ecember last year, regional housebuilder Freeman Homes announced receiving planning approval for their new development in Northleach, giving a very excited Lifestyle team the first glimpse of how things were shaping up. The scheme is now well underway and in March 2017 they invited interested parties to an Early Bird event where site plans, floor plans and property specifications were available to view for the first time. Due to record levels of interest, the first phase of homes were launched early and prospective buyers had the opportunity to register their interest against preferred plots prior to reservation. With so much hype and anticipation surrounding this bespoke Cotswold project we couldn’t help but wonder, ‘what is it that sets Freeman Homes apart from the masses when building new homes?’. H E RE F ORD Rich in history, culturally vibrant, be autiful scenery, in dulgent shopping, famous for cider production an d a foodies’ he aven– what is there not to love about Hereford?

T

he cathedral city of Hereford sits on the banks of the River Wye surrounded by breathtaking Herefordshire countryside and the famous Wye Valley. With its friendly market town nature, Hereford has been the commercial centre of Herefordshire communities for hundreds of years and boasts enormous historical importance. Hereford Cathedral dates back to the 11th century but the site on which it sits has been a place of worship since at least the 8th century. Among its collections the magnificent Cathedral is home to the world famous Chained Library and Mappa Mundi, a treasure of the medieval world that records how 13th century scholars interpreted the world in spiritual as well as geographical terms. Hereford has that ‘hustle and bustle’ vibe you get from a city whilst enjoying beautiful and expansive surrounding countryside. With so much on offer you will never be short of things to do, not least indulging in some serious shopping. The new prestigious Old Market displays all the favourite familiar names but take a wander further into the traffic-free town

centre and stumble upon fantastic independents that line the side streets and an ever growing collections of reputable cafes, wine bars and eateries. The surrounding land, not just famous for its Herefordshire produce, offers up something for those looking to explore further afield. Visit the Black and White villages of North Herefordshire where you will find a more laid back pace to life. A favourite of ours is Weobley which is often referred to as the jewel in the crown of British black and white villages and from where The One Show was recently broadcast live to millions of viewers. For those who prefer their scenery a little faster, the River Wye offers up the very best of canoeing where the river banks are beaming with wildlife and local rock faces leave adrenaline junkies and climbers alike spoilt for choice. Finally, it would be criminal not to mention what perhaps the area is most famous for - its cider making! The major player in cider making in Britain, Herefordshire has been a producer for 350 years. There are nearly 10,000 acres of apple and pear orchards across the county that produce 63 million gallons every year. WHY THE MOVE TO HEREFORD? I moved here in July 2015, although I had previously studied at Hereford College of Art. I began planning my wedding at Lyde Court in 2014 and after 18 months travelling to and from Hereford I couldn’t help but fall in love with the relaxed, diverse and eclectic vibe of the city. BEST THING ABOUT LIVING HERE? I love the hustle and bustle when wandering the High Street Shops on a Saturday afternoon, the local arts and produce on offer at the pop up markets in High Town, or taking a relaxed stroll down Church Street where boutiques are bursting with perfect gifts. One day I hope my clothing range will be along side the more established local businesses. ANY HIDDEN TREASURES? There are amazing businesses popping up all the time, but real favourites include A Rule of Tum Book Shop, for an incredible Sunday Roast. De Koffie Pot for its fantastic setting along the river, live music sessions and gorgeous cakes. They also hold a range of classes from Yoga to Life Drawing. Le Madeline’s in Church Street has a beautiful garden perfect for a lazy afternoon sipping tea and eating cake and Sensory and Rye do the best breakfast and coffee I have ever had! @milkchildrenswear on Instagram

C I RE NC E ST E R This Cotswold market town is renowned for its we alth of history, un deniable charm an d pe aceful character. We’ve touched on a little bit of everything in this short guide.

T

hey call it ‘The Capital of the Cotswolds’ and we tend to agree! Cirencester provides the perfect base to explore the area for a weekend or even a day out. An affluent and quaint market town, Cirencester sits at the crossroads of three Roman roads which give an indication to its importance during Roman times. It was known then as ‘Corinium Dobunnorum’ and was second in size only to London. The fine Parish Church of St John the Baptist dominates the town view and owes its existence to the wool trade that boomed in the medieval period. Its Gothic architecture is a grand sight, and you can climb to the top of the 162 ft tower to take in the beautiful views if you take one of the tours on offer. Cirencester is bursting with green open spaces that include the peaceful Abbey Grounds, the remarkable Roman Amphitheatre grounds and St Michael’s Park. But the beautiful and most extensive of all is Cirencester Park that surrounds the Eastern side of the town, which poet Alexander Pope helped to design in the 18th century. Located on the edge of the park, Cirencester even has its very own open air swimming pool. Built in 1869 this unique pool offers the chance to swim in natural spring waters heated to an average 27°C. You don’t have to walk far to stumble upon Cirencester’s charming café society. Narrow cobbled streets and ancient honey stone buildings are home to a wonderful selection of coffee shops and independent retailers. The ancient market place stalls and thriving town is a shopping destination in its own right. Here we have carefully chosen some great places to visit and activities to do in and around the area.

INFORM YOURSELF Take some time to research your local market to make sure that you have realistic expectations and an understanding of recent sales data. DON’T DELAY Before bringing your property to market, ensure that all planning permissions, building regulations etc. are correct and signed off. If a sale is agreed, delays or errors in paperwork can result in excuses to delay or not proceed.

CHOOSE WISELY Choose an agent who will provide you with the information and tools you need to make the best decisions. At Knight Frank, we pride ourselves on our industry-leading research team and work with our clients to maximise exposure with the best materials available. When appointing an agent, take the time at the start of the relationship to negotiate fees and commitments to ensure that your agent starts motivated and works hard to promote your property. BE REALISTIC Errors in pricing at the outset can result in a property becoming “stale” in an ever changing market. Work with your agent to understand the area, your competition, and the true value of your home. This will enable you to set a guide price that is both realistic and attractive to an informed buyer. Don’t forget, you are not obliged to accept offers!

PICTURE PERFECT Work with your agent to ensure that any photography or promotional materials are as attractive as possible. This may mean commissioning high quality photos. Consider rearranging or removing furniture to showcase appealing aspects of your property. BE FLEXIBLE It may be better to list your property at a lower guide price to encourage multiple, competitive bids. You might also want to be prepared to move in accordance with the buyer’s requests as it could be the deciding factor in them making you an offer. It’s a buyer’s market and the more (reasonable) accommodations you can make, the more likely you are to achieve your overall goals. While it is not possible to anticipate or control many aspects of the selling process, one thing that is within your remit is how your property is presented. CLUTTER FREE For viewings or appointments take the time to properly clean and tidy up. Many buyers may be unable to focus on the selling points of your property if they are greeted by clutter or other distractions when they first walk in the door. A SENSORY EXPERIENCE Don’t forget the importance of the sensory experience during a viewing. Ensure that the property is well-lit, freshly aired or pleasant smelling, and that food items and rubbish have been removed. Small touches, such as flowers are minor investments that can have a major impact on a buyer’s experience of your home. BE PATIENT Selling a property is very rarely an instantaneous process but follow these steps and you will certainly be on your way!

SELF-EMPLOYED MORTGAGE APPLICATION TIPS If you are self-employed, it generally makes most sense to separate your business from your personal affairs when applying for any type of loan. This means that if you have a credit card or loan that you took out for the sole purpose of using for your self-employed business, then it should be in your business name, rather than yours personally. This is entirely possible and easier to do if you are a limited company. Finally, not all lenders are the same in terms of their criteria and in positioning you with the best lender to match your personal circumstances. Depending on your status, it is important to engage in independent financial advice so that you know which lenders are accepting of your personal situation.

CAN I GET A MORTGAGE IF I HAVE ONLY BEEN SELF-EMPLOYED FOR 1 YEAR? Yes, this is entirely possible. There are now some lenders out there that will accept this as a proposal. It will be subject to lender approval and affordability but in principle can be done. I AM SELF-EMPLOYED AND HAVE MY OWN LIMITED COMPANY. I TAKE VERY LITTLE INCOME AND KEEP THE MAJORITY OF MY PROFITS IN THE BUSINESS - HOW WOULD LENDERS VIEW THIS? Many limited companies work in this way and for many lenders whilst they will grant a mortgage, it may not be to the level you require. There are some specialist lenders, who will class your retained profit as actual income which can potentially provide a higher level of lending.

Landlords to feel the pinch

Since April 2017, landlords started to lose the right to claim back their mortgage interest costs at the rate they paid income tax. Previously the amount that was able to be claimed was up to a maximum of 45 per cent. Since April however, the maximum has begun to drop and will continue to do so over the next 3-4 years. This will ultimately be replaced with a 20 per cent tax credit. This change comes quickly on the heels of the introduction of a 3 per cent surcharge on stamp duty payable on buy-to-let purchases which has been in place since April 2016. It is thought that landlords could pass this rise onto their tenants to make up for the higher costs. Currently landlords are taxed on their profit because existing mortgage

payments can be deducted from rental income before that income is declared. A higher rate tax payer paying 40 per cent income tax can deduct their mortgage costs (buy-to-let loans tend to be interest-only) and therefore they pay only income tax on their rental income above that. It also won’t be a relief. It is being replaced with a tax credit which must be claimed back meaning landlords will find 100 per cent of their rental income is taxable and they are then in line for a credit payment of 20 per cent back. It’s estimated that the changes will push half a million landlords into a higher income tax band hitting their profits even harder. Very wealthy landlords who do not need mortgages are untouched by this proposed ruling.

WHAT SORT OF DOCUMENTATION DO LENDERS NEED TO PROVE MY INCOME? This really does depend on your self-employed status. It used to be that your accounts would be the evidence that the lender would accept. These days, whilst some lenders will still accept accounts, the below describes the most acceptable methods: Sole Trader: SA302 plus Tax Year Overviews and tax calculations Limited company: SA302 (personal submission) Plus Tax Year Overview and tax calculations. These can be downloaded directly from the HMRC website where you submit your self assessment each year and show the income that you have paid tax on for the tax year. WESTONBIRT ARBORETUM, TETBURY Managed by the Forestry Commission this is one of the finest arboretums in the world with over 18,000 trees planted since 1829. The arboretum is set across 2 areas with 17 miles of way-marked trails. The formal arboretum contains many fine specimens including rhododendrons and magnolias. COBREY FARMS, WYE VALLEY We spoke to Chris Chinn of the Chinn Family about their fantastic Wye Valley asparagus and local, award winning, sparkling wine.

W

ye Valley Produce from Cobrey Farms is grown by fourth-generation farmers, the Chinn family who have been farming since 1925. Situated in the meandering Wye Valley of South Herefordshire, near Ross-on-Wye, the family planted their first asparagus crop in 2003. The light, sandy soil and southfacing slops of the valley capture the earliest of spring sunlight and create a microclimate that is perfected to produce some of the earliest and best asparagus in the UK. Enjoy a glass of Castle Brook sparkling with this delicious British summer dish.

SERVES: 2 Preparation Time: 8 minutes Cooking Time: 5 minutes INGREDIENTS 150g linguine 1 tsp olive oil 8 stems of British asparagus 50g of thick cut pancetta (diced) 50ml of double cream 50ml of vegetable stock 2 tbsp grated parmesan 2 tbsp chopped chives salt and pepper METHOD Cook the pasta in a pan of salted boiling water until al dente, then drain. Return to the pan and drizzle with a little olive oil to prevent it sticking together, and put to one side. Put a medium sized frying pan on the heat, add a drizzle of oil. Finely slice six stems of asparagus. Cut the other two stems into four pieces. Put them all in the pan and sauté on a medium heat. Add the diced pancetta and cook for 3-4 minutes. Add the cream, vegetable stock and parmesan, then add the cooked pasta and the chopped chives, cook on a medium heat for 2-3 minutes. If the sauce gets a little thick add a touch of water. Once cooked serve with a grating of fresh parmesan and a little seasoning. Enjoy!

HARLECH BEACH Nr Porthmadog, Snowdonia With beautiful dunes and spectacular sunsets, this large beach is overlooked by the towers and turrets of Harlech Castle. Pods of dolphins swim nearby, and the mountain backdrop adds to the appeal. PORTH IAGO Llyen Peninsula This white sand beach is tucked into a deep cleft in the cliffs. The clear, sheltered waters are perfect for swimming, and dolphins are often spotted offshore – the nearby hill-fort makes a perfect lookout. FOR THE MORE ADVENTUROUS The Forest of Dean offers a vast range of mountain bike trails with miles of beautiful singletrack riding, and year-round surfaced tracks such as the renowned Verderers’ Trail. The Forest of Dean is known for steep, slippery, rooty descents with a massive range of styles and features. From the “old skool” Sheepskull with its bombholes and rutted sections, to the big drops and jumps on GBU, you will have an amazing day on their trails. None of the downhill tracks are particularly long, 3-4 minutes max but you will get a huge number of runs in whether you are riding the uplift or pushing up and seasoning sections. THE RIGHT DIRECTION One of the biggest factors to consider when decorating a room is what direction the room faces and whether it has a lot of natural light. Any paint colour will vary depending on what room you put it in, the time of day and even the time of year.

THE RIGHT PAINT COLOUR Interior Design Specialist Hannah Llewelyn-Jones explores a few useful tips to consider when choosing your next colour scheme.

NORTH FACING ROOMS These can sometimes be a challenge to decorate. The light is cooler and can be more harsh making it difficult to make the room feel light and spacious. Work with nature and not against it by using darker moodier tones to create a dramatic interior. Northern light tends to bring out the underlying base colours of paint so try to avoid green and grey tones. Opt for more yellow tones which will help reflect the light around the room, as will hanging a mirror for maximum light impact.

here are so many different styles and techniques when it comes to choosing a colour scheme for your home that it can become rather overwhelming. Most importantly, there are no set rules and it is about what you feel comfortable with and how the room makes you feel. THE TRADITIONAL APPROACH A traditional approach to decorating is to apply one colour to the walls and a white gloss or eggshell to the paintwork. This is visually a very clean look and depending on the contrast of colour can look quite harsh. In this case, try adding a sympathetic colour to the ceiling as this will make the contrast more gradual and make the room feel more spacious.

SOUTH FACING ROOMS Great rooms to decorate as they are full of light throughout the day so all colours will look good. Really maximise the light by using pale colours. Pale yellows or creams create a warmer more traditional feel or try pastel blues for a softer fresher look. For a contemporary edge try a soft grey. Use a bright white on woodwork to create a fresh, crisp look.

LIGHT IT UP If you are looking to create light within a room, a great way to do this is by having lighter walls and darker woodwork. This works particularity well if you have chosen a neutral scheme and the contrast on woodwork will make the walls feel lighter and give the room a more ‘designed’ feel. The use of having a darker colour on the skirting boards will make the walls above look more elongated and lighter in contrast. We all have one room in our house that does not benefit from natural light and we all have the same urge to paint is stark white to force the room to feel lighter. In this case, try using warmer, darker colours to create a more intimate area.

EAST AND WEST FACING ROOMS When decorating East and West facing rooms it is useful to consider what time of day you will be using the room most. The light in a West facing room is cooler in the morning and warmer in the afternoon, whereas the light in an East facing room the opposite. Try using light greys that have a warm tone to retain the feeling of light and help keep the room feeling warmer depending on the time of day.
