspoon to Brad Pitt to Jon Stewart. More than 3,000 people attend the event, which is held during Labor Day weekend.
National Shrimp Festival
Gulf Shores, Alabama With more than 250 vendors, musical entertainment, an outdoor village and, of course, plenty of shrimp, it’s no surprise that more than 250,000 people attend this free beach festival in October every year. The national celebration started in 1971 as a way to draw visitors to Gulf Shores beaches after Labor Day and has established itself as an Alabama mainstay. And there’s plenty of

Scarecrow Fest
St. Charles, Illinois For more than 25 years, St. Charles has hosted this beloved Scarecrow Fest. Each year, attendees choose from more than 150 entries to crown the winner of the Scarecrow Contest, which breaks down into six categories. Entering its 30th year this October, the weekend-long festival includes two stages of live entertainment, makeyour-own scarecrow stations, a carnival and the Autumn on the Fox Arts & Craft Show. Admission, parking and trolleys are
all free during the St. Charles festival, which is located just an hour west of Chicago along the Fox River.
Barbecue Festival Lexington, North Carolina Held along nine blocks of Uptown Lexington’s Main Street, this annual Barbecue Festival drew an estimated 200,000 people in 2014. Since its start in 1984, the festival has celebrated Lexington, the self-proclaimed Barbecue Capital of the World, and its famous slow-cooked and smoky pork shoulders dipped in a vinegar mixture. The fest is made up of more than 400 exhibitors (selling crafts and food) and a number of special activities — visitors have enjoyed a bicycle stunt show, rock climbing wall and an antique car show.
The festival is typically held during one of the last two weekends of October.
American Folk Festival
Bangor, Maine Held along the waterfront, the American Folk Festival draws more than 90,000 visitors each year. The three-day festival incorporates music and dance performances from a variety of different regions, cultures and heritages. Along with craft demonstrations, a children’s area, food vendors and a marketplace with handmade creations, the festival also has workshops, where artists who share a similar instrument or tradition take the stage together to perform and discuss their music.

We should have seen this coming, this perfect storm of Big Papi farewell overexposure. In the past 30 days we’ve already had “David Ortiz 500 necklace night,” he got a street named after him in Florida, his daughter sang the national anthem, he threw out the first pitch (how often do active players throw out a first pitch?) and he received several standing ovations in Montreal — that hotbed of Ortiz history. Mark your calendars, folks, because there’s more fun to come! On Tuesday, May 24, at Fenway, it’ll be “David Ortiz Canvas Print Night!” (NO. JOKE.) The first 15,000 fans in attendance will receive an exclusive canvas print of Ortiz, “commemorating his remarkable and historic Red Sox career.” On Tuesday, June 21, it’ll be “Papi Gnome Night!” (NO. He will descend into Fenway from the top of the Pru on a zipline, where he will be met in the infield by Manny Ramirez, Kevin Millar, Pedro, Derek Jeter, Mariano Rivera, Michael Jordan, President
Obama, Vladimir Putin and the family of the late Nelson de la Rosa. The Fenway organ will play “To God Be the Glory.” None of this stuff should surprise us, of course. The Yankees started this obnoxious, season-long farewell trend with Mariano Rivera and then Derek Jeter. The Lakers just wrapped up their six-month-long slurpfest with Kobe Bryant. Surprise, surprise – none of those teams were even close to

stuff and feel the need to try and “out-do” every other team in sports when it comes to pregame and in-game ceremonies. While Ortiz might not even crack the top 10 list of best Red Sox players ever, he will be hailed as the “G.O.A.T.” for the rest of this season. You truly have to feel bad for the Fenway public address guy who has to read these 10-minute speeches on the beauty of the game and the
beauty of the Ortiz. He’s forced to make rainy Monday games in April sound Shakespearean. “Ladies and gentlemen, this afternoon, prior to the start of the ballgame against the Colorado Rockies, our beloved Big Papi took what could be his final piss in the urinal adjacent to Gate D. We thank Papi for his contributions to that particular urinal over all these glorious years. No one takes a pee like you, Papi.”

Itâ&#x20AC;&#x2122;s obviously early, but so far Finneganâ&#x20AC;&#x2122;s changeup looks much improved, and his usage of it on Monday suggests he has conďŹ dence in the oďŹ&#x20AC;ering. Not
(17 percent) Werth has averaged just 111 games per season since 2012 due to a variety of injuries. 2015 was the worst season of his career, and the end is nigh for the 13-year veteran, who will turn 37 next month. That said,
Werth was pretty awesome in the two seasons prior to 2015, hitting .304/.396/.491 with 41 homers, 19 steals and 333 R+RBI in 276 games. Even last year, he maintained his typically excellent plate discipline and batted ball proďŹ le. The driving force behind his struggles last season, besides the usual injury issues, was a .253 BABIP, 72 points below his career rate. This was only the second time heâ&#x20AC;&#x2122;d ever posted a mark below .300, and the underlying numbers simply didnâ&#x20AC;&#x2122;t support it.
Adam Conley (7 percent) Conleyâ&#x20AC;&#x2122;s ďŹ rst start of 2016 didnâ&#x20AC;&#x2122;t go as he mightâ&#x20AC;&#x2122;ve hoped â&#x20AC;&#x201D; he gave up three runs in the ďŹ rst inning and didnâ&#x20AC;&#x2122;t return after a lengthy rain delay. However, he showed a huge velocity increase over last season, adding nearly three mph to each of his oďŹ&#x20AC;erings. One inning is about as inďŹ nitesimal of a sample size as can be, but that kind of jump is intriguing. If Conley can sustain it, expect his microscopic ownership rate to follow a similar trajectory.

The parking rights appurtenant to a Residential Unit, if any, may only be used to park automobiles registered with the applicable registry of motor vehicles belonging to the Unit Owner owning the Residential Unit, to which such parking rights are appurtenant and by any tenant of such Residential Unit. Such parking rights are not transferable, except upon a transfer to the Declarant or upon the sale, lease, transfer or other conveyance of a Residential Unit, as more particularly described in Article 12 of the By-Laws. Notwithstanding the foregoing, no unit may be used for the following: flea market, swap show or 'outlet store' selling merchandise that is used, damaged or discontinued, bowling alley, arcade, amusement center or video gallery, skating rink, adult book store, peep show, massage parlor, a so-called 'topless bar' or 'strip club', ballroom, dance hall or discotheque, funeral parlor, facility for the sale of paraphernalia for use with illicit drugs, off-track betting parlor, pet store, carnival, amusement park, fortune telling or circus, movie theater, new or used car dealership, gas station, auto repair shop, car wash (other than as an ancillary service provided in connection with thd Parking Garage), any business whose product is sexual in nature, any medical, chemical or biological research and development facility or laboratory, any medical or counseling clinic that sees patients, or industrial, manufacturing or warehouse space. B. Rentals. Residential Units may be rented or leased for the purposes set forth in the Master Deed for terms of not less than 1 year. The Commercial Units may be rented, leased or licensed to one or more tenants for a term of any length. All rentals, leases or licenses of units shall be subject to the provisions of the Master Deed, the By-Laws, and Rules and Regulation, and all tenants, occupants and licensees of units shall be obligated to observe all of the provisions of the Master Deed, the By-Laws and the Rules and Regulations and all applicable Legal Requirements. Any Residential Unit. Owner leasing a Residential Unit shall provided a copy of such lease to the Board. Notwithstanding the foregoing, the Declarant may rent, lease or license units, furnished or unfurnished, for any term. C. Use of Parking Garage. No boats, trailers, recreational vehicles or commercial vehicles shall be permitted to enter into and/or park in the Parking Garage. Notwithstanding the foregoing sentence, commercial vehicles belonging to licensees, invitees, contractors, tenants or employees of any Commercial Unit Owner, the Declarant and the Board shall be permitted to park in the Parking Garage and, subject to the immediately following sentence, commercial vehicles that are cars, mini-vans and SUVs belonging to the Residential Unit Owners or their tenants shall be permitted to park in the Parking Garage. The Declarant (to the extent it has exercised the Public Parking Right), otherwise, the Board, reserves the right to regulate the Parking Garage and the types and sizes of vehicles that may be parked in the Parking Garage. D. Exterior Features. The features of the condominium that are visible from the exterior of the building shall be preserved in their current condition without modification (except as may be modified by the Declarant), and to that end, no marquee, awning, screen, antenna, receiver, sign, banner or other decoration shall be placed upon or attached to any Residential Unit or any Residential Limited Common Element thereof, or the Condominium, including the interior surface of any exterior window, so as to be visible from the exterior of the Building (provided, however, that marquees, awnings, signs and standards may be attached to the Commercial Units and the portions of the Condominium adjacent thereto pursuant to Section 4.B(2) of the Master Deed). The exterior surface of the doors of Residential Units facing hallways or other interior or exterior Common Elements shall not be painted or otherwise decorated or modified. All draperies, window treatments and vvindow coverings in any Residential Unit shall be lined with an off-white material or shall be off-white on the facing visible from the exterior of any Residential Unit, such that when dosed or drawn the appearance of the window from the exterior of the building, shall be off-white, and any columns in the Residential Units that are adjacent to windows, shall, at all times, be painted off-white such that the appearance of such columns from the exterior of the building shall be off-white. No solar films or other window treatment that is applied to the surface of the interior glass of any window belonging to a Residential Unit shall be permitted. No Residential Unit Owner shall enclose or screen-in any window or any balcony, terrace of roof terrace adjacent to its Residential Unit. The Board, may, but shall not be obligated to, permit Residential Unit Owners to install bug screens over operable windows, which shall be a uniform design chosen by the Board in its sole discretion. E. Compliance with By-Laws. No unit shall be used or maintained in a manner inconsistent with the By-Laws and the Rules and Regulations, from time to time, adopted pursuant thereto. F. Pets. The maintenance, keeping, boarding and/or raising of pets, shall be subject to the provisions of the Master Deed, By-Laws and the Rules and Regulations. G. Use of Balconies, Terraces and Roof Terraces. The use of balconies, terraces and roof terraces shall be subject to the provisions of the Master Deed, the By-Laws and the Rules and Regulations. H. Compliance with Legal Requirements. No unit or other portion of the condominium shall be used for any purpose prohibited by any applicable law, order, rule, regulation, permit or approval of any court, governmental entity or governmental agency of competent jurisdiction (hereinafter collectively referred to as 'Legal Requirements'). Compliance with all Legal Requirements shall be accomplished by and at the sole cost and expense of the Unit Owners. Each Unit Owner shall give prompt notice to the Board of any written notice it receives of any violation of any Legal Requirements affecting its Unit or Condominium. I Nuisance Uses. In keeping with the operation of Condominium, as a first-class facility, no Unit Owner shall cause or permit to exist in any portion of its Unit or the Condominium, any nuisance, offensive noises, odor or fumes, or any condition reasonably likely to prove hazardous to health or in violation of any Legal Requirements or Rules and Regulations. Notwithstanding the foregoing, each Unit Owner hereby agrees, for itself, its successor and assigns, that no sale, lease, sublease or use of all or any portion of any other unit, for the uses permitted in the Master Deed (including, without limitation, the uses specifically referenced in Section 7.B and any uses accessory thereto) shall, if undertaken in a customary or reasonable manner, constitute a nuisance or otherwise be deemed to adversely affect such Unit Owner's use and enjoyment of its Unit or the Common Elements. J. Benefit of Restrictions, Enforcement. The foregoing restrictions on the permitted uses of the Units shall be for the benefit of all Unit Owners and shall be enforceable solely by the Board. Said restrictions are intended to be perpetual, and to that end, may be extended by the Board, at such time or times and in such manner, as permitted or required by law for the continued enforceability thereof. No Unit Owner shall be liable for any breach of the provisions of Section 7 of the Master Deed, except such, as occur during such Unit Owner's time of ownership.
