It’s the American dream to own land — and our American responsibility to protect it.

In recent years, the protection and awareness of endangered species and our delicate and beautiful waterways has reached a level not previously seen. Such is the real world, with an ebb and flow of ongoing progress and setbacks. The opportunity to achieve conservation objectives while also pursuing profits has never been more possible than it is today. For many, acquiring and developing land involves various production factors, such as road access, agricultural production, timberland production, fishery monitoring, and equestrian and livestock facilities maintenance — not to mention the development of a single-family property, multi-residence resort, or executive retreat. These often involve significant changes to the property and can substantially raise its value. Often, these changes are made with income production in mind, as most acquisitions require income generation to offset the costs. Subsequently, there may be a lack of consideration for conservation opportunities that could enhance long-term value while improving environmental outcomes. Consultation with conservation specialists can offer solutions that enhance short-term goals and longterm environmental results with little added costs. “That is why we are here,” said Emily Nason, the Marketing Content & Social Media Manager for the Land Conservation Assistance Network (also known as LandCAN). “Land is a precious resource for every generation, and the work and changes done in a couple of years can affect the productivity of the same parcel for decades to follow.” 14 | O PEN F ENCES

Ecosystems are delicate and often take hundreds to thousands of years to become stable, find balance and thrive. And while it’s true that land, water and wildlife can adapt to changing environment, it’s often over centuries and in small increments. Leveling an entire forest, deferring an entire waterway or introducing (or removing) an entire species overnight or over a period of weeks or months will have serious repercussions. Founded in 2000, LandCAN was the brainchild of Amos S. Eno, who has worked in environmental policy and conservation for about 40 years and has served as both the director of the New England Forestry Foundation and as the executive director of the National Fish and Wildlife Foundation. Founder of the consulting company Resources First Group, Amos’ past clients included Secretary of the Department of Defense Donald Rumsfeld, Resources Legacy Fund, Nature Conservancy, New England Forestry Foundation and the Louisiana Secretary of Natural Resources. Amos has always held a firm belief that landowners are the key to conservation. “Basically, LandCAN is a non-profit organization that supports landowners and helps them make sustainable choices for their land and its future,” explained Nason. “We’re an online resource with thousands of local professionals who can assist landowners in creating a conservation easement on their land (so it’s protected for the future); we can show them how to apply for federal grants and help them decide which ones they’re eligible for. If you have an endangered species on your property, we provide tools and information on protecting its habitat. So, we’re basically a one-stop shop for landowners who desire to protect their land assets.” Volume 10 ✫ Number 3

Upon or prior to making a land purchase, landowners need to assess their natural assets. No piece of land stands alone, and property boundaries are drawn arbitrarily by judges, lawyers or others. These man-made lines quite often do not take into account such “natural lines” as rivers, canyons, lakes or even more subtle boundaries: the migration patterns of elk, the nesting grounds of waterfowl, or runoff of water from snowmelt. In essence, every property fits together like pieces of a puzzle and the soil, water and air quality from one property inevitably affects its neighbors. Landowners must learn to work together to ensure that contamination and pollution are not compounded, down the line. “There are a lot of great conservation non-profits out there, but they mostly focus on public lands. We find it’s important to focus on the private landowners because there’s so much biodiversity on private lands — and that needs to be protected,” says Nason. “Public lands are beautiful and need to be preserved as well, but a lot of people don’t know that 80% of endangered species’ habitats are on privately owned lands. Watersheds that provide water for huge cities like Los Angeles are on privately owned lands, so if we can support landowners by giving them the tools and resources to better maintain their property for the future, then we’ll be leaving this earth a happier and healthier place.” Long-term plans for preserving land are important for those who believe in the “Legacy Ranch,” for hunters and anglers who care about the next generation of sporting enthusiasts, and for developers who believe in continuous future gains. Owning land is a huge responsibility and a great privilege. Anyone personally invested in real estate knows that the work is hard; the choices are important; and nothing comes free. The same can be said for the hard and continuous work done by those at LandCAN. “All our funding comes from grants and donations, so we don’t have a steady source of income. events and personal donations and we hope for the best on the grants we apply for. We use the funding to build out our website and add more information, tools and resources for landowners. We also use funding for our research on endangered species and their habitats,” says Nason. Landowners have incredible power, and their decisions are vital to the future health and preservation of this country. As they say, they’re not making land anymore — every square foot is unique and irreplaceable. In America, owning land is part of the dream.
