C. Patrick Bates came to real estate

C. Patrick Bates

in the late 1960s, when he was asked by his mentor, Hod Sanders, to sell two ranches near Pinedale, Wyoming, without any previous experience. His lack of prior background in real estate proved to be advantageous, because it forced him to study “everything involved.” He would later recall, “For six months my entire focus was on these places, and we sold and closed both ranches by Labor Day.” “I was hooked — the owners, their managers and the astounding beauty and productivity of ranches and farms completely fascinated me.” He quickly earned a reputation of unquestionable integrity, providing genuine personal concern for clients and their singular goals and motives. He started big, and he ended big. He never solicited, he never sold. His gift was bringing people and land together. Over the course of a 50+ year career, he specialized in premier ranch, farm, recreational and commercial properties for select clients from the Rocky Mountain West to Virginia and Saskatchewan. His practice was based entirely on referral and repeat business. By sheer numbers, he managed or was responsible for over 650 transactions on 2.8 million acres of deeded land totaling about $2.7 billion in value.

Some referred to Pat as the “giant broker” because of his many transactions containing at least 50,000 acres — including sales of the 202,000-acre Deseret Livestock Ranch (twice), the 290,000-acre Bell Ranch, and representation of the Winecup Gamble Ranch encompassing 1,000,000 acres of land. “Best of all, are the remarkable people we have served – Sellers and Buyers – they are the most important reason for our longevity and success.

I have admired their amazing passion for land and can gratefully say that this same passion holds me willingly in its firm grip.” That admiration and respect was reciprocal between Pat and his clients. He often bought and sold ranches 6-7 times and collaborated with clients for decades, not days. He worked with the Lane Family at the historic Bell Ranch and later at their holding, Eldon Stock Farm — 7,100 acres in Rappahannock County, Virginia, just seventy-five miles from Washington, D.C., offered at $75,000,000. Pat did not see this as a feather in his cap, but as an “opportunity and responsibility to once again serve the Lane Family.” Prior to real estate, Pat played baseball at Brigham Young University and in the Los Angeles Dodgers minor league organization before settling into the real estate business. A year after the successful transfer of the Pinedale properties, owners of another huge holding, the Deseret Livestock Ranch, invited Pat to list their property – 202,621 contiguous deeded acres of land in northern Utah – carrying 8,000 head of cattle and 18,000 sheep. The venture involved forty-seven showings over three years, which Pat conducted with the fireside-chats brand of friendly conversation style that was all his own. “After the closing, the word was out that a guy in Salt Lake City could handle large transactions.” C. Patrick Bates was a remarkable friend and Land Broker, and there is a void in his wake, but his example will live on as his legacy. He is succeeded by his son Scott, and grandson Hank, who continue Bates Land Consortium in memory of a great man, C. Patrick Bates.

Pat’s son, Scott Patrick Bates, JD, continues his father’s legacy at Bates Land Consortium, bringing over 25 years of successful experience in real estate sales, acquisitions, development, investment, construction management and law to Bates Land Consortium. In his cumulative real estate and legal experience Scott has facilitated or advised on over 300 transactions totaling approximately $750 million and overseen construction management of several hundred million dollars of projects in multiple states. During Scott’s formative years, he spent considerable time on significant ranches and farms throughout the Mountain West. He understands the language, economics, investment safety, appreciation potential and the enjoyable satisfaction of ownership in this singular asset class. His seasoning and solid performance on complex large-scale transactions — coupled with an innate passion for beautiful and productive land — will serve current and future Bates Land Consortium clients well.

Pat once said of The Bell Ranch, that it had “remarkable ambience, extraordinary quality of light and unbridled freedom of spirit.” One might say the same of C. Patrick Bates, himself.
