HOW TO

SELL

A

Let us explore a common situation:

A landowner wants to sell their property. They need money. The ranch needs money. While they hope to sell fast, dedicating time and resources to any number of things – cleaning up the ranch, restoring creeks and ponds, strategically buying an adjacent parcel – could dramatically increase ranch value and make it easier to sell in the process. But where does that money originate? If you are a broker, you have likely seen this often with clients, but you may not have a solution in your toolbox. If you are a ranch owner, you might own a similar property, but you may not have the funds or the desire to make the needed investment. As a broker or an owner, what are your options? Until now, there have been few – if any; however, Beartooth Group (beartoothgroup.com) has a solution. The 16-year-old investment firm provides the investment capital and the expertise to make ranches more valuable and gives owners and brokers alike an avenue through the impasse presented by a “challenging property”. While the firm has historically acquired 100% ownership of ranch properties, they 12 | O PEN F ENCES

CHALLENGING PROPERTY now make investments in which they partner with ranch owners as well, providing capital and expertise to solve pressing problems for the owner and the property, while also offering owners a piece of the upside from the resale of the more valuable ranch. Beartooth not only makes properties more valuable, but also engages in creative transactions to meet their ranch-owning partners’ goals. The group has cleaned up old mines, restored creeks and wetlands, eliminated derelict structures, made strategic acquisitions of neighboring properties, solved inholding and other title problems, and more. “Beartooth worked through countless scenarios with me. They helped me figure out how to take some money off the table today, while still participating in the upside their investment in my ranch will create,” noted a Wyoming ranch owner. Beartooth’s creative solutions are not limited to solving issues on the ground. They also work closely with owners and their families to offer solutions to personal challenges.

SPRING 2019

“We have worked through buyouts of siblings and others in ranch partnerships, offered the kids of sellers an option to buy us out at a future point in time, and have even partnered with young ranchers looking to buy their first place,” said Sten Anderson, Principal at Beartooth Group. “Since childhood, I’ve lived on and then took over as manager on a ranch in Wyoming. When the ranch became stagnant and the owners began discussing selling, I knew I wasn’t done with the property but didn’t have the resources or experience to do it on my own. I reached out to Sten and Robert with Beartooth. Their experience and desire to enhance the property while providing an option to purchase from them in the future made them the right partners for me,” said a Wyoming ranch manager. (Due to the fact that all of the investments profiled in this piece are still in process, we are avoiding using names and instead using descriptors.) Beartooth also works with conservation groups and other local stakeholders. Robert Keith, Founder and Managing Principal at Beartooth Group, notes, “Sometimes owners call us directly. Sometimes conservation groups bring us in as a bridge to help Volume 10

the current owner hold on to the ranch until future conservation funding arrives. Sometimes brokers reach out to us before they have a listing. Sometimes, brokers bring us in when the property has been sitting on the market for way too long and the seller has reached the end of their rope. The common theme is that we can be creative in a whole host of different ways.” “I really wanted to own a base property of my own,” said the son of a multi-generational Idaho ranch owner. “Sten and Robert spent a bunch of time with me figuring out how to pull that off.”

In order to offer the best solutions to their partners, the firm looks for ranches with opportunities to substantially increase the ranch’s value. Beartooth typically targets ranches near commercial air service, groceries, and restaurants, and that have (or could have) high-quality recreational amenities like fishing, hunting and hiking. Often, this means that Beartooth works on ranches with a river, creek, spring, wetland, pond or other water resources and adjacency to little-used public lands or protected properties in order to offer an expansive feel and a sense of privacy.

If you are in a position to benefit from Beartooth Group’s services, please contact the firm directly at Robert@beartoothgroup.com and Sten@beartoothgroup.com or via BeartoothGroup.com.
