RETURNING to NORMAL? Texas Land Markets Coming Down from Covid-Inspired Frenzy

TEMPERATURES AREN’T THE ONLY THING COOLING THESE DAYS. In third quarter 2023, the state’s land markets continued to slow down from the white-hot frenzy of activity in 2021-22, registering their lowest number of total sales since second quarter 2013. OVERALL LAND MARKET Sales dropped for the eighth straight quarter, settling at a four-quarter total of 3,693, down from 10,008 in third quarter 2021 and 7,008 in third quarter 2022. Total dollar volume, measured as current price per acre of $4,679 multiplied by 268,245 total acres sold (the smallest total since 2010), amounted to almost $1.3 billion, far short of the record $4 billion in first quarter 2021 and well below the nearly $3.6 billion in third quarter 2022.
2023, down from 11,806 sales in second quarter 2021 and 8,806 sales in third quarter 2022. About 32,290 acres were sold, the smallest number since 2014 and a substantial decline from 52,064 acres in third quarter 2022. At $305.5 million, total dollar volume is the smallest since first quarter 2020. However, although activity has retreated, the overall price per acre continued to increase, rising 6.1 percent from third quarter 2022 prices, a new record high.
Prices for small properties increased 7.56 percent year-over-year to $9,462 per acre. However, that fell short of the second quarter 2023 per-acre price of $9,515, the first quarter-to-quarter price retreat since 2017.
These factors suggest conditions are more normal for land market than they were during the unprecedented mania of the COVID-inspired markets. Presumably, finding buyers takes longer with properties of poorer quality generating little or no interest among wouldbe buyers. Some observers have even reported seeing price reductions on resales of ranches. If current sales contain a higher proportion of superior quality properties than normal, the calculated price increase may overstate market price trends. SMALL RURAL LAND The state’s small rural property markets appeared to be returning to more normal levels of activity as well. The market had 5,589 sales in third quarter 20 | LANDBROKER MLS
INFLUENCING FACTORS Rising interest rates have taken a toll on land market activity, causing noticeable declines in sales throughout 2023. The cooling market volume has slowed the trend toward higher prices, but it hasn’t reversed it. Both small and large property sales had strong percentage gains. As interest rates remain at their current levels, the increase in the cost of capital will cause the repricing of assets, including land. When that repricing will emerge and by how much is anyone’s guess, but market volume indicators are pointing to weaker price performance. WINTER 2023-2024

The Co-op caught my attention when I first heard that a group of brokers had gotten together to make a stand for land brokers and agents. I knew that this was going to be a monumental move and it was going to revolutionize the way that we work in the land industry. Between the cost increases in online marketing, and the fact that we had no data protection, someone had to make a stand. This is why I joined, and am a proud member. The Co-op is a platform by land brokers, for land brokers.
My history has its roots in farmland, having been brought up on the family farm in Gothenburg, Nebraska. After school, I served our country for 13 years with the US Navy Submarine Force. Much of my professional background has been in Agriculture, which is what led me to start RE/ MAX Home, Farm & Ranch. I love the land and the hardworking men and women who work it. I look forward to serving landowners with their most valuable asset on earth.
Dave started his career in real estate in 1976, becoming a broker in 1988. In 1994 he established Golden West Properties.
